ention Park City to almost anyone and the images that come most readily to mind are freshly powdered ski runs, joyous crowds in winter wear and bustling blocks of winter-lit restaurants, galleries and boutiques. Skiing has always defined the “in” season for the West’s most desirable mountain communities, to the point that the entire rest of the year is often just thought of as the “off” season. Increasingly, however, buyers have realized mountain destinations typically have more to offer in the warm months than they do with snow on the “off” season, as they say, is the new in. New residents may initially come for the skiing, but now they’re staying for the summer. “In the last several years we’ve noticed a trend—buyers searching for properties exclusively for summer use,” says Thomas Wright, President and Principal Broker at Summit Sotheby’s International Realty in Park City. “That has traditionally not been the case.” Wright says luxury buyers are placing a premium on locations where everyone in the family will be happy. And in the summer there are not just more activities for everyone—biking, hiking, boating, golf, fly fishing, children’s camps—but also more multi-generational activities that can be enjoyed by grandparents, parents and kids. Some mountain regions in the western United States already carry established year-round reputations; Lake Tahoe, on the California-Nevada border, has been a summer retreat for wealthy Bay Area families since the late 1800’s. “The summer has always been the high season around Tahoe because of the lake and the mountains,” says Peter Strand, President of Sierra Sotheby’s International Realty. Yes, Tahoe offers elite skiing, but the lake also possesses some of the world’s finest freshwater beaches as well as beautiful hiking and biking trails, private golf communities and numerous casinos. With such diverse recreation, “We’re finding there really isn’t a shoulder season anymore,” Strand says. “Our winter residents often come back during the summer, specifically because they hear how beautiful it is,” says David Johnson, Managing Broker at Summit Sotheby’s International Realty. “Then they discover that the weather is truly fantastic and there’s actually more recreation in the summer months.” Johnson says homes with amenities like large terraces and patios with fireplaces and outdoor cooking spaces help owners maximize the summer experience.”

far more riveting. One such story has come to light through a sale that Sotheby’s will host in
London in May. West Horsley Place in Surrey is a beautiful estate established in
the 11th century. While slightly crumbling, the old house retains a grandeur and,
for most of the 20th century, was the country home of the Marquess and Marchioness of Crewe and then their only daughter Mary, Duchess of Roxburghe,

who passed away last year aged 99. David MacDonald, specialist in charge of the sale, recounts his first visit to the house: “It was as if the guests from a grand house party had just left and time had stopped. Opening the warped shutters in the State Drawing Room for the first time in decades was quite an experience — to see this amazing space, with its crimson coloured silk walls illuminated again by the sun.” The life of Mary affords an insight on a vanished world and her collection presents the opportunity to acquire artworks touched by history. Mary Evelyn Hungerford Crewe-Milnes (named after her godmother Queen Mary) was born into a world of tradition and high society. Her mother was daughter of British Prime Minister and Rothschild heiress, while her father was the handsome Earl of Crewe — their London mansion was frequented by bright young things, politicians and the grandees of society. Indeed, it was here that Winston Churchill met his future wife. In 1935 aged 19, Mary married one of the most eligible aristocrats in Britain — Bobo, the 22-year-old Duke of Roxburghe. They moved to live in his home, Floors Castle, which sat in 80,000 acres on the border with Scotland. Together they shared travel, sport and entertaining — even the outbreak of war could not keep them apart, as Mary travelled to the Middle East to be with her husband. After the war, however, things began to go wrong for the couple. In 1953, they divorced, yet famously Mary stayed on in a wing of the castle and resisted attempts to evict her. The telephone, gas and electricity were cut, while sympathetic neighbours provided food. In the end it took the diplomacy of influential family friends to resolve the situation. Mary moved to London and on the death of her mother was to take over West Horsley Place — the “stately cottage” which was to be a sanctuary for the rest of her life. The house had belonged to Mary’s mother and was already filled with family mementoes, which would be supplemented by further antiques and works of
