New horizons at Deer Valley ® East Village

The world-renowned Deer Valley Resort ® in Park City, Utah is looking to the future with a bold new vision of expanded excellence and redefi ned luxury mountain living. Known for their commitment to elevating the guest experience, this exclusive luxury resort is in the midst of a monumental, multiyear expansion that will advance the mountain’s experience for generations to come. This transformation will improve local recreation and lifestyle offerings and fuel the real estate market in the greater Heber Valley. Deer Valley’s longawaited terrain expansion will more than double its size, making it one of the largest ski resorts in North America. When fi nished, this skier’s paradise will offer over 5,726 total acres of skiable terrain with 37 chairlifts serving 238 ski runs. Deer Valley ® East Village, a vibrant new community off U.S. Route 40, will serve as the gateway to the 3,700-acre expansion. Anchored by a stateof-the-art mountain lodge, it will create a seamless mountain experience for residents and guests of the famed ski-only resort.
This ambitious endeavor is part of Deer Valley’s ‘Expanded Excellence’ master plan—a multifaceted project that also includes revitalizing existing facilities and completely transforms the Snow Park base area in historic Park City. The terrain expansion adds more than 3,700 skiable acres seamlessly connected by 16 new chairlifts and a 10-passenger gondola. Perhaps most importantly, the development of the new East Village will dramatically improve skier access to the resort with a new base area directly off U.S. Route 40. Featuring 1,200 parking spots and conveniently located just outside of Park City overlooking the Jordanelle Reservoir, this new gateway offers a direct route from SLC International Airport. Guests are transported from touchdown to 'tips up' in less than an hour— all without encountering a single stoplight.
The East Village itself has been designed to provide guests with an unmatched luxury experience. While new trails and chairlifts offer skiers, hikers and bikers year-round adventure, the East Village will provide ample opportunities to après and rejuvenate. Multiple luxury and lifestyle-branded hotels and nearly 1,700 private residences and hotel rooms—from estate lots to townhomes and luxury condominiums—are joined by a variety of fi ne and family dining options, luxury shops, sporting goods stores, art galleries, children's centers, coffee shops and more, all anchored by a picturesque ice ribbon at the village core, creating a nexus of entertainment and vibrancy. Rounding out this roughly 250,000-square-foot retail/commercial space, with 68,000 square feet specifi cally slated for recreation centers, is the Ski Lodge at East Village.

In demonstration of their commitment to protecting the area’s natural beauty, Extell and their affi liates put 3,100 acres of terrain adjacent to the East Village into the 45th Star Conservation Preserve in Wasatch County, Utah to preserve the land for public recreation and as a wildlife habitat. The easement prohibits further residential and hotel development, reserving the land for open space and public recreation. This land donation dramatically increases open space reserves within the Wasatch Back, adding new trails and recreation connections in the region. While landowners typically receive fi nancial compensation for placing easements on their property, Extell resigned over 600 units of building density into a forever recreational easement— without compensation or Utah taxpayer funding.
Piquing the interest of locals and non-residents alike, the Deer Valley East Village is progressing quickly, underscoring the importance of promptly securing available real estate. A key factor in
the expedited timeline of the terrain expansion and village development is the support and involvement of MIDA (Military Installation Development Authority). Established in 2007, this state agency works with the military, local governments and private businesses to promote both economic development and military initiatives. “It's important to understand how vital the public-private partnership is on the East Village project,” says lead residential sales agent, Sheila Hall, a US Air Force veteran and Associate Broker of Summit Sotheby’s International Realty. “Usually, any one of the high-rise buildings being built here would take three to four years to be approved. MIDA can streamline that process down to less than a year in most cases. Their support of the East Village project allowed the state to issue bonds fully funding the infrastructure, new roads, utility systems and ski lifts. This means the timeline is far more condensed than a typical resort build.”
From start to fi nish, it’s estimated that the East Village will be complete in less than ten years. By comparison, Canyons Village is only 50% complete 30 years into their current build cycle. East Village real estate sales have already been highly successful, demonstrating strong market demand bolstered by the public-private partnership of MIDA.
