Thisisastoryaboutacouplewhofound theirdreamholidayhomelocation,it’sa storythatcouldbeconsidered luckordestiny.

CarissaandVincentYeomandecideditwastimeto investinapropertythatcouldbepasseddownfor generationsasaholidayhomeforallthefamilyto cometogether.

Theydidn’texpecttheprocesstostartsoquickly buttheyhavelearntalotsofarintheprocessand haveovercomeseveralcurveballs.

They’readvisingotheraspiringdreamhomebuilders totaketheirtimeandexpectafewbumpsintheroad.

TheYeomansboughtthepropertyontopofPaku HillinTairuabackin2022.

Theydecidedtobuyablockoflandandbuildtheir dreamhomeasopposedtobuyingaprebuilthome

sothattheycouldputtheirownideasintoit. Theythoughtitmightbeworthlookingfor somethinglikeablockoflandsomewhereonthe coastandtheysettheirsightsontheCoromandel. “Isatdownwithmylaptopandabout15minutes later,Icameacrossourblock,”saidCarissa. Adreamfind

Thecouplesaiditwasloveatfirstsight.

TheyrangupafriendoftheirswholivesinTairua, BrettCollins,toseeifhecouldtakealookatthe propertywithanagent.

Collinssaiditlookedgood,sotheYeomansdrove upthenextdaytohavealook.

“Weendedupputtinganofferonthatafternoon,” saidCarissa.

Shortlyafterpurchasingtheproperty,theygotin contactwithalocalarchitectMattDeeb,andalocal builderMattTurner.

Thisisthesecondhousethecouplearebuildingin theirlifetimebutthistime,theyhavethesavingsto doitthewaytheywant.

Whenaskedabouthowinvolvedtheyareinthe designandconstructiondecisions,Carissasaid:

“Iwouldn’tsayheavilyinvolved,wegetlotsof feedbackfromourbuilderandourarchitectand we’vebeenabletoputoursuggestionsforwardand runideasbythem.

“Wecertainlyfeellikewecandiscussanyideas wehave,butgenerallywe’vebeenreallyhappywith whatthey’vecomeupwith”.

Bumpsintheroad

TheYeomanshavefacedacoupleofbumpsinthe roadsofarintheconstructionprocess.

DuetohavingKauritreesontheirsectiontheyhad togetincontactwiththeregionalcouncilSignificant NaturalAreascommittee.

“Theyhadtogetanecologisttocomeoutand identifywhatwassignificantinthearea.”

VincentexplainedthatinNewZealandthere isasoil-bornepathogencalledPhytophthora agathidicida–otherwiseknownaskauridieback disease–whichisthreateningthenativeKauritrees.

Theecologistadvisedthattheyconstructahygiene zonearoundtheKauritoprotectthem.

Anotherissuetheyfacedwasregardingwastewater whichtheyhadinitiallybeentoldwouldmeanthe cul-de-sacwouldneedtoberippedupfor.

Thankfully,analternativewasfoundwhich involvedaccessingtheneighbour’sdriveway.Again, thankfullytheirneighbourwaskindenoughto allowthemtohaveaccesssotheycouldsorttheir wastewatersituationout.

Thenextroadbumpoccurredwhentheybegan theearthworks.Therewasahillontheproperty wherethehousewouldbebuilt,sodiggerswere on-siteremovingthedirtandfoundmanyboulders inthearea.

“Itcouldhavebeenprettybad,butasitturnsout thebuilderwasabletoarrangethemintoabeautiful

featurestonewall,”saidCarissa.

Ultimately,throughouttheprocesstheYeomans haveremainedpositiveandexcitedfortheirnew dreamholidayhome.

Tootheraspiringbuilders,theYeomansadvise takingyourtimeandallowingtheprofessionalsto takecareofit.

“Lettheprofessionalstakecareofitandtrytosee pastthestresstotheexcitement,”saidCarissa.

Thecouplevisitoftentochecktheprogress,they saidthatisthemostexcitingpartandtheycan’twait untilit’scompletedsotheycaninvitethefamily fromNewZealandandAustraliatocomeoverfor ChristmasandenjoythesunnyCoromandelcoast.

Buildingwith

AsAdamKnightdrivesthroughWaihi Beach,it’swithacertainsenseof satisfaction.

Thesmallbeachsidetownshipisdottedwithhomes heandhisteamhavehelpedbuildorrenovateover thepasttwodecades.

“Inthelast20years,we’veworkedonmorethan60 propertieshere,”hesaid.

Butfortheaward-winningbuilder,it’snotjust aboutthenumberofhomes;it’saboutcreatingspaces thatcomplementtheenvironmentandarebuiltwith afocusonsustainability.

“I’mextremelyproudoftheteam,”saidKnight. “Wetakeprideindeliveringhomesthatarenotonly beautifulbutalsorespectfuloftheirsurroundings.”

Winningtransformation

ThismindsethasshapedKnight’sapproachto construction.Frommaterialstodesignchoices,his philosophyisclear:homesshouldfitseamlesslyinto thelandscape,bebuilttolast,andminimisetheir environmentalfootprint.

“We’realwayslookingtothefuture,”heexplained. “Wewanttofutureproofhouses,sotheysitbetterin theirsurroundingsandarebuiltassustainably aspossible.”

Environmentalintegration

Akeypartofthisphilosophyisworkingcloselywith homeownersanddesignerstoensurethateveryhome isthoughtfullyintegratedintoitsenvironment.Adam pointstotheuseofrenewablematerialsasoneofthe waystheyachievethisbalance.

“Whenhomeownerscometouswithplansto usecertainmaterialsthatmaylookgreatbutnot standuptoourcoastalconditionsorbethemostcost effective,wecansuggestalternativesthataremore sustainable,”hesaid.

Theaward-winningrenovationthatwasjudged bestwasthetransformationofadilapidatedformer milkingshedintoastylishguesthouseonthe propertyofKarenandDonHollingsworth.Karen recallshowtheirvisionofafunctional,yetunique spacewasbroughttolifebyAdamandhisteam.

“Ourvilladatestothe1880sbuthadbeenadded toovertheyearstolookmismatched.Wehaddone abigrenovationofthemainhousewithAdamback in2019,butwhenitcametoconvertingtheold milkingshed,wewantedsomethingdifferent,”she said.“Wedidn’twanttoscrapitentirely–ithad history,andwelovethecharacterofourproperty.”

Theshed,onceautilitarian50sqmstructurethey hadusedforstoringfirewoodandparkingtheboat, wascleverlytransformedintoextralivingspacefor visitingfamily.Itnowhasalivingarea,amaster bedroom,abunkroomforthegrandkids,anda bathroom.

“Wewantedittofeellikeitbelongedtothe property,withouttakingawayfromitsoriginal purpose,”Karenexplained.“Adamunderstoodthat fromthestartandmadesurethenewspaceblended inperfectlywiththeoldvilla.”

“It’saboutcreatingsomethingthatdoesn’tstandout asa‘pimpleonthelandscape,’butinsteadsuitsthe locationandusesmaterialssmarter.”

Thedesignincorporatesboard-and-battenexterior cladding,whichtiestheguesthousetotheoriginal villa,whiletheinteriorboastsamodernyetrustic lookwithV-grooveceilings,oakbeams,andcustombuiltwoodbarndoors.Theprojectevenretainedthe oldconcretemilktankerstand,whichwasrepurposed intoagenerous30sqmstoragespace.

“Wecouldn’treusealotoftheoldmaterialsbecause ofthingslikeasbestos,butAdamandhisteamdida fantasticjobmaintainingtheoriginalcharacterwith newmaterials,”Karensaid.

TheHollingsworthswerehands-onthroughout thebuild,withDon,anengineer,evenhelpingwith someoftheconstruction.

“Donwasworkingalongsidetheboysalotofthe time,”Karenrecalled.“Hehelpedwiththekids’ bunks,fillingnailholes,andbuildingcabinetry,and wespentweekendspaintingbattens.Adam’steam wasgreattoworkwith-theywelcomedusintothe process,andreallymadeusfeelpartoftheproject.”

Exceedingexpectations

ForKarenandDon,thecollaborationwithAdam Knightresultedinaspacethatexceededtheir expectations.

“It’samixtureofcontemporaryandhistory,”Karen said,pointingtothewaythebarndoorscontrast againstthewhitewallsandpolishedconcreteofthe livingspace,perfectlyblendingtheoldwiththenew. “Overthesix-monthproject,Adam’sbuilderswere

amazingtodealwith;veryfriendly,approachableand alsoverykeentodoatop-notchjob.Theywerevery proudoftheirworkmanship.”

AdamKnight’scommitmenttocreatinghomesthat makesensebothenvironmentallyandaesthetically iswhatsetshimapart.Hisfocusonsustainable materialsandthoughtfuldesignhashelpedshape WaihiBeach,ensuringthatthehomeshebuildsdon’t juststandout-theystandthetestoftime.

“It’saboutdoingwhat’srightfortheenvironment andthecommunity,”Knightsaid.“Wewanttoleave behindsomethingthatmakessenseforthefuture.”

OneofConnor’skeyrequestswastohavethefridge hiddenfromthemainkitchenarea.Toachievethis, Emmaplaceditinthescullery,acleversolutionthat maintainedthesleeklookRensfordwanted.

“Wehadtoensurethefridgedoorcouldfullyopen, sothebuilderdesignedthesculleryentrancebeside thefridge.Itallowedforfulldoorrotationwithout compromisingthespace,”shesaid.

“WhenIhavematesover,Isimplyclosethesliding doortohidethesculleryfromview,”saidRensford. “IfIcomehomefromthesupermarketusingthe internalgarageaccess,Ipassthroughthesculleryso thefoodgetsputontotheshelvesandintothefridge immediately.It’ssoconvenient.”

Rensford’sExperience

Rensfordalsowantedasmuchbenchspace aspossible,givenhehadflatmates.Emma accommodatedthisbyincorporatinga2615cm longand1200cmwideengineeredstoneislandwith plentyofstorage.

Theislandisperfectforentertainingandeveryday usewithcleverhidden,push-to-openunitsatthe backaddingextrastorage,whileanoverhangallows foradditionalseating.

Asahomeownerdesigninghisfirstkitchen, Rensford’sinitialvisionwassimple:a‘bachelor-style’ kitchenthatlookedsharpbutwaseasytomaintain.

“Atthetime,Iwasdesigningthekitchenbymyself. Iwantedsomethingdark,withplentyofspacefor flatmatestomovearound,andalayoutthatwould beeasytokeepclean.”

Thesizeofthebenchtopwasakeyelement inmakingthespacefeelopenandversatile, givingenoughroomforeveryonetospreadout. Additionally,Emmasuggestedamatteacrylicfinish fortheblackcabinetry,whichresistsfingerprints andscratches.

“Emmawarnedmeaboutstreaking,soshe recommendedafinishthatdoesn’tshowfingerprints. It’samattefinish,anditlooksawesome.”

ForEmma,itwasalsoimportanttokeepthelines cleanandminimal.Thedishwasherwasmovedtothe island,requiringextendedplumbing,butitallowed foraseamlessrunofappliancesalongthebackwall.

“Bykeepingthehob,oven,andsinkalignedalong thesamebenchheight,wewereabletocreatea clean,uninterruptedline,”saidEmma.

“Puttingthesinkagainsttheouterwallratherthan inthecentrenexttothedishwasherisalittleunusual becauseIneedtoturn180degreesafterrinsingthe platestoputthemintothedishwasher,butIlikeit. Itworkswellforus,”saidRensford.

Apersonaltouch

Thoughhewashappywiththeinitialdesign, Rensdordmadeafewchangesastheproject progressed.Originally,awindowwasmeantto serveasthekitchen’ssplashback,butafterseeingthe placement,hechangedhismind.

“Thewindowwould’vejustlookedatthe neighbour’sfence,soIdecidedtogofortexturedtiles instead.Itgivesitmorecharacterandfitsinwiththe concreteaestheticIwasaimingfor.”

HK’sattentiontodetailextendedbeyondcabinetry andbenchspace.TheypreparedchannelsforLED striplighting,allowingtheelectriciantoeasily installsleekunder-cabinetlightingthatenhancesthe moodyatmosphereofthespace.

“Evensmalltoucheslikethatmadeahuge difference.”

Acollaborativesuccess

WhileRensfordinitiallyenvisionedakitchenfor himselfandhisflatmates,hislifehassinceevolved. Henowsharesthehomewithhispartner,whoalso lovesthekitchen.

“It’seasytoclean,superdurable,andjustworks forus.”

Reflectingontheprocess,Rensfordisenthusiastic abouttheHKexperience.

“Igavethemasmallbrief,andtheynailedit. Theyalsohittheinstalldaterightonschedule,which washugeforme.”

Forthosethinkingofstartingtheirown kitchendesignjourney,Rensfordisquickto recommendHK.

“Theycatertoeveryone,fromfirst-homebuyers tohigh-endclients.Theirturnaroundisquick,and thetechnologyintheirfactoryisimpressive.Iwould definitelyusethemagain,maybeforabiggerkitchen inabiggerhouseoneday.”

Emma’sfinalthoughts

Lookingbackontheproject,Emmaisproudof whattheteamaccomplished.

“Myadvicetoanyoneabouttodesigntheirkitchen is;‘Keepitsimple,butsignificant’.It’sallinthe littledetailsandalsotheproductsthatcanmakea hugeimpact.Asadesigner,wetaketheclient’swish listandhelpguideandnavigatethemtothebest looking,functionalkitchenoftheirdreams!”

LynneHudsoniseagerly anticipatingsummer,because thisyear,she’smore preparedthanever.

Theavidgardenerrecentlyhad two1000-litrerainwatertanks installedonherGatePāproperty, givingherthefreedomtokeep hergardenthriving,evenduring driestmonths.

“I’vebeenthinkingaboutit forseveralyearsbecauseIhaveabig gardenthatIlovetospend timewatering.”

Easyandconvenient

Hudsondidplentyofhomework onrainwaterharvestingsystems; heronlyhesitationwasnot knowinghowtoinstallthewater tanksherself.Itwasn’tuntilshe talkedtotheteamatJustTanks thatsherealisedhoweasyitwas.

“Iamsopleasedwithitalready,” saidHudson.“Ihaveaspapool andtheotherdayItoppeditup. Ihavetwovehiclestoclean,Iam reallylookingforwardtowater blastingmydeckandbeingableto watermygardenwheneverIlike oversummer.”

Theideaofourhomebeingasanctuaryto sleepandrelaxwasflippedonitsheadand redefinedbyCovid.Lockdownsturned ourhousesintohideawayswherewecould continuetowork.

Now,withtheriseofhybridjobs,psychologistSara Chatwin,believesit’stimetoadjustourmindsetto createmulti-functionalspacesthatallowflexibility formodernliving.
