Real estate Regulations & tax Rates As the world becomes more globalized, many investors, both corporate and private, are looking for opportunities internationally. While real estate is one of many investment options, the venture is unique in that it cannot be physically moved as most other assets can. Consequently, investors must conform to the rules and regulations of the country where the property is situated. Like other major investments,

proper planning is needed to avoid any pitfalls that may lie along the way and to minimize tax exposure. Here we take a look at the regulations (e.g. deduction of expenses and interests) and tax rates (e.g. VAT, wealth tax and inheritance tax) found in Spain that may affect property investments.

sPain Property type Permissions required by a foreign investor

No permission is required. If the investment in property exceeds EUR 3,005,060.52, or the investor is from a designated tax haven, the investor must inform the Directorate General of Foreign Transactions

A transfer tax of 6%-11% is payable on acquisition unless the transaction is liable to VAT.

Inheritance tax is payable by nonresident individuals on the net value (after deduction of borrowings) of assets in Spain. Rates vary from 1.5% to 36.5% depending on the size of the inheritance, and the kinship between the parties. The tax is collected by the regional authorities rather than central government.

Local taxes during maintenance period: IBI, garbage and tax on increase in urban land value when the property is transferred.

Income tax for non-resident taxpayers at the rate of 24% (19% for EU residents). Deemed income applies to nonresident individuals where the property is not rented. Calculated at 1.1% of the cadastral value, deemed income is taxed at a rate of 24% (19% for EU residents).

Deduction of expenses

All property

Expenditure on repairs and maintenance and on necessary administration costs are deductible for both companies and individuals if rented and if resident in the EU; otherwise, taxation is on gross income.

Deduction of interest

All property

Interest paid by companies on loans to acquire real estate are deductible for corporate tax purposes with a limit of the higher of EUR 1,000,000 or 30% EBITDA. Interest paid by non-resident individuals are deductible if resident in the EU.

Non-resident companies and individuals are liable to capital gains tax for non-resident taxpayers at a rate of 19%. A requirement of current tax legislation is that the purchaser of a property must withhold 3% of the purchase price if the seller is nonresident and pay it over to the tax authorities. The seller can reclaim the balance of the withholding tax over the final tax liability.

MARKET REPORT

Residential property sales volume and value increased in Spain in first half of 2017 The volume and value of property sales in Spain increased substantially in the first six months of 2017 with an increase in domestic buyers, new research shows. The number of transactions increased by 47% and the value of these sales was up by 55%, according to the latest report from Lucas Fox with sales to British buyers at 10%, slightly down compared to last year. The firm also reports that 10% of sales were to buyers from the United States or Canada while overall 32% of all Lucas Fox buyers bought as an investment and the same proportion purchased homes as a secondary residence and 23% of buyers bought homes as a primary residence. The average price of a property sold by Lucas Fox in the first six months of 2017 was €750,000 and the country’s top three cities, Madrid, Barcelona and Valencia recorded a successful six months. ‘Spain’s economy is the fastest growing in the Eurozone, bringing greater confidence back the property market. We have seen growing interest from property investors, who now regard Spanish real estate as offering excellent potential for capital gains and profitability through short and long term rentals. We expect that the price recovery now taking place in the cities will extend to the suburbs and other parts of the country in the forthcoming months,’ said co-founder Alexander Vaughan. In Barcelona sales increased by 42% and the value of sales was up by 31% with 43% buying as an investment. New build properties were the most popular and by the end of 2017 are forecast to account for at least 50% of transactions. There has been a significant demand from Northern European and US buyers for both renting and buying homes in Barcelona. Indeed rentals increased by 150% year on year with the average rent priced at €2,721. ‘Renovated apartments located in Modernista buildings situated in Eixample are as always in high demand, although other areas in the Old Town are becoming more and more sought-after,’ said Rod Jamieson of Lucas Fox Barcelona and Madrid.

‘Driving this demand is the development of luxury new build projects and the transformation of these areas with the opening of new trendy bars, restaurants and shops. Barcelona is also attracting increasing numbers of wealthy international people wishing to settle in the city thanks to its exceptional quality of life. The number of transactions at the top end of the market has grown consistently during the year and prime properties in the uptown area near international schools are being snapped up,’ he explained. The number of sales in Sitges increased by 175% with 18% of buyers from Spain and 27% from the UK. Some 55% bought a property as a secondary residence while in Maresme sales increased by 59% with 80% for a main residence. ‘Prices in Sitges have increased over recent years but are still significantly behind the peak of 2007. Where property prices in Barcelona are fast catching up with those of 10 years ago, here the pace is slower, offering good opportunities for investors who want to see healthy returns,’ said Rachel Haslam, director of Lucas Fox Sitges. Both the volume and value of Lucas Fox Madrid sales increased in the first half of 2017, up by 30% and 170% respectively and 62% of sales were for investment properties with 46% of them to national buyers while Latin American buyers accounted for 31% of all Madrid sales According to Rod Jamieson of Lucas Fox Barcelona and Madrid increasing numbers of international buyers are choosing the Spanish capital as the best option in which to invest their money due to good potential for capital gains in the mid to long term excellent rental return. The most sought-after locations in the city continue to be the neighbourhoods of Salamanca, Chamberí and Justicia. ‘There remains a shortage of quality properties available on the market in these key central locations of the city but we expect the availability of turnkey homes to increase during the second half of the year,’ he added.


In Valencia sales increased by 156% over the first six months of the year with 43% bought as a main home and the remainder split more or less equally between investment and second home. Some 65% of buyers were Spanish and rental transactions increased by 63% year on year with the average rental home priced at €2,423. ‘We have seen a noticeable growth in the number of national enquiries in the first half of 2017 and around 50% of our clients are international. There have also been more investors around, thanks to the city’s attractive property prices, good rental yields and, of course, Valencia’s fantastic quality of life,’ said Juan Luis Herrero of Lucas Fox Valencia. Sales were also up in Marbella, the Costa Brava and Ibiza. The Marbella office saw an increase of 150% with sales to Scandinavian buyers accounting for 80% while in the Costa Brava half of sales were to national buyers. However, demand from Russians and Ukranians is increasing on the Costa Brava.

In Ibiza there is a different buying pattern and all sales were bought by buyers wanting a second home with demand from German and French buyers up on Ibiza, whilst British demand was down. ‘Demand for coastal properties has remained consistent and there have also been signs of an increase in sales at the prime end of the market. The southern coastal areas of Blanes, Lloret de Mar and Tossa de Mar have also begun to see the return of interest from high end Russian, Ukranian and Kazakh clients,’ said Tom Maidment, of Lucas Fox Maresme and Costa Brava. ‘Both national and international buyers are returning in numbers to the rustic market and the demand for both rustic townhouses in prime areas of the Empordà and larger country houses throughout the Empordà and elsewhere in Girona has risen significantly. This is perhaps the standout trend in the first half of 2017,’ he added.

The analysis report from franchise estate agents Donpiso found that overall the average budget for buying a holiday home on Spain is €200,000 but there are considerable regional variations. The second cheapest location is Catalonia’s Tarragona province, home to the Costa Dorada, with an average price of €160,000, then the Cost Blanca in Alicante at €200,000, and the Costa Brava at €205,000. But those seeking to buy a second home or holiday home on the popular Costa del Sol in Malaga will pay an average of €350,000, according to the Donpiso figures. The company also points out that the busiest time for the holiday home market in Spain are the six months leading up to the summer, after which demand cools down in the run up to Christmas. The research also shows that more than six million Spanish households own a second home in Spain, of which 3.6 million are located in coastal areas of the Spanish mainland and islands. The profile of the average second home owning household are couples aged between 35 and 49 years old, with children and steady income of €3,500 per month or more. Here the grounds themselves have been shaped by Jean Mus, the legendary French landscape designer, renowned for his skill at translating the scale, topography, planting and colour of the Provencal and Mediterranean regions into grand private gardens. The naturalistic landscape shaped by Mus will be complemented by seven very special houses, each representing a particular demonstration of global architectural talent. Brazilian architect Marcio Kogan makes use of the expansive site of his design for Villa 1. ‘The veranda is the heart of our home,’ he says, ‘it offers an expansive lookout with views across the Mediterranean to Gibraltar and North Africa, and is a perfect meeting point for family and friends.’ Kogan’s studio MK27 was founded in 1980s Sao Paulo and has subsequently received global acclaim for the quality of its residential design. At Sotogrande, Kogan has shaped a house that culminates in a light, airy pavilion, surrounded by a terrace and with opening walls to bring the outside in. This pavilion sits above generous six-bedroom accommodation, with pools both indoor and out, a spa area, gym and media room. Stone walls, traditional wooden verandas and terraces that seep into the scented landscape create a hilltop retreat of rare subtlety and grace.

Villa 2 has been designed by the London-based practice of Gumuchdjian Architects. Founded by Philip Gumuchdjian in 1998, the studio has won many awards and worked on cultural projects all around the world, including the Centre Pompidou-Metz in collaboration with the Japanese architect Shigeru Ban. At Sotogrande, Gumuchdjian and his team have created a house that fans out from the heart of the site, offering up a spread of linked pavilions for different functions. The lower level houses guest suites, a pool and gym complex, media room and staff accommodation, while the upper level is formed of four distinct structures, a dining room, living room, family room and master bedroom suite, all linked by terraces, walkways and pools that step down through the sloping site. The dwelling’s scale is therefore cleverly concealed by the landscape, creating a series of intimate but striking architectural forms. ‘It’s a platform for a perfect indoor and outdoor lifestyle,’ the architect says.

Andreas Martin-Löf began his practice in 2008. The young Swedish designer has worked extensively in Stockholm and London and brings a warm Scandinavian ambience to his interiors. Villa 3 is arranged as a cubic volume, set in an undulating meadow, with terraces and walkways and a secret garden and pools. The main house features a grand central atrium rising up from the lower level, with its indoor pool, spa, gym and media room. The ground level consists of interconnecting reception areas, with three main bedroom suites on the upper level. A separate Guest House adjoins the linear pool. The landscaping is kept as natural as possible, in stark contrast to Martin-Löf›s precisely rendered walls, deep window openings and covered terraces. This combination of bucolic splendour and architectural rigour creates a secluded family retreat, described by the architect as ‘minimal in its appearance but rich in its spatially complex interior.’ Professor Ben van Berkel›s acclaimed Amsterdam-based practice, UNStudio, has been at the forefront of avant-garde architectural design since he founded it with Caroline Bos in 1988. Villa 4 is a spectacular demonstration of UNStudio’s bold approach, with a flowing arrangement of spaces that wraps around the site. Their trademark fluidity results in roofs that swoop and intersect, and stone and concrete buttresses that appear to grow organically out of the landscape. “How you move through the house follows the path of the sun throughout the day,” Van Berkel explains. Geometry and technology are fused in a spectacular piece of sculptural modernism. The Office of Architecture in Barcelona, OAB, is a collective studio created by the Spanish architect Carlos Ferrater in 2005. Ferrater has a distinguished portfolio of residential and hospitality architecture, creating hotels for Mandarin Oriental amongst others. OAB’s circular house is arranged around an internal courtyard with a walkway that unites the living spaces with Jean Mus’s evocative landscaping. The courtyard acts as a focal point around which the various functions and accommodations are arranged, with both internal and external views and a floorplan with generous amounts of indoor and outdoor circulation space. As with all the houses on La Reserva, the size of the plot, the contours of the land and, above all, the skilled manipulation of architectural space results in a house that is a truly private world, safe, secure and embedded within nature. The intention behind the seven houses at La Reserva has been to preserve and enhance the landscape wherever possible, and all the architects have made the relationship between the site and the space the driving force behind their designs. Villa 6, designed by the Spanish studio of Fran Silvestre, is another demonstration of the powerful relationship between form and nature, between natural and artificial and the organic and the geometric. Silvestre’s house is a ribbon of concrete that appears to be laid across the site, folding back and forth in a rhythmic arrangement of form. Ferrater›s design is truly inside/out living, with sinuous ribbons containing bedrooms and reception areas separated by great expanses of landscape, framed and shaped by the curves and cantilevers of the building itself. As the sun moves across the sky, the views and experiences of dining or reclining on one of the many terraces constantly changes with the shifting nature of light and shadow.

The final house, Villa 7, has been designed by the awardwinning Oslo firm of Jensen and Skodvin, best known for their series of exquisite residential and hotel projects set amongst the spectacular landscapes of their native Norway. In Sotogrande, the rich materiality of their work in Northern Europe is echoed by the use of warm wood and stone and high-tech glass, with a cluster of pitched roofs forming a dramatic silhouette against the skyline. Inside, the main living areas are set beneath these roofs on the upper level, with high ceilings and extensive glazed walls to melt the separation between terrace and reception space. On the level below, an expansive and organic, cave-like sauna complex is reached directly from the generous master suite, with an array of guest suites fanning out across the plan for separation and privacy. Russian and South African investors are cashing in when buying UK property with an effective discount of 21% due to currency changes since the Brexit vote, new research suggests.

Buyers from India and China are also reaping significant benefits despite house price growth of 6.23% since the referendum on the UK leaving the European Union in June 2016, according to the research from house building investment platform Homegrown. With the value of Sterling having plummeted, only Turkey and Argentina out of the G20 countries are effectively paying more for property in the UK and overall millions of foreign investors face a dramatically better deal than a year ago. Detailed analysis of the wealthiest G20 nations shows Russian and South African investors are getting the most money off with a 21% reduction on prices compared with 15 months ago and it means they can pick up a house that would have cost £1 million then for the equivalent of £841,000 in real terms today. Brazil ranks third with a 17% discount despite emerging from the longest recession in the country’s history at the end of 2016. In recent years the consensus has been that China has been the global powerhouse fuelling demand for UK property. Investors there are enjoying a 13% discount and the country appears mid-table with a slightly lower discount than buyers

from Australia, India, Canada, Mexico and the EU. Investors from India can pick up a house that would have sold for £1 million during the referendum for £898,656 with a 15% discount while the EU itself now benefits from a 16% discount on Sterling thanks to the significant shift in the Pound against the Euro in the wake of the vote. The report suggests that Turkey, perhaps due to political unrest, and Argentina, which exited recession in late 2016, are in the unique position among the G20 states of having to pay out more since the vote. ‘This just goes to show the incredible value that the UK property market still represents to armies of investors around the globe. Growth in the housing market has slowed over the last year but it’s still growing on an annual basis and foreign demand is bound to be playing its part,’ said Anthony Rushworth, founder of Homegrown. ‘Demand for housing has showed no sign of abating in Britain while many still struggle to get on the housing ladder, so it’s vital the country addresses its chronic shortage of housing stock. Home owners have a vested interest in higher prices but we have to do the right thing by younger generations and keep building,’ he added.

Astounding £18,000 difference between highest and lowest home prices per square meter The highest property price per square metre in England and Wales is in London and the lowest in Wales with a clear North/South divide, according to official figures. In London the average cost per square meter of both houses and flats is over £6,500 and between 2004 and 2016, price per area in London nearly doubled, the data from the Office for National Statistics (ONS) shows.

‘It is the affordability that has seen many pockets of the nation’s property market remain buoyant despite uncertainty slowing growth in other areas such as London,’ he added.

Over the same time the price per square meter increase by around 55% in the East of England and the South East while there was a small increase in the floor space of properties purchased over this period of 2.7% increase for England and Wales.

Shaun Church, director of mortgage broker Private Finance, also found the difference astounding. ‘London, as you might expect, has seen the largest increase, with an extraordinary 98% rise in house price per square metre in the 12 years to 2016. Price per square metre in the South East has grown at almost half that rate, but still outpaced price growth in the North East at a rate of more two to one,’ he pointed out.

Overall, the London borough of Kensington and Chelsea is the most expensive area to buy a house, with an average price of £19,400 per square metre, around eight times the England and Wales average. At the lower end the price per square meter in Blaenau Gwent in Wales is just £777, a third of the England and Wales average and less than 5% of the prices in Kensington and Chelsea, a difference of over £18,000 per square meter. The disparity in price between each end of the market is quite astounding, according to Russell Quirk, chief executive of eMoov. ‘Of course, it is no surprise that an over-inflated London market leads the way in terms of highest price, despite a slowdown in price growth in recent times and while £2,305 a square metre is a high price to pay to get on the housing ladder, but this research also shows that across England and Wales there are many far more affordable options,’ he said. ‘The extremes of the property market are laid bare when you look at house prices at a local level, with the price per square metre in Kensington and Chelsea roughly 25 times that in Blaeneau and Gwent in South Wales. Pricing and supply are biggest obstacle to real estate investment in UK, not Brexit Germany and Spain could overtake UK as preferred real estate investment markets for 2018 due to pricing and supply issues rather than Brexit, a new survey suggests. The poll of 148 leading real estate investors representing organisations with an excess of £300 billion of real estate assets under management conducted by Knight Frank shows that based on a three to five year hold some 28.5% of investors identified Germany as their preferred investment market in 2018, up from 27% in 2017.

The survey indicates that political uncertainty caused by the UK’s exit from the European Union is not the primary concern for investors. Just 16% of those surveyed identified continued geo-political uncertainty as their primary challenge.

‘It is also encouraging that European investors are divorcing politics from the underlying economic and market fundamentals, which remain good, when setting their strategies for 2018. In Spain, for example, investors recognise that uncertainty around Catalonia independence risks masking a resurgent Spanish economy, and growing demand for office and industrial space in particular,’ he pointed out.

It found that over 66% believe pricing and lack of available stock to be the biggest obstacle to placing capital in European real estate during 2018 and an additional 11% cited competition from overseas investors as the main challenge they will encounter in the next 12 months. While investors were cautious on the outlook for the UK in 2018 some 58% stated that investor demand for commercial real estate across Europe would be stronger in 2018 than in 2017. Over half, 51%, identified the industrial and distribution

‘In the UK the picture is more complex still. Certainly, Brexit has changed the current and future dynamic of the UK investment market, but the overriding concern for investors is pricing, driven by competition from private and foreign buyers seeking a currency arbitrage. Ski resorts with all year round facilities set to be more popular with buyers


Ski resorts that are investing heavily in their facilities to establish themselves as a dual season destination are likely to get more demand from buyers and visitors, new research suggests. It is not all about ski facilities with non-skiers now making up 25% of Alpine visitors and sellers and developers need to adapt to new trends, according to the latest analysis of the ski property market by international real estate firm Knight Frank. Those that are offering a range of year round activities such as Chamonix, Gstadd and Courchevel 1650 are outperforming the wider Alps market, the report shows. Water parks, spas and mountain bike trails are helping to broaden their appeal. The report says that buyers increasingly fall into two camps; those seeking a dual season resort to maximise year round rentals and those targeting high altitude resorts offering reliable winter snowfall. Chamonix has overtaken Val d’Isère and Gstaad this year to take the top spot in the annual price growth rankings. The resort, which is widely-regarded as the most well equipped year round resort in the Alps, has now seen prime prices increase by almost 5% for two consecutive years. Overall, the index, which tracks prices across 16 ski resorts, declined by 1.8% in 2017 year on year. However, French resorts saw prices rise by 1% on average, whilst their Swiss neighbours recorded a 5% dip over the 12 month period. Val d’Isère and Gstaad occupy second and third position this year, recording annual price growth of 2.5% and 1.8% respectively. At an altitude of 1,850 meters Val d’Isère offers one of the longest seasons due to its reliable snow cover. Price growth in Gstaad, last year’s highest performer, remains in positive territory with a lack of supply supporting prices. The resort is also popular with those seeking permanent residency due to the quality of its international schools, the report explains. The majority of the Swiss resorts sit towards the foot of the index as the strength of the Swiss Franc and restrictions on foreign buyers have prompted some hesitancy on the part of buyers. This, combined with a degree of intransigence on the part of vendors has slowed sales and also reduced budgets meaning the market below CHF2 million is the most active. In St Moritz, the market has proved mixed with the area close to Suvretta House and the centre

of the resort seeing strong growth over the last 12 months but other, more peripheral areas have seen activity and prices decline. Villars’ annual decline of 5% comes despite strong investment in the resort’s infrastructure as well as its ski and non-ski amenities but Knight Frank predicts that this will translate into price growth in the coming two to three years. Tucked within the Canton of Valais, the resort of Crans Montana saw prices slip 15% in the year to June 2017 as older stock accounted for a large proportion of the inventory and vendors displayed a greater willingness to negotiate on price. The Three Valley resorts of Courchevel and Méribel recorded similar levels of growth of around 1% this year, marginally lower than last year but a weak pound, Brexit and the French election saw the French property market as a whole pause for breath in the first half of 2017. ‘Unless resorts adapt and deliver what the new generation of skiers want, they will see tourist numbers decline. For those seeking to buy a ski home, it’s logical that they will target those resorts who keep ahead of the curve in an effort to maximise rental bookings and as a result improve yields,’ the report points out. ‘Investment should also boost the resort’s permanent population, which in turn will lead to increased services and amenities in the form of schools, healthcare, transport etc. Such provisions as evident in Chamonix, now home to over 13,000 residents, further cement the town’s reputation as a dual season resort,’ it adds. Confidence in house price growth rises in Europe but many feel homes are too expensive Confidence in European house prices is rising, but the temptation to over stretch financially is putting consumer finances under pressure, according to the latest research. Overall 59% of people in Europe expect house prices to rise in the next 12 months but 61% believe that housing is too expensive and one in five say they struggle with the cost, the sixth annual ING International Survey Homes and Mortgages 2017 reveals. It is the first time in two years that confidence in house prices has increased and this was led by a rise of 20% to 72% in Romania, while 66% in Spain are confident about future values, a rise of 14% and 65% in the Czech Republic. On the other hand, expectations in the UK have plummeted. The proportion of people who believe house prices will rise over the next 12 months is down by 13% since 2016 from 57% to 44%. However, with prices continuing to rise, the study reveals a number of consumers could be lured into a false sense of security and are overstretching their finances as a result. Some 41% report that their current home was over or at the top of their budget, while 23% of all respondents in Europe said that their running costs are higher than they anticipated, and 20% find it difficult to manage their housing payments. The impact could be leaving many people with limited disposable income, affecting the amount they are able to save and put towards other expenses, the report says and this is supported by findings from the ING International Survey Savings 2017 released earlier this year which found that 29% of people in Europe have no savings at all. In the current study when consumers were asked whether their country is on the right track in terms of housing, just 29% of people in Europe agreed while 45% disagreed. ‘People across Europe are finding housing expensive. Many have paid at the top of or even above their budget for their home, and some have higher than expected running costs too. The result is many are feeling the pinch and finding it difficult to pay their rent or mortgage each month,’ said ING behavioural scientist Nathalie Spencer. ‘When housing is expensive people have less available for saving or investment, which may leave them vulnerable if faced with unexpected income or expenditure shocks. Planning and sticking to a budget is crucial when buying and renting a home and will help ease pressure on the purse strings in the long term,’ she added.

Toronto leads annual house price growth in key global cities, Aberdeen is bottom

Global urban house price growth is slowing for the first time since the start of 2016 with a decline being seen in Chinese cities while Toronto leads the annual rankings. Over the index from international real estate agents Knight Frank increased by 6.1% in the 12 months to June 2017, down from 6.9% in the previous quarter and the number of cities registering annual price growth above 20%fell from 12 to nine. Chinese cities are less dominant at the top of the rankings with just three, Wuxi, Zhengzhou and Changsha, in the top 10 compared to seven in the previous index. However, the index report points out that this is a deceleration rather than a sudden slump. Prices are still rising on a year on year basis in all 20 of the Chinese cities tracked within the index. Lower tier cities are now outpacing cities such as Shanghai and Beijing, which have seen the most stringent cooling measures. Toronto leads the rankings this quarter with prices ending the year to June 2017 some 29% higher. But the report points out that following the introduction of a new tax on foreign buyers, Toronto may follow Vancouver’s path and see price growth moderate in the coming months. Indeed, the Knight Frank index covers the period to June 2017 but the latest data from the Bank of Canada shows Toronto registered a decline in prices in August, the first since January 2016. The index also shows that long term frontrunners such as Hong Kong, Reykjavik, Wellington and Budapest are holding firm but this quarter some new contenders have risen up the rankings, most notably some key Indian cities. Among the top runners are Hong Kong in sixth with annual growth of 21.5%, Wellington in New Zealand at with growth of 18.1%, Sydney and Melbourne joint 22nd with growth of 13.8% and Dublin at 36 with a rise of 11.1%. An analysis by world region highlights Asia’s outperformance with prices rising by 10.9% on average across the region. At the other end of the rankings, Africa stands out as the only world region to see average urban house prices decline year on year.

The “Elle Maison” is a private house in Geneve outskirts. It’s located on an medium high plateau from which you can enjoy the view of the city and of the lake. The whole lot has an area of 830 square meters with an area destined to the building of 247 square meters. The plan is oriented north-south

but the facade of the building moves on different axis. Starting from a central block the house has a performance offset as the lay of the land. The build is developed on three levels, the first and the second floor to be lived in, the basement floor is designed as a garage with two parking spaces.

The first level is dedicated to the living area with the kitchen, the living room, a bathroom and a guest room, while the upper floor is dedicated to the sleeping zone with a main bedroom with bathroom and cloak room and a studio. The different levels are linked by a concrete stair, paved by white glossy Quartzite stones, in an unique open space from the entrance to the roof. In this area a fireplace welcomes family’s guests. The roof is a garden level made of sedum that helps to reduce the impact with the environment and improves the energy efficiency of the villa. Attention is also spent for the external green around the house in fact there are different kinds of flowerbeds. Along the exterior stairs that going up to the living there are three big flower boxes made of Corten that contains trees, bushes and lavenders to give at the garden a good olfactory and chromatic sensations. All the external floors of terraces are made of grey Quartzite stones with a continue glass railing which structure is hidden under the terrace floor.

The building structure is set on reinforced concrete on continued foundation with septa and pillars. The floor is made with concrete covered with white tiles. The walls are made of two layers of bricks with in the middle the insulating layer. This project includes big windows made of insulated glazing with double glasses that open the view to the landscape and these frames are made of wood, the same used for some walls cover that characterized the building from the outside. In according to the local laws an airway was realized over the windows to improve the air circulation. The interiors ceilings are completely covered with plasterboard isolated with roller blinds tends flush with the big windows. The heating system is integrated in the floor.

He’s interested in developing architectural and personal aspects of plastic and material objects inspired by his father and brother who are both passionate sculptors. In 1990 he opened his own architectural firm continuing his research through architectural projects on national and international scale.

PROJECT: COSMO - new York A remarkable example for our future survival, Cosmo was a temporary innovative project hard to classify into usual categories such as pavilion, installation or even architecture. Therefore it was simply defined as an “artifact” and also titled as “an innovative biochemical design” because the installation consisted of numerous tubes and pipes which filtered 3,000 gallons of water within four days eliminating particles and increasing the oxygen levels. A moveable structure was designed to address the worrying estimates made by the UN that by 2025 two thirds of the world population would not have enough drinking water. Besides, through its advanced biochemical system the core of the pavilion was glowing every time the water became pure, lighting courtyard and providing a fascinating background to live performances and music concerts.

BEAT BOX Innovation architecture and forward thinking has changed the way we use the humble shipping container, and in an effort to create more sustainable architecture, recycling material has become increasingly popular with shipping containers at the forefront of the sustainable revolution. Eco friendly with a raw industrial appeal a shipping container can be effortlessly transformed into an affordable contemporary housing solution and this is precisely what Arkitema Architects have achieved with Beat Box. Located in what was previously an industrial neighbour home to a concrete factory a new urban development called Musicon in Roskilde looks set to become the new cultural quarter. As part of this new development Arkitema Architects for Container Living, have proposed BeatBox a housing solution of 30 apartments, created with shipping containers set within steel frames. 48 containers will be used to create these 30 apartments which will vary in size from 30, 60 to 90 m2. Additionally the steel framing supporting the containers makes it possible to easily move the containers is required to a new location in a sustainable way that will save both resources and time. Aimed at young professionals the industrial vibe of the development will remain in keeping with its industrial aesthetic with the colourful yet rugged look of the containers which will be assembled in two-by-two blocks and insulated from the inside, so that the rustic appearance is maintained. East facing rooms – are the ‘morning rooms’ for light and therefore the volume of light dips at the sun sets so bear this mind when choosing what to use the space for. West facing rooms – They usually get the most heat due to their positioning. West facing rooms are dark in the morning however brighten as the sun moves west. If you have areas within a room that doesn’t receive enough light the trick interior designers use is to use mirrors which bounces light around a room – position mirrors so they reflect light from a window and into a dark corner or area of a room which will help boost the illusion of depth, space and light.

In this private Italian Residence, developed by Ukrainian interior designers Vitaliy Yurov and Iryna Dzhemesiuk, you can feel the airiness of the space through bright and vivid colors. As we step into the different rooms we see the love that designers brought into the project. With furniture brands like Minotti, Poltrona Frau, Kristalia, Amuneal shelving system is easy to imagine the precision and challenge that designers took under their” wings”. “Interaction with the client is very important. We usually work in contemporary styles such as minimalism, loft, eclecticism. Based on this the client comes to us for these stylistic directions. Our goal is to make not just a beautiful picture but also a comfortable space for each specific customer considering his lifestyle, habits etc. Before we begin to develop the project we discuss and carefully explore our client’s wishes, his action scenario in the space. During each stage we keep a close relationship with him. We have one common goal, and we both are interested in getting a good result.”

The young and dinamic dual of designer chose Lighting from DelightFULL, Flos and Hive. Near the fireplace we can see Hanna Floor Lamp and in the ceiling of the recreational space the combination with Hanna Pendant Lamp gives it a unique style. In the dinning are we can enjoy the warmth color with the art work and once more the dominance of the lamps with the two Brubeck Suspension Lamps combined with Brubeck Wall Lamps that we can also see in the Bathroom area together with DelightFULL sister brands Maison Valetina and Boca do Lobo as and extenton of extreme luxury. “Each project for us is an individual story. But we always follow certain principles. Our interiors are comfortable spaces with natural materials and well-designed details. Aesthetics and functionality are inseparable. We like to combine different styles, forms and materials. It is a contemporary style in which we often use techniques from different ages.”

Both graduated from Kyiv National University of Construction and Architecture (KNUCA) in 2012 with major in Interior Design. In less than a year Diff team interiors gained the attention of the leading international media in design sphere and appeared on the main pages of architectural portals.
