Move over McMansion… the micro home is now the coolest kid in town. Gone are the days of giant, mass-produced eyesores; today’s trendy home is mini and mobile. Miniature homes have become such a phenomenon they are actually fuelling a tiny house movement across the world leading the way in urban living trends. But why are micro homes becoming so popular? As with everything in life cost seems to be the dominating factor. Building a tiny home usually starts from around the €20K to €40K price range and often costs less for those interested in building parts of it themselves. Over the past few years developers have also jumped on the band wagon with micro-apartments popping up in cities like NYC, London and Vancouver, and even unlikely places like New Delhi and of course within the space deprived China where micro homes are actually considered large!

Timing is another big factor in the micro home’s rise in popularity. The number of tiny homes shooting up across the world has grown in leaps and bounds primarily brought about by the real estate crash, when millions of people simply couldn’t afford to keep and maintain their homes so they simply had to walk away. But not willing to give up the idea of homeownership, some embraced the tiny house movement. Millennials, who saw the after-effects of the housing crash, have also been attracted to these unconventional dwellings as it is a perfect way to get onto the property ladder without burdening themselves with a hefty mortgage.

The imposing fireplace, ornamented with a mirrored inlay reflects the ocean splendour, coupled with four Corinthian-marbled columns, personifies greatness; The ornate hand-moulded plaster and ceiling appliques combined with five chandeliers, lighting and complimenting sconces all help to create an atmosphere that is both elegant and inviting.

A Divine Project of Classic Modernism
Chicago-based designer Donna Mondi channels the dark glamour of 1920s Chicago in her latest interior design project featuring KOKET. 66

ince 2001, Donna Hall, principal of Donna Mondi Interior Design has been successfully creating interiors with a delicate fusion of European Classicism and American Modernism. In her most recent Chicago project, Hall’s inspiration is the sultry charm of Roaring Twenties Chicago, taking advantage of the unique architecture of the space. Her interiors are composed of bold elements layered with textures and patterns, but with a cohesive feeling that runs throughout the design. One of her noted design signatures is to play with the ceiling design or the “5th wall” as seen in the Dining Room of this project. Hall covered the ceiling in an ethereal Maya Romanoff wallcovering while painting the surrounding walls in a glossy black lacquer to reflect light throughout the oval shaped room. The split Living Room also features a dynamic plaster ceiling, added to complement and downplay the striking portrait that immediately grabs your attention. The Master Bedroom flashes tones of gold and white, as apparent in the lively, vintage-

vibe wallpaper. To add some symmetry and balance to this playful space, Hall created matching scenes on either side of the fireplace featuring two custom KOKET Divine Armoires. The iridescent peacock feather armoires were custom made into chests, then Hall topped them with hung Art Deco mirrors, to adorn either side of the fireplace for luxurious his and hers spaces. “I like to infuse interiors with elements from different periods and styles to create timeless, unpredictable surroundings. By merging traditional and contemporary styles, the end result is interiors with layered textures, avantgarde elements, and cutting-edge styling.”
The Divine Armoire is a brand favorite, not just for its exotic and appealing design, but for the message it conveys with its erotic presence. The alluring armoire is the perfect embodiment of KOKET as a brand, from its opulent natural iridescent peacock feathers to the flirty gold ribbon handle, evocative of girlish innocence. Hall’s favorite design trend of the moment is incorporating bold pops of color, seen throughout this interior design project specifically in the girl’s bedroom. The colors mingling in the dramatic rabbit print wallpaper are mimicked in accessories around the room such as the fuchsia bedding and flowers. Her unpredictable yet timeless surroundings are something to be desired, as evident in her two Illinois office locations and growing clientele. The sudden passing of Dame Zaha Hadid has filled our spirits with sorrow. The “queen of curve” and the world’s only female architect, has left a huge void in the world of architecture. Always questioning, breaking boundaries and designing innovative and revolutionary buildings, her work will stand as a testament to her ingenuity. Born in Bagdad in the 1950’s Zaha was lucky enough to grow up in a well-educated Islamic family oriented toward Western multiculturalism. Her father was a successful industrialist and head of the progressive ‘National Democratic Party’ in Iraq it was during her father’s political activities that Zaha discovered her passion for architecture. Whilst visiting the Sumer region of southern Iraq she was awed by the beautiful landscape of one of the world’s oldest civilizations and has attempted to recreate this beauty when designing her buildings ever since. Her architectural journey began in 1972 when she moved to London to study at the acclaimed Architectural Association, by 1979 she had established her own business and opened an office in London, which todays employs over 400 people. At first her innovative ideas were more in demand than her actual designs, she also spent a lot of time teaching for the Architectural Association. Her meteoric rise to the top and to be welcomed within the architectural fraternity was not an easy path not simply because she was a woman but also because of her ethnicity, as an Iraqi woman Zaha was often quoted as feeling like an outsider, as a woman within the male-dominated world Zaha fought spectacularly to gain recognition. She was vilified for her dress sense, her coldness and was often labelled as a ‘diva’. In one of her interviews Zaha was quoted as saying “Architecture is particularly difficult for women; there’s no reason for it to be. I don’t want to blame men or society, but I think because for a long time, the clients were men and the building industry is all male. So for a woman to go out alone into architecture it’s still very, very hard. It’s still a man’s world” but she didn’t let this stop her.

In 2004 she became the first women to receive the Pritzker Architecture Prize, which is known throughout the world of architecture as the highest honour achievable and in 2010 and 2011 she won the UK’s most prestigious award the RIBA Stirling Prize. Zaha’s buildings have been commissioned around the world however her biggest regret was not having a presence in London. Her efforts have resulted in more than nine hundred and fifty projects in forty-four countries across fifty-five nations with many more left on the drawing board following her sad and sudden departure. ZHA Zara Hadid Architects was associated with various cutting edge architects to name a few such as Charles Walker, Alberto Barba, Alex Bilton, Anat Stern, Andrea Balducci Caste, Armando Solano, Chris Lepine, and Bozana Komljenovic. Zha Architects embraced digital drawing early on. This has made the studio able to challenge traditional ways of making architecture. In collaboration with senior office partner Patrik Schumacher, Zaha Hadid has meticulously explored the possibilities of parametric design, allowing for the conception and construction of architecture as seamless flows of energy and matter. Chisel and Mouse With a name derived from the two methods of production brothers Robert and Gavin Paisley co-founders of the British firm Chisel & Mouse, have mastered the art of creating beautiful desktop and wall-mounted architectural sculptures immortalizing icon structures from around the world. It all began in 2011, when brothers Robert and Gavin Paisley decided they were done with their business developing back-office systems software. “We were desperate to make something with our hands,” says Gavin. So the duo set about choosing a new creative business and hit the jackpot with architecturalmodel-making, using both traditional plastercast methods (the Chisel) and modern 3-D printing and computer-aided design (CAD) technology (the Mouse). Set up in a studio

on the edge of the Ashdown Forest Chisel & Mouse was born and from here, the Paisley boys work on both elements of the Chisel & Mouse business: a collection of models based on popular landmarks and buildings including London’s Hoover Building, Miami’s Century Hotel, and New York’s Guggenheim Museum - and the bespoke angle, working with clients to make an any-size maquette of their own home, favourite architectural structure, or even an entire section of a much-loved city. These intricate handmade plaster models of buildings and cityscapes capture the fine elements such as metalframed windows, engraved lettering and hand-carved construction details. Architectural Digest last year described the miniature pieces as, “Meticulously handmade of sleek white plaster and free of flourishes, save the occasional pop of colour. The understated structures celebrate the brothers’ love of architecture, especially Art Deco and modernist design.”

Celebrity House Hunting Homes of the rich and famous listed for sale...
Former home of Édith Piaf’s in the South of France Born to an Italian cafe singer and a street acrobat father, France’s most famous singer, “The Little Sparrow,” Édith Piaf, was a tiny, frail, waif of a woman standing at only 4’8”, but who could belt out a song so powerful and passionate, that the entire world listened. It was a tragic short life for Édith, from birth until her untimely death from liver cancer at age 47 in 1963. As a small child she sang on the streets of Paris with her father but was later abandoned by her parents and was forced to live with her grandmother inside the brothel she owned. She became a full-time Paris street singer as a young teen and at 17 became pregnant with a daughter, who, following in her own mother’s footsteps, Piaf abandoned. The child died of meningitis and neglect two years later. In 1935, Piaf was discovered by 94

the owner of a night club, Le Gerny, just off the Champs-Élysées. From that exposure she gained enough popularity to record two record albums. When the club owner was murdered, Édith found herself on her own again, but instead of giving up, she took charge of her budding career. By 1940, she was a symbol of French passion and became known worldwide for her signature song, La Vie en Rose. After World War II, Édith toured Europe, South America and the United States. American audiences, still quite reserved when it came to displays of gut level passion, had a hard time opening up to Piaf. But her excellent critical reviews garnered her invitations to make two appearances on The Ed Sullivan Show.
Piaf was also known for her high-profile romances with many of the biggest celebrities in France such as Yves Montand and was married twice, but never to the true love of her life, married boxer Marcel Cerdan, who was killed in a plane crash on his way to meet her. Cerdan was well-known in his own right and there was much publicity about their relationship. Fourteen years later, after a number of relationships of less gravity, Piaf died at this, her beautiful retreat in the South of France, Les Pirettes, just outside of Valbonne. Located on the Braque River near Nice, France in an area that was the site of several religious abbeys in the Middle Ages, Piaf enjoyed the tranquility of Les Pirettes after a lifetime in the spotlight. Despite the beautifully proportioned living spaces and bedrooms, she spent much of her time in the smallest of the bedrooms. Retaining much from the heritage of Piaf, there is a stone table shaded by oak trees where she liked to sit and listen to her records. The current owners have preserved all of the grandeur yet peace and tranquillity so important to Piaf. The seven bedroom, six bath restored and renovated home has Provencal-style interiors that are cool in the summer months and cozy in the autumn and winter. Currently being used as a venue for weddings and other large gatherings, there is plenty of space for family and friends with its large rooms, large swimming pool with terraces and expansive gardens. London property prices have risen in last 20 years by over 400% Property prices per square metre have risen by 432% in Greater London against a national average increase of 251% over the past two decades, according to new research. Although London dominates the country’s list of most expensive property locations on a per square metre basis, several areas outside southern England fetch a higher property price per square metre than the national average of £2,216. These locations are given as Solihull and Leamington Spa in the West Midlands, Altrincham in the North West, Scotland’s capital, Edinburgh and Harrogate in Yorkshire, according to the report from UK lender the Halifax. It points out that there has been a substantial gap widening in property prices per square metre between southern England and the rest of Britain over the past 20 years. This has continued since 2011 with London gains nearly double that of the rest of the country. The borough of Kensington and Chelsea remains Britain’s most expensive neighbourhood, with an average price of £11,321 per square meter. Despite dropping 1% lower than last year, it is more than five times the national average of £2,216. Kensington and Chelsea, along with Westminster at £10,552 are the only areas in Britain with an average price above £10,000 per square meter followed by Camden at £9,012. Some 17 areas, all in Greater London, have an average price in excess of £5,000 per square meter with the borough of Merton in South West London the latest addition to this group since last year. Half of the 10 most expensive towns outside southern England are in the West Midlands. Solihull, with an average price of £2,661 per
square meter and Leamington Spa at £2,645 are the two most expensive towns. The other West Midlands towns that made the top 10 include Sutton Coldfield at £2,113, Bromsgrove at £1,970 and Stourbridge at £1,943. Meanwhile, five places outside southern England have average prices per square meter above the national average of £2,216. In addition to Solihull and Leamington Spa, these include Altrincham in the North West at £2,634, Edinburgh at £2,355 and Harrogate at £2,342. The research found that nowhere in Britain had an average price below £1,000 per square meter but Airdrie in Scotland had the lowest average price at £1,019, less than a tenth of the average price per square metre in Kensington and Chelsea. Six of the 10 towns with the lowest prices per square metre are outside England. There are four in Scotland with Airdrie at £1,019, Lanark at £1,040, Coatbridge at £1,071 and Kilmarnock at £1,120. Two are in Wales with Llanelli at £1,028 and Neath at £1,065. The four English towns with the lowest house prices on a per square metre basis are all in northern England with Scunthorpe at 1,036, Accrington at £1,055, Hartlepool at £1,062 and Wallasey at £1,067. ‘House price per square metre can be a useful comparison measure as it helps to adjust for differences in the size and type of properties between locations,’ said Chris Gowland, mortgages director at the Halifax. ‘We have seen the average price per square metre increase by 251% over the past 20 years from £631 in 1996 to £2,216 in 2016, although this national figure does conceal considerable regional differences,’ he pointed out.

‘In particular, there has been a marked widening in the North/South property divide over the past two decades as prices per square metre have risen by 432% over this period in Greater London, more than twice the increase in areas outside of southern England. The consistent gap between southern England, led by London, and the rest of the country over the past two decades is a trend that has embedded itself throughout the last five years,’ he added. Indeed, the data shows that the 10 areas recording the highest house price growth on a per square metre basis over the last five years are all London boroughs. Waltham Forest, Greenwich and Lewisham all recorded the largest growth at 87% over the five-year period closely followed by Newham at 82%. Nationally, house prices per square metre have risen by 31% since 2011 from an average of £1,696 to £2,216 in 2016, with increases of at least 10% in all regions. Greater London has experienced substantially faster growth than elsewhere in Britain, with an average increase of 57%. The South East at 32% recorded the next greatest rise, while Scotland has seen the slightest rise at 10% during this period. Nine of the 10 areas that have seen the biggest increases in price per square metre over the last 20 years are in London, with Hove making up the tenth. Hackney has seen the largest rise since 1996 with an increase of 821%, nearly twice the London average of 432%. Over the past two decades, only four towns outside southern England have recorded a price increase per square metre in excess of the national average. These are Leamington Spa at 287%, Salford at 276%, Rushden in Northamptonshire at 267% and Harrogate at 257%.

Spanish market remains stable with demand up from foreign buyers British buyers have contributed the most to a steady growth in overseas buyers demand for property in Spain as the housing market remains stable. According to figures from the College of Property Registrars more than one in 10 properties sold in Spain is now bought by a foreign buyer, including expats and nonresidents. Foreign demand as a percentage of the market was 13% last year, fractionally down from 13.5% the year before and foreigners bought 46,000 homes in Spain last year, 12,000 in the last quarter alone. Overall foreign demand was up 11% last year, and 12% in the last quarter, whilst local demand grew by only 7% in the last quarter. British buyers were once again the biggest group of buyers by a large margin with 9,956 acquisitions last year, some 21% of foreign demand last year, followed by the French with 4,116 or 9%, and the Germans with 3,445 or 7%. According to Mark Stucklin, of Spanish Property Insight, what is remarkable is how much British demand surged in the last two quarters of the year, which was not the case with other nationalities. Russian demand declined steadily throughout the year. He said that in both cases the change was influenced by exchange rates, with the Pound strengthening and the Rouble weakening. ‘The big story from last year’s foreign sales figures was the 81% increase in British demand compared to the year before. The British are clearly back to being the dominant force in foreign demand, though not yet as dominant as they were in the boom years,’ Stucklin explained.
‘Low Spanish property prices, down around 50% from the peak, plus a stronger Pound are no doubt fuelling British demand,’ he said but pointed out that fears of the UK leaving the European Union following the forthcoming referendum vote in June creating uncertainty about the UK’s future in Europe, and a weaker Pound in the short term, could encourage British buyers to sit on the sidelines for the next few months.

‘So don’t be surprised if British demand is significantly down in the first quarter of this year when the figures come out,’ he added.
While the latest index from appraisal company Tinsa shows average national prices were up 2.7% over 12 months, and by 6.1% on the coast, and 2.5% on the Balearic Islands and Canary Islands.
At the other end of the scale Russian demand was hammered last year, down 43%, thanks to serious economic problems at home pushing the Rouble down around 16% in the last year, and 50% in the last 3 years, leaving many Russians much poorer. Although the market is recovering in Spain there are still signs that pries and sales are up and down. The latest data from property portal Idealista shows that the average prices of a home in Spain fell by 0.9% in February to €1,583 per square meter. Year on year prices were down 0.8%. Only two of Spain’s regions registered increases in the average price of property with the Canary Islands up 1.5% and the Balearic Islands up 0.3%. In Galicia the prices remained stable, while the biggest declines registered were those for La Rioja with a decline of 2.8%, Murcia down 2.2% and Castilla y León down 1.8%. The Basque Country remains the most expensive region for second hand housing, with an average price per square metre of €2,550, followed by Madrid at €2,371 and the Balearic Islands at €1,900. In contrast, the regions with the most affordable housing in February were

But the residential real estate market is regarded as stable. The latest index from the Housing Department shows house prices rose 1.8% last year, the first time this index has finished a year in positive territory since 2007.

The Floating Seahorse has been designed and developed by leading European architects for Kleindienst Group’s iconic island project, The Heart of Europe, located just 4km from the coast of Dubai. At a cost of $2.8 million the Floating Seahorse is the product of more than 5,000 hours of research and 13,000 hours of design and engineering, according to design firm Kleindienst Group The estimated completion date for the first Floating Seahorse is the end of 2016 with follow-up phases, including islands outside just The Heart of Europe, taking place in 2017 and 2018.
The first models went on sale last year, before any Seahorses were even completed and Kleindienst say it has sold approximately 60 Seahorses. Kleindienst also hopes it can make some headway in restoring the endangered seahorse population in the area. “We will create an artificial coral reef beneath the luxury retreats which will be a protected area in which seahorses can safely live and breed,” Kleindienst said at an unveiling even in May 2015.

Monaco has the second most expensive ultra prime property in the world New research shows that the price of ultra prime property per square metre in Monaco is the second most expensive in the world with only Hong Kong more costly. Last year was a strong one for Monaco with a total of €2.25 billion sales with new builds making up just 7% of total sales but 20% of total sales value. The data from Savills World Research also shows that prime two bedroom apartments on the Grand Prix track are nearly nine times the cost of comparable properties on the Singapore race track and if the track was measured as dwelling floor space, it would be worth €3 billion The report points out that Monaco is a small market and average prices are prone to fluctuation depending on the sample of properties sold in any one year. In 2015 the average resale price in Monaco stood at €3.5 million, down 4.8% on the previous year, while the median price at €2.1 million was up 5%. The long term median price trend shows consistent growth, averaging 5.8% per annum since 2010. ‘Monaco continues to be an exceptionally attractive location for the global wealthy and
has all the key ingredients for real estate price growth’ the report says. ‘A very strong local economy employs more people than can be physically accommodated within the Principality. High demand for both residential and commercial space meets with slow supply in an extremely land limited area,’ it explains. This means that Monaco remains one of the most expensive destinations for ultra prime property in the world only Hong Kong tops it at €109,800 per square meter compared to Monaco’s €90,900 per square meter. The report points out that while Monaco’s residential property market may be very valuable it is also very small. Transaction numbers topped only 547 in 2015, but even then this represented less than 4% of private housing stock numbers in Monaco. On average, since 2006, less than 3% of private stock has traded each year. This means the average Monegasque property changes hands only once every 37 years compared to prime London where properties trade nearer once every 20 years. In the re-sale market, which accounted for 93% of deals, 509 sales were recorded. This

was 8% down on 2014 volumes but still 11% above 2007 levels. The very upper tiers of the market are the most liquid and total euro volumes stand 67% above their 2008 peak. Land constrains means that Monaco is taking innovative approaches to urban development. Project Portier, a reclamations project agreed in 2015 and scheduled to complete by 2025, will add a further six hectares of land. ‘Monaco is expanding and rebuilding to remain relevant to modern-day occupier demands.
