tennis classes, the young players are not just learning to hit forehands and volleys; they’re learning life skills
Nestled within the vibrant city of Aventura lies a hidden gem that is shaping the future of its youth – the after-school tennis classes. Beyond the glitz and glamor that Aventura is often associated with, these classes offer an opportunity for young minds to thrive, building not just tennis skills, but also essential life skills that will serve them well beyond the court.
As the sun begins to dip towards the horizon after school, the tennis courts of Aventura come alive with the energy and enthusiasm of young athletes. The city’s commitment to nurturing the physical and mental well-being of its younger residents is evident in the comprehensive After-School Tennis Program it offers. These classes are not just about serving aces or perfecting backhands; they’re about instilling discipline, teamwork, and
Beyond the crisp white lines of the tennis court, these after-school classes are nurturing personal growth in multifaceted ways. Coaches double as mentors, teaching children about determination, resilience, and time management. For many of these youngsters, this experience is their first brush with structured extracurricular activities. Learning to balance school commitments with sports not only improves time management but also fosters a sense of responsibility that transcends into other aspects of life.
While the physical benefits of tennis are undeniable – improved Cardiovascular Health, enhanced motor skills, and increased agility – the mental advantages are equally remarkable. Tennis is often referred to as “chess on the run” due to its strategic nature. Players must anticipate their opponent’s moves, plan their shots, and make quick decisions. These cognitive skills developed on the court translate to sharper minds in academics and other problem-solving situations.
not just about individual growth; they also emphasize the importance of teamwork and sportsmanship. Matches teach young athletes how to work in tandem, communicate effectively, and trust their partner’s judgment. Even in singles matches, a strong sense of camaraderie develops among the players. A simple handshake and a “good game” exchanged at the end of a match underscore the importance of respect and fair play.
One of the most remarkable aspects of Aventura’s After-School Tennis Program is its ability to bring together a diverse group of participants. Children from various cultural backgrounds, socioeconomic statuses, and skill levels converge on the court, creating an environment where differences are celebrated and friendships blossom. This not only enriches the children’s lives but also promotes a sense of unity within the community.
In Aventura’s After-School Tennis Classes, the young players are not just learning to hit forehands and volleys; they’re learning life skills that will mold them into future leaders. The discipline ience to bounce back from losses, and the actions are all qualities that will serve them well in whatever path they choose.
Aventura’s After-School Tennis Classes are not just about Tennis; they’re about fostering holistic growth, instilling life skills, and building a tight-knit community. As the young players rally on the courts, they are also rallying their spirits, honing their talents, and forming bonds that will last a lifetime. In a world often characterized by fierce competition, these classes remind us that the true essence of sports lies in personal growth, camaraderie, and the journey of self-improvement.

Happy 100th Miriam Esther Schwartz
Reaching the remarkable milestone of a centenary is a momentous occasion, and Wayne Schwartz is thrilled to announce the 100th birthday of his beloved mother, Miriam Esther Schwartz. Her journey through life has been nothing short of extraordinary, marked by decades of living in the vibrant communities of Miami Beach, Sunny Isles, and Hallandale. As we celebrate her remarkable journey and the countless lives she’s touched, we delve into the story of a woman who has witnessed the transformation of a city and embraced the joys of family, community service, and a love for classical music.
Miriam’s connection to the sun-kissed shores of Miami Beach runs deep, with her roots firmly planted for over sixty years. She first discovered the allure of this coastal paradise in 1948 when she started vacationing there. Over the years, she witnessed the evolving landscape of Miami Beach as it transitioned into an internationally acclaimed destination. As Miami Beach changed, so did her life, and her resilience in adapting to these shifts is nothing short of inspiring.
Education was a significant part of Miriam’s family life. Both her sons, including Wayne and his brother,
attended Miami Beach High School and later pursued their higher education at the University of Florida. Miriam’s commitment to fostering a love for learning in her children has undoubtedly left an indelible mark on their lives.
With a family that extended beyond her sons, Miriam had the joy of having two sons and three stepdaughters, who brought warmth and love into her life. Her family grew even more with nine grandchildren and a growing number of greatgrandchildren, which is a testament to the legacy she has built.
Throughout her life, Miriam worked diligently, dedicating her skills to various roles. She served as a bookkeeper for an independent insurance agency on Miami Beach for an impressive 15 years, showcasing her commitment and work ethic. Later, she transitioned to a bookkeeping position at a local air-conditioning company, where she continued to excel for another decade. Her work ethic and dedication to her profession serve as an inspiration to all.
Miriam’s talents extended beyond the realm of bookkeeping. She was a prolific knitter, crafting beautiful blankets, afghans, and dolls that carried her love and warmth. These handmade creations
became cherished heirlooms for her fam ily, a testament to her skill and care. Sadly, as her sight began to deteriorate, her knit ting slowed, but the legacy of her craft lives on.
A heart filled with compassion and a desire to give back to her community led Miriam to volunteer at numerous hos pitals. Her selflessness in dedicating her time to support those in need reflects her kind and generous spirit.
Miriam’s love for Asian cuisine and her appreciation for classical music enriched her life in countless ways. She savored the flavors of Asian dishes, finding joy in every bite, and she reveled in the melodies of classical composers. One of the greatest gifts she ever received was a full series of CDs featuring the works of her beloved classical composers. This gift brought endless hours of pleasure and a connec tion to the timeless beauty of classical music.
In the later years of her life, Miriam embraced the role of caregiver, tending to her parents who lived to impressive ages of 95 and 101, a reflection of her enduring love and dedication to family.
As we celebrate Miriam Esther Schwartz’s 100th birthday, we honor not only her longevity but also her rich tap-
and her love for the arts. Her story reminds us that a life well-lived is one that embraces change, finds joy in the little things, and leaves a lasting impact on the hearts of those around us.
Happy 100th birthday, Miriam Esther Schwartz—may your days continue to be filled with love, laughter, and the beautiful notes of classical music.

Balancing Convenience With Compliance
By Christopher Carter - Real Estate Broker AssociateRecently, I wrote about the basics of installing an ElectricVehicle charging outlet in the garage of a Single-Family house. Today we are doing an overview of Florida Condominium Owners Associations (COA’s) allowing unit owners to install a dedicated charging outlet at their individual parking spaces, and/or the Association installing a shared charging station on the property for all owners to use.
As mentioned in my recent article, EV charging in Florida condo buildings and communities is much more involved than having a charging outlet installed in your own garage. Since 2018, Florida’s Condominium Act (FS Chapter 718) has addressed EV charging considerations for COA’s, adding another couple levels of regulation to the installation of charging outlets and stations on Association prop-
erty.We will be building on the basics presented in my recent article, so it may be good to re-familiarize yourself with Level 1 (120-volt), Level 2 (240-volt), and Level 3 (DC Fast Charging). Here is the link: EV Charging - An Overview Of Residential Installations: www.thefloridarealestate blog.com
Due to the differences in how COA’s and HOA’s function and are regulated in Florida, this discussion only applies to Condominium properties and Associations, not HOA-Governed communities.
There are 2 ways for Condominium Boards to address requests for Electric Vehicle charging on Association Property:
• An electrical service outlet at an individual owner’s deeded or assigned parking space in the building’s garage, carport, or open parking area
• A freestanding charging station installed in a shared, paved area for the use of all owners
Florida Statute 718.113(8) is already in place to address individual owners wanting to install electrical service for EV charging at their assigned parking spaces. Here is a link: Chapter 718 Section 1132022 Florida Statutes -The Florida Senate: www.flsenate.gov
The main points include:
• An Association cannot prohibit owners from installing EV charging outlets at their assigned parking spaces
• Installation cannot cause irreparable damage to any common element/area
• Electrical service to the individual outlet must be separately metered for that owner to pay for electricity used
•The unit owner must pay ALL instal-
The Association can require an individual owner to:
• Comply with any building or property architectural and appearance standards
• Use a licensed contractor who is familiar with (and capable of) installing EV charging stations
• Provide a Certificate of Insurance naming the Association as an additional insured party
• Reimburse the Association for any increase in the property’s insurance premium which is directly attributable to EV charging station installation and use
For interpretation and application to specific circumstances, you must speak with a Florida-licensed attorney.
For individual parking space installations, the primary consideration is where to tap into the Association’s existing electrical service. EV experts univer-

A Hit At The Hilton Aventura
Gala & Muse Bar & Restaurant Helmed
On an unseasonably cool South Florida evening with a breeze that kept the humidity at bay, I nestled into the patio of the Gala & Muse Bar — the signature restaurant of the Four Diamond Hilton Aventura Miami with breakfast, lunch and dinner seatings. Overlooking the downtown Aventura skyline and seated at a table directly adjacent to the pool deck, my al fresco evening at Gala promised to be a memorable one…and the experience did not disappoint.
Gala, named after 20th Century Surrealist Gala Diakonova, whose beauty inspired countless works by Salvador Dali, is in itself an artful respite. The chic space features curated art displays by local artists and an interior design that makes it both warm and sophisticated which, incidentally, is how I would describe the fare.
Helmed by Executive Chef Marcos Flores, who hails from Venezuela and has cooked around the world, Gala recently introduced an array of new dishes exemplifying South America and Latin Fusion Cuisine while also reflecting Miami’s insatiable appetite for Seafood, Tapas and globally inspired cuisine. So enamored was I with the dinner outing, I connected with Chef Flores to learn more about his inspiration and intentions with the recently revealed dinner menu.
MK: What qualities set Gala apart from other dining options in the Aventura area?
CF: Our menu, and restaurant at large, offers an eclectic, memorable dining experience melding vivacious cultures into delicious dishes, which are served up in a communal atmosphere where guests can relax, enjoy and even commiserate with one another. It is a beautiful and serene destination that is enjoyed by a busy and diverse community.
Another huge advantage is our Muse Bar, which is the main focal point in the lobby. It’s a sleek bar with floor-to-ceiling views of Aventura. The space is highlighted by a gorgeous centerpiece of silver sculptures suspended high above the bar, which features innovative drinks and light bites in a refined yet spirited setting. Here, our Mixologists create signature and craft cocktails that include the Bubbly Effervescence, Chocolate Coconut Old Fashioned, Chile-Rita, Spiked Kombucha, Aperol Sour and more.
MK: Does GRMB have a “signature dish?”
CF: Yes, I would say our Crispy Skin Red Snapper with Quinoa, Smoked Garden Vegetables, Lemon Sauce and Crispy Fennel; as well as our Beef Barbacoa Short Ribs with Creamy Polenta, Roasted RootVegetables and Crispy Leeks.
As far as appetizers, our Crab Cakes with Mango Salsa, Banana Bread, Rum Butter Sauce and Micro Cilantro are hugely popular, as is our Ceviche Mixto with Red Snapper, Florida Shrimp,
By Executive Chef Marcos FloresTomato-Habanero Broth, Avocado, Florida Citrus, Tomatoes, Chile Dust and Crispy Sweet Potato. Both are distinctive and truly amazing bites.
Small shareable dishes like our Spanish Octopus with Aji Panca Adobo, Charred Corn Salad, Crispy Fingerling Potatoes and Saffron Aioli as well as our Woodland Mushroom Flatbreads with Roasted Mushrooms, Goat Cheese, Caramelized Onions, Fig Balsamic Reduction and Micro Cilantro are new menu offerings making a big impact.
Those with a sweet tooth often tell me they crave our in-house created desserts, like our Passion Fruit Gelato and Warm Venezuelan Chocolate Cake. There’s no better way to end an amazing meal.
MK: Tell me more about your background – what are some career highlights?
CF: Originally from Caracas, Venezuela, I moved to Miami in 1999 and for the past 24 years have worked in restaurants from Miami and Chicago to Austin to Dubai. For 11 years, I was at The Diplomat in Hollywood where I worked my way up from line cook to Banquet Chef for four restaurants in the hotel. Throughout my career, I have worked with culinary luminaries including Top Chef Master Richard Sandoval—owner and operator of 50-plus global restaurants—as well as Celebrity Chefs like Jose Garces, Rick Bayless, Carlos Gaytán and others.
MK: What do you love about being based in North Miami’s Aventura area?
CF: Because we are set in Greater Miami’s upscale northernmost neighborhood of Aventura, Gala—and the Hilton Aventura Miami at large—already caters to a discriminating clientele for whom only the best will do.The restaurant offers gourmet fare, while the property overall offers skyline views, an elevated pool deck, a fitness and yoga studio, the wellappointed Hilton Executive Lounge and more. As a centrally located hotel, guests and patrons enjoy quick access to popular area destinations and experiences like the Aventura Mall, Sunny Isles Beach and Gulfstream Park Racing and Casino. Plus, there’s easy access to both Miami International and Fort Lauderdale International Airports and we have Valet Parking, all making our restaurant and hotel an idyllic home base for those exploring the best South Florida has to offer.
Overall, Chef Flores draws inspiration for his menus from the cuisines of Mexico and various regions of South America, known for melding culture, flavor and ingredients into victorious victuals. Chef Flores offers an elevated and decidedly memorable form to the delight of fine dining devotees.

Parenting In The Digital Age
Tips To Uphold Kids’ Mental Health
By Merilee Kern, MBAThere has been much critical discourse about the escalating Children’s Mental Health Crisis relative to how benchmarks like Stress, Anxiety and loneliness are driving Depression and other serious Psychological conditions amongst youth populations like never before. Of course, children are not the only ones suffering, as parents and caregivers struggle to prevent, address and treat concerns in order to uphold kids’ Emotional WellBeing. In this process, the adults themselves are suffering in kind—often exacerbating their own Mental and Emotional struggles amid the copious complexities of modern life. This, of course, has a litany of macro-economic implications.
As one case in point, a Morgan Stanley Alliance for Children’s Mental Health research report: https:// www.morganstanley.com/articles/ childrens-mental-health-effect-onparents cited that six in ten of those who are concerned say their Children’s Mental Health has impacted them negatively, with nearly half of those indicating it has affected their productivity at work. The report goes on to reveal that fully 48% of working parents who reported concern said their Children’s Mental Health has impacted their performance at work in some way—including having to deal with disruptions and an inability to concentrate on the job. Some concerned working parents have considered reducing their working hours to support their child(ren) while others have even considered quitting their jobs altogether.
Relative to the role Internet use, specifically, plays into the Children’s Mental Health Crisis, other reported research from the Child Mind Institute found approximately half of parents polled expressed concern over the impact of internet use on Cognitive, Social and Emotional Development, visit: https:// www.morganstanley.com/articles/familyinternet-use-survey
“In today’s digital age, parents are tasked with navigating an ever-evolving technology landscape to address and safeguard their kids’ Mental Health while also balancing work and parenting—an endeavor that has become a daunting— often seemingly impossible—task that’s ushered in an era of pressure-driven parenting,” says Neuropsychologist, American Mothers New York State “Mother of theYear” Award Recipient and Brilliant Minds Unite Founder, Dr. Jatali
“It is certainly possible for kids to thrive and deeply benefit from technological advancements. But, parents and caregivers must wholeheartedly commit to not just monitor such usage and activities, but also achieve and sustain healthy boundaries away from screens and buttons—both the kids and the adults. The key is to fill that tech downtime with activities that foster connectivity to, and a reverence for, ‘real world’ experiences. And, when technology is in use, to remain hyper observant and aware ensure it’s not impeding the child’s Mental Health in any way whether before, during or after. If red flags are present, however minor, it’s imperative to address them immediately.”
Social Media has long been a culprit of compromising kids’ Mental Health. A new American Psychological Association Health Advisory on Social Media use in adolescence offers the following scientific evidence-based recommendations, visit: https://www.apa.org/topics/socialmedia-internet/health-advisoryadolescent-social-media-use
1. Youth using Social Media should be encouraged to use functions that create opportunities for social support, online companionship, and emotional intimacy that can promote healthy socialization.
2. Social Media use, functionality, and permissions/consenting should be tailored to youths’ developmental capabilities; designs created for adults may not be appropriate for children.
3. In early adolescence (i.e., typically 10–14 years), adult monitoring (i.e., ongoing review, discussion, and coaching around Social Media content) is advised for most youths’ Social Media use; autonomy may increase gradually as kids age and if they gain digital literacy skills. However, monitoring should be balanced with youths’ appropriate needs for privacy.
4. To reduce the risks of psychological harm, adolescents’ exposure to content on Social Media that depicts Illegal or Psychologically Maladaptive Behavior, including content that instructs or encourages youth to engage in HealthRisk Behaviors, such as Self-Harm (e.g., cutting, Suicide), harm to others, or those that encourage Eating-Disordered Behavior (e.g., restrictive eating, purging, excessive exercise) should be minimized, reported, and removed; moreover, technology should not drive users to this content.
5. To minimize psychological harm, adolescents’ exposure to “Cyberhate” including Online Discrimination, Prejudice, Hate, or Cyberbullying especially directed toward a marginalized group (e.g., Racial, Ethnic, Gender, Sexual, Religious, ability status) or toward an individual because of their identity or allyship with a marginalized group should be minimized.
6. Adolescents should be routinely screened for signs of “problematic Social Media use” that can impair their ability to engage in daily roles and routines, and may present risk for more serious Psychological harms over time.
7. The use of Social Media should be limited so as to not interfere with adolescents’ sleep and physical activity.
8. Adolescents should limit use of Social Media for social comparison, particularly around beauty- or appearancerelated content.
9. Adolescents’ Social Media use should be preceded by training in Social Media Literacy to ensure that users have developed Psychologically-informed competencies and skills that will maximize the chances for balanced, safe, and meaningful Social Media use.
10. Substantial resources should be provided for continued scientific examination of the positive and negative effects of Social Media on adolescent development.
Dr. Bellanton, also a technology futurist and leading Metaverse influencer, has
some additional valuable insights into how parents can navigate this tricky, everchanging terrain—especially for younger elementary-age children.
1. Ditch rigid schedules. While it’s essential to have some structure in your child’s daily routine, it’s equally important to provide flexibility. Instead of imposing a strict, timed schedule on your child’s educational or other activities, Dr. Bellanton recommends creating a more relaxed and flexible approach that fits around the parents’ work schedule.
2. Create Safe Folders for YouTube Videos and Shows that your child is allowed to watch. With the abundance of inappropriate content available on the internet, it can be challenging to monitor what your child is watching. However, by creating Special YouTube Folders and Streaming Media Playlists on Netflix, parents can control the content their children consume and avoid unnecessary worry.
3. Introduce your children to hobbies that require the use of different parts of the brain.Whether it’s sculpting, painting, or physical activities that teach children how to utilize new tools, engaging in a hobby at least once every other day can help children develop new skills and foster creativity.
4. Creating a star chart system is another effective way to incentivize and reward children for doing things that do not involve digital devices. For instance, parents can reward their children for cleaning, reading, or playing outside, instead of spending time on screens.
5. Parents can also take advantage of the metaverse by teaching their children how to build and make money through playing video games. Children can be introduced to games that allow them to learn how to make money and build skills while playing.
7. Have conversations with children about online predators and to teach them to be cautious when playing games like Roblox. Parents should also pay attention to the music played in games, as some songs may contain inappropriate lyrics.
8. Put timers on devices to limit screen time. Parents can set a specific amount of time for their children to watch videos or play games on their devices, ensuring they have a healthy balance of screen time and other activities.
Parenting in the digital age is a challenge that requires a multifaceted and highly concerted approach with tactical strategies that must be employed with intention and upheld with consistency. Doing so will allow families to embrace the litany of benefits the digital age affords and use them to derive emotional and lifestyle advantages versus impairments.

The result is a chic and inviting atmosphere that is perfect for a night out with friends or a romantic dinner for two.
But, what makes Zaka a true standout is its approach to the all-you-can-eat Sushi paradigm. All-you-can-eat Sushi options have become a popular trend in recent years, with restaurants around the world offering customers the opportunity to indulge in unlimited amounts of Sushi in a format that allows diners to try new and creative combinations. This makes it an appealing option for customers who are looking for new and exciting culinary experiences.
However, the all-you-can-eat Sushi concept has not been without stigma, often relegated to the perception of budget or basic buffets. Zaka is single handedly changing that view with its ele-
vated all-you-can-eat Sushi and Japanese Cuisine experience offered as an adjunct to its regular à la carte Menu. In fact, as a hospitality pioneer, Zaka reports that its upscale Doral location is the first restaurant in the Miami region that offered an all-you-can-eat Sushi model.
The 90-minute culinary adventure entails a mix of wait staff-delivered hot entrées and Izakaya (small plate) kitchen fare, with options for Pork Belly Bun, Grilled Korean Short Ribs, Mango Shrimp Ceviche, Hibachi Steak with Fried Rice, Spicy Chicken Ramen and Chicken Pad Thai among them. But, it’s the quality of its Nigiri and Sashimi, and the creativity of the Full 5-Piece Sushi Roll options, that make this Menu a true standout. These include:
• Miami Heat Roll:Tempura Shrimp, Spicy Crab Salad, Cucumber and Masago topped withTuna, Masago, Green Tempura Flakes and Microgreens
• Cowboy Roll: Eel,Tempura Shrimp, Cream Cheese and Cucumber topped withTunaTataki, GreenTempura Flakes, Fish Eggs and Eel Sauce
• Volcano Roll: Crab, Cream Cheese and Cucumber topped with Avocado, Baked Crab, Japanese Mayo and Masago
• MangoTango Roll:Tempura Shrimp and
Cucumber topped with Fresh Mango, Avocado, GreenTempura, Mango Purée and RedTobiko
• Green Dragon Roll: Salmon,Tempura Shrimp and Cucumber topped with SpicyTuna, Avocado andTempura
Flakes
• MadTuna Roll: SpicyTuna and Avocado topped withTuna, Jalapeño, Black Tobiko and Ponzu Sauce
• Doral Roll: Soy Paper Roll withTempura
Chicken Katsu and Cream Cheese topped with Crawfish Salad and Tempura Flakes
I also must note that the lovely and purposeful plating and presentation of the Sushi Fare was as appealing to the eyes as it was on the palate. I also appreciated the nod Zaka makes to Miami heritage with numerous offerings uniquely featuring Plantains and Mango ingredients.
During my dinner service visit, I had also opted for the “deluxe” all-you-caneat Menu option that included piping hot and fresh Snow Crab Legs and adult beverage inclusion. Speaking of which, Zaka’s Instagram Worthy Program, visit: https:// www.instagram.com/zakamodern/cocktail - It is equally impressive, with drink selections available by the glass or bottle, including premium-grade Sake selections and inventive craft cocktails. My favorite selection of the evening was The Lychee
Lady—an elixir of Sake, Lychee Juice, Pomegranate, Passion Fruit and Sugar.
Dessert at Zaka also does not disappoint. On the evening of my own visit, I indulged in the delectable Thai Donuts laden with Chocolate and Berry Sauce, and a large Pound Cake-Wrapped Tempura Ice Cream Ball also drizzled with chocolaty goodness—both meal enders that were to-die-for.
As all-you-can-eat Sushi continues to be a popular trend, Zaka Modern Japanese Cuisine in South Florida’s Doral, Miami and Boca Raton regions is a mustvisit for Sushi lovers in the area. From its fresh ingredients and creative Sushi Rolls to its modern atmosphere and excellent service, Zaka is a standout restaurant that is sure to impress. Whether you seek an all-you-can-eat adventure or a traditional dining experience, it’s the perfect spot to satisfy your Sushi cravings…and then some.
Zaka Owner Jack Zhao is aptly translating his passion for food, along with beautiful interiors and furnishings, into a commitment to bring the best Asian food— and dining experience at large—to South Florida. A serial entrepreneur with business across numerous sectors, Zhao endeavors to be a true symbol of the American dream who always strives for the best … and inspires the same in others. With Zaka Modern Japanese Cuisine he duly hit the mark.

Charlotte & Julia Krass
Sunny Isles Beach Community Spotlight
www.sibfl.net
For Charlotte and Julia Krass, 17-yearold high school students, giving back to their community has been a driving force from a young age. As active members of the Joshua’s Heart Foundation, Charlotte is the Junior Advisory Board Head Of Marketing and Julia is the Head Of Fundraising. Together, they helped raise over $25,000 for Joshua’s Heart to purchase a refrigerated van that will ensure sustainability in helping families in need across Miami-Dade County receive quality groceries. The twins have won service awards for their work and plan on continuing their mission to end hunger for years to come.
How did you first start volunteering with Joshua’s Heart Foundation?
Julia: We actually saw Joshua at an event when we were young. Seeing someone else so young working like this
and volunteering, it started out as something more fun. Charlotte and I would go together, we would bring friends, we would just help out. And then from there, we went to the Junior Advisory Board.
Charlotte: When we were at an event and heard Joshua speak, it was just really inspiring to us. He told us his mission, and at a young age, it flipped a switch in our minds.
Julia: Joshua’s Heart truly is like a family and you can definitely see that with all of the kids working together.
What impact do you hope to have on Sunny Isles Beach and neighboring communities?
Julia: I think the impact we would like to make on Sunny Isles Beach and in the neighboring communities is definitely to
get the word out and spread the message. Charlotte: Our main message is to stomp out hunger. So, we’re really looking to have people not have to worry about what they want to eat next.
Tell us how you raised over $25,000 for the foundation to purchase a refrigerated van.
Charlotte: To raise the amount of money that we needed to purchase this truck; we started out spreading the word. I was posting on Social Media; I was selling clothes on my Instagram account. And then we also partnered up with a lady that makes bracelets for other service projects, so we made special Joshua’s Heart bracelets. But we also created letters and we sent them out to big corporations in Miami. We got a message back from Milam’s Supermarket which is a local
supermarket right down the street. They sent us a really great check, which definitely helped us a lot.
What was your favorite service project you have completed and why?
Charlotte:When we were a lot younger in fifth grade, we started a service project called I Heart Art. So, during one of Joshua’s Heart Food Drives, we gave out art supplies and it was just so exciting to see.
What would you say to other young leaders looking to get involved in their community?
Charlotte: To other young leaders, I would say to not give up. If you have a really big goal, you have to start out small. It might be frustrating at first when you can’t solve global hunger, just starting small definitely makes a difference.
Julia: You can start small, and it can still make a difference. You can build up from that. No matter where you are, what you’re doing, you can help out your community and make a difference.
dedicated separate circuits and breakers from a main service panel so as not to overload an existing circuit. This applies to outlets for either Level 1 (120 volt) or Level 2 (240 volt) charging. Be aware that running power from a property’s common panel all the way to an individual parking space can be very expensive.
Safety considerations, code requirements, and Association approval will depend on whether assigned individual owner parking is open-air, light duty carport, masonry constructed carport with structural roof, the building’s garage, or separate individual garage.
If you are an EV driver and Florida Condo Owner who would like to install a charging outlet at your assigned parking space, start by contacting your Board of Directors to ask them how to proceed. They will likely have you go through the Management Office for permit and installation details, though always start with the Board.
There we are - a quick introduction to the basics of Condo Owners installing EV charging outlets at their own assigned parking spaces. FS Chapter 718 gives them the right to do it, though there are multiple regulatory, administrative, and safety considerations that must be met. When a Condominium Association decides to install a charging station for the shared benefit and use of all owners,
owners). In this case, COA money will be used to purchase the equipment and pay for installation, maintenance, repairs, and future upgrades of the Association-owned EV charging station.
The Condominium Act already states that installing a charging station on COA common property “...does not constitute a material alteration or substantial addition to the common elements or association property.” Attorneys tell us this means an owner vote is not required before Board approval and onsite installation of a charging station. However, a shared charging station for the use of all owners cannot be paid for with accumulated Reserve funds. The money must come from an Operating or Contingency Account, Special Assessment to all owners, or bank loan.
It is important to note that it doesn’t make much sense to install a Level 1 (120volt) station for shared use by multiple owners. Level 2 (240-volt) charging which provides faster charge rates and can have 2 simultaneous users is definitely preferred and recommended. Level 3 charging on Residential Condominium property is probably far too expensive to be a reasonable option since it is mostly used in commercial and for-profit locations.
The decision on whether to have EV owners install charging outlets at their own parking spaces, or for the Association
before proceeding.
Here are some questions and discussion points for Boards and Associations to consider when thinking about a charging station on the property:
• How many current owners are EV drivers?
• How many future owners might be EV drivers?
•Where will the COA’s shared charging station be located? Will some guest parking be changed to charging-only spaces?
•Will guests and visitors be allowed to use it?
• How will the Association pay for the purchase and installation? (In Florida, Reserve funds cannot be used to pay for a new amenity like a charging station)
• Ongoing maintenance will be a budgeted cost to all owners. A service contract with the charging station manufacturer is the best way to handle maintenance and repairs.
• Can the Association’s not-for-profit corporation make any money from user fees?
•What is the best way for individual owners to pay for the electricity used per charge? “Smart” charging stations with cell phone App, credit card links, and login access are advised. Billing through a unit owner’s Association Assessment
• If the COA installs a shared charging charging outlets at owners’ parking spaces also be allowed?
EV charging capacity is an increasingly sought-after amenity by Florida condo buyers. In time, it is possible that having onsite charging capability will become a “must have” feature for any buying decision.
Though as mentioned above, the initial installation involves many layers of approval - Board Administration, County or City permitting, safety considerations, and location planning.
Florida Condominium Boards should already be addressing EV charging capability and capacity in their parking garages, lots, and paved common areas. Good business practice suggests that they gather as much information as possible prior to making a decision. Boards need to ask questions and receive input from the property manager (or Management Company), individual owners, charging station manufacturers, local licensed electrical contractors, and City or County permitting departments.

By Joyce R. Forchion - LOVE AventuraFall is here and an overabundance of work opportunities have landed in Aventura, giving prospective candidates a sign of hope and renewed inspiration for a professionally prosperous 2024.
The forecasted outlook for job creation within the city remains bright due to corporate relocations, international expansions, and small business startups.
According to a recent study conducted by The Boyd Company, a site selection consultancy based in Princeton, New Jersey, Aventura ranks among America’s top 30 suburban cities for corporate headquarters. Similarly, The Miami-Dade Beacon Council presented research uncovered through Applied Geographic Solutions and GIS Planning, which affirmed the region’s ideal infrastructure for Small Business Ownership since 77.7% of its operations employ between 1 and 4 professionals. With economic development on the rise in Aventura due to its unique Tax Structure, Municipal Resources, and desirable Residential Amenities, longterm residents and new transplants would benefit from riding the wave and launching a comprehensive job search this Fall.
Many who are willing to embark on this journey don’t know where to begin. Below are some steps that Aventura residents – or anyone seeking a necessary career pivot by 2024 – should notate in the process:
Decide to make a change – and fast. According to the GallupWorld Poll, 85% of today’s employees worldwide are dissatisfied with their current jobs. Though collecting a regular paycheck may seem appealing under any circumstance, those who are seeking fulfillment, appreciation, and purpose are taking the leap of faith to pursue positions offering higher salaries, more extensive benefits packages, professional development education, and a healthy work-life balance. Some say that the most difficult portion of a job search is deciding to make the transition, so why not tackle the hardest step first?
Identify your next move. There is a reason why you want to leave your current job. Since you’ve decided to identify a new path, you might as well map out a career vision that would bring you the most joy. Where would you like to work?
seeking a traditional office format, or would you consider hybrid or remote positions? These are the questions you should ask yourself while brainstorming a strategy leading to the next step.
Optimize your candidacy. This entails dusting off your old Resumé to include your most recent job capacity, along with metrics indicating your achievements, and keywords that align with the desired role for which you’re searching. Additionally, don’t forget to pen an engaging cover letter explaining why your contributions would benefit your dream company, plus a detailed LinkedIn Profile to complement your skill-set with other accolades encompassing your personality, such as organizational memberships,

A job search is frequently likened to a marathon in that the results aren’t usually apparent overnight. Instead, identifying a new path can take months to manifest into a new job, which is why starting immediately will give you the greatest chance of positioning yourself for a new role. Remember, this journey is a process. If you take ownership of your career trajectory and chart your own path, with belief in your abilities, then success is inevitable.
