11-3-5: AGRICULTURE-20 (AG-20): A. Lot And Site Requirements: Except as otherwise provided in this Code, no building permit shall be issued unless the property meets the requirements below: 1. Parcel Or Lot Size And Base Density: a. The base density is one unit per twenty (20) acres. b. The minimum lot size is one acre. c. Lots that are approved through a subdivision and master planned development process and provide culinary water and sewer service may be permitted minimum lot sizes down to one-half (1/2) acre. d. A grandfathered parcel is exempt from the minimum size requirement. 2. Parcel Or Lot Width: a. The minimum parcel or lot width is one hundred feet (100') measured at the front setback line. In the case of unusual parcel or lot configurations, measurement shall be determined by the Community Development Director, or his/her designee. This measurement will be taken from the closest edge of the public or private road or right-of-way closest to the structure to be built.
Corner lot or when multiple roads or rights-ofway are adjacent to the parcel - at least one front setback shall be required; all other property lines that are adjacent to a public or private road or right-of-way shall meet a minimum setback of 20 feet from the property line; edge of the improved drivable surface of a public or private road; or edge of the designated right-of-way, whichever creates the greater setback from the road or right-of-way. This measurement will be taken from the closest edge of the public or private road or right-of-way closest to the structure to be built. The following provisions must be met:
A. Any frontage with a driveway leading to a garage or parking space shall have a front setback. B. On any corner lot, a clear view area must be maintained. This is a triangular area formed by the property lines abutting the road and a line connecting them at points 25 feet from the intersection of the property lines. No obstruction to view in excess of 3 feet in height shall be placed in the clear view area, including walls, fences, structures, signs, trees, shrubs, or hedges. When topography prevents a clear view, the area shall be graded to provide visual clearance.
