Despite slow movement in Real Estate, we see better time ahead for Design industry in 2016! Even the festive season and rate cuts by RBI could not give a significant upward push to the Real Estate curve. Prices of properties in cities remain stagnant & we are sitting on a huge pile of inventory. According to a recent report by Knight Frank, stakeholder sentiment has declined. Delay in reforms has weakened the market sentiment tremendously. Developers have cut down on new projects and focusing on liquidating existing ones. However, optimism about 2016 is driven by Office spaces, which is expected to grow due to rentals, leasing volumes and limited supplies. Real estate industry is cyclic in nature and we are believed to be at the end of of slow down. From here, the movement is expected to be positive. Gurgaon, which accounts for 53% of the total office stock will witness about 13 million sq ft of incremental office space by 2018, giving it an edge over Noida. This will require architecture & spatial design support which will further translate into material needs. Mumbai remains the most lucrative investment destination in India while some areas in Bengaluru like Panathur - Varthur & Thanisandra are expected to see demand growing further. Delhi will continue to be a favourite among office occupiers. Time is ripe for real users to buy property. Investors should focus on the growing smaller cities where momentum is strongly building up. Which is why, our suggestion to Architects & Designers is to explore Tier II and smaller cities of India. Keep an eye on Health care and Educational projects. We also foresee growth in Retail. The wave of retail counters getting converted into Showroom is on. Various data indicate increase of spending power of consumers’ and their quest for lifestyle improvement. Surfaces Reporter has done a small survey to check the pulse of some Tier-II cities related to home & lifestyle products. This issue has an excerpt from it related to Branded Bathrooms. Recently, Government has relaxed FDI norms in construction sector. World Bank chief economist Kaushik Basu indicated that positive general mood in India is helping the investment climate, thus India’s dominance in growth will continue. The oil price drop will have a positive impact on our manufacturing segment.
