in the Sun Valley Resort Market Are UP for 2011

As of early June this year, sales for all property types in the Sun Valley resort market were up compared with this time last year. According to sales figures collected from the Sun Valley Board of Realtors, there were a total of 88 sales from January 1 through June 8, 2010, whereas in 2011 there have been 117 sales from January 1 through June 8. It’s significant that with a total of 201 resort market sales on record for 2010, this year’s sales so far (117) are already half way to matching last year’s production. This is particularly good news because what can be the busiest selling seasons for many local real estate agents—summer and fall—are yet to come. “The fact that sales activity is up significantly over where it was in the first half of 2010 certainly makes me optimistic that we will see this trend continue through the summer season, which tends to be the most vibrant portion of the year in terms of closed transactions,” agent Dan Gorham explains. The market, however, remains competitive, largely due to the significant number of distressed properties continuing to drive down prices. The final word from the local real estate community: The forecast may be improving, but sellers are advised to keep prices realistic. Value remains a number-one priority among buyers.

The cellar, with a capacity for approximately 6,000 bottles, is supported by what Jim Figge refers to as a “green room.” The green room, a staging area of sorts, holds nearly that capacity behind the scenes. When I first moved to town, I was 22 years-old and could fit all my possessions in the trunk of my old Volvo. I was new to town, but it didn’t take me long to learn that for the 20-something crowd, the prime real estate in Ketchum was the bench in front of Grumpy’s after a day spent on Baldy… Here in Ketchum, I first fell in love with mountain living and all that entails: skiing, biking, or walking along the Big Wood under a canopy of golden aspen leaves. I also discovered something else to adore about this town, the unexpected side of living in Ketchum: the outstanding cultural activities that thrive here. Consider the caliber of programming that the Sun Valley Center for the Arts offers (Hello? David Sedaris, Ari Fleischer,

Michael Pollan just to name a few of their recent speakers). And who hasn’t had one of their best dates on a Gallery Walk? The Center’s Wine Auction stands as an unparalleled event featuring some of the best chefs and vintners from around the world, and the Writers’ Conference brings in Pulitzer Prize winning authors to run workshops with those of us who are lucky enough to live here. Since 1937 Trail Creek Cabin has lured many visitors to its idyllic location for sipping and supping. One more of its illustrious patrons was Ernest Hemingway. “Papa” Hemingway first came to Sun Valley in 1939. Sun Valley’s founder, Averell Harriman, hoped the lure of celebrities would benefit the resort’s publicity efforts to attract tourists. Trail Creek Cabin was a Hemingway favorite where he would

attend star-studded parties with the likes of Gary Copper—a Hemingway hunting and fishing partner. July 2, 2011, will mark the 50th anniversary of “Papa’s” death. Today, a memorial with a bronze bust of Hemingway overlooks Trail Creek.

outpost AN ARTIST’S HIDEAWAY IN THE SOUTH VALLEY BY MELANIE CRANDAL

Unassuming quickly becomes impressive—very impressive. The glass and steel-framed front door is imposing itself, towering nearly 15 feet. The downstairs houses an office and bathroom, as well as access to the garage and outside spaces. The main living space upstairs is dominated by light and oneness with the outside. The house blends seamlessly with the landscape, like a tree house without the trees—perched up but also shielded. Floor-to-ceiling functional glass doors and expansive windows reveal incredible vistas from three sides. From the living and dining area you barely have a sense that a kitchen is there. All appliances are hidden. The refrigerator sits behind recycled fir from the Carey Mill, which is used throughout. The oven is strategically placed behind a structural beam. It is rustic and simple, but the quality of materials and carefully considered design make it more sophisticated than rustic, more unpretentious than simple.

The winding drive up to Jan Cox’s Outpost in Bellevue can be described in one word—unassuming. Once turning off Highway 75, you pass funky barns, rusty tractors and industrial spaces. But as you drive closer and horses line the road, blood pressure drops. Beauty and calm envelop as you round the final bend to the concrete block house, itself unassuming until…a walk up to the front door changes everything.

OWNER AND ARCHITECT—LIKE MINDS CONNECT

Jan’s father, an architect, purchased the 40-acre parcel in Bellevue’s curiously named “Poverty Flats” in the 1970s, intending to build on it but never did. After years of living “in town” (Ketchum), Jan decided the time was right to take it on herself. A “big canvas” awaited and she was ready for “a big project.” Jan knew the person she wanted to engage. Renowned architect Tom Kundig, based in Seattle, was emerging as an international star. “We just clicked,” says Jan of her first meeting with Tom in 1999. An artist and highly creative herself, Jan had time to reflect on what she wanted for the property, using the site for parties and art installations before building commenced. By the time Jan sat down with Tom, she had a vision. But well aware of Tom’s talent, she was also very open to his ideas. The house and walled garden that emerged four years later represented several departures from what was planned. Changing needs and changing times, including a challenging economic climate, resulted in a smaller footprint. As Jan tells it, the

current structure reflects more of an expanded studio she conceived at one point in the planning process. With her children grown and their own places to stay while visiting, as well as separate studio space to pursue her art, she didn’t need a lot of space. It’s a house with strong elements—a Kundig trademark—a study in glass, steel, and reclaimed wood. Tom’s very direct approach to materials and finishes appealed to Jan. The interior’s few walls are organic, naturally pigmented clay plaster. There is virtually no sun valley property news

paint in the house, only two fire doors in the garage that were required to be painted. Untreated steel and wood are intended to age with the structure. There are no window coverings. None are needed. The positioning of the house provides complete privacy. Form marries function throughout Outpost. A high bookcase lining part of the open living space doubles as cabinets for the upstairs bedroom on the other side. The term “carefully considered,” used by Jan several times to describe Outpost, comes to mind yet again. It’s tough to separate the owner from the home as it’s clearly a personal vision, but one this writer could easily adopt. Spaces are spare but dotted with fabulous finds, like an Italian industrial take on a Swarovski crystal chandelier accented by heavy steel in the upstairs bath. A worn-looking but utterly charming piano sits in a corner of the open upstairs living area. The flow makes it ideal for entertaining. Cushions on her “floating” alcove supported by a structural steel beam are changed out seasonally. “In my work and in general, I highlight things that other people might not see,” she says. “And immersion in nature never hurts.” Indeed. “There’s a phenomenon here,” says Jan. “I call it blissed out. People constantly comment on how it makes them feel.” The house does not interfere with its surroundings. It’s a curious harmony. The sound of birds may permeate but never wind or other distractions. All the door handles are heavy steel cylinders, with doors stretching from floor to ceiling. Throughout the home heated concrete floors provide much-needed warmth in winter months. “No one would do concrete,” Denis says. “I wanted to use as many raw materials as possible. Straight concrete, not stained, and straight plywood, not stained. I wanted everything exposed.” A large concrete kitchen 56

counter divides the kitchen from the main room of the Ochi home, where a large piece by Ellsworth Kelly fills one wall overlooking a long wooden dining table with simple burgundy leather chairs. On one side of the fireplace hangs a large painting by Pat Steir, and above the fireplace is a piece by William T. Wiley. Two oversized dark green leather chairs and ottomans in front of the fireplace were designed by Charles Arnoldi. On a small side table next to the couch is a Jonathan Borofsky string piece, which stretches across the room to the fireplace wall. And an editioned Picasso ceramic sits upon the piano. Asked what he enjoys most about living here, Ochi tells us that Sun Valley is his Shangri-La.

Denis’s collection includes works that inspire his intellectual curiosity, such as a sculpture by Laura Stein. Stein’s environmental piece “Herd of Seven” watches over the second floor. Alongside Stein’s “Herd of Seven” is a 19th century Eskimo kayak, which lays across a banister below the sculpture. Stein’s piece is taxidermy deer forms in paraffin wax. “I like the mystery of this piece,” Denis says. “It reminds me of anthropology, and I like anthropology.” The main bedroom on the second floor includes more of Denis’s collection. A highlight of the main bedroom’s bath is a Japanese soaking tub, which sits prominently in a bath surrounded by glass dividing walls and large windows looking onto a concrete terrace, a significant second floor feature in several bedrooms. Other works throughout the Ochi home include rare pieces by Eric Orr, renowned for using his own blood and fractured human skull bones in his paintings. “Eric Orr’s painting was before DNA

became big in crime solving,” says Denis. “He said, ‘a chip of my paint could reproduce me.’” Works by contemporary artists such as Nancy Graves can also be seen in the Ochi home as well as highly collectible pieces by Robert Rauschenberg and Dennis Hopper. “Art is a gift coming from the heart,” Ochi says. “But unfortunately, in the last two decades, art has become more about branding and has become a commodity.” Asked what he enjoys most about living here, he tells us that Sun Valley is his Shangri-La. “Things have changed, but I still love it,” Denis says. “You can do things here and have more of an impact. We have been lucky. Pauli brings in young edgy artists and presents new opportunities for collectors allowing them to turn a corner in their collections.”

Engelmann credits the signs of interests among younger buyers to Sun Valley’s extraordinary quality of life. “People are realizing that investing in their health and well-being and in their children’s experiences is something that has to happen sooner rather than later,” she says, adding, “Quality of life is more important than ever, and our valley has a tremendous amount to offer in this respect.” Personally, Engelmann agrees with the increasing awareness among buyers that it’s a great time to invest in Sun Valley: “This lifestyle has never been a better value,” she says. Optimism Amongst Realtors Demographics aside, it’s clear that people are buying in 2011. Overall sales figures for 2011 show significantly increased activity, and many agents, like Engelmann, report that their own production is up. This, she explains, may be a very encouraging sign for the remainder of this year, especially because summer and fall tend to be her busiest seasons for transactions. “The fact that activity is up significantly over where it was in the first half of 2010 certainly makes me optimistic that we will

Progress is being made toward new hotel development, for example—including Warm Springs Ranch, the Bald Mountain Hotel, and Hotel Ketchum. Jack Bariteau, one of the developers of Hotel Ketchum, says that interest is rising among prospective investors for the first time in three years—a sign of confidence in our community. “Sun Valley is still recognized for being one of the greatest all-seasons resorts in North America,” he says, and “people in the local market are well aware that new hotel development represents a great opportunity.”
