We have all heard too many bad experiences from people that bought a property and things went wrong. We do not want you to say “I wish I had known this before I bought my property in Spain, or elsewhere”.

As soon as you announce that you are looking to buy a property, you can expect friends and family to give you their well-intentioned advice, be careful as they might not be updated on the changeable property market.

FINANCING

The following points are here to bring your attention to the main issues you need to consider when buying a property: PROPERTY LEGAL STATUS Once you find a property of your interest do not take further steps before your advisor undertakes the necessary legal searches to guarantee that all issues regarding the ownership of the property are in order. Including, but not limited, to the proper registration at the land registry, the existence of first occupation license or the non-existence of any charges or encumbrances. CONTRACTS Due to the importance of the investment, the final purchase and sale agreement requires previous negotiations

The most common way to buy a house is through a bank mortgage. Before entering into one, it is highly recommended to make a good benchmark study of reliable banks mortgages in the country of purchase. There are significant differences between them that should be considered to make sure they guarantee your best interests. Special attention must be paid to the interest rate selected (fix, variable, mix), the commissions imposed by the bank, and the insurances. TAX TREATMENT There are many taxes involved in the purchase of a house (VAT, transfer tax, stamp duty tax, or municipal capital gain, amongst other) so it is quite important to think about the best tax structure to carry out the purchase to avoid significant extra costs. You are well advised to obtain first hand independent tax advisory before entering the transaction.

CAPITAL GAIN CLAIMS WHEN SELLING A HOUSE Cases in which to claim the return of the capital gain after selling a house. A new sentence by the Constitutional Court, from last February, declares unconstitutional the application of capital gain in those cases in which the house did not increase its value when sold. Following the precedent set by this sentence, one can claim capital gain as follows: – Not when the house is sold at a price higher than when it was bought. – One can only claim the return of the tax if the sale took place in the last 4 years. Otherwise, prescribed. In cases of Inheritance or donation one can claim taking into account the same rules that apply in a conveyancing case. The value included in the acquisition deed and the value stated in the transmission are the one which will determine if the capital gain can be claimed or not.

HOw TO CLAIM 1. Once Capital Gain tax has been paid, a written notice including the amount of the tax paid and a formal request asking for a rectification and devolution of the extra amount paid, must be submitted before the Town Hall which collect the taxes. 2. If the answer is negative we will have a period to submit an Appeal (except in those cities where there is not an Economic-Administrative Municipal Court) and, subsequently, an Administrative-Economic Complaint. 3. From this moment, a judicial procedure can be started and is where the possibilities to gain the claim increase. There is a period of two months to start this procedure before the Superior Court of Justice. We highly recommend to receive the advisory of a professional to proceed with a claim as the possibilities of winning and even the possibility of starting a claim will vary from case to case.

House prices rising in Spain in areas with high demand and low supply House values in Spain increased by 2% in April but the country’s housing market is still seeing some significant differences between cities, coastal areas and island locations.

The latest data from appraisal company Tinsa shows that prices in big cities like Barcelona and Madrid were up 6.1% and in the Balearic and Canary Islands they were up 4% while along the Mediterranean coast they were up 1.3%.

While the housing market is undoubtedly recovering it is still a mixed outlook. Figures from the Land Registers Association showed prices were up 7.4% in the first quarter of the year and the Fomento index was up by 2.2% in the first quarter.

Indeed, Barcelona’s property market appears to be one of the most dynamic in Spain at the moment with the latest market report from agents Engel & Volkers showing that prices per square metre are up to €12,000 in the Zona Alta and Diagonal Mar districts.

But the Idealista index, which covers resale asking prices, shows they were down by 0.7% in May and the index from the Notaires Association showed a fall of 1.3% in March.

‘Even though the level of construction has gone up, demand still significantly exceeds the availability of homes,’ said Oriol Canal, managing director of Engel & Volkers Market in Barcelona.

‘There’s not much of a pattern to discern other than the sense that average house prices are either slightly rising or slightly falling, either way not changing by much,’ said Mark Stucklin of Spanish Property Insight. He pointed out that the index from the land registrars only looks at the price of property that has sold twice in the period of study so that explains why it is out of line with other indicators. ‘National house price figures are not much use when it comes to understanding local markets but they might influence expectations and confidence. In reality, house

It also shows that international demand is rising and families from Russia, France, Bulgaria, Argentina and the United States are particularly looking for large, light modern apartments with sea views. The firm is predicting further prices rises in Barcelona due to the high demand from overseas buyers. ‘Barcelona is a region with a healthy economy and excellent infrastructure, which offers a high quality of life. We predict that this year prices for high quality residential property in prime locations will rise by 9%,’ said.

Spain’s recovering property market sees sales down by 8% in April The up and down nature of the recovery in the Spanish property market is revealed in the latest statistics which show that sales recorded in the Land Registry fell by 8% in April compared to a year ago.

The figures from the National Institute of Statistics (INE) mean that the housing market has seen its biggest fall since February 2014 but it follows a big surge in March of almost 30%. According to Mark Stucklin of Spanish Property Insight while the falls comes as something of a surprise it should also be noted that with the odd exception sales have increased steadily almost every month for the last four years and are still up by 10% year to date. ‘As always, it’s important to bear mind that the INE’s figures are based on sales inscribed in the Land Register, not actual sales that took place in the period. As such they lag the market by about two or three months. So this decline reflects a decline in sales closed around January and February,’ he explained. He also pointed out that April’s decline might have something to do with the unusually large increase in March. ‘Perhaps sales were brought forward into the March recording period. Some experts quoted in the Spanish press are attributing the decline to Easter falling in April this year, but that doesn’t make sense for the time lag reason,’ he added.

There was a modest fall of 5% in resales but a big decline of 22% in new home sales and Stucklin explained that new home sales don’t include off-plan sales, which won’t be counted until the homes are built and delivered. A breakdown of the figures show that in regions where foreigners tend to buy there was a big increase in Tenerife, up almost 50% in the northern regions of Asturias and Cantabria, and the Costa Brava is finally showing some growth with a rise of 6%. At the other end of the scale it was a bad month for Castellón province, home to the Costa del Azahar with a fall of 36% while Valencia City was down 29%, Malaga province, home to the Costa del Sol, was down 28% and Murcia down19%. Even the Balearics, which has been one of the hottest markets for years, was down 15%. ‘Brexit is undoubtedly having an impact on sales in Malaga, Alicante, Murcia, and the Balearics, where the British are an important component of demand, but that doesn’t explain the slump in buyer activity in regions like Barcelona and Madrid,’ said Stucklin.

Seven of the world’s most acclaimed architects have been invited to design seven villas, creating the ultimate representation of their ethos and aesthetic, tailor made for the site and climate. Each villa sits on a private and secure 10,000 square metre (one hectare) plot, yet the hope is that the seven owners and their families will ultimately come together, finding shared ground in the journeys that have brought them to this place. In many respects, La Reserva is the culmination of the Sotogrande project. Founded in 1962, the community was a refined and discrete destination from the outset, intended as a place to escape from an increasingly media-saturated world. On this sheltered coast, residents found privacy with style in amongst an environment of exceptional quality, from the design and materials used to the way that space, light and architecture reached out to embrace the Spanish skies. These twenty square kilometres have now served as a distinctive retreat for many decades, with five world-acclaimed golf clubs, some of the world’s best Polo fields, tennis and racquet clubs, sailing facilities, an equestrian centre and 1,400 berth marina, as well as a selection of the region’s best restaurants. La Reserva shares all this and more. The seven villas are the work of some of the biggest names in contemporary architecture, including Ben van Berkel of the Amsterdam-based UNStudio, best known for their fluid, elegant villas and bold, sculptural towers. Carlos Ferrater, who heads up the Office of Architecture in Barcelona brings a distinctive angular twist to the white-walled perfectionism of Mediterranean Modern, creating public and private spaces that are refined, gracious and bold. The London office of Philip Gumuchdjian has worked all over the world, with works ranging from tiny boathouses to a collaboration with the legendary Japanese architect Shigeru Ban on the Pompidou Gallery in Metz, France. The Valencian practice of Fran Silvestre shares a delight in the abstract and architectonic possibilities of solids and voids. Silvestre’s whitewalled architecture is never plain, but always spectacular - an abstract canvas for living. Jan Jensen, founding partner of the Oslo firm of Jensen & Skodvin, creates buildings with a strong connection to their environment, emphasising natural materials and traditional craft in a modern shell. Marcio Kogan, founder of Studio Mk27 in São Paolo, has a similarly close relationship with materials and place, while the Swedish architect Andreas Martin-Löf creates houses that frame their spectacular surroundings. Sotogrande will provide the perfect canvas for these seven skilled practitioners. Each house will share a sense of grand scale and great occasion, translated through seven very different architectural approaches but all including spacious entertaining rooms and living areas, as well as facilities like pools, wine cellars, gyms and media rooms, staff accommodation, ample parking and studios or art rooms. Amenities include access to Sotogrande’s long-established facilities as well as the private new Country Club currently under construction at La Reserva. Here will be an exceptional health and wellness spa, lagoons, tennis club, trails for cyclying, horseriding or strolling, and plenty of activities dedicated exclusively to children’s enjoyment. This is a landscape steeped in prehistoric legacy, with a crucial role in the history of modern Spain. House building and civil engineering boost construction output


Construction output rebounded in April, rising at its fastest rate so far this year amid a jump in house building and civil engineering activity.

The closely watched Markit/CIPS UK Construction purchasing managers’ index (PMI) rose to 53.1 in April, up from 52.2 in March and above economists’ expectations of 52.0. A reading above 50 indicates growth. The rise was credited to an increase in civil engineering and residential building activity, while data showed a “solid upturn” in new work received by UK construction companies Duncan Brock, director of customer relations at the Chartered Institute of Procurement & Supply (CIPS) said: “With the biggest rise in new orders since the beginning of the year, the sector is in a strong preelection position buoyed up by a hardy UK economy and strong client confidence.

However, demand for workers sparked concerns about the availability of subcontractors and the size of the wider skilled labour pool. New work also increased demand for construction materials, with input purchases rising at a rate not seen since November. But that demand fuelled another “steep” rise in input prices, which have already climbed after the Brexit vote due to the weaker pound - a factor that has made imports more expensive. Tim Moore, senior economist at IHS Markit, said: “Supply chain pressures also intensified, as highlighted by the largest lengthening of delivery times for almost two years.

“The housing sector offered up the best news, recovering from last month’s minor blip and building on its strongest performance since the end of last year.”

“A sharp rate of input cost inflation persisted in April, reflecting an ongoing pass through of higher commodity prices, imported goods and energy costs.

It comes as separate PMI figures on Tuesday showed that manufacturing output jumped to a three-year high in April as new orders were boosted by strong demand at home and abroad.

“However, the recent recovery in sterling may have started to help limit some cost pressures in April, as the overall rate of input price inflation moderated to a six-month low.”

The pound was barely moved by the data and was trading down nearly 0.1% against the US dollar at 1.292 and was hovering near the flatline against the euro at 1.183. The construction PMI survey showed that civil engineering was the best performing sub-category in the construction sector last month, expanding at the fastest rate in over a year. Home building growth reached a four-month high, while commercial building expanded at a weaker pace than in March. The jump in new work for the construction sector underpinned a rise in construction sector employment which rose at the fastest pace since May 2016.

The survey showed that around 49% of respondents are expecting a jump in construction output over the next year, while only 10% are forecasting a drop. That level of confidence is slightly lower than March, but is “still well above” the post-Brexit vote low in July 2016. Samuel Tombs, chief UK economist at Pantheon Macroeconomics, said the recovery in civil engineering is likely to strengthen given the 6.7% increase in public sector investments earmarked for the fiscal year. “But the outlook for housebuilding is mixed; it will be supported by further falls in mortgage rates, the continuation of the Help to Buy equity loan scheme and a dearth of existing homes being put up for sale, but undermined by the squeeze on real wages,” Mr Tombs said. “Meanwhile, commercial work likely will remain depressed by Brexit uncertainty, and labour shortages across the entire construction sector may become more acute as immigration from the EU declines. “On balance then, 2017 still looks set to be another tough year for the construction sector.”

UK to create world’s first register of foreign property owners

A public register of foreign property owners using companies and other structures and arrangements to buy real estate is to be created in the UK, the first of its kind in the world.

The new register will be public and will include those who own or want to buy property in the UK. It will be easily accessible and avoid creating a disproportionate burden or put off legitimate investors. One of the main aims is to prevent those buying property from hiding behind offshore corporate vehicles as they are regarded as vehicles for hiding illicit funds and laundering the proceeds of crime. There has been rising concern that the rise in overseas owners of property in London, for example, could be due to criminals using the real estate market. In order to ‘strike the right balance between improving transparency and minimising burdens on legitimate commercial activity’ the Department for Business, Energy and Industrial strategy has is asking overseas investors, property and transparency experts to submit evidence by 15 May 2017. ‘The UK property market attracts a great deal of inward investment to the UK. This investment benefits the UK economy and supports the construction industry and a host of connected trades across the country. It is something that the UK government is committed to protecting. Therefore it is important to ensure the integrity and reputation of the UK property market,’ said Margot James, Minister for Small Businesses, Consumers and Corporate Responsibility. ‘The UK property market should be seen as fair, transparent and clean in order to attract the right investors and owners. Honest business should not fear that they are supporting criminal enterprise when investing in UK property. A higher level of transparency will boost investor confidence,’ she explained. The consultation document says that the Government is concerned about the potential for illegal activity to take

place through overseas companies investing in the property sector and explains that some properties are owned through offshore companies in order to obscure their true owners. ‘This can make it difficult for regulators, legitimate businesses and the general public to know who the true owners are and can make it very difficult for law enforcement agencies to carry out effective investigations. The use of offshore corporate vehicles to obscure the true owners of UK property has attracted those who wish to hide illicit funds and launder the proceeds of crime,’ it says. Indeed, between 2004 and 2014, over £180 million worth of property in the UK has been investigated as suspected proceeds of corruption. In January 2016 the National Crime Agency reported the conviction of a money launderer who had used offshore companies to launder £12m stolen from Commerzbank through council properties in London. ‘The secrecy that these offshore companies provided made it difficult for investigators to identify who owned the properties. Greater transparency of property ownership will make the job of enforcement agencies easier and will discourage criminals and the corrupt from choosing the UK to hide or launder their money,’ the document adds. Under the current proposals entities wishing to buy property will have to register their beneficial ownership information with Companies House. If their application is successful they will be allocated a registration number. This number will be required in order to register title to the property at the appropriate Land Registry. Entities that already own property will be given a transitional year in which they will be free to choose whether to disclose the information and apply for a registration number or dispose of their property.

Job creation worries and financial squeeze blamed for house price ‘stagnation’ House prices have “stagnated” as a Brexit squeeze on household finances and a slower pace of job creation continue to dampen demand.

The Halifax house price index showed house prices during the first quarter were 0.2% lower than in the previous three months, the first quarterly fall since November 2012. Halifax added house prices fell by 0.1% between March and April and there has been “virtually no change” in prices over the past three months. Martin Ellis, Halifax housing economist, said: “House prices have stagnated over the past three months. “Housing demand appears to have been curbed in recent months due to a deterioration in housing affordability driven by the sustained period of rapid house price growth during 2014-16. “Signs of a decline in the pace of job creation, and the beginnings of a squeeze on households’ finances as a result of increasing inflation, may also be constraining the demand for homes.” Consumers have been stung by the collapse in the value of the pound since last year’s June referendum, which has resulted in soaring shop price inflation and eroded spending power. The annual rate of house price growth remained at 3.8% in April, the lowest rate since May 2013, Halifax said.

The average house price across the UK now stands at £219,649. Howard Archer, an economist at IHS Markit, said: “We suspect markedly weakening consumer fundamentals, likely mounting caution over making major spending decisions, and elevated house price to earnings ratios will weigh down further on housing market activity and house prices over the coming months. “However, a shortage of supply is likely to put a floor under prices.” The news come after Bank of England figures showed last week the number of mortgage approvals being made to home buyers fell to a six-month low in March. It was the second month in a row that the number of mortgages getting the go-ahead for house purchase has edged downwards, with February also seeing a decline. However, Mr Ellis added: “A continued low mortgage rate environment, combined with an ongoing acute shortage of properties for sale, should nonetheless help continue to underpin house prices over the coming months.”

Monaco set to continue to be most expensive place to buy a home


Residential property in Monaco is now the world’s most expensive with average prices rising by 180% in a decade, new research shows, a trend that is expected to continue.

A record €2.7 billion of sales were recorded in 2012, the third year that total transactions exceeded €2 billion, with strong demand for limited supply pushing prices to new highs, according to the latest report from real estate firm Savills. The average resale price in 2016 was €4.3 million or €41,400 per square meter, with the growth rate since 2006 largely unseen in other developed economies. By comparison, prime London prices grew by 70% over the same period according to Savill’s world cities data. The Monaco insights report explains that in common with other prime markets across the globe, large properties are in high demand and trade at a price premium. Indeed, one bedroom properties averaged €36,300 per square meter while four bedroom and larger homes were €48,500 per square meter. It explains that Monaco attracts a diverse range of international buyers seeking security, wealth preservation or a business base. British, Italian, Scandinavian and South African buyers were especially active last year. However, towards the end of 2016 and into 2017 market activity slowed as buyers adopt a ‘wait and see’ approach ahead of the elections in France, a major trading partner, and wider global political events. With prices at record highs, wealthy vendors are unwilling to negotiate down and sales volumes are now falling.

The research also found that in 2016 the average price of new build properties in Monaco was €13.7 million, three times higher than resale properties of a different, sometimes dated, specification. Indeed, a large proportion of Monaco’s housing stock was developed in the 1960s and 1970s and many of these properties are looking dated and ripe for renewal and refurbishment. In total, only 553 properties were sold in 2016 and of these some 33 were new build, just 6% of the market. However, in terms of value, these properties represented 17% of the market. The report says that new developments, such as Tour Odéon and La Petite Afrique, have brought property to Monaco that’s up to the standards of other major world cities. Designed to meet the demands of wealthy international occupiers, the well appointed, spacious residential units offered are priced accordingly. Monaco is home to the highest concentration of millionaires in the world. Wealth Insight counts 31 millionaires per 100 residents, an increase of 7% since 2014. Fast and

‘Wealthy residents hold their properties for long periods, so market liquidity is low. Monaco’s position on the global stage is assured, but owning a piece of it will be more di cult and come at an ever-higher price,’ said Paul Tostevin, Savills associate director. He explained that the next decade will see expansion and land reclaimed from the sea, ambitious urban renewal projects and interests outside Monaco’s borders. Three projects alone will bring two new marinas, new cultural facilities and public spaces, and more than 100,000 square meters of residential and commercial floor space. Tostevin expects prices will remain at record highs. ‘Buyers are becoming more price sensitive, but with an ongoing supply-demand imbalance, we don’t foresee any potential for downward adjustment. There were no completions in 2016 and we anticipate a shortage of new product in the near term,’ he added. ‘There is ongoing global political uncertainty but while some are adopting a wait and see approach, in the long term Monaco’s safe haven credentials will underpin demand. Changes to the UK’s non-domicile rules from 2017 could see more expats choosing Monaco as a base,’ he concluded.

Strong demand and a lack of supply continues to push up prices in Portugal where the housing market recovery is well underway, according to the latest property market survey.

Although the headline pace of growth remained constant in March 2017 when compared with February, the survey from the Royal Institution of Chartered Surveyors (RICS) and Confidencial Imobiliário points out that price expectations over the next three months have risen continuously since July 2016.

But the report says that a shortage of supply does appear to be dampening demand expectations, with a net balance of -9% of respondents anticipating demand will soften going forward.

‘Over the last six months there has been a continuous decline in expectations regarding the future number of new rental contracts, marking a change in the trend observed over the last couple of years,’ said Ricardo Guimarães, director of Confidencial Imobiliário.

Taking a longer term view, it reveals that survey respondents believe the strongest price increases over the next 12 months will come in the Algarve. Further ahead, contributors foresee the pace of growth converging across Lisbon and the Algarve over the next five years, while expectations remain a little weaker in Porto. The report says there is a considerable momentum behind the sales market with promised sales rising at the strongest pace on record and this is matched by a pick-up in both demand and sales expectations. Respondents reported a rise in transactions across the sales market over the month along with an increase in new buyer enquiries. Overall, the March results are consistent with a

more buoyant sales market backdrop and activity is expected to gather momentum at a faster pace than previously envisaged. This increase in overall activity is representative across all three regions of Lisbon, Porto and the Algarve which are covered by the index. At the same time, sales expectations over the next three months strengthened at the national level for first time in three months. However, there was no change new sales instructions, indicating that the pick-up in demand has not been accompanied by a rise in properties coming onto the market. The National Confidence Index, an amalgamation of near term price and sales expectations, also continued to increase, rising from 42 in the previous month to 47. The indicator

Going forward, this might reduce the pressure on rents which has been driven by the lack of supply,’ he added. RICS chief economist, Simon Rubinsohn, pointed out that the rate of unemployment fell to 10% across Portugal in February, the lowest level since 2009 and a consistent improvement in the labour market has coincided with a sharp rise in consumer confidence. ‘On the European Commission’s measure, consumers are now more confident in making a major purchase than at any other point since 2002, and this upbeat sentiment is mirrored across housing market activity indicators,’ he said.

Home sales in the US record strongest quarterly growth for a decade


The United States residential property market saw its strongest quarterly sales pace for a decade in the first three months of 2017 which is causing prices to accelerate, the latest index report shows.

Property prices have now increased for three quarter in a row with the national median price up 6.9% compared to the first quarter of 2016 to $232,100, according to the data from the National Association of Realtors (NAR).

Overall 30 or 17% of metro areas recorded double digit increases in the first quarter of the year, unchanged from the fourth quarter of 2016. There were slightly fewer rising markets in the first quarter compared to the fourth quarter of 2016, when price gains were recorded in 89% of metro areas.

According to Lawrence Yun, NAR chief economist, continual supply shortages is fuelling faster price appreciation across the country. ‘Prospective buyers poured into the market to start the year, and while their increased presence led to a boost in sales, new listings failed to keep up and hovered around record lows all quarter,’ he said.

Total existing home sales increased by 1.4% to a seasonally adjusted annual rate of 5.62 million in the first quarter, the highest since the first quarter of 2007, and are 5% higher than the 5.36 million pace during the first quarter of 2016.

‘Those able to successfully buy most likely had to outbid others, especially for those in the starter home market, which in turn quickened price growth to the fastest quarterly pace in almost two years,’ he explained. He also pointed out that several metro areas with the healthiest job gains in recent years continue to see a large upswing in buyer demand but lack the

The five most expensive housing markets in the first quarter were San Jose in California, where the median price was $1,070,000, followed by San Francisco at $815,000, AnaheimSanta Ana at $750,000, Honolulu at $746,000 and San Diego at $564,000. A breakdown of the figures shows that total existing home sales in the Northeast fell by 2.2% in the first quarter but are 4.2% above the first quarter of 2016. The median existing home price in the Northeast was $255,000, up 2.2% from a year ago. In the Midwest, existing home sales fell 4.3% but are still 1.6% above a year ago with the median home price up by 5.75 to $176,600 in the first quarter from the same quarter a year ago. Existing home sales in the South were up by 5.8% and are 5.8% higher than the first quarter of 2016. The median existing home price was $209,000, up 8.8% from a year earlier. In the West existing home sales rose 1.6% and are 7.4% above a year ago with a median price of $342,500, up 8.4% in the first quarter from the first quarter of 2016.

Worldwide property prices up by 6.5% Globally property prices in key locations increased by 6.5% during the 12 months March 2016 -March 2017, the highest rate of growth for three years, according the latest index.

Overall, 11 countries out of 55 recorded double digit price growth in the year compared to only four a year earlier, the figures from the Knight Frank global house price index shows. Iceland led the index, recording average price growth of 17.8% in the year to March 2017 while price growth in China slipped marginally to 10.3% per annum with more than 45 cities having implemented home purchase restrictions. Ahead of their 2017 elections France and the Netherlands saw price growth increase while in South Korea, the UK and Germany price growth slowed. The data also shows that it is not simply that more countries are recording positive growth although that has played a part. While 43 countries recorded price rises in the first quarter of 2016, this has now risen to 48. This rise has been accompanied by a concomitant increase in the number of countries seeing double digit annual growth rates. Kate Everett-Allen, head of international residential research Knight Frank, explained that given the uncertain global political landscape, the ramping up of cooling measures in large parts of Asia and the unravelling of stimulus measures such as QE in some parts of the world, growth is helped by economic growth. She pointed out that the International Monetary Fund (IMF) forecast global GDP to rise by 3.5% in 2017 up from 3.1% in 2016 and property’s reputation as a safe haven investment

is also adding property price growth along with the greater availability of mortgage finance in developing markets. Iceland, which leads the rankings for the second consecutive quarter, is heating up with average house prices rising by 17.8% year on year with a dearth of new supply behind the accelerating prices. Iceland’s Housing Financing Fund suggests 9,000 new apartments need to be delivered over the next three years in Reykjavik alone to keep pace with demand. Although China has slipped from seventh to tenth in the annual rankings this equates to a marginal fall from 10.8% last quarter to 10.3% this quarter. ‘Despite various property market cooling measures, including home purchase restrictions (HPR) and increased down payment ratios, residential prices continued to rise,’ said Everett-Allen. In Europe prices are up 12.6% in Malta, up 11% in the Czech Republic, up 10.7% in Estonia and up by 10.5% in Hungary. The report says that economic expansion and the Individual Investor Programme (IIP) explain Malta’s rise, whilst historically low interest rates, wage increases and rising foreign interest are strengthening demand in the remaining three. With the UK facing political uncertainty, the data suggests property prices continue to ease with annual growth reaching 4.1% in the year to March, down from 5.3% a year earlier. A brief look at some of the key elections in 2017 shows France and the Netherlands stand out as two key countries where price growth strengthened ahead of their polls.

True to the title of the exhibition, the Curtain Wall House embodies openness and transparency between interior and exterior. Billowing curtains are the only means of providing privacy to the residents of the house. Without the fabric, the house becomes completely exposed to the busy street.“Mies invented the glass curtain wall, but I just used a curtain” - Shigeru Ban. False facade Ban played with the idea of a glass curtain wall system, and took the terminology quite literally when he decided to envelop the exterior of the house in conventional domestic drapery. The curtain that Ban uses drapes over the two story structure and acts as a facade wall when drawn over the structure. Though it may seem that the drapery is hanging freely at the exterior, behind it there is a series of sliding glass doors that provide protection from unfavorable weather conditions, yet still create a feeling of transparency. When closed during the day, the curtain still filters in the daylight into the living areas of the house,traditional Japanese rice paper functioning like the rice-paper screens, alluding to screens Japanese architecture. When pulled back, the curtain allow the air to enter the interior space freely, and are excellent as a passive cooling mechanism.

Mario Bellini was born in 1935 and graduated in 1959 at the Politecnico di Milano. He lives and works in Milan. His activities range from architecture and urban design to furniture and industrial design. His fame as a designer dates from 1963. He is internationally renowned as an architect and designer, and is winner among others of 8 Compasso d’Oro and prestigious architecture awards including the Medaglia d’Oro conferred on him by the President of the Italian Republic. Created for a client that wanted a mixture of the avantgarde and the cozy, the tour-de-force is clad in mirror-finish, bronzed stainless steel. Studio Libeskind specified the cladding to accentuate luster and exaggerate the changes of light and season. The interior is solid stained white oak. Within the scrolling of the ribbon, enclosure is achieved via large glass planes that at junctures virtually disappear. There are porches on every side and from the interior, unimpeded picturesque views of hay meadows and distant foothills. The interior finishes, cabinetry, and built-in furniture are custom handcrafted from locally harvested oak planks. These elements, along with subtle elevation changes in the concrete floor distinguish the kitchen, living, dining, and sleeping areas without separating them. Circulation throughout the home is seamless and free-flowing, a theme which carries through in the nearly-nonexistent distinction between inside and outside. Challenging both traditional and modern notions of “the house in the landscape,� this bold design does not sacrifice itself to its natural setting, but selectively incorporates the elements therein for the enhancement of both house and landscape.

Move over McMansion… the micro home is now the coolest kid in town. Gone are the days of giant, mass-produced eyesores; today’s trendy home is mini and mobile. Miniature homes have become such a phenomenon they are actually fuelling a tiny house movement across the world leading the way in urban living trends.

But why are micro homes becoming so popular? As with everything in life cost seems to be the dominating factor. Building a tiny home usually starts from around the €20K to €40K price range and often costs less for those interested in building parts of it themselves. Over the past few years developers have also jumped on the band wagon with micro-apartments popping up in cities like NYC, London and Vancouver, and even unlikely places like New Delhi and of course within the space deprived China where micro homes are actually considered large!

LIVING LARGE in small spaces Back to Basics For most micro home owners, the biggest draw is the concept of living simply. With such a small space to live in, homeowners are forced to pare down their belongings to the essentials. There’s no room for collections of trinkets, tons of clothes or fancy kitchen appliances. It may seem bare-bone and deprived to the craft fair regular or hoarder, but it can be quite liberating. No need to accumulate stuff, clean stuff or upgrade stuff… there’s just no room for stuff. What surprises many micro home dwellers is the shift in perspective it creates. They no longer need to pay for expensive housing or see the point of spending on the latest i-gadgets or the newest status symbol. Before long, they are asking themselves why they work so hard! Cutting costs and needing less gives them more freedom. Tiny home owners get to save more of their hard-earned cash, cut back on their work hours, or even retire early from their more traditional careers. It also means no more keeping up with the Joneses. Unless, of course, the Joneses are also trekking across the country in their micro home

tiny Home, Big Profit Timing is another big factor in the micro home’s rise in popularity. The number of tiny homes shooting up across the world has grown in leaps and bounds primarily brought about by the real estate crash, when millions of people simply couldn’t afford to keep and maintain their homes so they simply had to walk away. But not willing to give up the idea of homeownership, some embraced the tiny house movement. Millennials, who saw the after-effects of the housing crash, have also been attracted to these unconventional dwellings as it is a perfect way to get onto the property ladder without burdening themselves with a hefty mortgage.

tiny Homes for eco adventures Another big draw of living in a miniature house is a reduced environmental impact. Tiny homes are incredibly efficient, needing little water or electricity; they also cost less to maintain, renovate and furnish. Moreover, they tend to be built with environment-friendly materials. A number of homeowners choose to go off-the-grid altogether, installing solar panels to their roof. Since the average micro home only has six light bulbs, creating enough electricity is easy. For example, utilizing pocket doors, which slide into the wall when not in use, saves space in the kitchen and other high traffic areas. Traditional swinging doors occupy up to 14 square feet and dictate furniture placement, whereas a pocket door takes up none. Another space saver is the spiral staircase. A conventional straight-run staircase takes up about 30 square feet of a home’s area; in contrast, a spiral staircase takes up from 9 to 16 square feet

consider collapsible features When you think about it, many features in the typical home are only used part of the day. Wouldn’t it make sense to tuck, fold or collapse these things away when not in use? Murphy beds—beds that fold up onto the wall have long been a staple in spaceconscious homes. Today’s versions are not only convenient, they’re stylish and green. Other designers have taken this concept a step further, creating entire bedrooms that stow away when not in use. Not surprisingly, many of these concepts are originating in European and Asian cities, where space has been at a premium for a long time.

Bouncing the light and reflecting images, mirrors will add dimension to any space, making them seem larger and more open. Consider floor to ceiling mirrors for narrow rooms, mirrored closet doors for bedrooms or hanging a wall mirror to enlarge a tiny entrance.

HOUSING REFORM PROJECT IN MADRID A dynamic and flexible apartment that embraces light Built in Madrid during the 60s, with several structural reinforcements due to an enlargement of two floors, modifications in its facilities and huge windows to the south that give it great potential is the scene of this reform project, a residential dwelling in which, as a priority objective we were tasked with maximizing the singularity and functionality of the spaces and the resulting distribution, as well as the value of natural light throughout. Architect Iker López Consuegra, was responsible for the transformation, and went above and beyond a simple facelift managing to satisfy the tastes and needs of the young couple who reside within the house: a photographer and fashion designer who sought, above all, a multidisciplinary, creative, comfortable, aesthetic and harmonious space with which to identify and in which to combine their private life alongside certain aspects of the professional careers. The greatest challenge of the project and, part of its complexity was, “how to deal with and solve the unexpected surprises that we have found in terms of structure and facilities”, explains López Consuegra. “It was necessary to take into account that the building in which the house is located has undergone its own transformations over the passage of the years and that has conditioned to a great extent the spaces”. Another determining factor in the final design was the scheme of rooms that the house had to maintain. The program required not to touch two of the three already existing and to gain another to be used as a small dispatch. “This,” adds the architect, “besides setting a clear order in the distribution of the house itself, reorganizing it to eliminate certain unnecessary and wasted spaces.

Distribution anD materials go hanD in hanD The plan of the housing after the reform project consists, therefore, of two well-defined areas: one private and one public. Areas with their own identity in which LĂłpez Consuegra used different architectural languages, but which - in turn - are linked and connected through common elements as part of the same project. “We needed to find a versatile element that, even by setting a limit, allowed us to see the great potential of the house, its windows facing South and at the same time, divide and group the different rooms physically.â€? Thus, the most significant transformation of the house occurred in the public area within the kitchen and livingdining room, which revolved around dividing the space harmoniously so that the rooms connected together harmoniously remaining visual at all times ensuring light flowed throughout. This has been achieved by using forged or glass grid structures or divisions (translucent, flexible and movable sliders), this enable the space to have versatility being able to join or separate according to the needs of the moment. The design of the kitchen was specially considered and was approached as a compositional element more than just practical. The facing module accommodates the cooling, cooking and oven and microwave column, as well as cupboards, drawers and drawers for storage. In the development of the furniture the client opted for contemporary and sophisticated materials (nanomaterials cut with laser), combined with more traditional and warmth, such as wood.

creating bounDaries This border between the most social and the most private area of the house were made by means of a vertical panel of wood made to measure that moves to give access to bedrooms and bathrooms. A noble material (also predominant in the design and decoration of the bedrooms) that contrasts and marries in harmony with the iron and glass previously used, but which also counteracts and balances the cold effect of the same. The result of this union is born a contemporary atmosphere, rich in contrasts, textures ... that far from out of tune, conveys the serene balance that the owners wanted and which has already become one of the hallmarks of the studio Iker López Consuegra Arquitectura .

a perfect blank canvas to enhance the Décor According to López Consuegra, one of the main points of the reform project was to present the clients with a blank canvas so they could furnish and enhance its qualities “It is important that direct and fluid dialogue with the customer is undertaken to facilitate the integration of decoration.” The idea, he says, “has been to create well-proportioned and comfortable environments that will, in turn, bring new points of view to the owners.” With this in mind a decorative style of Nordic and industrial was implemented to evoke a contemporary and eclectic space. Classical of decoration such as Wishbone chairs by Danish Hans Wegner for the dining area, a mid-century table to accompany them, a Tolix in black for the kitchen, as well as contemporary pieces like the kilim carpets or the Leather sofa that presides the living room to bring character to a trending, vibrant living environment.

back to basics The master bedroom was stripped of all unnecessary elements to leave just a large bed with structure and wooden headboard that is accompanied by white textiles with geometric and tribal prints in black. At the foot of it, and given the lengthy morphology of this room that was irremediable due to the downpipes located in that area, has been designed to measure a wardrobe of almost 6 and a half meters from floor to ceiling. The material of the doors sifts the light that bathes the corridor that is generated. For the bathrooms, rectangular matte white tiles (vertical walls) were chosen which help to multiply natural light and stoneware tiles with matt gray hydraulic patterns (horizontal walls) that also absorb light in a unique way. In both spaces has tried to enhance the feeling of breadth and that is why it has been bet by the glass to separate the water zones, although in this case without just carpentry or profiling. Striking feature in the master bath is the large double use showerhead designed to be used at the same time.

LANDSCAPING & ENVIRONMENT Eco-landscaping makes sense Eco-friendly landscaping offers a wide range of landscape design possibilities that can help your home look great while minimizing chemical fertilizers, reducing water consumption and saving money. Lawns and gardens also provide valuable green space and help increase infiltration and decrease the flow of water off your land. Because we can no longer continue to abuse our surroundings and still expect a healthy, attractive community, we must learn to balance our needs with those of the environment. Green landscaping - also known as sustainable or eco-landscaping - is a method to design, create, and maintain your landscape to save time, money, and energy. Green landscapes nurture wildlife; reduce air, soil, and water pollution; and make healthy recreation spaces.

Plants and HardscaPes Plants are central to the "green" part of green landscaping. When thinking about what to plant, consider native plants or cultivars derived from native plants (sometimes referred to as "nativars.") Native plants are naturally adapted to your regional environment. When considering natives, check with local experts to avoid any natives that are invasive or aggressive. Instead of building a fence for your garden, plant a living wall or a hedge to provide wildlife habitat. Plant deciduous trees (they shed their leaves in winter) on the south and west sides of your home, so they provide cooling shade in summer and allow warmth in winter. Hardscaping, too, can be green. Permeable pavers are a more environmentally friendly choice than concrete for driveways, for example, because they allow water to flow into the ground instead of run off into storm sewers, lakes, rivers, and other bodies of water. Recycling or reusing bricks, stones, glass, concrete pieces, and other materials is a green alternative to buying or creating new materials for landscaping. Water resPonsibly: In the heat of summer, allow your lawn to go dormant instead of keeping it green with watering. Grass is naturally programmed to go into dormancy. Water infrequently, if at all. When you do water, be sure it’s a deep soaking; shallow watering promotes shallow root growth that is more susceptible to drought and insect problems. Use organic mulch in garden beds and around trees to conserve soil moisture and prevent weeds. Look into xeriscaping, also called drought-tolerant landscaping. Especially in dry regions where water is in short supply, using the right design and plants can provide a beautiful display without a lot of supplemental water. An easy way to go green with water is to collect rainwater runoff from your roof in rain barrels. Use that free, naturally soft water for your garden needs.

reduce or avoid cHemicals: By reducing or avoiding chemical fertilizers, pesticides, and herbicides, you benefit water, air, and wildlife. First, test your soil. You may not need to add any chemicals! If your soil needs nutrients, consider adding compost and other organic materials to improve the quality of your lawn and garden soils. A quick-release fertilizer applied in fall -- not spring -- is the most important because it helps grass build reserves for spring growth.

reduce or stoP Fuel emissions: The EPA says emissions from lawn mowers, snow blowers, chain saws, leaf vacuums, and other outdoor power equipment are a significant source of pollution. Avoid spilling gasoline when you fill a gasoline engine or a gas can at the fuel pump. Switch from gasoline-burning machines to cleanerburning electrical engines. Bear in mind, though, that using electricity causes pollution. Use manual tools such as reel push mowers and hand tools. Mow your lawn less frequently. In addition to saving energy and time, your lawn benefits as well. Remove no more than one-third of the leaf-blade length at any time. Keep your grass at least 3 inches long in summer to cool the soil, preserve moisture, and help the grass maintain a healthy root structure. Research shows that mowing higher means fewer weeds because taller grass shades and outcompetes the weed seedlings. Reduce fuel emissions and save time with a smaller lawn. Transform part of your lawn into gardens filled with lowmaintenance, easy-care shrubs and native plants.

Waste not: To create green landscaping, you don't need to change your landscape. It can be as simple as reducing the amount of solid waste you produce. For example, instead of bagging lawn waste such as twigs and leaves, create compost piles. When the yard waste has decomposed, add the finished product to your lawn and gardens to increase fertility.

otHer green landscaPing activities to consider: n Avoid bagging your lawn clippings unless they're so long that they'll smother the grass.
