Development Services Phases
Discovery Phase
Excitement about a new development is natural, but it’s essential to stay grounded and plan strategically. Our team is here to help you establish realistic timelines and set an optimal launch date to maximize awareness and generate interest. With our expertise, we ensure your launch hits the market at the right time, supported by well-crafted sales and marketing assets. Here’s how we position your development for a successful launch:
• Site visit
• Establish preliminary launch date
• Assist in selecting product mix
• Establish rental policy (where applicable)
• Phased release schedule (where applicable)
• Select lead agent / build sales team (where applicable)
• Sales contract consulting / reservation agreement (where applicable)
• Connect with Transaction Management (TM) for all required documents
• Sign install plan
• Deliver marketing budget
• Create shared drive and project tracking system
Developer responsibilities in the Discovery Phase:
• Approvals and Entitlements
• HOA and CCR documents / SSIR will consult as needed

Chris Messick, Senior Vice President
Originally from Georgia, Chris and his family relocated to the Park City area in 2004, where he launched his real estate career after discovering all the region has to offer. Specializing in amenitized communities, Chris is a recognized force in luxury real estate development and has shaped some of the most prestigious communities in the Mountain West. As the Director of Real Estate for masterplanned communities like Spanish Peaks and Promontory Club, his strategic vision guided over $2 billion in successful development projects. Chris’ rare ability to see both the grand vision and minute details ensures your development achieves its highest potential.
John Winchester, Senior Director of Marketing and Development Strategy
John began his career in Golf Course Design, Construction, and Development, gaining a deep appreciation for the game and architectural artistry. He then transitioned to marketing, building over 20 years of expertise, including a decade in real estate marketing with some of the nation’s top brokerages. As a senior marketing executive, John has crafted successful strategies across industries like technology and higher education. Renowned for his client management and leadership skills, he has led award-winning teams, driven revenue growth, and delivered sustainable business success.
Jojo Frey, Director of Marketing
Jojo Frey brings over a decade of experience in digital and brand marketing, with a strong background in start-ups, emerging industries, and consumer goods. She has played a pivotal role in building and scaling brands within highly competitive markets where she spearheaded large-scale rebrands, franchise launches, and innovative marketing campaigns that drove growth and visibility.
Known for her strategic mindset and data-driven approach, Jojo excels at crafting compelling narratives and driving engagement across digital platforms. Her collaborative style allows her to work closely with developers and stakeholders, creating tailored solutions that resonate with target audiences and deliver measurable success. With her creative vision, she is committed to delivering impactful strategies that stand out in competitive landscapes.
Anthony Panuzio, Operations Manager
Anthony Panuzio brings expertise in operations, communications, and client relations. Before joining Summit Sotheby’s, he served as Operations Director at Your Concierge Connection, managing multi-state teams, launching brand initiatives, and supporting VIP clients. Previously, he was Director of Communications for the Utah Tennis Association.
A University of Utah graduate with dual degrees in Mass Communication and Political Science, Anthony gained leadership and public relations experience as Operations Lead for the Utah Utes Men’s Tennis Team, Chapter President of Beta Theta Pi, and an intern at the John Wooden Leadership Institute. His time in Nordstrom’s Service Experience department further strengthened his high-touch customer service skills.
