The return to summer. It feels good to say, does it not? After over a year of shutdowns and cancelled events, we find ourselves in moments of re-emergence as the days get longer and temperatures welcome us all outside. I can't help but be nostalgic and think back to summer as a child, exploring Utah's wonder with wide eyes and a sense of adventure. There was a carefreeness that went along with the windows being down and warm air hitting our faces as we drove past what is now the Jordanelle Reservoir. My wish for all of us this summer is that we have a return to that joy and simplicity that comes with youth. For some of you, this may be your first summer in the Beehive State and we wish to welcome you to Utah. The seasons have changed here in Utah yet again and hot days of summer have arrived, bringing with them a sense of renewal and fresh energy as our state wakes back up after a long year of closures and separation. The simple pleasures and nostalgia of the summer season remind us that while the world is a little different now, some things will never change. So here we are, welcoming the return of summer after living through a global pandemic — together but apart — staying separate to stay safe. Borders were closed and travel halted; the world stood still while we missed our families and our friends. Many of us lost someone close to us in 2020; we all made sacrifices. But there were beautiful parts of this past year as well, moments that reminded us of the inherent good in the world, and that mankind is stronger when we work together, united. So, what have we learned in the past year, surviving — if not thriving — through a global pandemic together?

THIS PA ST YEAR HELPED US SEE BOTH TH E LIMITS AND UNLIMITED POTENTIAL OF OUR HOMES, AND THE LIVES W E CO U L D B U I L D WITHIN THEM.
If the challenges of 2020 taught us anything, it was that the place you call home is paramount. That your location, your lifestyle, and the people you call your family are the most important things we have — along with our health. At the end of the day, this is what matters in life. Last year’s pandemic forced us to take a long, hard look at our priorities and reevaluate the very notion of ‘home’ and how it had previously been defined. When we were forced to stay within them, were we happy where we lived? Could we make changes to our homes or locations that would improve our quality of life? How did our most basic needs evolve when our home spaces became both

classrooms and workspaces? This past year helped us see both the limits and unlimited potential of our homes, and the lives that we could build within them. For many, it also brought the realization that perhaps their current locations were not all they had originally thought. When modern luxuries like entertainment and dining out were no longer an option, people in many locales suddenly found their living situations to be less than ideal. Almost overnight, crowded cities with limited access to open spaces were no longer convenient. Homes began to feel like prisons for those living in metropolitan areas, where opportunities to get outside and still remain socially distant
from one another were few and far between. Suddenly, people took note of places like Utah that were less crowded and home to protected open areas offering easy access to outdoor recreation. And while the allure of Utah’s wild landscape has drawn countless droves of visitors to our ‘Mighty Five’ National Parks for decades, those visitors quickly became long-term renters and new residents who moved to Utah from out-of-state, fleeing their cramped quarters and concrete jungles. During the global pandemic, our home — like so many others — became extremely desirable to individuals seeking to improve their own quality of life.
Can we really blame them for coming to Utah? I, like so many others, did the same thing myself nearly 15 years ago when I moved from the Green Mountains of Vermont to Utah's Wasatch Mountains. I was a recent graduate of the University of Vermont, fresh out of college and ready to lead my best life in the beautiful and untamed eden that was Utah; a place we had heard so many stories about. Ready to be ski bums for a season or two, we packed our cars full to the brim with college-scuffed belongings, cramming treasured skis and clothing side-by-side into Thule boxes mounted on the tops of our cars. We set off with a few friends in a small cross-country caravan of beat
up Subarus (and a beloved ’97 Saab that I like to imagine is still kicking around Utah somewhere). At the time we were young, driven and fearless, headed west on I-80 towards a limitless future. The pull of the open road, the allure of the American West and the ‘choose your own adventure’ mentality was strong within our group of twentysomethings from New England, as I expect it is for everyone who feels the draw to this place. Utah is special after all — all major roads eventually lead here and they bring all walks of life to our lands. There’s something wild and free in the air and in the earth — Utah retains a strong sense
of its original history and echoes of the Wild West and frontier life still linger here. The landscapes and colors of the countryside are as rich as a painting, the vistas and views breathtaking no matter where in the state you find yourself. There are few places in the world more iconic and geologically diverse, and the outdoor recreation in Utah is unrivaled. You can make yourself here and manifest your own destiny. It’s easy to see the appeal of putting down roots in a place like Utah, and today many people are doing just that.

Last year’s pandemic taught us the importance of loving where you live. With remote work becoming increasingly more common, people can now live where they’d like to, despite the location of their job or career. Utah has seen a 53% increase in housing prices over the past five years and demand for homes is at an all-time high. If you consider Utah’s low unemployment rates and comparatively low cost of living against our fantastic quality of life, and then factor in the historically low current mortgage rates, it’s really no wonder the real estate market here looks the way it does. Utah’s secret is out and in recent years (long before any of us had heard of COVID-19), the Beehive State began witnessing a transition of unprecedented growth and development. Now, Utah’s housing demand is at an all-time high while available standing inventory remains low after a year of pandemic-related lockdowns and building delays. Utah’s resale properties are flying off the market with multiple offers above asking price, and brand-new homes are being sold before they’re built as contractors and builders persevere to keep up with demand. When it comes to Utah’s current strained housing market and soaring home prices, many have been quick to point the finger at new residents moving here from out-of-state (hello there, California). However, according to the 2020 National Movers Study, Utah only ranked #17 for inbound net migration in 2020, so not all the blame can be placed on our new residents for Utah’s current housing strain. Neighboring states like Idaho (#1), Oregon (#3) and Arizona (#5) all ranked much higher for inbound migration last year and were more likely to be the final destination for out-of-state movers. And while California did rank in the top ten for outwardbound migration in 2020, not all of those people moved to Utah. Another recent study by The Utah Foundation came to the notable conclusion that it’s not new residents that are driving current prices and demand, but rather Utah’s own existing residents who already live here that are now simply staying put in record numbers. You can’t blame Utahns for knowing a good thing once we’ve found it.

I look back on my own cross-country journey to Utah all those years ago with that motley group of friends and the act of independence it took to go after the unknown and see where the road would take us. It should come as no surprise to hear that 15 years later, we all still live here and call Utah our home. Those friends have become like family, and our little group has grown with the addition of new friends and partners, new homes, and new babies. I realize it’s a common story for so many, but one that’s unique to each and every one of us as we set out down the road on our own for the first time. We came here to Utah in search of youthful adventure, but we found so much more along the way as we matured and grew up, eventually discovering the satisfaction of putting down roots and settling in a state as spectacular as this one. At this point, none of us have discovered a compelling enough reason to leave the Beehive State quite yet. So here we are yet again, welcoming the return of another sun-drenched summer in Utah and counting ourselves some of the lucky ones to live in a place as magnificent and in-demand as this one. After a long period of dormancy, as states and businesses open back up, there’s a sense of emergence that’s perfectly in-line with the rebirth of the summer season — a longing in all of us to stretch our wings and hit the open road to see where our future takes us, to get outside and explore the world around us after being closed off from one another for so long.
