hen considering whether to buy an older or newer type of property one should first and foremost follow personal preference. At the end of the day there is no clear-cut benefit differential between a newly-built home or a so-called re-sale/existing one, so much of the decision will be down to individual taste and the quality of the properties that pass before you. Having said that, if you listen to what the market is telling you at any given point it may help to sway you one way or the other. As it happens the Marbella market, like many around the world, is currently in the midst of a new trend that puts modern homes on centre court. This means that those properties, be they villas or apartments, that feature modern architectural styling, crisp clean interiors, the latest technical amenities and stylish contemporary kitchens and bathrooms are most sought-after of all. Naturally you can lay age-old real estate truisms over this, such as the one about location, location, location, so that if you find a sleek, modern property right on the beach you’re looking at what is called prime real estate. To those wishing either to be ‘trendy’ or to maximise the returns on their investment it is therefore highly advisable to look for the sexiest, most modern property in the best possible location.
Trend vs Value Such a property would be ‘on trend’ and as such would be easier to sell and also command high capital growth potential – but all of this comes at a cost. Mindful of its greater potential more people are searching for this kind of property, and it is in this segment that there is the greatest demand, and for the time being the least supply. Most new construction in the coming years will be modern, but for the time being there is a remarkable degree of scarcity.
This makes the advantage of new vs older in the present Marbella market a little less clear-cut. So much so that clever investors have been buying up older properties and transforming them into state-of-the-art contemporary homes, both inside and out. Naturally this is easier to do with a villa than an entire apartment complex, and already it has given rise to a thriving specialist segment of the Marbella real estate market, but it doesn’t change the fact that trendy modern homes with the greatest potential to rise faster in value are also more expensive and harder to find.
The reality is that there is no simple formula other than that investment-driven buyers will put a premium on appealing modern homes while end-user buyers can comfortably prefer the charm of an existing house without feeling that they are investing in something essentially unappealing. Don’t forget that the right re-sale property is easily updated – and it is possible to combine the best of an older property with charm, with the latest comforts and technical infrastructures.

In a world where technology is constantly evolving, interior designers are taking advantage of 3D software. For many years UDesign have been at the forefront of this technology offering it as a standard service for their clients. In their latest assignment, UDesign were commissioned to create a complete interior design project in the prestigious urbanization of La Zagaleta. Their brief was to transform an existing plot into a spacious contemporary family home with virtual 3d imagery. This service allows clients a glimpse into the future so they can visualise their fully furnished project before it is even built. From the very beginning of the project UDesign worked closely with the architects on the floor plans and design features, including kitchens, bathrooms, hallways and entertainment spaces. After the general layout and space distribution has been finalised, the furniture, colours, fabrics and materials are selected and then implemented into the design, from decorative cushions to back lite onyx stone wall panels. Every detail is brought to life enabling the client to visualise their future home whilst still having the flexibility to experiment with different ideas along the way, avoiding any potentially costly errors or mistakes as any changes in the design are made virtually. The in house 3D department work together with the design team to ensure that all the fixtures, fittings and lighting installations are clear and detailed ensuring that all of the technical and creative elements of the design are to scale and accurate. When the interior designs are finalised, professional high quality panoramic photos are taken from the location of the plot/project adding realism to the final images allowing a complete visual understanding of the entire project in situ, complete with fixtures and fittings, furniture, materials and views. With that said, It is however important to remember, that even though 3d technology is an extremely advantageous tool to have at your disposal, it is only as effective as the abilities and creativity of the designers and 3d artists who use it.

What does it mean to create an ‘inspired’ design and why is it important
I
n considering how a new home design becomes realized, the simple answer is through a creative process, a journey whose outcome is intrinsically tied to its outset. The final outcome can always be traced back to the energetic quality established at that outset. This points to the importance of beginning the process of designing a new home with a positive energy, an optimism and a sense of excitement and anticipation. Inspiration means to “create a positive feeling, to give rise to creativity”, and to “breathe in”. In short, a positive result begins with breathing in, taking in my clients’ needs, wishes, desires
and the physical context – coming to fully understand the purposes and reasons that they are wishing to design and build a new home for themselves. In many cases, besides the normal complement of room types, these purposes include creating a healthy, light-filled and supportive home that is well integrated into its site, one that considers its use of sustainable and environmentally considerate materials and systems, and that encourages relationship with the outdoors. A home that nurtures and belongs where it is. With this purpose in focus and when positivity and possibility are engaged and honored
throughout the process, the end product will naturally embody and express those qualities. Further, when the builders and artisans have positive intention, ‘get the inspiration’ and purpose inherent in the design, the building itself can create a positive feeling. This positive feeling becomes intrinsic and has a profound daily impact on the home’s inhabitants. When we have the intention to influence in a healthy, positive way and to create a quality result, wonderful outcomes become realized. -Keith Baker

Fallingwater a unique house built over a waterfall.
In Mill Run, Pennsylvania in the Bear Run Nature Reserve where a stream flows at 1298 feet above sea level and suddenly breaks to fall at 30 feet, Frank Lloyd Wright, America’s most famous architect designed an extraordinary house known as Fallingwater. A property that redefined the relationship between man, architecture, and nature.

esigned and built as a weekend home for family friends Mr. Edgar Kaufmann, his wife, and their son, the waterfall had been the family’s retreat for fifteen years and when they commissioned Wright to design the house they had envisioned one across from the waterfall, so that they could have it in their view. Instead, Wright integrated the design of the house with the waterfall itself, placing it right on top of it to make it a part of the Kaufmanns’ lives. Wright’s admiration for Japanese architecture was important in his inspiration for this house, along with most of his work. Just like in Japanese architecture, Wright wanted to create harmony between man and nature, and his integration of the house with the waterfall was successful in doing so. The house was meant to compliment its site while still competing with the drama of the falls and their endless sounds of crashing water, this and the power of the falls is felt, not visually but through sound, as the breaking water could constantly be heard throughout the entire house.
Wright revolved the design of the house around the fireplace, the hearth of the home which he considered to be the gathering place for the family. Here a rock cuts into the fireplace, physically bringing in the waterfall into the house. He also brings notice to this concept by dramatically extending the chimney upwards to make it the highest point on the exterior of the house. Fallingwater consists of two parts: The main house of the clients which was built between 1936-1938, and the guest room which was completed in 1939. The original house contains simple rooms furnished by Wright himself, with an open living room and compact kitchen on the first floor, and three small bedrooms located on the second floor. The third floor was the location of the study and bedroom of Edgar Jr. the Kaufmann’s son. The rooms all relate towards the house’s natural surroundings, and the living room even has steps that lead directly into the water below. The circulation through the house consists of dark, narrow passageways, intended this way so that
people experience a feeling of compression when compared to that of expansion the closer they get to the outdoors. The ceilings of the rooms are low, reaching only up to 6’4” in some places, in order to direct the eye horizontally to look outside. The beauty of these spaces is found in their extensions towards nature, done with long cantilevered terraces. Shooting out at a series of right angles, the terraces add an element of sculpture to the houses aside from their function. The terraces form a complex, overriding horizontal force with their protrusions that liberated space with their risen planes parallel to the ground. In order to support them, Wright worked with engineers Mendel Glickman and William Wesley Peters. Their solution was in the materials. The house took on “a definite masonry form” that related to the site, and for the terraces they decided on a reinforcedconcrete structure. It was Wright’s first time working with concrete for residences and though at first he did not have much interest in the material, it had the
flexibility to be cast into any shape, and when reinforced with steel it gained an extraordinary tensile strength. The exterior of Fallingwater enforces a strong horizontal pattern with the bricks and long terraces. The windows on the facade have also have a special condition where they open up at the corners, breaking the box of the house and opening it to the vast outdoors. The perfection of these details perfected the house itself, and even though the house tends to have structural problems that need constant maintenance due to its location, there is no question that Fallingwater, now a National Historic Landmark, is a work of genius. From its daring cantilevers to its corner window detail and constant sound of the waterfall, Fallingwater is the physical and spiritual occurrences of man and architecture in harmony with nature. ears ago the buzz word in kitchen design was the “kitchen work triangle� a design format in which the design of the kitchen works around the refrigerator, range and sink being placed 4 to 9 feet apart, forming a roughly equilateral triangle. This design principle was developed back when most people had smaller, closed-off kitchens, and where designed primarily for only one person (usually mum!) to prepare and clean up meals. Today the concept of the work triangle is still useful, but with kitchens now running the gamut from tiny single-wall galleys up to large open-plan kitchens, it’s more useful to design your kitchen in work zones. Work zones are really just the natural evolution of the kitchen work triangle. As kitchens have grown in size and opened up into other rooms in the house, it has become more of a challenge to place appliances in a

neat triangular layout. We also have more appliances at hand than ever before such as dishwashers, extra sinks, microwaves, separate cooktops and wall ovens not to mention more people working and socializing in the space. So by sectioning off the kitchen into work zones, you will maximize efficiency in a larger space; which will enable you to accommodate more appliances and more importantly more space for social interaction.
PLANNING WORK ZONES:

Group appliances and fixtures according to use. To set up work zones in your kitchen, think of the tasks you perform regularly: storing food, prep, cooking, baking, serving, eating, cleaning, making coffee, chilling wine etc. A work zone contains everything you use to perform each task. For instance, you should place your dishwasher next to your sink, with a compost bin and a garbage bin nearby to streamline kitchen clean-up. Store what you need where you need it most. In addition to grouping appliances and fixtures according to use, give yourself enough storage in each zone for what you need to perform the task. This wood-topped baking zone is perfect for kneading bread or rolling out pizza dough. All the bread-making and baking tools can be stored in the cabinets below. Someone can easily work at this station while another person prepares food in another part of the kitchen. Provide landing areas next to major appliances. For safety and efficiency, consider placing a countertop landing area next to your major kitchen appliances, especially the range, cooktop, microwave and wall ovens. You want to be able to quickly set down something hot without having to trek halfway across your kitchen. This will also give you a cooking work zone; you can store items like knives, cutting boards and pots and pans in the cabinets and use the countertops for chopping and cooking prep. Create a kids’ zone. If you have children and a good-size space, set up an area in the kitchen where the kids can hang out, do homework and eat snacks. This will allow you to all be in the kitchen together without the little ones Consider a zone for guests. If you have an open kitchen and like to entertain often, you know how important it is to have an area where guests can hang out and chat while you prepare food and drinks. A large island or peninsula works well for this, since it can act as a barrier that keeps visitors from getting in your way while also giving them a place to perch while you work. Again, think about the items you use for serving and entertaining, and store them in the cabinets below so you can easily access them. Widen the aisles. Whether you opt for the traditional work triangle or to break up your kitchen into work zones, pay attention to your kitchen’s aisle widths. The recommended minimum aisle width is 42 inches, but if you have multiple cooks within the kitchen 48 inches should be the desired width. If you cook and entertain often and have the space, you could go as wide as 54 inches. Wider than that, though, and your space will likely become inefficient, as you’ll spend more time walking than cooking and will take on commercial / industrial feel. www.wallchips.com

High gloss finishes entered the realm of kitchen cabinetry several years ago via the top European design houses. The appeal of high gloss as a popular finish is that the sheen can serve many different design functions. High gloss can create emphatic contrast, particularly when used with surfaces that reflect nature, like the dark, textured wood grains that are also waxing in popularity. A colour trend that is increasing in popularity involves using high gloss for accent colours that really pop. But high-gloss can also be reductive. Take the white high-gloss kitchen for example. It is a perennial favourite for its sleek, clean, modern sensibility. In such an application the high gloss not only minimizes the attention to the surface, but goes so far as to defer the visual back into the open space of the room. Traditional Japanese bathroom design relies heavily on the use of natural materials. In particular, natural wood and stone are commonly featured in Japanese-style bathrooms. These materials can be used interchangeably for surfaces like sink tops and flooring, and they can effectively bring the outside into the space via the use of unfinished wood and matte or rough-hewn stone. Rock gardens, fountains, ferns and other natural elements may also appear in Japanesestyle bathrooms, further emphasizing a connection to the natural world. Furniture in Japanese-style bathrooms is most often made from high-quality hardwoods, often unfinished or stained to deepen the natural appearance of the wood. Japanese Bath Design Elements Designing a Japanese style bathroom is a major remodelling endeavour because a true Japanese bathroom is significantly different than a Western bathroom. But if you have the budget and the means to get it done, you will be able to create a tranquil oasis in your own home that you can retreat to anytime. There are several important elements you will need to convert your bathroom into a Japanese style bath.
Deep Soaking Tub A soaking tub is called ofuro in Japanese and can be made from different materials, including wood. In Japan, the wood they use for soaking tubs is called hinoki. Hinoki wood is excellent for creating soaking tubs because it is naturally anti-bacterial, it’s resistant to mold and insects and it won’t rot. You could also use cedar as an alternative because it has similar characteristics and a wonderful aroma.
Point-of-Use Water Heater The soaking tub requires a lot of water to fill and is designed to be used several times before draining completely and refilling. The soaking water should be hot, so you will need to install a point-of-use water heater.
Separate Bathing Area You will need to design a separate bathing area for actually washing your body and hair with soap and shampoo. Depending on how traditional you want to go, this could be either a sink with pails or a small shower area with floor drainage.

Repair bowed sides to raised beds fix trellises and fencing Soggy winter soil puts a strain on raised beds; sometimes a stake will rot and give way. Any bowed or leaning sides should be fixed now. Dig back the soil behind the bowed side and drive in new stakes on the inside of the sideboards with a slight inward lean. Push sideboards up to stakes and fasten well with screws or nails. If you are interested in purchasing a raised bed, we have a comprehensive selection of Raised Garden Beds available in our online store. Trellises and fencing are also easiest to repair in early spring, with less growth to work around and fewer roots to disturb. Setting new fenceposts, however, is best done after the spring rains have had a chance to drain through the ground. If the water table is too high, post holes will fill with water as you try to dig.
Clear drainage ditches Leaves and debris gather in drainage areas over the winter. Now is the time to ensure that the spring rains will have adequate runoff. Spring seedlings do best in soil which drains well. Because vegetative growth is at a low point in early spring, this is the easiest time of year for clearing drainage ditches. And be sure to put the cleared material, usually dead leaves and small branches, into the compost. Spring compost piles are commonly short on carbonrich materials, and every addition helps.

Weed young spring weeds mulch bare spots in beds Any weeds which appear in your garden beds will be easiest to pull now, as the roots are shallow. Covering bare spots with mulch or ground cover will minimize the emergence of new weeds. Adding mulch to a depth of 3 to 4 inches is usually sufficient. Black plastic sheeting can also be used to cover the beds before planting as a way to suppress emerging weeds. And if you flip the sheeting over once a week you may likely find slugs which have been hiding in the bed. This is a simple way to reduce the slug population in garden beds. When adding mulch to garden beds or around the base of fruit trees, keep the mulch a few inches away from tree trunks and the crowns and stems of plants. This will help reduce rot on the stems of young plants and will protect the bark of young fruit trees.
Prepare your lawn for spring Rake the lawn to remove dead growth and winter debris. This helps bring light and air to the soil level, encouraging the grass to grow. Re-seed bare patches of lawn. Rake bare spots firmly with a metal rake before seeding. Sprinkle grass seed into a bucket of soil and spread evenly over the bare spot. Keep wellwatered until seeds germinate and the new grass establishes. Pre-emergent herbices such as corn gluten may be applied now.
Early spring is the time for lime
Top dress beds Top dress garden beds with compost or wellseasoned manure in preparation for planting. Resist the urge to dig the bed; established beds have a complex soil ecosystem which is best left undisturbed. Nutrients added from the top will work their way down into the soil.
Soils with a pH below 6.2 will benefit from the addition of lime. Dolomite is the finest grind, and is recommended. With ground limestone it will take twice as long for plants to derive any benefit from it. Ideally, lime should be added several weeks before planting. Hydrate lime, or “quick lime�, is not recommended, as it can change the soil pH so rapidly that plants may be damaged. Cover newly limed beds with plastic during heavy spring rains to prevent runoff. Soil pH can be determined by using a soil pH test kit.
