One of my top trend tips for 2018 is to look out for products that relate to Wabi Sabi – the ancient Japanese philosophy of finding beauty in imperfection. It honours the passage of time and the beauty of natural materials. Unlike shabby-chic, new pieces are not intentionally roughed up to look used. As we step into the different rooms we see the love that designers brought into the project. With furniture brands like Minotti, Poltrona Frau, Kristalia, Amuneal shelving system is easy to imagine the precision and challenge that designers took under their” wings”. “Interaction with the client is very important. We usually work in contemporary styles such as minimalism, loft, eclecticism. Based on this the client comes to us for these stylistic directions. Our goal is to make not just a beautiful picture but also a comfortable space for each specific customer considering his lifestyle, habits etc. Before we begin to develop the project we discuss and carefully explore our client’s wishes, his action scenario in the space. During each stage we keep a close relationship with him. We have one common goal, and we both are interested in getting a good result.”

REPORT UK Value of homes in the UK up by 48% in last decade

The value of privately owned homes in the UK had risen by £1.94 trillion over the last decade with over half of this increase in London and the South East, new research shows. It means that the total value of privately owned UK housing stock has surpassed £6 trillion for the first time, according to new research by the Halifax. Since 2007, the total value of private residential property in the UK has grown by 48% to an estimated £6.02 trillion and in the past year alone, the value has grown by £376 billion, mainly reflecting average house price

growth of 5% in the year to August. The average value per household in the UK now stands at £256,912, up from £187,310 in 2007, representing an increase of close to £70,000 or 37%. This increase has been driven by a 45% rise in the average house price and the stock of privately owned homes expanding by 1.9 million from 21.5 million to 23.4 million. In London, the average value per household is almost half a million at £498,000, some three and a half times higher than in Northern Ireland with the lowest value of £141,681

OBR forecasts house prices will rise by 3.1% next year House prices in the UK will rise by 3.1% in 2018, slow slightly to 3% in 2019 and then 2.9% in 2020, with the higher rate next year down to stamp duty change, according to new guidance. The figures were published by the Office for Budget Responsibility (OBR), an advisory non-departmental public body established by the UK Government to provide independent economic forecasts and independent analysis of the public finances ahead of the Budget. Budget news but along with an advisory note from HMRC also published to accompany the Budget announcements, the data indicates that prices are going to rise due to the abolition of stamp duty for first time buyers. The OBR also says that house prices are expected to rise by 15% between the second quarter of 2017 and the first quarter of 2022, less than its last forecast of 22% in March. The OBR cites a fall in expected growth in real incomes as a reason for the longer term slowdown.

The research also shows that in 2017 some 68% or £3.8 trillion of private property wealth is concentrated in the southern regions, up from 62% in 2007. While private property wealth in the South continues to grow, the share of wealth in northern areas has fallen from 44% to 38%. Overall the value of housing in southern England has increased over two and half times faster than the north, 65% compared to 25%, over the past decade. Some 55% of the £1.94 trillion rise in the last decade is accounted for by London and the South East. Since 2007, the average house price in the capital has increased by £349,629 or 71% to £579,761, while the stock of private dwellings has grown by a quarter of a million or 10%. Northern Ireland is the only region to have seen housing wealth fall, down by 24%, during this period, mostly due to house prices being 34% lower than in 2007. ‘The value of housing stock has grown by close £2 trillion in the past decade and with the equity rich regions of London and the South East largely responsible, it highlights a considerable regional imbalance in the distribution of housing wealth,’ said Russell Galley, managing director of the Halifax. ‘Within the capital there is also a mix of fortunes. While more than a fifth of total property wealth is in London, lower levels of owner occupation reflect a major barrier to the property ladder with a far greater number of people renting where house prices are at their highest,’ he added.

1907, Carter was hired by English aristocrat Lord Carnarvon to lead an excavation of Egyptian nobles’ tombs. In 1914, he received the license to dig at the Valley of the Kings, which they believed to be the location of King Tutankhamun’s tomb. Howard Carter, Albert Court’s most illustrious resident, was born and raised in Kensington before heading to Egypt at the tender age of 17. Carter found work as an artist for an archaeologist who needed someone to document his findings, and in 1891 he began working on the Egypt Exploration Fund’s excavation of the tombs at Beni Hassan. In November 1922, Carter and his team uncovered a flight of steps leading down to a sealed door and a secret chamber. Three months later, Carter and Lord Carnarvon entered the innermost chamber and found the sarcophagus of King Tutankhamun, which up until then, lay undisturbed for over 3,000 years. “King Tut’s” burial chamber was filled with over 5,000 artefacts for his journey to the afterlife; oils, perfumes, previous jewel-

lery and statues of gold and ebony. Described as the “archaeological triumph of the 20th century”, Carter’s incredible discovery enthralled the world; a craze of “Tut-mania” taking over the west. The clearance of King Tutankhamun’s took nearly 10 years. Many of the recovered artefacts went on tour to museums around the world, including The British Museum in 1972. This exhibition remains the most popular in the museum’s history. Upon his return from Egypt, Carter retired from archaeology, acting as an agent for many museums and private collectors around the globe. He lived in his flat, No.49 Albert Court until his death in 1939.

Not unlike other Danish designers, the balance she maintains between civilisation and nature is vital to her creative process. Much in the same way that her lifestyle and relationships with family members contribute to fuelling her inspiration.

Now in her 40s, the elegant Dane readily admits that the ceremony for the Crown Prince Couple’s Culture Award she won in 2014, presented to her by the Prince and Princess of Denmark themselves, was certainly one of the highpoints of her career. A career that spans twenty years as she patiently honed her skills to emerge today as one of the major figures of Scandinavian design.

After earning a diploma in object and furniture design from the Royal Danish Academy of Fine Arts in 1997, Cecilie Manz moved to Finland to further her education at the University of Art and Design in Helsinki. The very next year, she founded her own studio in the heart of Copenhagen. Even though she needs the vibrant feel of the city to feed her creativity, she is still happy to commute back to her suburban home and garden every evening to reconnect with the elements.

A Versatile Designer

Her first project, entitled The Ladder – a ladder that doubles as a chair –, was quickly picked up for production by Nils Holger Moormann, after the German designer spotted the prototype in an interior design magazine. The other project that jumpstarted her career was the Caravaggio lamp (2005, with Lightyears). Not only a bestseller but also a longseller! Heeding the call to experiment, Cecilie Manz has worked on such diverse projects as sofa throws, a minibar for a Wallpaper* show, a series of wooden armchairs, a collection of dining tables and chairs for Fritz Hansen, glass vases, and several models of portable speakers for B&O Play – the more affordable brand recently launched by fellow Danes Bang & Olufsen, she has been collaborating with since 2014. Despite her taste for experimenting with new materials and exploring original functions, whenever she sits down at her drawing table the process is invariable. Every new design starts with countless sketches and models and a close dialogue and collaboration with the manufacturer. A visit to the production line may refine the result and match the techniques used in each particular factory. This autumn, Cecilie often flew out to Japan, firstly to collaborate with a Japanese company called Actus on a project named Moku and also to be the cocurator of the exhibition “Everyday Life - Signs Of Awareness” at the 21st Century Museum of Contemporary Art Kanazawa on the occasion of the 150th anniversary of the relationship between Japan and Danemark. More than a style, the Scandinavian approach she defends, which is too often distorted in her opinion, “should reflect the actual lifestyle of these countries”. In her work, this is often achieved through subtle play on shades of grey associated with brighter colours. Colour is a fundamental element in her creative process and she always develops a specific palette in the earliest stages of each project, because it is a way to assert the product’s identity. Her Scandinavian heritage is also selfevident in her effort to strip her creations of any superfluous element, focusing on the essential, oblivious to the fact that her ceaseless pursuit of uncluttered lines presents a new challenge every time.

This autumn, Cecilie Manz will be undertaking new projects as well as coming back to old ones. She is constantly experimenting in her studio and she will present the latest results of her work at MAISON&OBJET in January 2018. The exhibition will feature existing products and new designs, displayed in a warm and homey atmosphere – the underlying theme that defines every single one of her creations.

Rising Talent Awards Italy Six influential figures from the design industry nominated six Italian rising talents MAISON&OBJET is once again turning the spotlight on the Rising Talents, one of the most anticipated events for talent scouts and trend hunters all over the world. MAISON&OBJET’s dedication to promoting design in all its diversity is best illustrated by the Rising Talent Awards: every edition young designers from a different country are invited to present their work to the international community of industry professionals. This time (from 19 to 23 January 2018), the Rising Talents will all be from Italy, a country where a new generation is finding its voice in design. A new generation of determined and committed designers are once again asserting their identity, proving their capacity to connect with local artisans and their unparalleled level of excellence, and bringing new momentum to SMEs and historic brands through innovative ideas. A small revolution that is restoring Italy’s status as a major design reference worldwide. This is best demonstrated by the fact that many young Italian designers, who choose to move abroad for their studies or first jobs, eventually find their way back to their home country. And those who haven’t yet never

missed a chance to underscore how much of an impact Italy has had on their careers. Six mentors – six influential figures from the design industry – were called upon to name one Rising Talent each. Andrea Branzi, Piero Lissoni, Luca Nichetto, Art Director Giulio Cappellini, gallerist and contemporary design icon Rossana Orlandi and acclaimed fashion designer Rosita Missoni have picked today’s most promising talents. Though personal kinships and past collaborations certainly were a factor in their decision, the Jury was truly determined to celebrate the work of anonymous young designers, who received the news with great surprise and jubilation. Federica Biasi, Antonio Facco, Marco Lavit Nicora, Kensaku Oshiro, Federico Peri and Guglielmo Poletti are the six Italian designers (though some now live abroad) who have been chosen for the Rising Talent Awards Italy. A wonderful opportunity for them to show the entire design community their immense potential and the direction Italian design is headed.

Federica Biasi nominated by Andrea Branzi

A 2011 graduate of the Istituto Europeo di Design, Federica Biasi (b. 1989) worked with various design firms in Milan until 2014, when she decided to move to Amsterdam to hone her style and complete her projects, largely inspired by the simple lines of Northern European design. Since her return to Italy, she has worked as Art Director for Mingardo, while collaborating as a Creative Consultant with various brands, including Fratelli Guzzini. In addition to her consulting work for specific brands, focusing mainly on colour palettes, materials and finishes, she also creates ceramic pieces, decorative items and textile products as a way to celebrate the excellence of Italian artisanshiptheme that defines every single one of her creations. “I chose Federica Biasi for her quintessential design and poetic ideas, which deliver subtle, yet very particular messages,” commented Andre Branzi, her mentor for the Rising Talent Awards Italy. For MAISON&OBJET, Federica Biasi has chosen to tell the story of her own creative background, with a selection of iconic products from the past, revisited using unexpected materials, as well as a series of exclusive objects designed specially for the occasion. Among those: a faience tableware collection, with motifs hand-painted by Christian Pegoraro (Bottega Nove) and a rug designed in collaboration with CCTAPIS, inspired by a night she spent in the desert, which associates earthly tones with North-African fabric patterns. Her exhibition will be entirely framed by a metal structure crafted by Mingardo.

MAISON&OBJET: What is your relationship with Andrea Branzi, your mentor? FEDERICA BIASI: He’s the master and I’m the student. Even though we don’t actually know each other personally, I’ve studied his work, I’ve seen his exhibitions, I’ve followed classes he gave. The fact that he picked me makes me feel very proud. I have immense respect for his work. I have even noticed some similarities in the way each of us approaches a project. I remember he once referenced Oscar Wilde in an interview: “We live in a time when the only necessity we have is for the superfluous.” Or when he said: “All great human societies have developed by investing the greater part of their energy into seemingly superfluous fields such as art, music, poetry, beauty.” My approach to design is much more emotional than functional. In the world we live in, where there is never time for anything and we are growing increasingly jaded and unfeeling, I am attempting to reconnect with our human nature. I feel 70

this is really what Andrea Branzi and I have in common. MAISON&OBJET: What are your expectations for this edition of MAISON&OBJET? FEDERICA BIASI: I am hoping I’ll discover something that will leave me completely dumbstruck, something that has never been posted to Pinterest or Instagram. I need to see fresh new concepts. But most importantly, I truly wish all the big design brands, the leaders on the market, would start supporting younger designers, the same way that the MAISON&OBJET Rising Talent Awards are giving us a chance to express ourselves. We should all feel grateful for this opportunity, which I hope heralds major shifts in the industry. MAISON&OBJET: Three words that define your work? FEDERICA BIASI: Emotion, research, elegance.


Antonio Facco nominated by Giulio Cappellini

Antonio Facco (1991) always pours the same energy into whatever project he undertakes, whether in product design, furniture design, interior design, graphic design or photography. To him, the creative process is first and foremost a matter of multidisciplinary investigation.

In 2013, during his final presentation of his graduation project at Milan’s Istituto Europeo di Design, he caught Giulio Cappellini’s attention as he was sitting on the jury. The encounter marked the beginning of a productive collaboration (exhibitions, shops, communication campaigns), which culminated in the release of a whole collection in 2017. Luce is a series of glass tables with uncluttered geometric lines and different coloured sides, that create a surprising chromatic effect as users move around the object. But Antonio Facco not only designs products for Cappellini. He has also collaborated with other major international architects, brands and designers, such as Antonlini, Bolon, AgustaWestland and Mohm . The reason why Giulio Cappellini, Art Director of the eponymous Italian brand, picked him as his Rising Talent is plain and simple: “Despite his young age, Antonio Facco is very attentive to changes in contemporary design and to communication. His projects are largely inspired by his observations of the younger generations, of their expectations and their behaviours. He has also developed a keen interest in materials and production methods, whether industrial or artisanal. His projects are always surprising, because they are the perfect synthesis of his thought process and sensitive nature. I believe Antonio Facco is truly one of the most promising representatives of the new design trends in Italy.” For MAISON&OBJET, his research will focus on the importance of time and our relation to it in today’s society. He will present a multidisciplinary and participative exhibition – featuring product designs, as well as interior projects –, to engage visitors in his singular metaphysical world.

MAISON&OBJET: If you had to choose one defining moment in your career, what would it be? ANTONIO FACCO: During my first year at university, I was working on my first project late one night. Everything was completely silent and still around me and I felt the same way I used to as a child, when I would spend my days sitting on the floor of my old house, playing with blocks or drawing or inventing stories. That is when I realised I had instinctively stumbled into a career I enjoy. MAISON&OBJET: What would you love to design one day? AF : I would love to design “The rulebook to contradiction” or maybe a Ferrari. Or the stage for a really great concert. M&O: Three words to define your work? ANTONIO FACCO: Cross-disciplinary, unrestrained, contemporary.

Marco Lavit Nicora nominated by Rosita Missoni

After studying architecture at the École Spéciale d’Architecture in Paris and the Royal Melbourne Institute of Technology, Marco Lavit Nicora (1986) collaborated with Riccardo Blumer, whose influence has contributed to his remarkable affinity with object design, and with Parisbased studio LAN Architecture. In 2014, he founded Atelier Lavit in Paris, where he now resides, a project that spans Italy and France, mostly focused on design and architecture. Marco Lavi Nicora’s work is entirely based on the proximity and dialogue he has with artisans, especially Italian artisans as he has always favoured the excellence of Italian craftsmanship. The same year, he revealed a new version of one of his best-known pieces: the Venezia lounge chair – a metal structure clad in leather – designed specially for the Venice Design Biennial and displayed at the Centre Pompidou in Pairs during the retrospective exhibition on Le Corbusier. For Marco Lavit Nicora, a lounge chair is “the most complex piece imaginable to design: because no other type of furniture interacts with the body quite as much, almost like an article of clothing.” In 2017, he also designed a treehouse for the park of the Château de Raray, as well as several floating cabins for a hotel in Châteauneufdu- Pape. For fashion designer Rosita Missoni, “Marco Lavit Nicora is a young talent, heir to a long line of Italian designers who have placed function at the core of their practice and who have learnt to use only the best materials and artisans our country has to offer to achieve that vision. I was especially moved by how light his pieces look, despite the fact that they are deeply anchored in classical design.” At MAISON&OBJET, Marco Lavit Nicora will be presenting his Venezia collection, the Reconvexo table and Atem, a modular sofa, all produced exclusively by Milan-based Nilufar Gallery, as well as another project still in development: a chest of drawers incorporating a table and stool. MAISON&OBJET: How did you react when you learnt that you had been selected for the Rising Talent Awards? MARCO LAVIT NICORA: I remembered the energy I poured into my earlier projects, which were all self-produced. It was an opportunity to reflect on how far I’ve come and to realise that none of it has gone unnoticed. I intend to use M&O as a research tool to confront ideas, rather than a place to show finished works; a bit like the material library that was featured in the last edition. To have access to samples of the world’s most innovative materials is a dream come true for any designer, and it’s also the best way to get the non-professionals to connect with our creations. MAISON&OBJET: What would you love to design one day? MARCO LAVIT NICORA: A sailboat, simple and basic. Probably a small dinghy. But I would also love to direct a film. I even started writing a screenplay a few years ago. MAISON&OBJET: Three words to define your work? MARCO LAVIT NICORA: Rational, material-oriented, timeless.

Kensaku Oshiro nominated by Piero Lissoni

Originally from Okinawa, Japan, Kensaku Oshiro (1977) graduated from the Scuola Politecnica di Milano in 1999 with a Master’s degree in industrial design. He then went on to collaborate with various design studios, including Lissoni Associati in Milan (2004-2012) and Barber & Osgerby in London (2012-2015). After returning to Milan, he opened his own studio and started working with such brands as Boffi, De Padova, Gan, Glas Italia, Kristalia, Ligne Roset, Poltrona Frau, Viccarbe and Zanotta. His projects have earned him several international accolades: First place for Design Report Award at the 2016 Milan Salone Satellite, EDIDA – Young Design Talent Japan in 2016, etc.

For architect and designer Piero Lissoni, who has worked with him for eight years, Kensaku Oshiro’s work bridges “the gap between the Japanese and Western perspectives on simplicity/complexity.” For MAISON&OBJET, Kensaku Oshiro will be presenting some of his most meaningful pieces, inspired by notions he has repeatedly investigated. To him, this exhibition is a wonderful opportunity to make new contacts with people from all over the world.

MAISON&OBJET: Tell us about your career as a designer. KENSAKU OSHIRO: It is difficult to pinpoint when my career really started, because it slowly grew and developed over time. I certainly chose this career as a result of the relationship I had with one of my childhood friends’ father, who was an architect. His office was located very close to where my family lived, so I would spend whole days chatting with him. Somehow, he passed his curiosity and passion for architecture on to me. In time, of course other mentors have had a constructive influence on me, and each of them has taught me to apply myself to my work and has made me grow as a human being. MAISON&OBJET: What are your ties with France? KENSAKU OSHIRO: I have many French friends, designers that I met at the beginning of my career in Milan, with whom I found I had a lot in common. Federico Peri nominated by Luca Nichetto

He had just graduated from the Interior Design Department of Milan’s Istituto Europeo di Design when Federico Peri (1983) received a grant to study in Paris. From this very intense time of his life, he remembers the passion he felt for the great masters, his encounter with designers like Matali Crasset and Ronan & Erwan Bouroullec, and his fascination for the conflict and synergy between historical and contemporary design styles. When he returned to Milan, he worked with Vudafieri Saverino Partners until 2011, then founded his own studio, specialising in interior architecture and interior design. He has collaborated with companies like FontanaArte, and has his limited-edition pieces displayed at the Milan-based Nilufar Gallery – including Shapes, a collection of lamps nominated for a German Design Award in 2016.

FEDERICO PERI: As a child, I would often play in my grandparents’ factory with metal offcuts I found everywhere. I would spend whole afternoons running around the place, completely oblivious to the passage of time. During my studies, I realised that it was a passion, that blossomed over these last few years. And now that I think of my life, facing new challenges every day, I think to myself that it was exactly what I expected from this job.

FEDERICO PERI: I was ecstatic! MAISON&OBJET is a major industry event and I was absolutely thrilled to be nominated by a great figure like Luca Nichetto, whom I don’t know personally, but for whom I have tremendous respect and admiration. In my opinion, he is nothing short of a model for the new generations of designers, a future ‘great master’.

Guglielmo Poletti nominated by Rossana Orlandi

After finishing his studies in Milan, Guglielmo Poletti (1987) did a Master in Contextual Design at the Design Academy of Eindhoven, where he currently lives. “Like many other designers who graduated from this school, his work is strongly influenced by an experimental approach, ” explained uber-famous contemporary design icon Rossana Orlandi. “But what moved me most in his work is the extreme simplicity he has developed, to a point where the simplicity itself becomes an integral part, a fundamental quality in everything he does.” But that is not all. “I’m also happy to have chosen Guglielmo because I see in him a proactive and dynamic mind, someone who thrives in fluid situations, who is constantly living in anticipation of the next projects to come. And I believe these qualities are crucial to find a path that allows you to keep growing with a very personal vision.” Since the very beginning, Poletti has developed a clear, yet truly personal language, deeply rooted in his research on materials and their limitations (especially considerations relating to balance and fragility). His simple structures and elementary constructions stand as metaphors of defeated complexity, especially through the use of unconventional details. His approach is based on a ‘thinking by doing’ philosophy, which he combines with a good deal of intuition, to produce extremely coherent results. The Design Museum Gent has

recently acquired a prototype for his Equilibrium stool as part of their permanent collection. For MAISON&OBJET, he will be showing different pieces from his Equilibrium series, which was originally his graduation project at the Design Academy Eindhoven. It was in fact during his graduation show that Guglielmo Poletti and Rossana Orlandi met. Several new elements, including a chair and a lamp, have been added to the original series, which consisted of a console table, a bench, a coffee table and a stool.

MAISON&OBJET: When did you first tell yourself “I’m a designer”? GUGLIELMO POLETTI: In the summer of 2013, during a festival in France, I met Israeli designer Ron Gilad. This chance encounter was somehow a new beginning for me, it allowed me to consider design from a new, freer and less dogmatic perspective. He made me realise that it was really up to me to choose my own path as a designer and our conversation led me to make choices that, it turns out, have been defining. MAISON&OBJET: What is your relation with Rossana Orlandi?

It is her intuition that has allowed her to reach the immensely influential status she enjoys today. She believed in me right away and her support really meant a lot to me, because it came when I was at a turning point in my career. Crested on a steep site, ARRCC urban architect’s latest design is a house that materialises art, singularity, luxury and good taste. Designed as an iconic family home, with modern natural design direction, the villa is an interplay of rectangular forms, perpendicularly opposed with cantilevered concrete elements to create a powerful and sculptural composition. The organically shaped pool forms a sharp contrast against these rigid shapes, and shows off the magnificent views. A white, geometrically shaped screen installed on the exterior of the upper level, adds patterned textures to the exterior. Concrete and glass are the key materials and with inspiration from architects such as Tadao Ando, the use of geometric forms to sculpt natural light, is seen throughout the house. As you enter the driveway, you are instantly struck by the horizontal elements that pierce the landscape. Softening these forms is a stone cladded wall which provides a screen to the sunken fire pit on the entertainment level, concealing them from the street level. “The building sits comfortably as a pure manmade object in its context, enveloped by dramatic city views, and incorporates signature ARRCC design elements to create a modern and sophisticated presence while still ensuring that the personality of the home owner is reflected,” says Michele Rhoda. The entrance cube is enclosed by a custom-designed, fragmented brass front door which floats framelessly between glass panels on either side. The lobby inside is masked by off-shutter concrete walls, set against a double-volume matt black steel and bronze screen which surrounds the staircase leading up to the main living level. Out the front, the large sliding doors open onto lush landscaping, creating a Zen garden feel which surrounds an infinity pool and Jacuzzi. Next to the pool is the sunken entertainment area. Above this, a floating concrete box provides a neat overhang for shade protection, while incorporating a sky light to sculpt the natural light. All of the bedrooms boast unrivalled views of the city and the mountain with the three double rooms featuring en-suite bathrooms enclosed within a glass box, providing privacy while not obstructing the views.

Property sales and prices in Spain forecast to continue growth in 2018

Property sales and prices in Spain are forecast to rise in 2018 as long as there are no sudden economic surprises or changes to the mortgage market. Anticipa, one of Spain’s biggest real estate providers, expects sales to rise 9.3% next year to 526,000 units, up from 481,000 this year and 21% more than in 2016. It is also forecasting that prices will have risen by 6.9% by the end of 2017 and looking ahead to 2018 are set to rise by slightly less at 6.1%. Even with this rise they will still be 27% below the peak of the market in 2007. Prices for resales and new builds are expected to continue to increase by 5.8% over the fourth quarter of this year, the firm says in its latest real estate market report, but this was compiled before Catalonia declared independence and the national Articles provided courtesy of propertywire.com 116

Government took over the running of the region. Mark Stucklin of Spanish Property Insight, pointed out that the company’s forecast for 2018 is 85% higher than the nadir of 2013 when just 285,000 homes were sold in Spain. But as the report shows the market is still 42% below its peak of over 900,000 sales in 2006.

Forecasts could be affected by what happens in Catalonia regarding the region’s bid for independent from Spain. The region is regarded as the wealthiest in Spain and its capital Barcelona has seen some of the highest property price rises this year.

Building completions on new homes in Spain will also be well below their peak reached in the boom years. The report expects a total of 63,400 in 2019, compared to 62,900 in 2017.

With the Madrid Government having now taken over control of the regional government ahead of elections in December there is now a state of wait and see. Spain’s third largest bank Caixa Bank has already moved its registered office out of Catalonia and is likely to wait until after the regional election to announce what the future holds.

Stucklin explained that although these figures do show a significant increase of over 48% in relation to the low of 2016 when 42,700 completed properties, volume still lies 90% below its peak.

In Spain large property companies with a lot of exposure in Catalonia have seen their share prices slump. Merlin Properties and Colonial fell by 5.3% and 6.4% respectively at the height of the independence crisis.

VINEYARD MARKETS Despite global production of wine dropping to its lowest levels in 20 years in 2016 as a result of several climatic events, interest from affluent buyers in viticultural estates has never been stronger. 37 Discerning Chinese wine aficionados fuelled some of the interest across several wine producing regions, but this is expected to slow towards the end of 2017 and into 2018 as new currency exchange restrictions hinder capital outflows for Chinese investors. Retiring affluent baby boomer buyers are likely to replace any slowing in Chinese buyers, with almost 70 percent of our studied vineyard markets reporting an increase from affluent boomer buyers. Globally, the average starting price for a luxury vineyard property is $3.2 million worldwide, significantly higher than the $2.1 million for luxury homes across all market types. Luxury property sales prices across vineyard markets vary dramatically across our surveyed markets and depend on a range of factors including geographical location, size, soil, climate, grape variety and yield, age of vines, winemaking facilities, and other amenities.

Small and picturesque, seaside Bosham has a thriving sailing scene and access to huge sections of coastline to enjoy. The village has a strong community spirit with a wide range of sporting activities and clubs available for residents to join. Bosham Walk in the village centre offers a variety of artisan and crafting shops to be explored. A short distance by train from Chichester, Portsmouth or Brighton. Famed for its Roman origins, Bosham was reportedly a busy port town during the time of Emperor Trajan (98 to 117 AD). The village was believed to be one of the residences of the Emperor, which was all but confirmed when a statue of the ruler’s head was discovered in the village’s harbour in 1800. The statues identity wasn’t confirmed until 2013 when Dr Miles Russell and Harry Manley used 3d scanners to identify facial features and a distinctive hairstyle, which led them to conclude it was Emperor Trajan. Rooted in history, Bosham is also believed to be the site of the legend of King Canute and the tide, where the Anglo-Saxon king demonstrated that his command could not hold back the incoming tide, demonstrating to his courtiers that he was mortal, and not a deity. The tale influential allegory has been replicated in many artworks. Perhaps most notably, Bosham was immortalised in the Bayeux Tapestry, referring to King Harold II’s starting place, as he departed in 1064 to negotiate with William of Normandy, a journey which led to William the Conqueror to return and claim the crown in the infamous Battle of Hastings in 1066. Twenty years later, the Domesday Book listed Bosham as one of the wealthiest manors in England.

MEL GIBSON’S JUNGLE PARADISE! Snow White appeared in their first edition and the brothers made their final revision of the story in 1854. It wasn’t until recently that grown children who grew up with the Grimms’ Fairy Tales stories admitted that they were actually quite frightening and probably contributed to many nightmares. For that reason they have lost favour with modern parents. Snow White herself was plagued with a wicked stepmother and her jealous attempts to murder the beautiful girl by cutting off her air supply and poisoning her, but as the happier fairy tales go, Snow White was able to over-

come all that; saved by her friends the Seven Dwarfs and finally rescued by a Prince whom she married and lived happily ever after. The future arrives in the Gulf as the Future Cities Show season kicks off

The region is expected to see the launch of new, futuristic technologies at the Future Cities Show, to be held from April 9-11, 2018, that will change the way people live and work in urban environment The second edition of the Future Cities Show, that will take place in Dubai, UAE, from April 9-11, 2018, will set the tone for smart cities through the three pillars – sustainability, innovation, happiness and showcase the future of urban life. With a theme of achieving sustainability through innovations, the show will showcase the cities of the future by highlighting the latest and the most innovative technologies that will change the future. As the worldwide smart cities movement gains momentum, Future Cities Show reflects and also presents the transformation of urban societies, infrastructure and environment that currently hosts more than 54 per cent of the 7.5 billion people and uses 75 per cent of the power generated. A recent white paper, Evolution of Smart Cities and Connected Communities, cosponsored by the Consumer Technology Association and the United Parcel Service (UPS), says, market value of smart cities is expected to jump from $14.85 billion in 2015 to $34.35 billion by 2020, representing a compound annual growth rate of over 18 per cent. The white paper found that a key driver of smart cities growth is the ongoing trend of global urbanisation. “With 70 per cent of the World’s population forecast to live in cities by 2050, the need for sustainable, liveable world cities is essential for a prosperous future,” said the report. More than 250 smart city projects are currently underway across 178 cities around the world, according to a new report from market research company Navigant Research, while hundred other cities are preparing to join the smart city movement. Future Cities Show focuses on education, wellbeing, knowledge sharing, collaboration among government-private-universities-society, user-driven innovation, livability discussions, sustainable energy solutions, sustainable economic development and 162

Soon, Dubai might become the first city in the Middle East to allow flying taxis to carry passengers from one point to the other – that could influence architects and engineers design buildings with multiple landing balconies or landing pads for flying taxis and transport regulators to design safe air routes for flying taxis to avoid head-on collisions. Future Cities Show will be full of activities that include an exhibition that showcases innovative technologies and sustainable solutions as well as a conference that will discuss future technologies and how cities will be retrofitted with new sensors, energy saving systems, processes and change management. Ski resorts with all year round facilities set to be more popular with buyers

Ski resorts that are investing heavily in their facilities to establish themselves as a dual season destination are likely to get more demand from buyers and visitors, new research suggests.

The report says that buyers increasingly fall into two camps; those seeking a dual season resort to maximise year round rentals and those targeting high altitude resorts offering reliable winter snowfall.

It is not all about ski facilities with non-skiers now making up 25% of Alpine visitors and sellers and developers need to adapt to new trends, according to the latest analysis of the ski property market by international real estate firm Knight Frank.

Chamonix has overtaken Val d’Isère and Gstaad this year to take the top spot in the annual price growth rankings. The resort, which is widely-regarded as the most well equipped year round resort in the Alps, has now seen prime prices increase by almost 5% for two consecutive years.

Those that are offering a range of year round activities such as Chamonix, Gstadd and Courchevel 1650 are outperforming the wider Alps market, the report shows. Water parks, spas and mountain bike trails are helping to broaden their appeal.

Overall, the index, which tracks prices across 16 ski resorts, declined by 1.8% in 2017 year on year. However, French resorts saw prices rise by 1% on average, whilst their Swiss neighbours recorded a 5% dip over the 12 month period.

Almost half of people in Europe believe they will never own their own home Most people in Europe dream of owning their own home as they consider it a symbol of success and that it makes better financial sense than renting but 48% believe that it will never happen.

60% of those who rent in Europe say they would like to own their home which rises to 70% for 18 to 34 year old, but 48% don’t believe they will be able to do so.

A new international survey that covers 13 European countries and the United States and Australia, found that overall the vast majority who own a home are happy with their housing situation, 78% in Europe and 69% in the US and 71% in Australia.

Some 65% of people in Europe said they want to own a home because they consider it a symbol of success and the report says that this reinforces the notion that buying a house is not just a financial decision but guided by social and cultural principles.

A breakdown of the figures show that 72% believe that home ownership is a status symbol in Poland, 70% in Turkey and Romania and 65% in the UK while 68% of European think buying a home makes financial sense, including 83% in Luxembourg and 71% in the UK. Fewer people in countries with a bigger rental market such as Spain, Germany and France see it as a good financial move. Just 47% though it was financially better to buy a home than rent in Spain. Some 66% of European thought that everyone would buy a home if they could afford to with higher shares agreeing on this point in most countries, including those with a strong renting culture such as Germany. Some 80% of people in Poland thought so, 79% in Turkey and 78% in Romania. Overall 48% of people in Europe said they will probably never be able to afford to buy a home. A breakdown of the figures show this sentiment is higher in Australia at 62% while 56% say so in the UK and Germany. When it comes to the rental market there is some sentiment that is has positives with 49% of people in Germany, 47% in Spain, 46% in the US saying that renting offers more flexibility. The survey also found that 31% of people in the US and 31% in Turkey believe life is much easier when renting. People in Luxembourg, Belgium and Romania are least likely to agree that renting is easier. However, more than a third, across all countries, select ‘neither agree nor disagree’ when asked and the report suggests that while many people favour owning a home over renting, they also understand the full picture can be a complex one. There can be advantages and disadvantages, whether you rent or buy. ‘Most people want to buy a house. Their reasons for doing this extend well beyond money, such as security and the freedom to decorate it how they like. Yet many now accept that they are unlikely to buy,’ said Ian Bright, senior economist and managing director of Group Research at ING. ‘If you combine this with our findings that a higher proportion of home owners are happy with their housing situation, compared with renters, then it seems that more people will feel incredibly frustrated with their housing choices in the future. It is hardly surprising that many people in many countries think housing is on the wrong track,’ he added.

Malta offers two main options, a Citizenship by Investment Programme and a lower cost Indefinite Residency Programme. Both options are competitively priced. The Citizenship by Investment Programme (MIIP) is the most affordable investment route to gain EU citizenship whilst the Indefinite Residency Programme (MRVP) is one of the lower cost EU residency programmes available. This makes it a very favourable choice for investors looking to gain freedom of travel throughout the Schengen zone or a second residency in Malta.

Citizenship The total required investment for Maltese citizenship consist of three different areas: • €650,000 contribution into a development fund set up by the government of Malta.
