Why now is the best time to buy in Spain Over the last few years the property markets in Spain have shown a steady recovery following the prolonged recession of 2009 – 2014. We all know that the property sector in Spain once a booming industry collapsed following the of demise of the Lehman Brothers and the subsequent years that followed were thwart with bank repossessions, plunging property prices and high levels of unemployment.
For those looking to escape to Spain on a more permanent basis these conditions were not exactly ideal, however official figures from the housing sector for 2016 measured against reduced employment rates and mortgage lending in the 1st quarter of 2017 show that the recovery is on a upwards trajectory and that the crisis is now behind us. Figures provided by TINSA (market valuations and appraisal leaders) show that during the year to end-Q1 2016, Spanish house prices rose by 6.34% (7.05% inflation-adjusted) with salaries increasing on average by 2.2% In a recent report carried out by consultancy firm CBRE it stated that from now until 2020 Spain will need to build 100,000 new homes per year increasing to 140,000 new homes per year until 2025. The CBRE report also concluded that by year-end, Spain’s unsold housing stock (in the residential market) which
stands at approx. 340,000 will have disappeared meaning price increases will of course be expected. For first time buyers a further report conducted by UK relocation experts MoveHub has voted Spain the secondbest country for first-time buyers. Analysing 33 countries it compared property price data from the Global Property Guide with average salaries according to the Hay’s Group Global Salary Forecast to determine the best countries for first-time buyers to get a foot on the property ladder. The United Arab Emirates topped the table thanks in part to the 8% property price decrease last year but Spain came in second, thanks to its current low-interest rates Euribor – the rate used to calculate most mortgage repayments in Spain – remaining below zero for the last 12 months, rising prices, and signs that the economy is strengthening.

Property sales show continued signs of recovery The recovery in the Spanish housing market has continued into 2017 while a rise in sales in places like Malaga and Alicante signal a return of foreign buyers.
The latest figures from the Land Registry shows that sales increased by 19% in January year on year, the biggest number of monthly sales since January 2013. According to Mark Stucklin of Spanish Property Insight it is the highest number of recorded sales since 2008. ‘Sales in 2013 and 2011 were inflated by Government tinkering in the market. So it’s the best start to the year for sales since the boom ended,’ he said. A breakdown of the figures show that the biggest rise in sales was in the Balearics with an increase of 40%, followed by Cantabria up 40%, Barcelona up 36%, Tarragona/Costa Dorada up 35%, the Costa Brava up 28%, Asturias up 27% and Madrid up 22%. Sales were also strong in southern locations popular with overseas buyers with the Costa del Sol up 20% and the Costa Blanca up 17%. Stucklin pointed out that sales in these regions may have been affected by a fall in British buyers last year after the UK voted to leave the European Union. Some locations, however, are still struggling. Sales were up just 1% year on year in Costa de la Luz and the Canaries while they fell by 2% in Costa del Azahar which was driven by a 45% collapse in new home sales. Overall, resales were up 21% and new home sales up 8%. Stucklin believes this is as sign that the new development collapse is slowly
drawing to an end. ‘It’s a relief to see the Spanish home sales recovery continue in 2017 and the increase in Malaga and Alicante suggests to me that buyers from other nationalities are stepping in to make up for a decline in British demand brought on by Brexit,’ he added. Agents Lucas Fox have found that foreign buyers are returning to the market although there have been indications that Brexit is affecting the number of British buyers and the election of Donald Trump as President of the United States is affecting American buying habits. Enquiries from the UK for homes in all desirable second home destinations have decreased following the Brexit vote, most notably on the Costa del Sol, traditionally popular among British buyers. Lucas Fox data shows that Barcelona and Ibiza were the most searched for destinations among UK buyers during 2016. ‘Since the referendum, UK buyers have dropped off due to the weakening of the Pound. There is still movement at the lower end of the market and towards the latter half of the year there has been an increase in the numbers of sellers of re-sale properties discounting prices, particularly British sellers who can now afford to reduce the price without affecting what they will make in Sterling,’ said Lucas Fox Marbella partner Stephen Lahiri.

But despite the Brexit vote, British people continued to made up the biggest proportion of foreign buyers in 2016 at 11% although down from 18% in the previous year, followed by buyers from the Middle East at 8%, up from 5% in 2015. The number of buyers from Scandinavia has also increased, up to 7% from 4% in 2015 while buyers from France have fallen from 9% to 6% and there has been a slight rise in American buyers from 4.5% in 2015 to 5% in 2016. ‘We’re seeing growing national and international demand for homes in leading cities and desirable second home destinations showing that Spain’s economic recovery is on course despite last year’s political paralysis,’ said Lucas Fox co-founder Alexander Vaughan. ‘With interest rates set to remain low, many are turning their backs on investing in traditional savings accounts, and choosing bricks and mortar instead, especially as banks are keen to lend,’ he explained. ‘We’re optimistic that the Spanish Property market will continue to improve through 2017 and for the coming years. Prices and transaction numbers are rising steadily in the major cities but in other areas it’s a very different story, with many property owners in secondary locations still having to drop their asking price to secure a sale,’ he added.

ABAMA BREXIT DEFYING BRITS FLOCK TO THE CANARY ISLANDS Recent statistics from luxury developer, Arum Group, reveal that despite continued uncertainty surrounding Brexit, purchasers from the UK make up the largest buyer group at its spectacular Abama Luxury Residences development, Tenerife. In total British buyers comprise 32% of total purchasers at Abama, which is double that of the second largest, Belgium at 16%. New data from the Spanish registrars suggests that Almeria on the south east coast of Spain is the country’s new property hotspot for British buyers as sales to all foreigners increase.

An analysis of the sales figures by Spanish real estate portal Kyero along with its own research shows it is racing ahead of other regions when it comes to sales. According to the firm’s head of research Richard Speigal British buyers are increasingly focused on value for money since the vote to leave the European Union and Almeria offers what they are looking for. On a quarterly basis, property sales in Almeria are up by 93% when compared with the third quarter of 2015, according to the registrars’ figures. With the rest of Spain growing modestly, Almeria stands out as enjoying a significant boom. Almeria is in Andalusia on Spain’s Mediterranean coastline and while other locations popular with British buyers and expats were focussed on high rise developments in the late 1960s, to cram in as many tourists as possible, Almeria remained largely untouched. Speigal believes that it means that those looking for a more authentic Spain can find property in the coastal towns of Almeria with a charm that their more developed neighbours have lost for good. ‘Almeria offers exceptional value for money. Property here costs a fraction of what it does in the neighbouring Costas. Our coastal towns remain full of charm and character and just a 15 minute drive away you can find yourself in wonderful countryside. This lifestyle is sought by a new influx

Spanish Property Choice, which has had to expand its staff team twice already during 2016 to cope with increased buyer demand, says buyers are 45 to 60 years old and looking for a second home in the sunshine, with early retirees joined by those looking to bring up their family in a safe, healthy environment. According to Speigal there used to be a fairly well established pattern of British buyers working until their retirement and then spending their savings on a home in the sunshine but modern ways of working and shifting values among the younger generation are having a significant impact on that approach. ‘Many people struggle to buy UK property well into their 30s, if not

The growth in sales is reflected overall in the Spanish market with the register figures showing that transactions recorded in September were up 12% compared to the same month in 2015. Sales have now grown almost every month since March 2014. Sales were down in some of the Costas which buyers in Almeria might be trying to avoid. Transactions were down in Malaga, home to the Costa del Sol, which probably reflects a decline in British demand below average in Alicante on the Costa Blanca, another region that has been popular with British buyers. Meanwhile, CaixaBank says the real estate recovery is getting stronger and is led by coastal regions with demand from foreign buyers playing a major part. Foreigners buying second homes lie behind a large proportion of the sales recorded on the Mediterranean coast and Canary Islands. Overseas buyers made up 30% of sales in the Balearic Islands, the Canary Islands, Malaga and Murcia, the bank figures show.

The Ohmers had initially planned just an 18m2 kitchen: “We originally planned to install the kitchen from our old house, but the buyer of our old house wanted to take over the kitchen, so we decided on a new kitchen”. The team at WeberHaus were able to easily adapt the plans to accommodate this and ensure that the style of the rest of the house was maintained.

Beautiful views on the upper floor The upper floor leads to the staircase, which also did not fit smoothly into the conceptual concept. The special execution of the stairs was quite a risk, since it was not really foreseeable how this would work in the high staircase. “In the raw construction phase, we even considered breaking down the closed railing and replacing it with a transparent one, but after finishing the interior design, we are very satisfied with it.” The rooms on the upper floor are all kept in cool blue shades and exude soothing calm. The study offers a magnificent view of the garden and the tall trees by a stream. But there were also tricky tasks to solve on the upper floor: “The sanitary projects should be arranged,

Glut of unsaleable new homes in Spain down by 20%
A glut of homes built in Spain during the boom housing years before the crash of 2007 which have been difficult to sell is steadily falling but some will never sell, according to new research.
Some of the houses may end up being demolished but the glut is now non-existent in several areas of the country, according to research from real estate services firm ServiHabitat, part of the Caix Bank Group. The figures from the report show that the glut which fell by 20% in 2016 to 388,000 homes is set to fall another 20% in 2017 to around 315,000, well down on the 650,000 peak of 2009. The highest number of difficult to sell new homes are in the La Rioja region, Castille-La Mancha and Valencia and is smallest or nonexistent in Madrid, the Balearics, the Canaries, and Catalonia. ServiHabitat expects sales of all homes to rise in 2017. It says there were around 445,000 homes sold in 2016, up 26% compared to 2015. Its forecast for 2017 is for sales to rise by another 12%. The firm also forecasts that the national average house price will have increased by 4.6% in 2016 and will rise 4.3% in 2017. But rising prices will not be universal with the biggest growth likely to be in Madrid, Barcelona and locations popular with overseas buyers including the Balearics and the Canaries. The latest indices to be published suggest prices were flat towards the end of 2016 for seasonal reasons. Data from Tinsa shows that values were up by 0.2% overall in December.
It is expected that a return of overseas buyers in 2016 will continue into 2017, but fewer British buyers due to Brexit jitters. While Spain has always been popular with European buyers the country’s golden visa scheme which grants residency to people from outside the EU investing in property is also proving popular. When it was introduced in 2013 with the offer of permanent residence for an investment of €500,000 or more in real estate, it was slow to take off but the latest figures show some 24,500 visas have now been issue of which 11,774 were to principal investors and 12,731 to family members. Total foreign investment through the
scheme was €1.71 billion as of the end of October 2016, up from €1.05 billion at the end of 2015, an increase of 63% with property the most popular investment stream accounting for 77%. The data also shows that Chinese buyers had invested a total of €469 million in 666 real estate purchases by the end of October, up 75% compared to the end of 2015 while Russians invested €480 million, 46% in 2016. The most popular destination amongst Chinese buyers was Madrid while Russian buyers are concentrated on popular holiday and second home locations such as the Costa del Sol, Costa Blanca, Costa Brava and Barcelona.

BATTERSEA POWER Each morning, over 234,000 people commute to and from London Victoria train station. The highlight for many, was to catch a glimpse of the iconic disused Battersea Power station as the train rolled into the station. The population of Battersea is projected to grow dramatically by 2030. The borough of Wandsworth is predicted to expand by 12%. That’s an extra 20,000 residents. The riverside ward of Queenstown – which encompasses Battersea Power Station – is expected to account for the majority of the borough’s population growth. When the Tate Modern, formerly Bankside Power Station, opened in 2000, apartments in the surrounding post code district rose in value by 109% and construction of new developments in the area surged. Russell Simpson is predicting a similar effect when Battersea Power Station is completed.

Battersea Power Station is considered one of London’s most iconic buildings. The coal-fired power station was built in two stages, Building A in the 1930’s and building B in the 1950’s. The Grade II listed station ceased generating electricity in 1983 and left many wondering what would become of the landmark as they began to watch it deteriorate. Today, the power station and its 42 acres of former industrial land is being transformed into a diverse new neighbourhood with a thriving community which features new homes, businesses, shops, culture, restaurants and cafes, all served by a new Northern Line underground station. In Mid-2016, prices for an apartment in Battersea averaged £820,000, whereas average prices for an apartment in Chelsea was almost double at £1,465,000. Brexit has positives and negatives for UK home building
The decision to leave the European Union could adversely affect the construction of new homes as many workers are from other countries, it is suggested, but red tape will be reduced.
It seems that overall Brexit has potentially mixed effects for the home building industry. On the one hand many workers are from other EU countries but builders would be free from red tape regarded as holding up construction. According to Brian Berry, chief executive of the Federation of Master Builders, the UK construction industry has been heavily reliant on migrant workers from Europe for decades. ‘It is now the Government’s responsibility to ensure that the free-flowing tap of migrant workers from Europe is not turned off. If ministers want to meet their house building and infrastructure objectives, they have to ensure the new system of immigration is responsive to the needs of industry,’ he said.

However, John Elliott, managing director of Millwood Designer Homes, believes that Brexit could be good for the house building industry. ‘I am excited to get on with the New World and see the back of EU laws which have been detrimental to us for over 40 years,’ he said.
‘We need to train more construction apprentices so we are not overly reliant on migrant workers from Europe or further afield. That’s why it’s so important the Government gets the funding framework right for apprenticeships,’ he explained.
‘One of the UK’s biggest assets is our home grown housing market and this will now be much better off out of EU regulation. For many years, the EU Habitats Directive has had an unnecessary impact on house building,’ he explained.
‘When you consider that this whole policy area is currently in flux, and then you add Brexit into the mix, it’s no exaggeration to say that a few wrong moves by the government could result in the skills crisis becoming a skills

Jan Crosby, head of housing at KPMG UK, acknowledged that any labour constraints brought in could reduce the availability of foreign workers on construction sites, currently a relatively large source of labour for the industry. But added; ‘Our exit from the EU will stop the continual flow of red tape and see our housing market grow and flourish without unnecessary constraints placed on building much needed new homes; working towards creating a better future for Britain’.

Prime property prices in key global cities up 1.4%

Prices in key prime property markets around the world increased by 1.4% on average year on year, almost unchanged from the increase recorded in 2015, the latest global index shows. Australasia was the strongest performing world region in 2016 with prices rising by 11.4% year on year with Shanghai prices up 27.4%, Beijing up 26.7% and Guangzhou up 26.6%, according to the prime international residential index from real estate firm Knight Frank. Seoul also saw strong growth with luxury prices increase by 16.6% and the report says that low interest rates and strong economic growth boosted demand in the South Korean capital. Asia was the second strongest performing region with prices rising by 5.1% on average. In Hong Kong, which recorded negative growth in 2015, prices drifted upwards in 2016 recording annual growth of 2.1%. The strongest market in North America was Toronto where prices increased by 15.1% year on year but this was notably lower than the 25% increase recorded in 2015. A new 15% tax on foreign buyers introduced in August saw sales decrease, the report points out. Meanwhile, Europe continues to send out mixed messages. Of those locations recording a fall in prices in 2016 some 50% were located in Europe. A year earlier this figure was 65%, suggesting that the continent’s recovery is gaining traction. Amsterdam, Gstaad, Munich, Berlin and Barcelona were Europe’s top performers in 2016, but second home markets such as Ibiza, Mallorca, the Western Algarve and Lake Como also rose up the rankings.
But the prime market in London saw prices fall by 6.3% in 2016 with the report pointing out that stamp duty changes in recent years have weakened demand but the final quarter saw activity strengthen as buyers adjusted to the new tax burden. It also says that while some of the strongest performers such as Auckland, Sydney and Berlin, appear to have become permanent fixtures at the top of the rankings, a number of our newer prime movers, such as Guangzhou, Seattle and Amsterdam, can attribute their sudden ascent to the fact that their prime prices are rising from a low base. Guangzhou, for example, now finds itself sitting alongside Shanghai in the rankings, having recorded 27% annual price growth. Yet in real terms, prime prices here are half those found in China’s financial capital. Seattle and Amsterdam are also rising from a low base, but in both cases this can be considered a price correction following falls of 29% and 18% respectively post-Lehman. Latin America is one of four regions which recorded negative growth in 2016 with prices down by 2.7% year on year and in the Middle East prices fell by 3.3% on average in 2016, due in part to the fluctuation of oil prices. Overall of the 100 cities tracked by the index some 61% recorded flat or rising prices in 2016, down from 66% the year before. The report says this suggests a marginal slowdown

in the performance of global luxury residential markets in general. Looking ahead, the report suggests that over the coming months all eyes will be on policymakers in China as they attempt to reign in prices in the largest cities. The wider mainstream market, where price growth of 30% year on year is not uncommon, continues to overshadow the luxury sector. It points out that new cooling measures, including higher deposit rates and home purchase restrictions, have already been introduced in some cities in the hope of both slowing the rate of growth and deterring speculative demand. The report also points out that local economic activity has a strong bearing on price performance, indeed all of this year’s top 10 rankings report 3% or more in annual GDP growth. ‘The long held safe haven narrative still has its place, but with strong capital growth eluding the world’s top financial capitals, we expect secondary markets across Europe and the US to come under the spotlight. Cities that offer the potential for attractive margins, where prices are rising from a low base and where any risk is tempered by a level of transparency and good governance such as Paris, Berlin, Madrid, Dublin, Chicago and Seattle, look likely to perform well,’ it concludes. Ensure your builder holds a valid insurance policy, and if you’re doing it yourself get a self-build insurance from either your financial lender or providers such as Self-Build Zone or BuildStore.
Plan your purchases It is important to make sure that you have selected the right materials for building your property. It is also important that you budget for the correct amount of materials that you will use in your building project.
Ordering too many unnecessary materials can easily blow your budget and can put a hold on your building project if not enough materials are readily available.

Common home building mistakes Ensuring your dream home doesn’t become a house of horrors is simply down to the planning and detail. First time builders will always run in to problems but here we highlight a few of the most common to help you avoid any disasters. Changing the plans Once the architect gets the engineer’s seal of approval any changes made after that can throw the whole project off and trigger a domino effect of problems and costs. For example, wanting to move a doorway, may sound simple but the current position could be supporting a beam which if moved would mean that this part of the house would need to be fitted with an alternative support. In this case, the engineer may need to revise drawings to accommodate the change – which adds up in time and cost. Make sure your planning sessions with your architect produce a plan that is exactly what you want and need in terms of space and layout for your new home.
Water conservation Try to take measures where you can to reduce the amount of water being consumed onsite. Where water is necessary for the building project, seek to use recycled water (such as rainwater). Additionally, when you’re building the property look at ways to incorporate rainwater (or recycled water systems) into the home especially for use for irrigation systems and water gardening. You’ll be amazed how much you can save.
Cutting corners Even if you are working within a tight budget cutting corners on design and materials does not make economic sense to. Do not cut corners on the fundamentals of your build such as bricks, roof tiles and windows because you want to save money for internal fittings as the old adage says “ you pay for what you get” and replacing a roof in a few years will costs an awful lot more than internal fittings
Energy conservation Artificial lighting is a factor that we cannot get away from, however aim to use energy conservation bulbs in your finishes and where possible make use of natural light, ask your architect about installing light tunnels and sun pipes into darker areas of the home. Skylights and shutters are also another brilliant way to bring light into the home and combined with the use of smart systems it will conserve energy and help the environment too.
Think smart Smart homes are fast becoming a popular trend. Where you have the opportunity to integrate smart technology into the new home, consider it. It should help to improve the perceived value of the home and will also help to reduce ongoing running costs.
Paying up front This is a big no-no. Paying builders in advance is one of the most common mistakes. If a builder doesn’t trust you enough to start work without cash up-front, you shouldn’t t trust them either. Set up terms and pay when different stages of the work are completed. Alternatively register funds with a third party such as a lawyer who can release funds at designated stages.

What is Maiz y Diaz? Maiz and Diaz is a multidisciplinary architecture studio located in Marbella, with over 20 years’ experience working on the most exclusive urbanizations across the Costa del Sol. How would you describe your style? We believe Maiz and Diaz style has to be the end result of the collaboration between our team and the client,

That is why we see all our projects as unique, differentiating themselves from the rest by contributing our experience to the clients’ ideas. What are these essentials you take into consideration for each and every project? We find that at the beginning of a project’s design process you have to think comprehensively, considering factors like the location of the plot, its topography, surroundings, orientation, views, privacy, safety, the
internal and external connections of the gardening, the clients’ requested agenda and the type of architecture and design that will make them happy and comfortable. As a result of our previous clients’ referrals, we are now working on new luxury villas in La Zagaleta, El Madroñal, Flamingos and Guadalmina, and also on an original project involving luxury beachside townhouses. Out of all these, we would like to highlight a 10 super-luxurious apartments’ project in Sierra Blanca, because of its one-of-a-kind design. What do you think of the current market? We are very optimistic about it. Many investors have been approaching
us to talk about buying raw land for construction, because they recognize this region has some spectacular prospects for the near future. In Marbella there are some outstanding professionals, both in architecture and in the construction and development processes, and Marbella’s image, along with its surrounding areas, is a very lucrative one for foreign investors. Hopefully we will all value and care for this luxury market, so that it can grow even stronger. What are your thoughts on tendencies in the design sector? Nowadays, most clients demand an original, modern yet functional design, with clean, defined lines, with emphasis on the exterior elements, and in the case of development projects, a complete set of services and amenities, along with special facilities. On the other hand, we still keep working on projects with classical and modernized Andalusian architectural styles, because they appeal to some of our clients. As we mentioned before, our goal is not to be published in magazines for the originality and complexity of our projects. Instead, we want to earn the clients’ satisfaction by improving on their own ideas. What would you advise to a client with an intention to buy land for a villa construction? Before purchasing a plot, we would suggest you make sure that everything is fine in regard to urban planning, in order to avoid unpleasant surprises in the future, and verify the suitability of the plot for construction of the particular type of villa you wish to build. What were the company’s beginnings? It was founded in 1979 by José Luis Román Clavero.
What are the basic principles behind the company? Above all else, the quality of our products and meticulous clientservice. We use the most innovative technology in the market in order to be able to offer a practical product, and optimum results, without losing even a tiny shred of the charm and natural beauty of wood – while also taking special care with every design detail to create an exclusive product for each client.

How would you summarise the market at present and how you fit into this market? The current market is very difficult, bearing in mind the overall economic situation. In general, sales of our kinds of products are mainly to the Russian market and clients from the Nordic countries, as well as the Arab market, not to mention Britons and the rest of Europe – they have always sustained our local economy. We mostly cater for the top end of the market, those with high spending power, and they demand exceptional quality, design and exclusivity. We fit into that market perfectly, as our services and products are aimed specifically at that kind of market: it’s very familiar territory. To that end, in spite of the delicate situation society is going through at the moment, our company has made a strong commitment to the future. We have a large showroom in Puerto Banús, where clients can check out a wide range of the products and styles we manufacture – an excellent facility for us as well as for architects and clients.
What are the inspirations and influences behind your work? Latest generation German technology and meticulous selection of materials. Our influences range from styles highlighted by pure and refined lines, geometric shapes and art deco to neo-classical, new rustic and even neobaroque. In addition, we create exclusive designs for clients if a project requires it.
What is your vision for the company and tell us more about your passions? Román Clavero Windows & Doors is a company with a sound future, and our priorities are to improve from day to day and to position ourselves as a market leader in Spain, while expanding our frontiers and promoting our products outside our borders, with exports to other countries. Our passion is wood. We make products using other materials, such as aluminium and bronze, but always ensuring wood remains the main protagonist. What are your thoughts about modern architecture in Marbella and how are you involved? In recent years we have been witnessing a change in trends. Previously it was very rare to see projects that were different from the Costa del Sol’s traditional architecture: that is, Andalucian or rustic style grilles, windows and doors with shutters, staves, nails, etc. Only occasionally did a “different” more modern project emerge. Few of us knew then that they were just the first ones to be following a trend towards “cubic”, architecture: flat roofs and ceilings, straight lines, aluminium wood windows, pure and refined lines simple homes with modular designs. Now this has become the current trend, and it’s no longer strange to see these kinds of projects. Our company has been able to adapt to this style with such new products as our 0 Line, passageway doors up to three metres high, made without cover plates or flashing, and with frames level with the wall and hidden hinges; aluminiumwood windows, our IV-88 Mira and IV-88 Mira Therm Series; and finger-jointed entrance doors
How do you see the future of modern architecture (particularly in Marbella)? Our personal opinion is that we are going to see two diametrically opposed architectural styles. In accordance with the current market there will be projects featuring “cubic” architecture, and we will probably start to see neo-classical and neo-baroque. It’s already the trend in interior decoration and we wouldn’t be surprised soon to see projects for houses with large Greekstyle columns – and consequently that style will also find its way into carpentry. It is important to offer personalised architectural projects and, to that end, also provide completely adaptable carpentry services, not just aesthetically (shape, varnishes and ironwork) but also technically, with constructive solutions for any difficulties that might arise in a specific project. These kinds of projects that are being undertaken now, and in the future, are a long way from the carpentry products produced to scale, and at low cost, for major apartment and house developments built in Marbella in previous years – before the current crisis.
What does a “home” represent to you? An extension of the personal nature and manner of those living there…. a comfortable place that invites you to live in it.

Nowadays the world-leading tendencies in architecture and interior design are such principles as: modularity, energy-efficiency, ergonomics, environmental friendliness and aesthetics. Design studio Nota Bene has implemented these principles in of the latest projects, which is built in Minsk, Belarus. Nota Bene has developed the interior design, the architecture project of the building, and the construction project. In addition to creating concepts, the author participated in the implementation, so everything conceived, has become a reality, and the building continued 118 days only. Everything was made under the management of Nota Bene Studio –from biological cleaning of the facilities to the connection of all modern communications (including fiber-optical communication and access control systems).

COPENHAGEN The philosophy of home is the simplicity of the lines. Based on how the owners feel the space and internal logistics of the house, the architects of the studio chose the enfilade system of the plan. It means long spatial axis made up of a series of openings between rooms that all align. Design Studio placed living and household areas, SPA and drive under one roof. Style and image are embodied in each detail: the facade is made from several materials - concrete, vented panels and blocks made of noble larch are assembled under falz roof covering, subsided on one of the walls. This helps to visually unite and take away numerous structures of the site, moreover, to save time for home logistics movements. It is contemporary ergonomics of living space. The house has been designed for suburban life and family rest. Therefore, Nota Bene used the Danish style as a starting point. The regular geometric shapes of the modular house create the effect of minimalism. Associatively, the name of the project is “Copenhagen”, a simple but neat and charming Scandinavian
space appeared. At the same time, the author of the project Maxim Maximenko added the house its individuality and character. There is a pine forest directly in front of the house, which undoubtedly complements the image of the entire ensemble and emphasizes Scandinavian motifs in the author’s idea. The windows and terrace - all the architectural elements of the personal residential complex allows owners feel free and not limited in space, with their eyes always directed inward - nothing comes out. The concept of light and air allows residents to enjoy the harmony of suburban life and forget about the city bustle. The frame house “Copenhagen” is a stylish example of modern modular houses and architecture. The facade of the house emphasizes the uniqueness and style of the project - a seamed roof with a minimum angle of inclination, which smoothly passes to one of the walls. To date, this type of buildings is very relevant and in demand in Europe.

Life in the house, the penetration of light and warmth, the view from the windows and landscaping - everything is thoroughly planned and organized on internal life scenarios of house hosts. The house is beautiful, so there is no sense to hide such a wonder behind a broad fence, this is why the author has planned and created a barrier that gives passers-by an opportunity to enjoy modern architecture. Gabion columns are filled with gravel - simple and stylish solution. The house is a high-grade and stylish example of modern architecture with several trend details: minimal roof slope, various types of sustainable building materials, “smart” self-control system. In addition, one of the features of frame houses is energy efficiency. There is a parking for electric cars, energyefficient ventilation. There are almost no radiators - the house is heated using floor heating and climate control instruments.
