Style News Believe it or not, autumn is just around the corner, and this seasons home décor style gets its 70s groove on. Large scale geometric furniture pieces in glamorous ‘bold gold’ and black are featuring and gold, brass and burnished metals will be seen. There is a huge contrast in fabric textures and new collections are awash with plush velvets, raw and organic linens, and ethereal sheers. Colour is bold and sensuous with beautiful deep dark hues being this year’s hits but with earthy browns, corals, terra-cottas added to the mix. There is a polarity in wallcoverings with both industrial finishes – like rust, cement and burnished metal, going up against large-scale botanicals. And finally, accessories will be luxurious and hand crafted, with North African and Indian influences, but with a personal edge implying travels to far flung places.

Voluptuous Velvets What could be more soothing than velvet? The fabric feels luxurious and welcomes in the chilly days of night of autumn and winter. When combined with rough natural textures (think reclaimed wood and woven baskets) and smooth metals and ceramics, it adds visual interest and tactile cosiness to any room. Velvet is casual or formal BUT always elegant. Like fine wine, it gets better as it ages!

Dark & Mysterious
Forget farmhouse white and grey! This season, it’s all about drama. Dark greens, varying shades of black and chocolate brown are all making a comeback, combined with rich natural wood and leather and accented with brass and cream, this colour combination is a perfect fit for autumn and winter and adds touch of luxe to any living environment.

Terracotta tiles are back! and look set to be one of the hottest trends this season. This classic earthenware replaces currently popular cool and white tones adding warmth and character to your home. Unlike their 80s ancestors, the new terracotta styles are more matte – a little rough around the edges. Glossy smooth finishes are too has-been, while today’s tile is more natural and artistic. Whether you pop them on the living room or kitchen floor, or use them to tile the bathroom, stick to the new terracotta tile and you’ll be bang-on trend this season.

This contemporary apartment was a tribute to the decorative facade of the 19th century building, as it is possible to see through the architecture and contemporary design of this unique apartment.

The interior designers fingerprint is present in every single detail of this project, specifically in the sculptural elements that were added in the ceilings and walls. The project also reflects the perfect combination of old and new, making this a dazzling and stunning residence.
Our idea was to keep the interior space simple in shapes and put an emphasis on classical white walls that contrast with a modern, predominantly dark furniture and floor

When entering the apartment, we’re immediately taking aback by the beautiful turquoise metal elements all over the home’s foyer. It’s impossible to miss this mirrored section of the house, with opens up as a closet and it almost gives the sense of a ‘house within a house’. Another great thing about this private closet is what’s behind it… there is an actual private space for a dog house, with hidden ventilation in the equally turquoise pipes that climb up to the ceiling.

Roald Dahl himself purchased a ground floor home, directly beneath number 8, in 1982, following the publication of one of his greatest stories - ‘The BFG’. He lived on Turnchapel Mews, which he called his “little piece of London”, until his death in 1990. During this period he worked on and completed some of his best known works, including ‘The Witches’ (1983) and ‘Matilda’ (1988), whilst the animated film of ‘The BFG’ was released in 1989. Euan Uglow, described as one of the UK’s greatest ever contemporary artists, purchased a home on Turnchapel Mews in 1958. He transformed the home into his private studio, adapting its upper floor to achieve the high grey London light favoured for its consistency. Chosen specifically due to its seclusion, privacy and ability to inspire great work, was once quoted as saying “it is difficult for me to function anywhere else than in my house studio”. 8 Turnchapel Mews itself has its own inspirational aspects, with the current owner, who coaches women with cancer, using the home as the base for her business, which helps support those in need of rest and recuperation during treatment. Prime central London property market leaves two years of stagnation behind The prime central London property market is seeing signs of recovery with an analysis of data covering the second quarter of 2017 showing that two years of stagnation is coming to an end. Sales volumes strengthened slightly, with an annual increase of 4.8% and average prices reached £1,946,151, up 7.9% quarter on quarter, according to the report from London Central Portfolio in conjunction with independent analysts Acadata using figures from the Land Registry.

The analysis also reveals that the second quarter of the year saw the most expensive sale ever with £90 million paid for a flat in The Knightsbridge Apartments. As a result, the top 10% of the market performed particularly strongly, seeing a 20% increase in average prices to £8 million. However, the most active sector in central London was the £5 million to £10 million bracket, where the proportion of sales increased by 23% compared to the first quarter of the year. Excluding the top 10% of the market, average quarterly price growth was 4.5%. The report suggests that despite a slow down as the market adjusted to increased residential taxation and Brexit, this recovery is, in part, a result of buyers seeking safe havens in the face of increasing uncertainty as tensions mount in the United Articles provided courtesy of propertywire.com 52

Record high for successful mortgage applications in the UK Successful mortgage applications in the UK reached a record high in the second quarter of 2017 with almost nine out of 10 done through intermediaries being granted. Overall some 88% of home buying applications led to offers, up 13% year on year, according to the figures from the Intermediary Mortgage Lenders Association (IMLA). In spite of political uncertainty, the success rate is the highest on record since the IMLA’s mortgage tracker started at the beginning of 2016 and comes at a time when gross mortgage lending reaches £60.3 bil-
lion in the quarter. The quarterly survey report also found that 96% of intermediaries in the mortgage market feel optimistic about its future and suggests that the current record trend is likely to continue. It also reveals an improving picture for first time buyers, saying that they have taken advantage of an extended period of low interest rates and lender support, which despite affordability pressures meant that the number of mortgage applications by this group resulting in offers increasing by 17% year on year to 88% in the second quarter.

The Designer talks to us about this projects: “This amazing house was one of the longest projects i worked on, but this is in no way an issue. on the contrary – it is one of its many positives. The investors came to me as soon as the works begun so we were able to agree on such elements like colours of the elevation or where roof windows should be situated. Having an optimum amount of time to 54

design the interior of the house we met way in advance and i learned about their amazing interests, what they do in their free time and where they like to travel to. We knew that the house will be classic, stylish and elegant because this is how the architectural project portrayed it. and this is how the investors wanted it to be. i wanted to draw inspiration from the now fashionable but then not very popular Hampton’s Style. its name comes from a small region of the USa, situated on long island in new york. Great politicians, renowned actors and rich new yorkers have their beautiful, luxurious summer homes there. additionally, as is now typical for my style, i contrasted this style with dark elements, often purely black details, to go away from the ocean’s atmo-
sphere towards the Baltic north.” “i would not be true to myself, and my clients would be probably disappointed, had we not designed more modern interiors. ii is first and foremost the bathroom adjoining the sauna, which is praised for its simplicity and breeziness. The idea came from a sink which looks a bit like an african drum. We added tiles inspired by rainforest and the rest is complimented by a green faucet, produced by a small manufacturer in the north of italy (who donates all the money from selling such faucets to charities digging wells in africa).” “one of the owners’ unique passions is the love of music, high quality musical equipment, collecting albums and listening to them in a separate music room, which i was
also able to design. initially, when i entered the room in the investors’ previous home to make an inventory of their Cd collection, vinyl collection and collectible concert editions, i felt like my daughter would in a room full of lego sets. They were all my favourite albums! What an extraordinary collection! i designed a darker room with a sound-proof convex wallpaper to store the collection and huge speakers connected by thick cables to amplifiers. it is a great joy to see the owners of this musical collection enjoying listening to music in a room designed by me.” “The heart of the home and the overall style indicator is, of course, the kitchen. initially, the owner thought about putting cabinets in a beautiful, octagon-shaped bay window. For me it was the ideal spot for a table, to cre-
ate a less-official dining room, where we can have our morning coffee or a mum-daughter lunch when you would gossip about friends from school. My investors liked the idea. it was obvious that we would have such a table custom-made, according to a project. Seating area in the window complemented the rest. The table and counters were made from italian marble, brought straight from Carrara. The same marble was used hundreds of years ago by Michael angelo and Bernini for their sculptures. The owners’ other passion, travelling, is exhibited even in the kitchen. The walls are decorated with souvenirs brought from various trips. This collection was approached in a
similar way as Cds: when making an inventory, before working on the house itself, i remembered my trips to many of these countries. The owners seem to have souvenirs from every continent apart from antarctica and, who knows, maybe someday they will venture there? i arranged the collection thematically and so gorgeous Venetian masks are decorating the hallway on the second floor and the chess corner in a relaxation room is fully dedicated to india. almost every spot in the house now carries memories and has become a place worthy of its owners.” in this project we can see and feel every word that the designer share with us and fill proud to be part of this world. delightFUll brings a balance to the main walls with our Galliano Wall lamp.

The renovation of a Haussmann style apartment in Paris, conducted by the French designer Patricia Mauguy Flores, from PFB Design, is one of the latest interior design projects in which BRABBU’s products have been included. The restoration of this private residence was handed to Patricia Mauguy Flores by a young family that trusted the designer’s talent for mixing modernism and tradition, comfort and originality, while effectively transforming the house into a unique space. The designer selected the finest materials and worked on a bold association of colours, in order to make this spacious apartment an elegant and stylish household. The primary goal was clear: to enhance the majesty the high ceilings and the ornate mouldings give to the apartment, with luxury furniture and a creative colour scheme.

With this in mind, it was in the living area and the contiguous dining room that Patricia decided to include two dissimilar models of armchairs from BRABBU – Dukono and Namib, respectively. And, with the aim of matching the overall colour palette, the designer opted to personalize the chairs with different fabrics. Placed in a common area, set as a place for reading in the middle of the living room, Dukono armchair stands out from the neutral background with its bold purple hues. Positioned at both tops of the dining table, Namib armchairs were custom made to perfectly match the room design. These invigorating, balanced and curved armchairs are true master creations, where wood and velvet transformed a classic. Also, the fact that the chamber has plenty of natural light, giving it greater height, allowed the designer to go for a bold turquoise set of chairs, garnished with pillows printed in a fantasy scheme.

1. First and foremost - Get your house sparkling clean. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle. This is the easiest way to help your home put its best foot forward. What-ever you do don’t skimp - this step is key! 2. Use colour cleverly. Choose sophisticated neutral colours. Now is not the time to experiment with that “fun”-looking lime green. But that doesn’t mean you need to go all white, either. Rich mid-tone neutrals like mocha and “greige” create a sophisticated backdrop that makes everything look more pulled together. 3. Add the right lighting. Lighting creates mood, so keep it light and bright in practical areas like your kitchen, whilst table lamps will add atmosphere and ambience to your living room and bedrooms. 4. Define each room. Your buyers need to know how they would use each room, if you have been using a spare bedroom as a dumping ground for odd pieces of furniture and boxes of junk, it’s time to clean up your act. Each room should have a clearly defined purpose, so think about what potential buy-
ers might like to see here. An office? A guest room? Another kids’ room? Whether you buy inexpensive furnishings, rent them, or borrow some from friends, making a real room out of a junk room will have a big payoff. 5. Make rooms feel as spacious as possible. Mirrors and shiny surfaces help to bounce light around spaces, making them feel bigger. Try adding oversized mirrors to otherwise dim corners to really open them up. Remember, space adds value! 6. De-clutter. A potential homebuyer needs to picture themselves in your rooms, and quirky decorating or pictures hurts the illusion. Take the collectibles off the mantel and put the pet paraphernalia and children’s toys into storage. 7. Swap personal photos for stylish artwork. Nice pictures for your walls don’t have to be expensive; there are plenty of high street shops selling affordable wall art, and these will give your walls a real lift. Bring an out-of-date bath up to date with gleaming white walls whether via a fresh coat of white bath and kitchen paint or ceramic tile and new lighting. Replace bathroom accessories with welldesigned ones from a designer bath boutique. You can get matched ensembles that include toilet tissue holder, wastebasket, trays, etc. Aim for the hotel chic look: Crisp white towels neatly stacked in a towel holder, small trays on the vanity holding attractive toiletries or soaps (wrapped or unused) and scented candles. 9. Invest in new bedding. Cheap or old bedding can really devalue bedrooms, and make them feel dated. For a relatively small spend, you can transform your bedrooms with new bed sets and matching curtains chose neutral colours as this will again create space and light 10. Create a gender-neutral master bedroom. Appeal to everyone with a clean, tailored master bedroom, free of personal items and clutter. Alexandre Danan The interior designer Alexandre Danan was born in 1970 and has had an early awakening for the wonders of drawing and sculpture, as well as history and artwork. Human nature, if not strong ethics, dictates that if someone writes their deepest thoughts and feelings in a journal, someone’s going to read it. Odds are, it will be the wrong person. That’s what happened to the marriage of Marilyn Monroe and playwright Arthur Miller. It was Marilyn’s third marriage after James Dougherty and Joe DiMaggio, and though she probably tried to fight the impulse, Marilyn’s curiosity finally got the best of her when she read Miller’s diary and learned that he clearly regretted marrying her right from the very beginning. Marilyn toughed out the next few years but by the fourth year into their marriage Marilyn had acquired a debilitating drug habit. Miller soon began seeing the Austrian-born American photographer Inge Morath whom he later married in 1962, after his divorce from Marilyn in 1961. Possibly the only time Marilyn was truly happy in her marriage to Arthur Miller was at the time of their two weddings. The first was a civil ceremony and two days later they had a small traditional Jewish wedding at the country home of Miller’s agent in Waccabuc, New York. In some places on earth there’s not enough ground to hold on and get inspired of when designing, but Bodrum is definitely not one of those places. Ignoring the rich culture and geographical context, the local values, materials and architectural approaches, Mandarin Oriental’s architectural design came up with an accustomed modern design dwelling which can blend in any modern city like Los Angeles, Sydney or Dubai, but not in Bodrum. Y. House is situated in this dwelling of Mandarin Oriental Residences in Golkoy, Bodrum. Whilst Mandarin’s disconnected approach from local context, our project’s main drive was to mediterranize hence to create a house harmonious with the local culture and geographical context. A house to be used any time throughout the year by a family with two teenagers. Simple yet sophisticated, homely yet elegant. Natural materials like wood, iron and stone were applied with local taste. The slate used on the walls, textured plaster walls, lath ornaments on the ceilings are recalling the traditional applications. Underneath the plain, high ceilings in the living area, a floating pannel as a second layer was put into practice as a model of an old, traditional wooden structured ceiling. And of course, the goal was to gather all these materials and approaches together in ways to fulfill the contemporary needs of a modern family on a daily basis.

An unusal extra enthusiasm for us was to work with a family who is in pret a porter business for years, following the fashion trends and styles, knowledgeable on fabrics and techniques. Thus knowing what they want or what they dream of, maybe even more important; being able to define it. With just one ‘mood board’ they had prepared (as they phrase it in their fashion business), we knew what they had in mind and their expectations. During all the design process it was also interesting to feel the difference between the fast consuming fashion design and the long lead architectural design. It was exciting to connect the trendy pieces, colors, ideas with our more settled approaches which are kind of trying to stay away from trends. And also finding out that they are somehow insepperable or unavoidable...

How did Nomadous begin? Your first collection has five pieces, how this will be developed from now on? At the moment we have five pieces in the same collection, inspired by different places in the world. Although, this is something that will be constantly changing and growing. We intend our collection to transcend boundaries. Our plan is to firstly keep developing this worldwide collection and in the future to segment it by continent, ethnicity, state,
city, village or even streets. This way the organization of the collection will be constantly changing as we add more and more pieces. The world is a never ending source of inspiration, therefore there are no limits to how far our collections can grow.
How do you gather inspiration to create your pieces? We feel inspired mainly by the trips we have done so far, together or apart. In these trips we have encountered different realities and backgrounds which alone inspire us to create. It’s amazing how a simple conversation with someone can make you rethink the way you see things and life in general; How a

sunset in the right location can change your mood for the better; And how experiencing a breathtaking monument can change your perception of beauty. This can definitely be seen in the details of our pieces, the colors, materials, textures and shapes reflect all we have lived so far. In the end, our pieces sum up our life’s history as well as those of whom we had contact with. Again, our inspiration is as limitless as the beauty of the world.
Being inspired by so many different things how do you translate it to the pieces? Our creative process always begins in living or remembering an experience we personally had. We first start out by idealizing
a piece based on that experience and start sketching. To be honest once we are in this stage the piece totally changes because we recall more details of what we have seen and that fascinated us. This results in adding or changing details in the piece.

Once this is done we critically evaluate every aspect of the piece to be sure it is not only beautiful but functional as well. We also make sure the piece reflects our feelings so we can transmit it to everyone who has the chance to be in contact with it. That is the key factor for our collections to evoke such strong emotions in design lovers worldwide.
Portugal has a strong cultural heritage when it comes to wood working so of course we take advantage of that. Also, we think about the inspiration behind the piece and what techniques connect better with that. In the end we mostly use wood carving and faceting, marquetry, gilding and high gloss varnishing, with a modern twist.

The residential property market in Spain is set to see a steady rise in home prices in the foreseeable future, according to the real estate branch of one of the country’s banks. According to Solvia, the property division of Sabadell bank, average Spanish house prices will rise by 7.3% between now and 2020, although there is likely to be wide regional variations.

Meanwhile, another Spanish bank Bankinter is forecasting that house prices will have risen 4% by the end of 2017 and are set to increase by between 4% and 5% next year.
Solvia also expects sales to increase, predicting growth of between 7% and 8% each year until 2020 while Bankinter suggests transactions could rise even more quickly. Sales are likely to be strongest in Barcelona, Madrid, Seville, Malaga and Alicante, where demand is high.
Regions with the strongest demand and economies such as Catalonia and Madrid are likely to see the biggest rises and the Solvia forecast suggests increases of 11% and 14% respectively.
Meanwhile, demand for property on the Spanish island of Ibiza is pushing up sales and homes are selling faster, according to the latest analysis report from Engel & Volkers.
‘Demand for high end residences on Ibiza remains significantly higher than the supply available. In addition, we registered a rise in average property prices in 2016,’ said Florian Fischer, managing partner of Engel & Völkers on Ibiza. Ibiza benefits from strong international demand and last year Engel & Völkers brokered properties to buyers from 17 different countries. The report reveals that Germans top the group of overseas buyers, followed by British, French, Swiss and Italian buyers. Ibiza Town is set to continue to be one of the most in demand markets on the island and redevelopment of the centre is due to be completed this year, while some of the most exclusive residential areas can be found in the south and southwest of the island. Properties vary here from contemporary designer villas through to traditional old fincas. ‘This year has got off to a great start and we are building on the positive sales growth of 2016. To date we are ahead of sales target and continue to see demand from a wide variety of international buyers who are looking for premium property often with sea views,’ Fischer explained. ‘Continued investment into the island’s infrastructure is key to meeting the demands of the high end market that Ibiza is renowned for. New local regulations and restricted building permissions in rural areas will protect the island’s countryside but also impact limited supply and push prices up,’ he added.

Recovery in Portugal set to continue with sales forecast to rise by 30% in 2017 The recovery in Portugal’s residential property market is expected to continue in 2017 with estate agents and brokers predicting a rise of 30% in sales during the year. Buyers from overseas have also been re-
turning, according to the Portuguese Real Estate Professionals and Brokers Association (APEMIP) which says that Portugal is in a unique position to offer political and social stability to foreign investors.
French property market sees record sales in Q1 -2017
Sales are being helped by lower mortgage costs with data from the National Statistics Institute (INE) showing that the interest rate on housing loans has fallen now for 13 months in a row to its lowest level since 2009. In the Algarve, for example, Casas do Barlavento has found that around 45% of interest from abroad is coming from the UK despite Brexit, followed 24% from Sweden and 15% from France.
The residential property market in France is recovering with record sales higher than expected in the last 12 months and prices rising in some towns and cities.
Portugal’s Golden Visa scheme, which offers residency to non-European Union property investors, is also proving popular with 16% of overseas buyers in this category.
Overall, the latest property report from the Notaires de France, says that they expect prices to rise by 1.2% year on year by the end of this month but some locations are seeing much higher growth.
‘It has been a long time for the recovery, but we are now seeing an increase in demand which is now not keeping up with supply,’ said Paul Cotterell, sales director of Casas do Barlavento.
For example, in Bordeaux prices are up 15.5% year on year, although this is likely due to the new high speed rail link which is reducing times from the city to Paris to just over two hours. The Notaires said there has been a particular rise in demand for older apartments.
Price are also rising. The latest INE figures show that they increased by 7.9% in the first quarter of 2017 compared with the same period in 2016. Values for new homes increased by 4.2% and for existing homes by 9.2%.
In the southern city of Nimes prices per square meter increased by 11.1% in the 12 months to May 2017 and in the northern city of Lille they were up by 8.5% while prices in Paris increased by 5.5% over the same period. But some parts of France are still in the doldrums. Prices in Clermont-Ferrand (above) were down by 9.4% year on year, fell by 5.4% in Amiens and by 4.7% in both Rouen and Metz Sales, have also risen. Notaires recorded more than 900,000 property sales in the 12 months to May and said that buyers are making the most of competitive prices and low mortgage rates.
The figures also show that sales increased by 25.9% year on year to €4.3 billion and as well as the Algarve, the country’s capital city Lisbon is also seeing prices rise and sales increase.
This was noticeably higher than the 824,000 sales recorded between May 2015 and May 2016 and higher than the 880,000 sales that had been forecast for the 12 month period ending in May 2017.
Foreign buyers can typically get a mortgage from a Portuguese lender for about half the value of the property they are buying home, according to agents.
The Notaires report also point out that properties that are selling are doing so very fast and without any negotiation and this is pushing up prices. And they warn that a rise in social security charges and changes to capital gains tax could have an impact on the property market going forward.
Buying costs, including sales taxes, land registry and stamp duty are about 7% and rental yields are also growing with some locations at 5%.

Real estate market supports new cycling initiatives
To help achieve the commitment of reducing carbon emissions by 26% by 2030, the Portuguese Government is completely revitalising Lisbon’s cycling infrastructure.By 2018 the city’s cycling network will have increased by 250% and this summer sees the test phase launch of a new cycle-sharing network. In response to this change in mobility infrastructure across the city, real estate developers are now supporting with the own initiatives. “By European standards, Lisbon is a small capital; with an urban area half the size of London and a third of Paris,” comments Carlota Pelikan, Lisbon Adviser at Athena Advisers. “The real estate market isn’t the only sector where this size difference intensifies change. Increases in population and tourism coupled with limited parking meant that Lisbon needed to shift its approach to mobility. These new initiatives will dramatically change how people move around here.” On one of these new cycle lines is an area of central Lisbon that’s quickly becoming the city’s new investment hotspot. Conveniently 184

located between Avenida da Liberdade, Lisbon’s brand-filled arterial spine and 10 minutes’ walk from touristic Baixa, Intendente has property prices that are substantially cheaper than the better-known areas just around it. “At around €4,000 per square metre, Intendente offers serious value for money in an area that neighbours Lisbon’s more famous districts, where prices for similar properties easily reach up to €8,000 to €9,000 per square metre,” comments Lloyd Hughes, Communications Director at Athena Advisers. “It’s becoming popular with the younger crowd, creatives and artists, which is feeding the long and short-term rental markets. New hotels are opening up too, but there is still significant room for price growth, very much in line with what central Lisbon as a whole has seen over the past few years.” Lisbon as a city is emerging as one of the most popular tourist and property investment locations in Europe, with wealthy investors drawn to its new quality housing
stock, affordable prices and flexible investment immigration policies. Old period buildings are being carefully regenerated across the city to a standard synonymous with an increasingly demanding international tourism market. According to Confedencial Imobiliaro, an independent property price statistic organisation based in Lisbon, property prices in Lisbon are up by over 40% in the historic centre since 2014. Data from Airbnb and Athena Advisers shows that property occupancy rates are high. Overall, the highest annual revenue generated through renting a home on Airbnb reached €52,452 for a two-bedroom apartment and €77,096 for a four-bedroom apartment. Rental yields for properties in Lisbon are around at 5-6%.
Set to complete in December 2018, prices for the apartments at Largo 57 range from €260,000 - €560,000.
Why Lisbon? The property market in Portugal is booming, and Lisbon is the central hub for investment. Over 4,800 ARI applications have been successful since the scheme was launched back in October 2012. The vast majority were obtained through investing in property and, of those, more than 90% relate to property purchases in and around Lisbon. According to Confidencial Imobiliรกrio, property prices went up 46% between 2014 and 2016 and the country is continuing to attract investors from around the globe. We expect prices to continue to rise by a minimum of 5% each year over the next five years, making now the perfect time to invest in this thriving city.

The Deira Islands project located in the North East end of Dubai consists of four interconnected islands, covering a total area of approximately 15.8 square kilometers. The four islands will feature a variety of mixed-use plots for a development of beachfront resorts, hotels and residential communities.
