I. M. PEI

GREAT BUILDINGS ONE MAN Global architect I.M. Pei has been the design force behind JFK Airport, the glass pyramid at the Louvre, El Paso Tower and the Museum of Islamic Art, among many other sites.

When he was 17 years old, he traveled to the United States, initially attending the University of Pennsylvania in Philadelphia before transferring to the Massachusetts Institute of Technology, where he earned a bachelor’s degree in architecture in 1940. Pei soon continued his studies at Harvard University’s Graduate School of Design, where he had the opportunity to study with German architect and founder of the Bauhaus design movement Walter Gropius. During World War II, Pei took a break from his education to work for the National Defense Research Committee. In 1944, he returned to Harvard and earned his master’s degree in architecture two years later. Around this time, Pei also worked an assistant professor at the university.

I. M. Pei is one of the world’s most famous architects, born in China on April 26, 1917 he has well-known structures as the Kennedy library, the glass pyramid at the Louvre and the Rock and Roll Hall of Fame. Now in his nineties, Pei continues to design innovative structures throughout the world and has countless honors for his work within the field of architecture.

n 1948, Pei joined New York-based architectural firm Webb & Knapp, Inc., as its director of architecture. In 1955 he left to start his own firm, I. M. Pei & Associates (now known as Pei Cobb Freed & Partners). One of his first major projects was the Mile High Center in Denver, Colorado. Pei also devised several urban renewal plans for areas of Washington, D.C., Boston and Philadelphia around this time. In the years following the death of President John F. Kennedy, Pei met with his widow, Jacqueline Kennedy Onassis, on the designs for his presidential library. The project, built in Dorchester, Massachusetts, met several challenges over the years, including a change in location. Completed in 1979, the library is a nine-story modern structure that features glass and concrete. Pei also designed a later addition to the site. Following the dedication of the Kennedy library, Pei continued to create wondrous buildings around the world, including the west wing of the Museum of Fine Arts in Boston (1980) and the Fragrant Hill Hotel in China (1983). In 1983, he was awarded the Pritzker Architecture Prize for his contributions to his field. In their official announcement, the committee recognized his ability to “draw together disparate people and disciplines to create an harmonious environment. Pei used his prize money to create a scholarship for Chinese students to study architecture in the United States.

BLUM: PETALS OF LIGHT Blum, designed by Marcello Furlan for Axo Light, is an exquisite collection of blown glass and metal suspended ceiling lamps, and the concept developed from a study of natural and organic elements reinterprets the traditional forms of Venetian glasswork: an abundance of glass vases like sunrays burst out of a chrome-plated metal sphere, densely covering its surface to form a five-lobed flower that forms an impressive “blossom of crystal”. This light comes in a choice of two finishes, both of which possess an individual charm: the crystal finish plays on the refractive effect of glass creating a radiance of light that gives this suspended model a floaty, lightweight appearance, reminiscent of a dandelion just before it disperses its seeds to the wind. The chrome plated glass version, on the contrary, features a special reflective effect, creating streaks of changing light and making the light similar to metal liquid on which luminous flowers float. This suspended lighting source has a light bulb in each single glass vase: the combined effect of these bulbs is a diffused light without an unpleasant glare, as each single bulb lights the edge of the five-lobed vase bringing out the suppleness and softness of a lamp that transforms into a unique and impressive furnishing and decorative feature. and is sold accompanied by a precious blown-glass vase, a flower borrowed from the lamp’s halo of light, whose characteristics make it ideal both for holding flowers and as a pleasant furnishing feature.

50 UNITED NATIONS PLAZA Turtle Bay, New York City offering just a view! World-class Architecture Along with world-class pricing is also helping to convince major developers of the value of using just one talent. “Great architecture is a common thread to great properties,” explains Will Zeckendorf, co-chairman of Zeckendorf Development. Currently Zeckendorf along with Global Holdings is developing this major project with a single architect: 50 UN Plaza created by Norman Foster, this makes perfect sense on both an aesthetic and commercial level, Zeckendorf says. “If you have an architect like Foster you want him inside and out.”

Penthouse featuring a 10,000-pound stainless steel staircase leading to an infinity pool, with 1,500 square feet of outdoor space.

F

rom William Zeckendorf’s work with I.M. Pei and Minoru Yamaski in the 1960s and ’70s to his grandsons’ projects with the likes of KPF and, most notably, Robert A.M. Stern, who created both the brand new 15 Central Park West and the newly renovated 18 Gramercy Park South, the Zeckendorfs have a thing for high design.

L&L Holdings. With this latest commission, he cements his place as an all-around architectural power in the city. Arthur and William Lie Zeckendorf, real estate scions like few others, will break ground on the project at 345 East 46th Street, on the corner of First Avenue.

Add to that now 50 UN Plaza, a 44-story condo tower on the East Side that will be Lord Norman Foster’s first residential commission in the United States.

The location will afford the project prime river views, as well as a prominent place on the skyline right between the United Nations headquarters and the Trump World Tower.

Mr. Foster is well known for his work on the Hearst Tower, World Trade Center Tower 2 and the new Sperrone Westwater Gallery on the Bowery, as well as a new commission for 425 Park Avenue for

The project, which shows a glassy building of in the high-tech vein for which Foster + Partners is best known. More demure than buildings like Hearst or the so-called Gerkin in London, 50 UN Plaza

seems to strike the proper balance of brash understatement. But the Zeckendorfs are likely to have invested in soundproofing, brokers say. “Knowing them, there are probably few details that have gone unconsidered,” adds Forbes, who has sold units in Zeckendorf developments since the 1990s. Despite its issues, Turtle Bay hasn’t totally been passed over by builders. In 2001, Donald Trump completed his Trump World Tower, a condo that stands a block away at 845 First Avenue. Derek Jeter, among other celebrities, has lived there. Already, the building, which at 72 stories is taller than 50 UN, is benefiting from the excitement about its neighbor’s arrival,

Those Zecekendorf brothers sure do love their star architects.

says Ali Jafri, a broker with Douglas Elliman who sells there. A 12th-floor onebedroom listed in early September at $1.595 million, or $1,818 a square foot, is currently closing, amid renovations, and at its asking price, which suggests the area’s market has strength, he says. Ranging from one to 14 bedrooms (in the triplex penthouse), the building’s 88 units seem priced below their other projects, though high for the area. Indeed, the smallest two-bedroom, at about 1,130 square feet, will start at $2.5 million, or about $2,200 per square foot, but the The Zeckendorfs will ask $100 million for the top penthouse The 15,597-square-foot triplex at the Norman Foster-designed building with 14 bedrooms and 13 full bathrooms. The

apartment also boasts 1,500 square feet of outdoor space and a 10,000-pound stainless steel staircase leading to an infinity pool. But according to a project spokesman. That per-foot rate comes in fairly lower than at other Zeckendorf efforts, like 18 Gramercy: Of the six units that had closed there since June, for instance, prices averaged nearly $4,500 a square foot, according to StreetEasy, a real estate website.

Sir Norman Foster

At 15 Central Park, meanwhile, condos regularly sell for more than $6,000 per square foot. The building, which sits a 10-minute walk from the nearest subway stop, will be car-friendly: There will also be a parking space for each home, reports say, and a wide driveway sheltered by a canopy. The development of 50 UN Plaza is expected to cost $500 million to build, with completion by the end of 2014. If it is even close to the success of 15 Central Park West, which sold $2 million worth of units when it first came on the market (and is worth probably twice that now given a gangbuster market for resales in the famed building), then the Zeckendorfs and their partners should have no problem making an easy return on their investment here.

For the Zeckendorfs, 50 UN marks an unusual full circle. Their paternal grandfather, William, once owned the land under the UN; also, Trygve Lie, the UN’s first secretary general, from 1946 to 1952, was their maternal grandfather. (William’s middle name is Lie.) “They’d be very proud, very excited,” Arthur Zeckendorf told Bloomberg News last summer, “that we’re creating a great building to go with what they created.” 866 United Nations Plaza, 212-906-0550

GO WITH THE GRAIN

With its characteristic markings and warm tones, wood is the natural choice for bringing beauty and individuality to every style scheme.

W

ood is a timeless material for the kitchen, each piece is unique with a natural grain that can be soft and subtle or bold and dramatic.

Wood can be used to add accents to a classical themed kitchen, it can be painted to create a country house style or it clad an island with a dynamic veneer to create a focal point. Wood has been the cabinetmakers’ choice many a generations, it is long lasting, warm and wonderfully versatile. This perennially popular material is also perfectly in tune with the current trend for texture in design. Whether you want a look that’s rough or smooth, with ripples or grain wood always has something to offer.

A wood grain is determined by the species and structure of the tree and the characteristics of the original trunk, as well as by the way it is cut, processed and matched. From a simple striped grain pattern to a superbly bookmatched veneer, wood has the ability to offer dozens of different choices depending on the effect you want to achieve. For hard wearing and more affordable options, laminates and melamines are a great option. Although these tend to be cooler to the touch that the real thing they are convincingly realistic, with subtle grain textures in many contemporary tones. They are also extremely durable and are ideal for a busy family.

Whirlpool fun indoors and outdoors Numerous wellness options at home

I

nstead of spending a holiday in a wellness hotel or a few hours in a public spa, more and more people are simply having their wellness fun in the whirlpool at home. Villeroy & Boch offers a number of systems with which you can bath indoors and outdoors to your heart’s delight. It can be a whirlpool system for the bath or a generously spaced outdoor whirlpool.

Whirlpool systems for the bath

Equipping your bath with a whirlpool system provides completely new wellness options at home: You experience real well-being in the warm whirlpool and at the same time do something good for your health, as the muscles are gently relaxed and the metabolism and circulation are stimulated. Regular whirlpools, which should take no longer than 20 minutes at a pleasant 36°C, can even guard against stress-related and everyday tensions and are good for the musculoskeletal system. A whirlpool bath is like a fountain of youth for the skin: It stimulates circulation and improves your complexion. In order to meet different wellness requirements – from calm relaxation to bracing stimulation – Villeroy & Boch has developed several systems that offer different options. The Whisper system runs extremely quietly and is thus perfect for everyone that likes it nice and quiet when taking a whirlpool bath. The sound volume during operation was tested by the Fraunhofer Institute and corresponds with DIN 4109. This “haven of calm” is thus also suitable for apartment blocks. In addition, the Whisper system has many other benefits: The sparkling champagne effect of the bottom jets acts like a gentle peeling and the powerful side jets relax the muscles. They can be adjusted and closed manually so that you can guide and increase or reduce the massaging effect as required.

Just Relax! In baths made of high-quality Quaryl, these side jets are integrated flush with the surface, in acrylic baths, they are designed with unobtrusive optics. Villeroy & Boch has developed special side jets, so-called Active Jets, exclusively for the high-quality Whisper system. They deliver the jet of water electronically controlled in different directions and at different speeds and massage intensities. They are available as an option. And: The Whisperpool has intelligently laid lines and economic pumps ensuring that power consumption is reduced. The Ultimate Fitness whirlpool system has a particularly sporty design and provides powerful massages. Ultimate Fitness is the first completely invisible whirlpool system, as it can be equipped with innovative Invisible

Jets (bottom and side jets) thanks to Quaryl. The side jets can be turned exactly to the required position and are arranged on two levels in order to enable a consistent full body massage. The Just Relax! Plus complete system, as the entry level model, provides individual comfort at an attractive price: The manually adjustable side jets provide a pleasant massage and all functions can be easily controlled by means of the intuitive rim control. The Just Relax! Plus Comfort equipment variant creates all-round relaxation by using additional jets: Six optimally arranged back jets ensure a consistently powerful back massage and two foot jets provide a soothing foot massage. The integrated underwater lighting creates a pleasant feel-good atmosphere – thanks to modern, power-saving LED technology in clear, white light.

Luxurious Outdoor Whirlpools... As unique as you are – this is the maxim of the luxurious outdoor whirlpools from Villeroy & Boch. In these generously spaced so-called spas, you can experience wellness enjoyment undisturbed alone or with family and friends in the garden or on the veranda – whenever and as often as you wish. Premium Line and Comfort Line offer numerous equipment variants and options so that you can arrange your outdoor whirlpool totally individually according to your own requirements, wishes and conceptions. JetPaks™ are the exchangeable, jetfitted back sections of the seats in the whirlpool. The outdoor whirlpools from Villeroy & Boch can be individually set up with the JetPaks™ or based on a pre-defined model. The JetPaks™ are split into the categories Sport, Wellness and Relax Flow Therapy. There is

a choice of 16 different versions. Experience tells us that a combination of JetPaks™ from different categories produces the best massage results. Villeroy & Boch has developed a groundbreaking innovation with the JetPak™ II technology whereby piping behind the JetPaks™ has been completely dispensed with. 90 per cent of the water carrying parts thus lies in the warm pool water inside the whirlpool. As a result, there is hardly any thermal loss as the heat of the water in the pipes is transferred to the water in the whirlpool and not simply lost in the cold surroundings, which is the case in many other whirlpools. This construction type and the full foam insulation make the outdoor whirlpools from Villeroy & Boch extremely economic and energy efficient.

The outdoor whirlpools become even more efficient because they use the warm air behind the JetPak™ instead of the cold ambient air. Electricity and heating costs thus remain surprisingly low and you can use the whirlpool completely relaxed and without hesitation. A further advantage of the new technology is that the seats are positioned further outwards so that the interior and foot space are more generously spaced than in conventional outdoor whirlpools. In models where the filter is positioned on the side wall, you thus - depending on the size - have up to six full-size seats with up to four very comfortable corner seats. This patented world first technology opens up completely new possibilities for building professional spas. Both series are equipped with lighting packs comprising colour changing

light systems and single-coloured light elements. There is also an easy-to-use control for both series - the Premium Line has a colour display and menu control. In addition, there is an optional control via an iOS or Android App for smartphones and tablets, with which the outdoor whirlpool can be controlled from underway. A special spa experience is also provided by the additional comfort functions that both systems have: The Comfort Line has a fountain, whilst the Premium Line has an impressive waterfall. They also have neck cushions and illuminated drink holders. A sound system, available as an option, rounds of the relaxation. The outdoor whirlpools from Villeroy & Boch are ready for use both in summer and winter. If you want, and have got the required space, you can also set up your outdoor whirlpool inside, for example, next to a sauna, in a conservatory or at the private swimming pool.

Living within the Clouds

I

t’s the height of exclusivity the crème de la crème of real estate. The appeal of the penthouse is obvious as it sits above the rest of the world commanding unobtrusive views and looking down on those below. Introduced in New York during the opulent and extravagant era of the roaring twenties the penthouse has become a universal symbol of status, influence and high society commanding high prices for those distinguished enough to be able to afford one. It doesn’t require a unit number the word penthouse… says it all! Here we take a look at the ten most prestigious top-floor residences available today.

The luxury world of the Penthouse

1 One Hyde Park, London Average price per square foot: $9,906 Penthouse: $227 million The signature development of the Candy brothers, One Hyde Park, though not a skyscraper, is probably London’s most hotly-discussed residential building, according to Wealth-X. The building’s interior designer Candy & Candy says the penthouse sold for $227 million, while other reports have suggested the actual price was lower. Christian Candy is listed as an owner, along with Qatari financial backer Sheik Hamad bin Jassim bin Jaber Al Thani. Amenities include a golfsimulator, private cinema and squash court. Roger Stirk Harbour + Partners provided the architectural design, and Mandarin Oriental Hotel group runs the concierge.

2 432 Park Avenue, New York Average price per square foot: $6,742 Penthouse: $95 million A Midtown Manhattan neighbor of One57, 432 Park Avenue is the brainchild of property tycoon Harry Macklowe. It was designed by architect Rafael Viñoly, with interiors byDeborah Berke. Due for completion in 2015, it will be the second tallest residential building in New York. The residents-only restaurant is designed by Bentel & Bentel, and will have an adjacent outdoor terrace above 57th street to accommodate 300 guests. The penthouse will have six bedrooms, seven bathrooms and a library. Other amenities include a wine cellar, a 75-foot indoor swimming pool and a spa and fitness center.

3 One 57, New York Average price per square foot: $6,000 Penthouse: $90 million

Rising 1,004 feet over Midtown Manhattan on 57th Street, this development is the tallest residential building in New York. Developed by Gary Barnett’s Extell, it claims to be a vertical billionaire’s row. There are 95 condos with amenities that include a yoga studio, an arts-and-crafts atelier room and a pet grooming room.

French Pritzker Prize-winning architect Christian de Portzamparc envisioned the project, while Thomas Juul-Hansen did the interiors. The flagship Park Hyatt New York and its health club and spa at the base of the building will open this summer, designed by interior designers Yabu Pushelburg.

4 South Bank Tower, London Average price per square foot: $3,300 Penthouse: $90 million South Bank Tower was originally a 30-story structure designed by Sir Richard Seifert in 1972. Developer CIT recently acquired the building, and brought in Kohn Pedersen Fox Associates to redesign it, with interior design from Johnson Naylor. They have transformed the building into a 41-story offering of 191 luxury apartments and office space. Due for completion in 2015, the building is on the River Thames, and overlooks the London Eye and the city beyond. The penthouse will be a triplex with two roof terraces.

5 Tour Odéon, Monaco Average price per square foot: $8,900 Top apartment: $65.7 million At more than 550 feet, Tour Odéon will be the tallest building in Monaco, overlooking the entire principality and the Mediterranean sea. The double tower, due for completion in the next few weeks, includes 70 luxury apartments with floor-to-ceiling windows. Architect Alexandre Giraldi and Monegasque family-run developer Groupe Marzocco collaborated on the creation of the landmark, bringing in designer Alberto Pinto for the interiors and Jean Mus to create the gardens. The 35,500 square feet “Sky Penthouse” will occupy the top five floors of the building. Although the price of the penthouse has yet to be revealed, reports put it as high as $387 million, which would make it the most expensive apartment in the world.

6 Opus Hong Kong, Hong Kong Average price per square foot: $10,740 Top published price: $58.6 million Pritzker-winning Canadian architect Frank Gehry designed the 12-story Opus development, his first residential project in Asia. Located at the exclusive 53 Stubbs Road on the Peak, the building’s eighth floor apartment has already broken records as the most expensive ever sold in the city. Amenities include rainwater recycling for irrigation and electric car charge systems. However, the project has been temporarily derailed by the Hong Kong administration’s property-cooling measures introduced last year, including strict requirements on sales of first-hand property. For now, Opus is available only to rent.

Skidmore, Owings and Merrill designed the building, which is due for completion in 2016. There will be 180 apartments, including the 14,500-square-foot penthouse with its own private elevator. Residents of the Peck Seah Street building will be able to step out into Singapore’s prestigious Central Business District. The project is being run by Guocoland, the developer owned by Malaysian billionaire Quek Leng Chan.

9 One Thousand Museum Condos, Miami Average price per square foot: $1,100 Penthouse: $45 million Designed by Pritzker Prize-winning Iraqi-British architect Zaha Hadid, this building at 1000 Biscayne Boulevard is billed as “creating a six star lifestyle.” Amenities include two floors of wellness and spa facilities, a sunbathing terrace overlooking the Miami skyline and a private helipad. All the interior spaces have customized “building scenting,” with perfumes designed by olfactory consultants 12.29. Developed by Gregg Covin and Louis Birdman, the building is due to be completed in 2018.

10 One Madison, New York Average price per square foot: $5,000 Penthouse: $43 million Located on East 23rd Street in Manhattan, this slim 60-story glass tower already has some celebrity residents, including Tom Brady and Giselle Bündchen. Soon, they’ll be bumping in to Rupert Murdoch, who spent $57 million buying the top four floors of the building after he combined the triplex penthouse and the apartment below. One Madison has 53 units with amenities such as an indoor pool with marble walls and butler service.

or a well designed minimalist garden, can effectively provide you with an extra room.

The key elements to a minimalistic garden is that it should feature sculptures, architectural planting, lighting, water if possible and great vistas.

The need for plants should be minimal as youraim is to create a structure as much as garden that said plants within a minimimal garden create a splash of colour. When using plants ensure they add to the landscape and not overwhelm it. Lightening plays an important part in creating a minimalistic garden, not only does it illuminate areas which would otherwise be kept hidden it also creates shadows and allows you to alter the gardens mood during the twilight hours enabling you to enjoy your garden during the day and night.

Use industrial elements to create a minimalist tidiness

Another element critical to creating the perfect minimalist garden is water. Water creates serenity. The soft trickling of water brings harmony to a garden and the reflectivity qualities of water can be used to your advantage in the design process with the use of chrome, glass or aluminum. It is important when creating a minimalistic garden you seek professional advise. A minimalistic garden may be easy to maintain but takes vision, and a keen eye to create. Steel, glass and concrete are all materials heavily featured in many minimalist gardens and combining these industrial elements if done incorrectly can create a stark barren landscape. The ultimate goal when designing a minimalistic garden is to create clean lines, pure form and a strong sense of space within an architectural environment.
