EDITORS NOTE TEN THOUSAND HOURS In the previous edition of Life & Style I wrote about the restoration of a vintage mandolin that was expertly done by Alec Mackay. The mandolin was essentially an artefact that accompanied a South African soldier through the Italian campaign in WW2 and was thought to have been beyond repair. Well, Alec set about raising it from the dead and the finished instrument is surprisingly good – so good that I have decided to learn to play it properly. There are so many resources available online for anyone wanting to learn an instrument that we are really spoiled for choice. And it’s not only music that is available.

Right now, my beloved Sue is busy with an online course being conducted by someone claiming to be a bit of a mentalist. I’m not sure what she is learning from him but, if it helps her to find the phone or keys or everything else that eludes me these days, I will recommend him to you. With the huge volume of tutorials freely available online on just about any subject, one would imagine that educational facilities might be becoming obsolete.

And, as the dreaded lurgy marches relentlessly onwards, I understand that many are choosing online education over the more formal approach to learning. It’s an interesting subject and one that we might delve into on another occasion. With so much available online on just about any subject imaginable, why is it that we are producing so few well-adjusted, accomplished, and capable people? If we were, the world would surely be better served than it is at present. I have a feeling that the problem lies in the practical application. Because, while there has never been so much information available, there seems to be a genuine disconnect in the world between the notion of wanting something and working to achieve it. I want it all and I want it now – that Freddie Mercury line lies at the heart of our collective dilemma. Instant everything, from coffee to finance to love, salvation and even the perfect body should all be yours for the taking if you listen to what the adverts say. Who stops to interrogate the messages that come at us constantly through every means possible? Nowhere does the reality of the 10 000 hours of work or practice it takes on average to master or achieve something worthwhile appear as a condition in the fine print. Yet this is what it takes, on average, to become reasonably accomplished at anything, particularly learning to play a musical instrument, according to those who study these things. Who has got 10 000 hours available these days? For a better view of the problem just take a look at the ads on those sites for gently used things - musical instruments, exercise equipment, DIY tools, gadgets and other spur of the moment purchases that people thought would make them instantly more interesting. But the video made it look so easy! Well, I am committed to learning to play the mandolin now and according to my calculations I only have about 9 982 hours left to go. Sue has made it clear that this is a lot longer than our marriage will last unless I relocate my practicing to the Zozo hut in the garden. So, that’s where I am likely to be for a while.

RESTAURANTS ON EAT STREET TAKE A STAND Ballito’s Lifestyle Centre
“
on Eat Street in Ballito’s Lifestyle Centre have joined the campaign to highlight the plight facing the restaurant industry in terms of the loss of tens of thousands of jobs, as well as loss of businesses by small business owners.
that Eat Street and The Market had become known and loved for within the Ballito community and beyond. The reality, however, is that both the alcohol ban and the 10pm curfew have impacted the industry significantly. Restaurants on Eat Street are operating at 20% – 30% of pre-lockdown trade, which is highly unsustainable.”
Restaurants were already heavily affected during earlier lockdown levels, having to close due to not being an essential service, and with many staff having to be retrenched because of this. Bruce Rencken, owner of Lifestyle Centre, confirmed that Salsa Mexican Grill on Eat Street was a casualty of this initial lockdown period and will not reopen, while Katmandu has been forced to close its doors while in the process of applying for business rescue.
Although restaurants at Lifestyle Centre will not be participating in the nationwide 1 MILLION SEATS IN THE STREETS protest by blocking roads with their tables and chairs, they have added their voices to the calls for government to protect the economy by allowing businesses to operate optimally, within the framework of social distancing, extreme hygiene and joint responsibility amongst government, business and the populace, thereby saving jobs and, ultimately, lives.
The reopening of restaurants under level 3 threw a lifeline, albeit a fragile one, to the industry. Since the new measures announced by the president on 12 July, however, the industry faces collapse. Alcohol sales are a significant contributor not only to turnover from a business perspective, but also to the whole customer experience. Likewise, dinner trade, by far the biggest contributor to turnover of restaurants on Eat Street, has been significantly curtailed by the 10pm curfew. “At Lifestyle Centre, we have the strictest health and safety protocols in place, including regular sanitation and cleaning, availability of sanitizer at all tables, capacity constraints to ensure social distancing, guest registration, reduction of touchpoints with the introduction of QR codes for the viewing of menus on personal cellphones,” explained Rencken. “Despite the challenges presented by the lockdown, restaurants on Eat Street have made significant investment in health and safety measures, online ordering systems and the like, to try and maintain some level of trade. We have also tried our utmost to recreate the energy and vibe
“Government is obviously faced with a predicament and we certainly understand the challenges that Covid-19 has placed on society,” said Rencken, “but it is important for restaurants and other businesses to be allowed to operate without a stranglehold being placed on them. On Eat Street alone, 250 jobs are on the line. That’s 250 livelihoods, 250 families that will bear the brunt. Restaurants are an important part of life, the Ballito way, so we have gone to great lengths to prioritise the health and safety of our staff and customers to ensure that we continue to provide this experience to Ballito. But we need our businesses to be sustainable for the sake of our staff and the people they support.” LIFESTYLE CENTRE BALLITO @ballitolifestylecentre m.me/ballitolifestylecentre www.ballitolifestylecentre.co.za

THE VARIOUS SAFETY PROTOCOLS THAT LIFESTYLE SUPERSPAR HAS IMPLEMENTED TO DATE ARE:
Drink
LIFESTYLE SUPERSPAR Keeping You Safe While You Shop
“
- Staff health screening takes place daily whereby a digital thermometer is used to record the temperature of each and every staff member to identify any potential symptoms very early and take the necessary action to avoid any contact situations. Anyone displaying symptoms will be sent home immediately and advised to seek the necessary medical assistance. - The entire store, including all service areas and backup areas, are deep cleaned every week by a specialised service provider using antibacterial, food-safe chemicals accredited by the National Regulator for Compulsory Specifications.
the Coronavirus continues to spread through our country, several essential services have been compromised and various businesses have had to close their doors temporarily, following staff member/s testing positive for COVID-19. The reality is that this could affect any business. To mitigate risk, Lifestyle SUPERSPAR has decided to split its staff complement and implement shifts, whereby each shift will operate as a unit and have no overlap with any other shift or unit. This will significantly limit interaction amongst staff to better contain any potential exposure to the virus.
TWO SEPARATE TEAMS manage store operations during the day, while the night shift team will continue to operate through the night to merchandise, clean and prepare the store for the next day’s trade. There is no interaction or overlap amongst any of the three teams. “Our goal has always been to provide exceptional customer service and we are trying our utmost to accomplish that, firstly, within the requirements and challenges of the lockdown and, secondly, whilst trying to keep the store as safe, healthy and clean as possible for all our staff and customers,” said Store Manager, Brad Buchanan. “I believe we have been extremely proactive in ensuring stock availability and in implementing a number of health and safety protocols from the outset to mitigate risk. This is another one of those steps. While we aim to continue with our high standard of service delivery, we do acknowledge that this step will come with its own challenges and we ask our customers to bear with us as we find our feet. We have certainly found that we are all in this together and we thank the Ballito community for their support to date.”
- A dedicated staff member sanitises the handles of all trolleys and baskets before and after every use. These also undergo regular deep cleaning. - Cleaning and sanitisation of countertops, surfaces, and any touchpoints, such as card machines, is taking place with alcohol-based wipes or solution on a continuous basis throughout the store. - Alcohol-based sanitiser is available at the store entrance, service departments, all till points and other locations throughout the store. - Regular announcements are made over the PA system throughout the day to remind staff to wash hands for 20 seconds with soap and warm water or use hand sanitizer. - Demarcated floor decals are in place leading up to the tills in order to encourage and remind customers about social distancing protocol. - Staff have been issued with 30 days’ worth of multivitamins in an attempt to assist them in keeping their immune systems boosted. - We have installed sneeze screens at all our till points to protect both our staff and customers. Our trading hours are 7am – 6pm daily which ensures that shopping is spread throughout the day. Our regular Pensioners Day will remain every Tuesday during which all our usual precautions will be in place. Our wine department will comply with the new government legislation so no wine or cigarettes may be sold during the lockdown.

THE NEW LAND ROVER DEFENDER Has Arrived at Land Rover Ballito
“
new Defender has a mountain to climb. Yeah, a real mountain, of course, because awesome off-road ability is an absolute necessity. But also a metaphorical mountain. It’s got to replace the old one. A vehicle that was very widely adored, for the exact same reasons it was almost impossible to justify buying.
IT WAS BASICALLY A TOOL. Its ability to survive harsh and brutal conditions meant it was, frankly, itself far too harsh and brutal to be taken seriously as an everyday vehicle for most people. So the new one has to be as capable off-road as the old one. And it has to evoke the old one’s heritage, which is why it looks the way it does. Those two things were probably quite difficult, but if anyone could succeed, Land Rover’s engineers and designers would. Beyond that are two much harder questions. The ones that are the gateway to it being adored like the old one was. If it drives well and is comfy, will it get accused of blandness? And if it’s smart and sophisticated, will it have abandoned the customers who made its heritage so authentic – the rescue services, the utilities, the true adventurers? Well, to try to keep the utility buyers on-side, Land Rover will release a Commercial van-sided version a few months after the passenger versions go on sale. First though, we’re testing the long-wheelbase 110 passenger version. You can also have a short wheelbase 90 three-door, coming later this year. The exterior design is, we think, masterful. It invokes the old one yet it’s completely modern. The boxiness is just right for a hardcore SUV. It doesn’t only eke out the maximum carrying space, it also helps when you’re driving between obstacles because you know where the bodywork begins and ends. The short overhangs help off-road. But it’s subtly curved, not flat sided. Flat panels look makeshift and go wavy. The new Defender’s subtle curves look smart and solid. The bodywork is structural. The whole shell is immensely strong. So is the suspension it rides
on. It shares principles with the Discovery’s, but few parts. Almost everything is stronger. The Defender 110 has air suspension as standard, which adds to off-road ground clearance and wading ability. The most amazing thing about the Defender is it doesn’t feel like a hardcore off-roader. Not when it’s on the road. There’s none of the Jimny’s unruliness, the Wrangler’s vagueness, the Land Cruiser’s queasiness. Axles don’t shudder on the mountings and the body doesn’t quake on the chassis. Everything feels tied together. Because of the long suspension travel, it’s soft and gentle in its reactions. Which is very different from the forced urgency of sporty SUVs, and much more honest and real-word sensible, really. It absorbs hard shocks, and the wheels don’t shudder over corrugated surfaces. More remarkable, provided you drive smoothly, is its fine control of pitch and roll heave. And you can drive smoothly because the steering is progressive. So you can whisk it along a difficult road at a respectable lick and remarkable comfort. Almost luxury-car comfort. No really. Overall then, it feels like a heavy luxury crossover. Honest. Then you turn off the road. Suddenly it’s a whole different machine. Articulation, traction, wading, ascents, descents, side-slopes, mud, sand. It’s not just that it surmounts and traverses and dismisses all these obstacles, it’s the effortlessness that amazes you. The hardware – axles, springs, anti-roll, gear ratios, diffs, tyres – works as an indefatigable harmonious whole. Overlaid on that is the software, and Land Rover is better at this than anyone. The launch and traction control systems, the slow-speed throttle control, the underbody cameras, they all make your job so much easier. It’s a wonderful cabin, partly because it’s not like any other car’s. The Wrangler pulls off a similar trick: you are reminded every time you get in, even if it’s just to pop to the shops, that this is a vehicle that’s up for all your great adventures. The Defender is (unlike the Jeep) super-roomy too, with a wide cabin and loads of rear legroom. The Defender 110 can be had with a third child-seat row, making this an excellent replacement for Discovery 4 drivers who find the Disco 5 a bit too suburban. The Defender also has a six-seat option, with a folding jump-seat in the centre of the front row. An eight-year-old’s fantasy ride. Space here doesn’t permit the listing of all the storage spaces, especially if you have the five-seat option and its warehouse-size centre console. Honest industrial design takes it far, far away from your normal road-car atmosphere. The solid cross-dash beam, strong console, structural door liners and washable floor are all about fitness for purpose. Not having to fret about dirtying or marking ‘luxury’ materials is itself a bit of a luxury. The infotainment electronics, HUD and driver aids are right up to modern premium-car standards. Sorry to keep harping on about this, but this is not just a simple truck.
One in a hundred, one in a thousand, who knows? But once in a while, out of all the people buying Land Rover’s vehicles, there will be someone who has the intention of using it to the max. For the other 99 or 999, not so. The firm’s entire success has been founded on making vehicles that are so capable they go well beyond the normal needs of the buyers. It’s essentially a family car with a deep and wide backstory. It just makes you feel adventurous. And when you do use its ability – as an off-roader, a snowy-roader, a towing roader – it’d feel immensely reassuring. It’ll carry mountains of kit, and shrug off the dirt and wet. Those same qualities of versatility and ruggedness are equally handy even if you just take a bunch of unruly kids to school, the shops, the sports ground. Families wreck the insides of posh cars. This one resists wrecking. And the amazing thing is how well it drives. It’s stately and dignified and feels good. If you can make use of it, there’s nothing to match it. AVAILABLE OPTIONS: The Explorer Pack includes a raised air intake, a lightweight Expedition roof rack to carry up to 132kg, a 24 litre exterior side-mounted gear carrier, matte black bonnet decal, and wheel arch protection to help conquer the most uncharted African landscapes. The Adventure Pack, developed to make more of nature’s playground, consists of a portable rinse system for hosing off boots, bikes and wetsuits, a 20 litre Seat Backpack, bright rear scuff plate, front and rear mudflaps, a spare wheel cover, an integrated air compressor ideal for inflating tyres or air mattresses, and the same side-mounted Gear Carrier. A Country Pack equips the Defender with front and rear Classic mudflaps, a full height loadspace partition to prevent items in the rear loadspace from entering the cabin, wheel arch protection, a bright rear scuff plate and the portable rinse system. Finally, the Urban Pack comprises bright metal pedals, a bright rear scuff plate, a spare wheel cover, and front undershield protection to make the Defender stand out with style in the concrete jungle. TRANSCENDENCE Amy Ayanda, by Dan Charles
Photography - Sven Kristian
“
don’t leave the house too often these days. I suppose that most of us who are fortunate enough to be able to work from home and comfortably shelter-in-place until the Covid-19 storm has passed are in the same monotonous boat. Of course, I’m aware that I do have the safe and legal option of taking a socially-responsible stroll through the thoroughly-ventilated pastures of a nearby hiking trail. However, the pressure of the global pandemic has a way of pressing down on my anxiety’s accelerator pedal and launching it into a speed that I’m not too comfortable travelling at.
SO, ALTHOUGH A MOMENTARY MEANDER in the great outdoors would be beneficial to my mental health, I find it easier to simply park myself indoors and observe the outside world through the frames of my windows and the screens that I surround myself with. And, when I grow weary of peering into that world, I shift my focus to the world framed within a painting by Cape Town-based multi-disciplinary artist, Amy Ayanda, that I have hanging on my wall. Be it the image of a field of flowers, a mountain, or the body of a mother - Amy’s paintings are an enrapturing window into a world of vivid imagination and tender reflection. Using her canvases as an exercise in reflecting upon her personal and historical ties to the land that surrounds her, Amy’s work is a vibrant embodiment of the intimacies of one’s own environment and upbringing. From ruminations of her great-grandmother’s flower farm in Constantia (from which the family was forcibly removed in the 1960s under the Group Areas Act) to the sites of the proteas, fynbos and mountainous terrain familiar to those who have traversed through the Cape - there is a wonder and beauty in the world that Amy projects through her paintings.
- Find The Quiet / A3
These themes and ideas are further explored in Amy’s work as a recording artist. Shifting from brush strokes to earthy and electronic instrumentation, the succinct discography of Amy Ayanda’s music presents a very nuanced brand of alternative pop. Incorporating hauntingly emotive melodies to detail reflections on topics of motherhood and death (as heard on her debut EP “Ab Avo”), Amy’s voice carries as much colour and texture as her paintings do.
The solace that art brings in times like these is priceless. But, make no mistake, it’s still a business, and so prices need to be attached at some point. Over the past few years, Amy has built her cascades of acrylic-coloured creations into a thriving independent enterprise. From online sales of her original works and prints to venturing into converting her works into lines of apparel - the setbacks of lockdown restrictions have not slowed Amy’s prowess as an artist/entrepreneur one bit. Having just moved into a new art studio and putting the finishing touches on a new album, the future of Amy Ayanda is looking brighter than ever despite the dim of the looming pandemic. For small businesses like Amy’s across the country, the announcement of the national lockdown thudded like a guillotine. With little to no warning, businesses had to quickly adapt to operating within the new world’s framework or risk evaporating. But even when things feel most uncertain, art will still be made, and art will remind us that there is still much to enjoy in life. That’s what I get when I look over at my Amy Ayanda original. Maybe that’s why I should go for a walk today. AMY AYANDA @amyayanda www.amyayanda.com www.facebook.com/amyayanda Spotify: Amy Ayanda

LOCKDOWN FEVER Steve Honeysett
“
this stage of our lockdown, a lot of us have serious cabin fever and are itching to get away from home and out of town for a bit of a break.
WELL, I AM NO EXCEPTION, and having not been anywhere since the March lockdown was enforced, I got a last-minute-dot-com invite to go and check out some potential surf spots up North. Leaving as the 04h00 curfew lifted, we drove up to Mbazwane, which is the turning point to Sodwana Bay, Mabibi and the Sibiya Lake District. We made our way to Rock Tail Bay and Island Rock were we wanted to retrace the steps we had taken two years back when we had ridden our fat bikes along the coast, spotting some potential surfing spots along the way. Island Rock is situated about 30km North of Sodwana Bay, part of an inshore reef system that is completely submerged on the high tide but becomes a rock island that stands high and dry out of the water when the tide is low. The spot is incredible for snorkelling and the movement of sand on its Northern side builds a nice surfing wave that, given the right wind direction, is very similar to Ponta do Oura in Mozambique.Rock Tail Bay is a three-and-a-half-hour drive from Ballito. There are two ways to get there. The longer route is on tar about 30km past Mbazwana on the road to the Mozambique border, then a further 20km down a dirt road/ sand road which will bring you to the Parks Board office of Amanzingwena. Alternately, you can take the last traffic circle in Mbazwana and turn down towards the lake, driving on the lake’s seaward side for 30km along the coastal dune forests up to Amanzingwena.
On arrival we were greeted by vast open beaches with massive dunes and not a person to be seen for miles, which is very rare these days. Whale season is in full swing up there, with hundreds of whales in the area. All day every day, we were entertained by whale breachings and encounters very close near the backline waves, regardless of the wind and weather. With the winds blowing North Easterly, we unfortunately did not get much surfing done, so we snorkelled and paddled the inshore reefs and out to the Rock Island on our SUPs, observing some amazing marine life.
With such clear water, the rock life, and especially the corals, is so much more colourful than down this side of KZN, and the warmth of the water (which is at least 4 degrees warmer than Ballito) allows one to spend hours looking around. Night activity in and around those massive sand dunes and dune vegetation is alive, with animal prints everywhere in the sand. It’s not a place one wants to walk around at night – we spotted footprints with large claws which could belong to a number of animals popular to that area. The area is in a Parks Board reserve, so permits are required. You can purchase them at the Amanzimgwena Ezemvelo Office and they must be produced at the boom gates to allow you to drive up to spots like Black Rock, Dog Point and Lala Nek. There is an upgrade in progress on the road around the lake which makes you wonder what is coming to the area. Improved access to allow for more tourism or roads to allow sand mining activities? Who knows, but places like this are rare and one needs to get up there to see for oneself the beauty of untouched nature. Unless you are well familiar with driving on sand roads with a two-wheel drive vehicle, it is wise to use a four-wheel drive vehicle on these roads as they are mostly sand tracks. you appreciate Women’s Month as a ‘thing’ or not, August is a time for reflection. Not just on the Women in our lives but on how we’re living as a family. In Ballito, we’re blessed with a fabulous, easy lifestyle. So, being forced to spend more time at home than we’re used to through the Covid-19 pandemic may actually be good for us. Let’s add some peace of mind to the mix and make it safe, too.
If you thought this meant a discussion about boring burglar bars, think again. There are some gorgeous products on the market that do a whole lot more than just provide protection. Here are two ingenious, creative designs that break the mould and make you rethink the security verses style trade-off. COASTAL COOL The first example is aluminium louvre shutters. The words ‘fresh’ and ‘crisp’ come to mind when you see them in front of windows or doors. Curtains and blinds are unnecessary because the louvre shutters do it all. They have a functional side, too. The louvres can be tilted to moderate the amount of sunlight, heat and wind that gets into your home. Changing the angle of the louvres also varies the amount of privacy you have from people passing by. If made correctly, like Trellidor Security Shutters, louvres provide a high degree of protection from more menacing intruders. Trellidor manufacture these shutters with built-in strength and an excellent locking system. It’s a trendy safety feature in the form of shutters so pretty you’ll want them everywhere, including your patio.
why it has to be seen to be believed. What makes Clear Guard screens really special is that they keep out annoying insects like mosquitoes as well as snakes, monkeys and, for those that live on golf estates, golf balls too. Plus, they provide a high degree of protection from trespassers. All without blocking your view in any way. Clear Guard screens are custom-made by Trellidor so that they work seamlessly with your doors and windows. They don’t get in the way of door handles and other hardware because they are custom-made in the same format.

THE TRUSTED CHOICE Kloppers Ballito Incorporated
“
Ballito Incorporated is part of an association of attorneys, conveyancers and notaries who practice within the Kloppers group of firms in Ballito, Durban, Empangeni and Richards Bay.
THE KLOPPERS GROUP is headed up by six directors who practice within and oversee the various branches. Pieter Kloppers, founder of the group, established its mother branch in Richards Bay. Former Springbok rugby player Theo Van Rensburg, Wian Pienaar, Frans Marx and Phonnie Roos head up the Durban, Richards Bay and Empangeni branches respectively. Gavin Steinhobel is the Ballito director and according to his Afrikaans co-directors, the CEO or “Chief English Oke”. After selling his legal practice in Newcastle in 2006, Gavin moved to Ballito with his wife, Debbie and their three-month-old first child, Liam. Together they owned and operated a furniture franchise in the Lifestyle Centre. In this period their daughter Kate was born and once she became a toddler, Debbie returned to the furniture retail business on a full-time basis. Debbie has continued in the furniture and décor field and is presently a co-owner of Olala Interiors in the Junction in Ballito. Gavin then pursued other business ventures for a period, sold them off and succumbed once again to the lure of legal practice. He did a brief spell of exactly one year in the litigation department of local firm De Wet Leitch Hands Incorporated in Ballito, a department led by the capable litigator Jonathan De Wet. At the close of that year, Gavin entered into negotiations with Pieter Kloppers and Theo Van Rensburg to open a branch of Kloppers in Ballito. Pieter and Gavin were colleagues in the Newcastle district in the 1990’s and have remained good friends ever since. The fit would prove to be an easygoing one.
Kloppers Ballito opened on 1 July 2014 as an offshoot of Kloppers Durban. Its first salaried employee was Martinique Opperman, who in the early days served as the receptionist, bonds paralegal, transfers paralegal, office manageress and general factotum, while Gavin took to the pavements and golf courses of Ballito to drum up some conveyancing work for their nascent practice. It wasn’t long before the Ballito office received its first bond and transfer instructions and the rest, so they say, is history. Kloppers Ballito was soon standing on its own two feet financially and after a year become a separate legal entity from Kloppers Durban. It has since developed into a very busy conveyancing practice and, over and above attending to regular transfer and bond registrations, the firm has also been involved in various developments and sectional title schemes in the KwaDukuza Municipal district. Martinique is still the glue that holds the office together, and she has since been joined by fellow staff members Kogie Bisnath, Roshal Reddy and Nolo Cwibi.Gavin focuses primarily on commercial and conveyancing matters, including drafting of commercial agreements, property transfers and registration of mortgage bonds on behalf of commercial banks. He is assisted by Kogie and Roshal in the property transfer department and by Martinique in the mortgage bond registration department. Nolo mans the reception counter and attends to various administrative tasks in the office. The mood in the office is friendly and professional and it is clear to anyone visiting the practice that the staff enjoy working together. Kogie is certainly one of the most experienced and efficient paralegals working in Ballito today, followed closely in experience by Roshal. Martinique has returned her full-time attentions and energies to the bond registration department, her first preference and obvious passion. Kloppers prides itself on having good relationships with their colleagues in the area and they collaborate in a friendly and efficient manner with all of them. The firm also has close relationships with the majority of estate agents and agencies operating in Ballito and Gavin takes much personal pleasure from giving regular practical training to the estate agents’ community in Ballito. Gavin is also a weekly contributor on Life and Style Radio, which he describes as one of the highlights of his week and which served as a singular bastion of normalcy that helped keep him sane during the dark days of the Covid-19 hard lock-down. Gavin describes establishing Kloppers Ballito as an enjoyable and challenging journey, one of the many wonderful fruits of his initial decision to relocate his family to the then coastal hamlet of Ballito back in 2006. SILVER LININGS PROPERTY PLAYBOOK Part 4

tourism industry has been one of, if not the hardest hit sectors due to the COVID-19 lockdown. When it does start to recover, it will do so from “inside to out” meaning that the clients frequenting attractions, hotels and holiday homes will first be regional-based tourists living within a car drive away from the destination, followed by tourists within a short flight away, either within the country or from neighbouring countries, and finally international long haul flight tourists.
IT WOULD BE REASONABLE to predict that attractive, reasonably priced holiday accommodation will be in high demand as soon as leisure travel is allowed again. Holiday letting the correct properties prior to the lockdown provided excellent returns, and with the advent of AirBnB and the hosting / management companies that assist in facilitating bookings, it has never been easier.
One of the additional advantages to buying an investment property for holiday letting purposes is that, unlike a permanent rental, you as the owner can still make use of the property. As mentioned above, the lockdown has created a zero-income environment for the owners of “holiday-let” properties. This, added to the fact that holiday homes are generally a luxury as opposed to a necessity, means that there are a significant number of holiday homeowners that would consider an offer in this post-lockdown market.
BELOW IS A QUICK GUIDE TO HOW TO IDENTIFY THE CORRECT HOLIDAY HOME INVESTMENT PROPERTY AND HOW TO TAKE ADVANTAGE OF THE CURRENT ECONOMIC SITUATION TO GET IT AT THE BEST POSSIBLE PRICE: - Firstly, consider an area that you have frequently enjoyed going to on holiday yourself. If you have enjoyed it, it is likely that others will too. - Choose a home that has a unique location that would be extremely difficult to replicate. The obvious example would be a home situated on the beachfront. Inland options would be properties situated on a recreational dam or bordering one of the country’s iconic game reserves. The reason for this is two-fold a) it will be easier to holiday let b) it will hold its value for longer. - The home must be in walking distance of attractions and amenities, such as a popular beach, sports facilities, restaurants, convenience stores, etc. The more attractions close to your property, the higher the rental income you may achieve. - The location of the property needs to be in close proximity by flight or road to a major economic hub. This will not only allow a considerable amount of clientele for your holiday-letting business, but will also mean that your home would have capital appreciation as it could potentially appeal to a wider market than just holiday home buyers in the future. - Make sure that the home could be lived in permanently. Consider things like a covered parking (carport/garage) adjoining the home or, at the very least, ample secure parking within a short walk away, the number of steps going up to the home (not too many), and the spaciousness of the rooms. - Remember you are either buying a business, or starting a business, depending on whether the home is currently being holiday let or not, so do your homework. Either ask for the existing night and occupancy rates or ask a holiday management company to do a forecast. - Identify the “listing date” of the property. If the listing date is post the severe lockdown i.e. post 31 April 2020, then there is a relatively good chance that the seller is offloading it due to the economic strains of the COVID-19 Lockdown. - Find out what the fair value of the property would be and put a clean unconditional offer that is below this value but is reasonable i.e. 5% - 15%, with a short timeline for acceptance such as 24 hours. As the property is either a luxury and/or a business venture for the seller they are inclined to be far less sentimental in considering an offer.
If you follow these steps you could find yourself the proud owner of a holiday home which can be used both to make cherished family memories and as a means to create wealth. 7 SIMPLE SWAPS TO KEEP YOUR ARTERIES (AND HEART) HEALTHY Kim Wilson- Dietitian, Lifestyle Health
“
roadway intersection will ever come close to the intricacy found in our own internal highway system – our arteries, veins and capillaries. Running a complex network that reaches every inch of our body, our blood vessels serve to deliver essential goods to their desired destination and then carry wastes away. The overall health of our body relies heavily on this highway system being free from roadblocks and potholes.
HEART DISEASE (or cardiovascular disease) is the number 1 cause of death worldwide, taking an estimated 17.9 million lives per year. Cardiovascular Diseases include coronary artery disease, cerebrovascular disease (affecting the brain), rheumatic heart disease (affecting the lungs) and other conditions. With the newest pandemic having cardiovascular health implications, it’s more important than ever that we arm ourselves with the tools to keep our arteries and veins flowing freely and smoothly.
it triggers an immune response to fix the problem. While well-intentioned, it’s this immune response that ultimately leads to the development of plaque, where scar tissue is laid down to cover damaged areas.
POTENTIAL ROADBLOCKS
SIMPLE SWAPS YOU CAN MAKE TODAY
Roadblocks within our circulatory system are caused by a build-up of a substance called plaque. This leads to a narrowing of the artery walls, and restricts the flow of blood to and from the heart. Eventually this can lead to serious outcomes such as a heart attack or even death.
1. Swap the escalator for the stairs Exercise is fantastic for artery health. It lowers blood pressure, helps you maintain a healthy weight, reduces stress, increases your good cholesterol levels, and improves blood sugar balance. When given the choice, always choose to take the stairs or park slightly further from the entrance to a building whenever possible. If you’re working from home or bound to your office chair most of the day, try to take short breaks in between tasks or meetings to simply stand up and move around. This increases your “background” movement.
Previously the belief was that plaque simply built up over a lifetime much like the rings on a tree. Now we know that irritation of the lining of the blood vessels is the main cause. When the lining of our blood vessels is inflamed or damaged,
Many factors contribute to the build-up of plaque in our blood vessels, but a nutritious diet and healthy lifestyle can certainly help keep your arteries clear, flexible and free-flowing.
TOP TIP: Instead of shaking your smart watch or strapping it to your pet to get your 10 000 steps per day, aim to actually achieve that yourself through your daily tasks. It’s surprisingly easy once you’ve gotten into a good habit. 2.Swap your pre-packaged snacks for whole foods Whilst not true for every product on the shelf, nine times out of ten, the pre-packaged product will contain more sugar or fat or salt (or all three!) than a typical whole food. Eating mostly foods that are free from any kind of additive or preservative is crucial for healthy arteries. Whole foods include fruits (not fruit juices), vegetables, whole grains (such as rolled or steel-cut oats), nuts, seeds, legumes, eggs, poultry and healthy fats (avocado, olives, olive oil etc.). TOP TIP: Instead of munching on dried fruit or snack bars, simply grab a fresh fruit and a handful of nuts for your mid-morning or mid-afternoon snack. Make things more interesting with a homemade dip such as hummus. 3.Swap your Takeout for Homemade Meals Eating out or getting take-aways is convenient, and we all love a night off from cooking. However, many of these foods also contain more added fats or sugar or salt than we would typically use at home (hopefully). Fast-food outlets are also more likely to use refined oils or refined sugars, which are terrible for the health of your arteries. Aim to limit your takeaways or meals eaten out to only once or twice per week (unless you are certain that the restaurant uses whole foods in their dishes). TOP TIP: Instead of having to prepare everything fresh from scratch each and every day, spend time on a Sunday to prepare a few side dishes in advance. Most cooked dishes can be kept in the fridge for 4 – 5 days or frozen for much longer. This will save you time in the week. Also, find some one-pot dinners that you and your family love and that are easy to quickly throw together! 4.Swap Monotone Meals for Rainbow-Coloured Plates All of the brightly coloured whole foods each carry different sets of vitamins, minerals, and most importantly, antioxidants. Antioxidants fight to prevent inflammation in our blood vessels and are incredibly cardio-protective. When putting your meal together, try to include as many different coloured whole foods as possible to experience the benefits of these different antioxidants. TOP TIP: It’s not always possible to include a variety of fruits and vegetables every day due to the expense. However, challenge yourself each week to pick up a new brightly coloured whole food to prepare. Whilst you may not get a rainbow plate every
day, you’ll still be getting the variety you need over time. 5.Swap (at least one of) Your Daily Cups of Coffee for Green Tea Green Tea is rich in antioxidants called polyphenols and catechins. Like most hearthealthy foods, green tea has been associated with decreased low-density-lipoprotein (LDL, or “bad cholesterol”), and lower triglyceride levels. TOP TIP: If you’re not a fan of the taste of green tea here are some ways to sweeten the deal: add ½ tsp honey, add fresh mint or cinnamon, blend with other fruit teas, add a squeeze of lemon juice, or make your own batch of iced tea. 6.Swap Your Refined Oils for Extra-Virgin Cold Pressed Oils Whilst it has been debunked that you need to eliminate fat from your diet to improve your heart health, the quality of the fat in your diet is still important. Exchange hydrogenated, refined and highly saturated fats for the monounsaturated fats found in avocado, olives, fatty fish, and nuts and seeds for healthy arteries. These healthy fats are known to lower your risk of heart disease, decrease inflammation, lower LDL cholesterol, and lower blood pressure. TOP TIP: Mashed avocado with a squeeze of lemon makes a delicious dip for fresh vegetables – a quick and easy snack. 7.Swap Late Nights for Sweet Dreams Poor sleep increases the level of stress hormones in your body. These in turn can lead to increased blood pressure as well as unbalanced blood sugar levels. Poor sleep also tends to make us crave more unhealthy foods than fresh fruits and vegetables. Protect your sleep by practicing good sleep hygiene, decreasing stress levels where possible, and establishing a routine around your bedtime. TOP TIP: Avoid blue light exposure (tablets, cellphones, and TV) at least 1 hour before heading to bed, get your daily exercise, and get into bed at the same time each night. All of these steps will get you closer to free-flowing, healthy arteries (as well as improving your overall health in the process). If you need further support with any of the above steps, feel free to visit us at Lifestyle Health for some personalised guidance. ASHTON NEWS
LAUNCH OF ASHTON INTERNATIONAL VIRTUAL COLLEGE
“
Virtual College has been in the pipeline since last year in February when work commenced on the website. The Ashton International Virtual College was scheduled to be launched as part of the growth plan of the Ashton Brand in 2021 to coincide with Ashton Benoni’s 21 year celebration and Ashton Ballito’s 10 year celebration. With the current situation which changed lives in March of this year, the plans were accelerated.
of 80% and above. This means that our current Grade 6’s will be writing their Cambridge Primary Checkpoint Examinations in October/November. In addition, our Cambridge IGCSE, AS and A Level examinations will continue as scheduled, and these students will, both on the Virtual College and on the Ashton Campus, complete their academic year on time. Students anywhere in the world can now enrol and obtain a full Ashton education, and we were very excited as queries this week have come from Dubai, Namibia and Swaziland, to name a few.
THE TEACHING STAFF who are involved in the Ashton Virtual College are specialised Cambridge teachers currently teaching Cambridge, and Ashton International Colleges have 21 years of successful Cambridge experience. What makes Ashton International Virtual College very unique from other on-line schools is the fact that there are three live lessons per week, per subject. The reason for three lessons is that in a normal classroom environment, students will receive teaching and are then given time to work on worksheets, assignments and essays. This will allow teachers to provide more detailed feedback for each child so that they can continue to improve and move forward with their courses.
The week before official examinations are scheduled to take place students can enrol for workshops at either the Ashton Ballito or Ashton Benoni campus for exam prep week to ensure that they have contact with teachers and to fine tune exam skills. Live interactions with teachers, especially for subjects like Physics, Chemistry and Biology which require students to work with practical equipment, will be beneficial at these exam prep weeks. Although most experiments will be done via their live lessons where objects within the home can be utilised, this practical aspect will be re-affirmed.
Students are provided with all course materials, as well as pre-recorded sessions for every single section of the syllabus. The live lessons are not there to repeat work that was recorded, but will be new and cover different work as they proceed with the curriculum. Ashton has an excellent track record with the Cambridge Curriculum throughout the years, with top students in South Africa in most subjects on IGCSE Level, AS and A levels over the last 21 years. The portion of Primary Checkpoint examinations that are written in English, Mathematics, and Science at the end of the Grade 6 year has been very rewarding, with most students achieving the maximum full score of 6 which is equated to an average
Enrolments for Ashton Virtual College opened on 1 June with classes beginning on 13 July, and the Virtual College has grown exponentially, currently boasting 120 students in just two short weeks. THE ALVER SPECIAL EDITION A Guitar Player’s Dream. - Dave Charles
“
Charles recently played a special instrument custom crafted by Ballito luthier, Alec Mackay, the verdict – sensational!
BALLITO LUTHIER ALEC MACKAY recently completed work on a special guitar. The task was to create a single instrument that offers the player a range of tonal quality that most guitarists would kill for. This Alver Special Edition incorporates some extremely sophisticated electronic wizardry that enables you to switch from full-bodied Fender Stratocaster/Telecaster options to pure acoustic tones. It sounds too good to be true, but I got a chance to play it recently and I found it absolutely thrilling. HERE IS WHAT MAKES THIS INSTRUMENT UNIQUE: It has a semi-solid ash body with spalted maple top and a maple neck. It is a truly beautiful-looking guitar and the build quality is better than you will find in most top-end iconic brands. It comes with rock solid Graphtech Ratio multi-geared machine heads and is equipped with a Dimarzio True Velvet single coil pickup at the bridge and a Dimarzio Area T stacked HB at the neck. But what makes this instrument extraordinary is the Acousti-phonic setup consisting of a Graphtech ghost preamp system incorporating graphite saddles with embedded pickups. This is where the electric guitar sound morphs into a pure acoustic dream. It is activated via a 3-way mini toggle allowing standard, mix and Acousti-phonic settings as the player chooses. A stereo output allows a standard guitar to guitar amp setup with the Acousti-phonic mix going directly to the PA system via a supplied preamp and Y cable. It’s a really special instrument and is currently available from Alec Mackay at ALVER HANDCRAFTED GUITARS: 082 824 3980.

WHEN WORKING FROM HOME BECOMES A PAIN IN THE NECK: Postural Stress and Your Home Office - Andrew Leipus
“
Sports & Rehab Physiotherapy clinic has been busier than expected over the past few weeks. There has been an increase in exercise-related injuries from people returning enthusiastically to fitness – lots of calf strains, shin splints and knee-related issues. But interestingly, we have also seen an increase in spinal related pain and headaches from sustained poor positions and workplace setups. Injury doesn’t always have to occur with high load activity!
Those able to work remotely during the lockdown are now discovering that their home was not quite suitable to be a fulltime ‘office’. Whether you are tapping away at a desk, sitting at the kitchen table or bench with the kids or just parked on the couch, it’s important to consider how you are positioning your body for long periods to prevent postural stresses building up. The body’s most ergonomic position is actually standing upright, hence the growth in standing desks in contemporary offices around the world. These adjustable workspaces offer health benefits and have been found to be the most efficient. But the majority of us don’t have these available to us and considering most of us spend a huge chunk of our day sitting (an average of 10 hours), it’s important to get our sitting right. THE IDEAL The ‘gold standard’ position whilst seated is to aim for 90-degree angles at your ankles, knees, hips and elbows. The key is to start at the hips and then stack the
head on the neck, the neck on the upper back and then the whole spine should be centred over the pelvis. This will make a vertical line from the top of the head through to the centre of the pelvis. Think about sitting tall and into the back of the chair. This ensures you cannot slump or lose the natural hollow curve in the lower back. Additionally, you want your knees and torso to form a 90-degree angle, with your feet flat on the ground (you might need a foot rest to get this position right if you cannot adjust the desk height). For the upper body, the elbows should form a right angle and your shoulders need to be in a relaxed position with forearms resting supported on the desk. Wrists should also be relaxed, with your hands slightly raised and curved on your mouse and keyboard. Obtaining and staying in this one ‘ideal’ position is unrealistic for everyone, so we try to subtly soften the angles. If possible, slightly tilt the base of the chair putting your knees slightly lower than your thighs. You can also slightly tilt the upper back of the chair backwards so it’s not quite vertical, roughly 3-5 centimetres back. YOUR DESKTOP You want your work surface to be set at the height of your elbows, or slightly below. Too high will require you to raise your arms and shoulders, potentially causing discomfort and too low will result in a forward-bending position with your head in front of your body. Your elbows should then be below your shoulder and at 90 degrees. Wherever your fingers lay should be the centre of the keyboard. Despite most of us using one, you should be able to see that working with a laptop is actually terrible from an ergonomic perspective! Position your screen so that the top is at your eye level. Your eyeline will then fall slightly below this. The screen should be about 40-60 centimetres from your face and tilt the top away from you. For those wanting a standing desk, even a DIY one made up with books or an ironing board, make sure the screen is stacked up at the correct eyeline height with the keyboard at the right 90-degree elbow level so there is no undue stress on the shoulders.
DON’T FORGET TO MOVE Your body’s work position may now be technically perfect but it’s still vital to break up any sustained positions. It’s important to get up and move regularly to change postures. It can be as simple as standing up and walking around the room, or going outside for some fresh air. Do some gentle stretching to relieve those postural stresses. In physio-speak we also encourage a regular ‘chin retraction movement, gliding the chin backwards toward the throat to ‘reverse’ prolonged forward head positions (a big factor in headache development). Depending on your injury history, make these moves and change positions every 30-60 minutes. KIDS Don’t forget the little ones! The same principles apply to finding a suitable place for the kids’ online schooling and homework. A good desk set-up will go a long way to developing good habits and postural development in addition to just being more comfortable for them. TIPS - Use a cushion if you need to raise your position at a table, to pad your seat, to raise your thighs or to support your lower back. - Use a box or books for a footrest if your seat is too high. - Using a suitably sized fitness ball is great for maintaining core strength but it does take time to build your endurance. Start with two 30 minute stints in the morning and afternoon, and gradually increase from there. - Avoid working from the couch, but if it’s really too enticing, keep the session to less than 30 minutes. LINK UP SECURITY Commercial and residential security
“
security is a growing concern, and with criminals finding smarter ways to break into your home each week, it’s vital to always stay one step ahead.
LINK UP SECURITY, founded in Vryheid in 1987 by Chris Taylor, was an eventuality born out of Chris’ interest in electronic alarm systems and the safety of his family and fellow farmers in an ever-increasing criminal landscape. His sons, Simon and Andrew, now directors of the company, have since moved to Ballito and have rooted the company in the area to extend their service along the Dolphin Coast, opening the company’s fifth branch in March 2019. Link Up Security is a key member of the South African Intruder Detection Services Association (SAIDSA) and supplies, installs, and monitors everything, including residential and commercial alarm systems, integrated cameras, and home automation, as well as providing a well-equipped armed reaction service. Described as a ‘watchdog’ for the surveillance and alarm industry by SAIDSA, Link Up is constantly searching for ways to improve service delivery of electronic security in their areas of operation. The bespoke reactor system built by Link Up is used to electronically dispatch a patrol unit immediately after activation instead of the manual intervention, saving valuable seconds and ensuring the reaction units have the fastest possible response times. The technical team is one of the most experienced in the country and pride themselves on their work making sure your alarm is unable to be circumvented by the ever smarter felonious individuals. Shop Smart and Save at the Best Before Food Store
“

THE BEST BEFORE FOOD STORE specialises in the sale of good quality branded products that are nearing or just passed the best before date (Short-Dated Stock). Customers can save up to 30% across their spend when compared to conventional retail.
substantial saving to the supplier, retailer and, in the end, they are passed on to you the consumer.
BEST BEFORE DATES
Conventionally, Short-dated stock is dumped along with its packaging at landfill sites. Approximately 10 million tons of food goes to waste every year in South Africa. The best before concept was born to try and reduce the impact of this waste. With an estimated 14 million people going to bed hungry, It is obvious that more solutions like this are needed to aid in the prevention of waste and the pollution of the environment
The Best Before date is the manufacturer’s guaranteed time that the product is at premium quality. After the best before date, the quality of the product may slowly deteriorate e.g. less crunchy, but remains safe for consumption afterwards. COST SAVING SOLUTIONS TO WAREHOUSE/SUPPLIERS Supplier/Warehouse storage is an expensive business especially when short-dated stock is sitting in storage, ageing quickly and cannot be sold by conventional retailers as a result of lead times to these stores. The Best Before Food store purchases the stock from warehouses /suppliers, thus alleviating the cost of storage and the cost of dumping. By selling this short-dated stock to the Best Before Food Store at reduced prices it allows for the warehouse /supplier to recover some of the products’ cost previously lost to dumping while opening additional space in the warehouse. Some retailers have seen the benefit of supporting the concept as it eliminates the cost of returning short-dated products to the suppliers a portion of which is most likely to be dumped due to their best before date. These measures result in a
