Midtown Business Association Advocates for a Growing and Vibrant Business Community .Since 1960, when a small group of midtown business people first began meeting as a group, MBA has grown to over 180 members. Our membership is represented by small and large companies and includes for-profit and not-for-profit organizations. .As the Midtown area continues to grow and prosper, MBA continues to provide value to its members. We offer a voice with local government and the opportunity to connect with other business owners in the area. Our monthly public luncheons feature speakers who address topics of interest to midtown business. We also host quarterly networking events at member locations providing a further opportunity for people to share information and insights. We encourage our members to do business with other member merchants, keeping dollars within midtown and helping to ensure the success of these businesses. We have several programs that recognize and reward our members. In addition to our long-standing support of the Integrated Learning Program School, we present a Neighborhood Improvement Award several times a year to midtown businesses that have significantly improved their internal and/or external space. Now in its third year, the Façade Improvement Award Program offers matching grants to businesses needing to improve the appearance of their exterior grounds and/or buildings. MBA is committed to continuing to be a viable advocate for the growth and improvement of Midtown. Preservation and improvement began more than 36 years ago Things were looking sub-par in the neighborhood and there was concern that the Midtown area was going downhill — falling apart. In August 1980, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, a small group of merchants got together to see if something could be done to spruce up the

neighborhood and save the area from Park Avenue to 52nd Street, Leavenworth Street to Cuming Street. Clarkson Hospital hired Warren Johnson to be the organizer, coordinator and all-around handyman of the MedCenter Merchants Association. He operated out of a boiler room at Clarkson. The first order of business of the newly formed Association was to urge various companies to spruce up their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues to this day with the Neighborhood Improvement Awards. In the early days, the group brought sack lunches to noon-hour meetings at
Arlon Miller’s office on Farnam Street, between 39th and 40th Streets. Today, the Association’s Board of Directors meets monthly. There are also general membership meetings nine months of the year in the UNMC private dining rooms. General meetings include guest speakers, awards presentations and the introduction of new businesses and guests. Now known as Midtown Business Association, membership has grown from an original nine to more than 180. Thank you to all of our wonderful past and present members for all they have and continue to do to keep Midtown vibrant in our 36th year of existence.

A public art exhibit in Turner Park at Midtown Crossing is in honor of fallen Omaha police officers. Local artists were commissioned for the 9 sculptures, including one in honor of K-9 Kobus. The fallen officers honored are Greg Hamill, Sgt.Jason “Tye” Pratt, James “Jimmy” B. Wilson Jr., Kirk Tynes, Dawn Pollreis, Torrey Gully and Kerrie Orozco. One stands in honor of all fallen officers. Midtown district just keeps getting better The Midtown area continues to grow and evolve, with more new and renovated housing and more businesses calling the district home. One such business is the Farnam House Brewing Company owned by Tony Thomas. Thomas had his eye on the Blackstone district years prior but missed out on a highly sought after site. A few years later Thomas was looking for a location for his brewery, and jumped at the opportunity to lease the Midtown location he missed out on years prior. During the last two years, Thomas has been a witness to the growth of the Midtown area. The area is flourishing with new businesses and furthering the competitive atmosphere, he said. “The whole Blackstone area has filled in with businesses and it’s drawing a lot of professionals to the area,” Thomas said. “And residents are supporting the mom-and-pop shops more than ever before.”

BLACKSTONE DISTRICT The energy of the bustling Blackstone area is a major draw for business owners and residents alike. “People still want to live close to their work and go out without driving a car so the walkability factor is very important in this area,” said Jay Lund of GreenSlate Development. “That’s the lifestyle that is driving this area and I don’t see that changing any time soon.” Many new businesses have recently opened in the Blackstone area, including Blackstone Meatball and Ground Floor Guitar. Another addition is Coneflower Creamery which will feature homemade, small-batch ice cream. Noli’s Pizzeria will be expanding the restaurant. Remodeling of the historic Colonial Hotel is underway and is expected to be complete late 2017. The 45,000-square-foot hotel at 38th and Farnam Streets is being converted to apartments, the structure’s original character will be preserved. Continued on Page 18

FARNAM FESTIVAL The Farnam Festival strengthens and builds bonds between business owners and residents. UNMC The expansion of the University of Nebraska Medical Center is a driving force behind the Midtown area revitalization. “There is a ton of demand for living space in the area and that is a direct correlation of the Med Center’s growth,” Lund said. Increased demand for housing also draws new services and business to the area. UNMC is no stranger to large-scale construction projects. The Fred and Pamela Buffett Cancer Center is the largest project in UNMC history. The cancer center offers state of the art science and clinical practice. The cancer center is located directly east of the Durham Research Center towers on the west end of the UNMC campus and includes a 10-story, 98-laboratory research tower and an eight-story, 108-bed inpatient treatment center as well as multidisciplinary outpatient center. January 2017 will mark the start of construction for the Global Center for Advanced Interprofessional Learning. The Global Center is a multilevel structure which will include flexible space to include a 3-D and virtual immersive reality learning studio, an electronic learning media development studio, simulated health care space, individual and team learning space, and surgical skills simulation space. — Valerie Koehler

hen Scott and Audrey Dobbe bought a nearly 100-year-old bungalow in Dundee four years ago, they got a house with “good bones” but with an upstairs space that was less than ideal. “We discovered various critters living within the walls and attic. That was the final straw that pushed us to jump-start our renovation project,” says Audrey, an interior designer and commercial furniture sales account manager. It’s a good thing she and Scott, an architect with DLR Group, weren’t intimidated by the prospect of a major renovation project. She formerly designed interiors of high-end townhomes in Columbus, Ohio, and then commercial office environments in Chicago. The Dobbes’ shared passion for residential renewal and revival was honed while living in established urban neighborhoods in Columbus and Chicago. For their own home, they created an inviting master loft with a gracious master bathroom, double-sink vanity,

triple-headed shower, walk-in closet, additional storage and an attached nursery. The Dobbes drew up detailed plans before interviewing several contractors. Renovation, which was fast-tracked because of Audrey’s pregnancy, took about three months. Audrey and Scott collaborated on the floor plan and on the myriad decisions the project demanded. One aspect that required no compromising: receiving certification as an energyefficient home. “It was a diligent, time-consuming qualification process, but it was important to us,� they say. The project came in on budget,
balancing various upgrades with savings realized in construction and rebates for energy-efficient decisions. “We grabbed every square foot we could,� says Scott, pointing at two nooks perfect for reading and playing in the nursery. A new, more-stable subfloor removed a disconcerting “bounce,� so the chandelier in the dining room below doesn’t swing when someone walks across the bedroom floor. Their loft bedroom suite is now another reason to love their house. “It has been our haven,� says Audrey. “I joke that I need a minifridge up there.�

NETWORKING SESSIONS The MBA sets up quarterly networking events for its members within the Midtown Business Association membership. The events promote members’ businesses by allowing them to showcase their operations to other members and potential customers. Individuals who attend the sessions are able to network with others, with the potential of creating additional business opportunities. One of the best advantages of attending a networking event are the tours provided to attendees. The tours usually take people to the “back areas” of the business which a typical customer would not normally see, such as the bowling lanes of the Joslyn Castle, the yard at Forest Green or the refinished basement of Sulivan’s. This year’s past networking events have been held at First Presbyterian Church, Farnam House Brewing Company and Security National Bank. Since its inception, the Midtown Business Association (formerly known as the MedCenter Merchants Association) has honored businesses that have gone the extra mile to improve the appearance of their property. This award is presented two to four times a year, in the form of a plaque, at our monthly luncheons. Around 75 businesses in Midtown have received the award to date, and we continue to seek out worthy candidates. Businesses are selected for
this award based on both interior and exterior improvements. The improvement can be a complete new building, as in the case of Security National Bank. Of it can be the restoration/renovation of an
existing space, as was the case with one of last year’s award winners — Nottingham Apartments. The most recent honorees are Security National Bank on Farnam Street and GreenSlate Development for multiple buildings in the Blackstone District. Read more about these projects on the following pages.

Security National Bank A neighborhood mainstay since the 1960s, Security National Bank completed a full-scale renovation of their flagship location at 3500 Farnam Street in December 2015. Staying in midtown was a no-brainer for the family-owned and operated bank. “This area is very special to us. It’s where we began and where we will continue to grow,� said Jim Landen, CEO and bank chairman. The newly constructed building features a full-service retail branch, operations center, and state-of-the-art conference rooms dedicated for use by community organizations. In 2013, when the Cheater’s Bar at the corner of 40th and Farnam Streets was closed, the way was opened for Blackstone Development to begin revitalizing the area. The effort was spearheaded by the Blackstone Business Improvement District in Collaboration with GreenSlate Development. The first phase of development for GreenSlate owners, Jay Lund and Matt Dwyer, was to revamp the building where Mula, Scriptown and Archetype now reside. Dan Houlihan then secured the former Cheater’s location and redeveloped it into Sullivan’s Bar. Following that, GreenSlate took the Katelman property and redesigned it to house Cork Screw, Kleveland Clothing, Pranam Yoga and the Nite Owl. Other more recent development includes the prior Iwen Studio location, which now houses Jackson Book Sellers, Almost Music, Coneflower Creamery, and The Blackstone Meatball. Other improvement projects for GreenSlate include the Colonial Hotel, which is being redesigned as an apartment building. Part of that project will be to reopen the Red Lion Bar, which was once part of that location. GreenSlate Development is also involved in the building of mixed use spaces at 38th and 39th and Farnam. While many people contributed to the restoration of the Blackstone District, GreenSlate Development played a major role in what has become an amazing destination for people of all ages and from all over midtown.

oes your building need a little work? Do you want to add some landscaping or put up a new sign for your business? The Midtown Business Association Facade Improvement Grant Program can help make it happen. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA allocates a sum of money for grants to businesses for assistance improving the physical exterior appearance of their property. Awards are up to $1,000, depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for the grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contractors hired are the complete and exclusive responsibility of the applicant. For an application, you may download one from the MBA website. INTEGRATED LEARNING PROGRAM www.midtownbusinessassociation.org
P
art of advocating for a healthy midtown business community includes supporting education and school programs. The Midtown Business Association is proud to support the Integrated Learning Program (ILP). Located at the Druid Hill School Campus at 3030 Spaulding St., the diverse student population includes students in kindergarten through 12th grade. The ILP provides a specialized program for students with behavioral disorders who are referred to the program from classrooms throughout the school district. While the school is slightly north of the MBA boundary, we have continued our support since the school’s relocation from 32nd and Davenport Streets in 2008. Two school events, the Spring fling and the Fall Festival, are sponsored by the MBA. This support involves providing food, grills, and manpower to cook for a couple hundred, including students and families. The MBA also donates a book to the school monthly. Each book is signed by the speaker at the general meeting, helping grow the school’s library. Sandy Bender, director of ILP, said that “we could not do it without MBA. We certainly couldn’t do as much with our families without their support.” The MBA participates in judging the school’s yearly Poetry Out Loud competition. Again this year, the MBA helped promote the school by sponsoring a billboard that featured a student’s
artwork. The school participates in the Omaha Public Schools Youth Art Month, where the art of one of the students is chosen for the billboard. The Midtown Business Association helped sponsor the board, which was located at 31st and Leavenworth Streets on top of the Alamar Uniform building. The winner this year was Janetta Morgan.

First Presbyterian Church joined Midtown Business Association in 2010. We did this because we are a midtown church and, being involved in the church’s Marketing/Outreach Committee, have done a lot of volunteering in the midtown area, especially Midtown Crossing. We heard about this organization and decided that this would be something good for our church. Lois Feddersen, member of the church and Marketing Committee, and I have attended all of the MBA meetings except for one each as we have so much enjoyed the presentations and the camaraderie with the MBA members. In my opinion, the most important thing the MBA has done was ridding our neighborhood of terribly problematic businesses and substandard buildings. The MBA was the leading force for the eventual success of eliminating the following locations: The Admiral Theatre, on 40th and Farnam, which sat dormant for years and became an eyesore, a home for derelicts and stray animals. This was in the mid 1990’s. The Travel Lodge, on 39th and Dodge, was a home for prostitution, drug dealing and various other illegal activities. It was not uncommon for shootings and extreme violence to occur there. Cheater’s Bar, also known as Straight Shooters, which was the site of nightly neighborhood disturbances, was finally closed around 2010 as a direct result of pressure from the MBA. — Rick Katleman, Katelman’s Restoration

302 S. 36th St. Built in 1915, the hotel had a ballroom, rooftop gardens and award-winning restaurants. It gained a reputation as the premier hotel along the Lincoln Highway. The building was converted to office spaces in 1984.
5203 Leavenworth St. Built in 920 by Ben Newman for his grocery business. Albert Wohlner bought the building in 1933, moving his business from 33rd and California Streets. A restaurant and comic book store now occupy the building.
Roughly bounded from 36th to 40th Streets and Jones to Cuming Streets. The district was a social hotspot in the 1920s, and was called the “Gold Coast” for its concentration of high-value homes. This photo is of homes on North 38th Street.

400 S. 39th St. Designed in 1910 for Dana C. Bradford, owner of Bradford-Kennedy Lumber Company. After his death in 1923, Bradford’s widow, Savilla King Bradford, married Edward Fitch Pettis, the secretary-treasurer of the J.L. Brandeis and Sons Store.
3902 Davenport St. Built in the Scottish Baronial style in 1903 for George and Sarah Joslyn. Today known as Joslyn Castle, the family dubbed the home “Lynhurst.” The Castle and carriage house are built of Kansas silverdale limestone.
3708 Farnam St. Built in 1905 by Stroz Brewing Company founder, Gottlieb Storz. The 27-room mansion is built in the Jacobethan Revival style. The mansion boasts the Adele and Fred Astaire Ballroom on the top floor, which is the only memorial to their Omaha roots.
