It’s early summer in Utah’s Wasatch Mountains, and another idyllic sun-filled day is forecast across the state. Despite the quiet predawn hour, there’s a choreographed hustle of activity at Wohali—a brand new, private mountain adventure and golf community nestled in the foothills near Echo Reservoir in Summit County. Today is the very first day of the course’s inaugural season and there is a palpable sense of excitement, an eager buzz of anticipation for this longawaited moment. Groundskeepers cross the greens with purpose—raking bunkers, trimming grass and sweeping walkways—ensuring that not a single blade of grass is out of place before members arrive to tee off. Decades in the making, the legacy and passion behind Wohali is evident; this special place is the result of generations spent dreaming and planning. Principal Partner David Boyden’s roots run deep through the area that is now Wohali; the land is a large part of his family’s legacy and its ongoing conservation is paramount. With a professional background in golf course design and landscape architecture, Boyden has built an impressive resume of his own—designing and executing some of the world’s finest luxury golf courses during his career. Wohali marks Boyden’s chance to pair his immense expertise with his family’s legacy and his passion for conservation into a singular historic moment.
As the morning sky warms and transitions to a soothing canvas of soft pinks and oranges, the light of another morning shines over the picturesque community of Wohali—highlighting a new chapter in Utah’s burgeoning golf history.
The sport of golf is not new to Utah—but new and exciting things are happening here currently. It’s a wonderful time to be a golf aficionado, and the Beehive State is well-positioned to become the next big golf destination. Thanks to our favorable climate and stunning natural landscape, Utah has been renowned for its outdoor recreation for years. Both the forested mountains of the north and the red rock landscapes of the south offer wildly abundant opportunities for outdoor sport. Take your pick from activities including hiking, biking, camping, sailing, rock climbing, fishing, boating, or of course—golf. Widely appreciated for its challenging nature and mix of mental stimulation and recreation, golf also fosters a sense of community, providing players with social interaction. Many are drawn to the sport for the camaraderie it offers through casual play, competitive tournaments and residential golf club memberships.
Today, over a century since its introduction to Utah in 1899, the golf scene here has grown. A lot. Golf-centric communities are trending and there are public and private courses across the state—highlighting the sport’s lucrative and ongoing appeal across generations. Youth initiatives to introduce golf to a younger audience have been successful. Programs in schools and community centers, along with junior leagues, have helped engage a new generation of golfers in Utah. Later this year, the PGA Tour will return to Utah after a lengthy six decades, hosting the Black Desert Championship at Black Desert Resort in Southern Utah this October, where players will compete for the FedExCup. The University of Utah and Brigham Young University have built competitive NCAA-ranked collegiate teams, and professional golfers like Tony Finau are calling Utah home for a multitude of good reasons. Utahns have a penchant for outdoor recreation; the sport of golf naturally fits into our lifestyle—offering yet another way for people to enjoy the outdoors and stay active. And now that word’s gotten out, really big players (both literally and figuratively) in the golf industry are attaching themselves to Utah-based projects. Tiger Woods and his esteemed TGR Design firm are building a championship course to pair memberships alongside the impeccable Marcella Club at Deer Valley’s ® new East Village expansion. It’s an exciting time to witness—golf is having its moment in Utah.
Valid concerns regarding water conservation and land preservation mean that great care is taken when designing new golf courses—both in Utah and around the world. Most golf course superintendents and maintenance staff are professionals with degrees in environmental studies and turf management. Advances in AI and smart-technologies now include irrigation systems that are managed by on-site weather stations tracking temperature, wind, precipitation and other factors in real time. Underground sensors monitor soil moisture at the root to prevent overwatering, and specialized sprinkler nozzles can be installed in high-wind locations to limit run times. Golf course architects are designing courses with more native growing areas, and reducing the non-playing turf spaces. Audubon International even has a golf certification program for courses who maintain natural wildlife habitat—Wohali, Black Desert Resort and other courses in Utah are actively pursuing this esteemed certification. A careful balance is struck between recreation and environmental preservation. According to a report from the Golf Course Superintendents Association of America (GCSAA), these technologies have resulted in a 46% reduction of water use on golf courses since 2005.
In recent decades, golf has seen a resurgence— it has become an integral part of the social fabric in many communities across the state. Private clubs throughout Utah are experiencing full membership bases, with a demand to create more. Having a residential membership at a private club like Glenwild or Victory Ranch is highly coveted, and new developments like Wohali are a reflection of that interest. Golf has been well-established in Utah for over a century, but the creation of new courses and golf communities is making the sport more appealing than ever before—and accessible to a wider demographic, like millennial purchasers. High-profile developments that pair golf clubs with modern amenities and resort-style, luxury living will continue to draw new players into the sport for years to come. Golf is for everyone now, and we’re only experiencing the beginning.
Back at Wohali, the sun lowers in the sky as the first day of many comes to a close. Warm hues cast long shadows along the signature ridgeline of Wohali. As the last members leave the greens, the groundskeepers are already hard at work readying the course for the following day—a true labor of love, their passion is evident. We are experiencing a tale of two markets along the Wasatch Back. The fi rst market features properties that are priced correctly with updated, functional fl oor plans, including new construction and new development homes. These homes are selling quickly to buyers who have been patiently waiting for the right inventory to become available.
The second market is what we refer to as functionally obsolete. Another portion of active inventory on the market are homes that may need updates to fi nishes, full or partial remodels and fl oor plan adjustments. Buyers are fi nding it diffi cult to move forward with these homes, especially when they are priced without consideration to the rising cost of building materials, the scarcity of labor and high interest rates.
With over six months of active inventory, the market is generally becoming more balanced compared to the past few years.

NAVIGATING THE HOUSING MARKET
The booming economy has had a profound impact on Utah’s housing market. While the state has become an increasingly desirable place to live, this desirability has also led to a significant rise in housing costs. Despite these challenges, efforts are underway to address the housing shortage and ensure that families at all income levels can find affordable housing. Innovative zoning laws, incentivizing the building of diverse housing types, and repurposing under-utilized properties are some of the strategies being employed to tackle this issue. It’s a delicate balance, but one that is crucial for maintaining the quality of life that Utah is renowned for.
A RETURN TO THE OLYMPIC STAGE?
The possibility of the Winter Olympics returning to Utah has generated considerable excitement. Salt Lake City is the International Olympic Committee's (IOC) preferred host for the 2034 Winter Olympics, and the IOC recently visited Utah to tour venues. The existing venues from the 2002 Salt Lake City Olympics have been meticulously maintained and continue to be utilized for world-class events today. The Olympic Oval west of downtown Salt Lake City has hosted World Cup and World Championship speed skating events. The Utah Olympic Park in Park City remains a staple for World Cup and World Championship bobsled, luge and skeleton events; it’s also an active training facility for globally-ranked athletes from around the world. The Soldier Hollow Nordic Center, located 45 minutes away in the Heber Valley, continues to host cross-country ski and biathlon events. Additionally, the various ski resorts within an hour of downtown Salt Lake City have remained key stops for world-class freestyle skiing and snowboard competitions. In fact, over 90 World Cup and World Championship Winter Olympic events have been held in Utah since 2002, highlighting our state's capability and readiness to host another Olympic Games. Hosting the Olympics again would not only boost the local economy but also solidify Utah’s reputation as a premier destination for winter sports.

THE NHL COMES TO UTAH
In a thrilling development for sports fans, Utah has secured its own NHL team. Utah Jazz owner Ryan Smith played a pivotal role in relocating the Arizona Coyotes to Utah for an estimated $1.2 billion.
