10 Take aways from 2016 To 2017
Friends, 2016 was quite an eventful year! Surfaces Reporter studied the important happenings and their impact on our segments of operation - Real Estate, Architecture & Design and Building Materials. We believe, rather than summarising the events, it is more important to know the positive carry forwards that may shape & build the New Year. Presenting the 10 Take-Aways from 2016 to 2017:

Real estate gets Real 2016 saw some of the biggest changes in decades in terms of policies impacting Real Estate segment the most. We are seeing rise of small ticket sizes like 1BHK, 1.5 BHK in large numbers.

016 was a turbulent year with lots of happenings while 2017 will be the year of implementation and rise of real estate sector. Expected to be a turnaround year, we see both, stability of prices and growing confidence of investors on the anvil.
However, things may not be easy for the whole year. We see fluctuations & upheavals with placing and implementation of policies, so also in adaptation. Residential segment is the worst hit. Vast inventories are lined up while the road ahead seems to be slow, for many places. Cities in North India, especially Noida, witnessed severe downturn in home sales as home buyers lacked confidence. It seems that the sector will actually pick up only around the 2nd quarter, though sentiments are expected to be inclined more towards the positive, as the time passes. All are waiting to see what UniOn BUdgET 2017-18 has in store for the sector. For uniform Tax regime, the goods and Services Tax (gST) has been the most awaited tax reform and after several rounds of debate and political negotiation it has been passed by the Parliament. Implementation of GST has been facing several hurdles. Government has several obstacles to cross in 2017. To set the vision for 'Housing for All' in motion, PM Modi announced new housing schemes for the poor and the middle class with exemptions on loans. Banks have followed suit by lowering the interest rates. It is definitely good news for builders who are developing properties of small ticket sizes. Taking the cue given by the Government, affordable housing for all will see massive growth in real estate sector. The next in line is the Smart Cities mission. Building Materials & Products will get the required boost with the increased consumption in the rural and sub-urban areas. General interior products have started to see sales as Demonetisation impact is slowly fading away. Experts suggest strong growth opportunities in the outskirts of Mumbai, Pune, Hyderabad, Bengaluru, Ahmedabad and Chennai. Similar sentiments are developing for Tier-II and III towns & cities. Localities where the loan requirement for houses is between Rs 10 to Rs 12 lakh will see such developments for the first time and exponential growth in the coming times.
RERA and REiT make a powerful combination. Real Estate Regulation Act (RERA) makes Real Estate more transparent, making it more attractive for investors. These in combination with coming down of interest rates by Banks, more loans, FDI in real estate, interest subsidy to home buyers, introduction of The Benami Transactions (Prohibition) Amendment Act and GST put together makes India not only open to Real Estate in a Big way but also highly lucrative globally. Fly by night operators will be forced to shut down their companies. In medium to long term, Real Estate sector is expected to be driven by professional builders with clear vision for the industry and focus on quality & customer needs. We see the Real Estate sector finally getting real. Ultimately, with the policies & corrections set in place, the changes are expected to be in the interest of the home buyers and investors.

he initiatives being taken to re-invigorate infrastructure sector through Public-Private Partnerships (PPP) models are surely to have positive impact on Power, building of Bridges, Dams, Roads and Urban infrastructure development. Recently, Prime Minister laid foundation stones of many key infrastructure projects in Mumbai, including the country's

Several Top developers have started focusing on Budget segment as a major market for the first time. Architects & Designers should focus on how to effectively design mass Budget housings, expected to spring up from various corners of India. Millennials would be driving the real estate market in India. Given that by 2020, 65% of our population will be under the age of 35, it is critical that we gain insights into the behaviour of this population class. longest sea bridge and two metro lines in the city, entailing investment of over Rs 1.06 lakh crore. The Government also said that india's shipping sector has witnessed a better performance this year with 12 ports showing profits to the tune of Rs 6,000 crore. They intend to make this figure Rs 7,000 crore in the next financial year. indian aviation market is expected to become the third largest across the globe by 2020, according to industry estimates. The sector is projected to handle 336 million domestic and 85 million international passengers with projected investment to the tune of US$ 120 billion. The government recently announced it will try to implement projects worth over Rs 5 lakh crore under the ambitious Sagarmala initiative before completion of its tenure in May 2019. Sagarmala is an initiative with an objective of promoting "port-led development" along India's 7,500-km long coastline for which the shipping ministry has been appointed as the nodal authority. It will give a fillip to cruise tourism. Prime Minister Narendra Modi also laid the foundation stone of the ambitious Chardham Mahamarg Vikas Pariyojna in Dehradun. The project includes developing 900 km of national highways in Uttarakhand at a total cost of Rs 12,000 crore. This apart several other infrastructure projects have been started this year and more to come in 2017. It has also announced the next lot of smart cities selected. The Government had made a record allocation of Rs. 221,246 Crore (US$ 33.07 billion) for several infrastructure projects in Union Budget 2016-17. Post demonetisation, with surplus money to spend, experts believe that Government will spend more on infrastructure projects in 2017-18.

Air pollution is a serious issue in India with the major sources being fuel wood and biomass burning, fuel adulteration, vehicle emission and traffic congestion. While there has been attempts at mitigating the air pollution levels for years either through

the introduction of CNG or mandatory pollution under control checks, but this is the first time in history that there has been mass awareness about air pollution amongst the general public and outcry over the health hazards related to it. The turning point came when delhi beat Beijing to become the most polluted (air) city in the world. In November 2016, the Great smog of Delhi was an environmental event which saw New Delhi and adjoining areas in a dense blanket of smog, the worst in 17 years. With the Delhi Government talking about coming back to the odd even car scheme, declaration of ‘emergency’, exponential sales of masks, closing down of schools, temporary shutting down of construction sites and coal-fired power sites post Deepawali, we have seen it all in 2016.
At the same time, this has led to the emergence of a product segment – THE AiR PURiFiERS. Numerous companies have come up with their products as the product sees greater demand. Incorporating clean breathing environment inbuilt in the home, just as we include the water purifiers or the HVAC systems may become more common in 2017. The best is, we are seeing a shift in buying behaviour, with people trying to understand environmental impact and factors like emmision, recyclability, before buying products.

budget housing as a segment emeRges stRongly
ight from the announcement of the Union budget in February 2016, AFFORdABLE HOUSing has received a major push. With Tax benefits, sops, easing the supply chain process as well as reducing rates, the Government has created
affordable housing into a lucrative opportunity with huge demand supply gap that needs to be filled. "The government has taken some decisions to enable the poor and the middle class to purchase houses. Home Loans for them up to Rs. 9 Lakh will get 4% exemption on interest and up to Rs.12 Lakh will get 3% exemption," PM announced on 31st December 2016. Under PM AWAS YOJAnA, on loans up to Rs.2 Lakh, 3% interest for construction of houses in rural India will be waived. Please note that this would apply not only to loans for building new houses but also those taken for renovation and expansion of existing houses.
The affordable housing sector has come across as a reliable segment. Data predicts that around 40-45 million housing would be required by 2028, so that makes around 25-30 million by 2017. The New Year is likely to see many more forays into Budget housing. India has huge renewable energy potential, estimated at approximately 900 GW from commercially exploitable sources. The nation’s estimated wind power potential is around 102 GW (80 meter mast height), small hydro at 20 GW, bioenergy at 25 GW and 750GW potentially from solar power. In September, a large plant, said to be World’s largest solar plant with an installed capacity of 648MW was commissioned in Tamil Nadu. This addition took India’s solar capacity past 10 GW mark. The focus is on increasing the share of renewable energy in total energy generation.
Several Top developers have started focusing on this segment as a major market for the first time and developing strategies around this for tapping the segment. Brands like Mahindra life spaces, Tata Housing, Wadhwa Group just to name a few, have already created inventories in the budget segment. The demonetisation of old notes has further strengthened this segment as lower interest rates are likely to spur more buying in the affordable category. At the same time, experts believe the second half of next year will see more launches as the effect of demonetisation on land rates will be seen around that time. The affordable housing sector has come across as a reliable segment. Luxury developers like EMGEE group entering into the affordable housing segment is only the beginning of a long list to follow. Data predicts that around 40-45 million housing would be required by 2028, so that makes around 25-30 million by 2017. The New Year is likely to see many more forays into Budget housing. Currently, that is where the big Budget lies.

incReasing dePendency on solaR & alteRnative eneRgy
F
or the renewable energy sector, 2016 has been a defining year with the ratification of the Paris Climate Agreement (COP21) by majority of the nations. This means a shift to cleaner energy. India was the 62nd country to ratify the agreement and in doing so, has kept an ambitious renewable energy capacity target of 350 GW by 2030. The Government has set a target of 175 GW of installed renewable capacity by the end of 2022. This includes 60 GW wind power, 100 GW solar power capacity, 10 GW sourced from biomass and 5 GW from small hydro power. Of the solar power goal, 40 GW is to be in the form of grid connected solar rooftops. january 2017 SURFACES REPORTER 6
Rooftop solar received a major boost with the Asian Development Bank contributing US$500m to a US$1bn fund for Indian rooftop solar investment. India also saw a record low solar tariff at Rs 4.34/kWh by Fortum in January 2016. To boost the segment, Rajasthan Government has exempted electricity duty of 40 paise per unit for rooftop solar and captive units. With increased public as well as private investments in the space, India is poised to become the third largest solar market in the world 2017 onwards behind China and the US.

Rise of the millennials
bout 65% of the indian workforce population is likely to be between the age groups 20-35 by 2021 making india one of the youngest countries in the world. The MiLLEnniALS or the Generation Y as they are referred is said to be one of the most important segments. This makes it imperative for companies and brands to design their strategies around them. The Millennials think differently, have different aspirations, challenges, demands and goals as opposed to the previous generation. Money is no more the main factor for them. Most of them aspire for quality living with a balanced approach towards life. Millennials are people born between the 1980s and 2000s, grew up amidst technology, dominate the social networks. They are confident, have high expectations and are achievement oriented, they aspire to make a difference, they work for purpose rather than profit alone. This generation is impulsive and result oriented. They prefer to work in environments that are open and values individual differences. Marketing as well as designing for this generation also requires different set of strategies, understanding what Millennials want and implementing initiatives to attract, retain and engage them. Real Estate and Building Products industry need to learn more about this segment in order to serve their needs.
As per a recent CBRE report, millennials would be driving the real estate market in India. "Given that by 2020, 65% of our population will be under the age of 35, it is critical that we gain insights into the behaviour of this population class," said Anshuman Magazine, Chairman, India and South East Asia, CBRE. 65% aspire to buy a property in the near future. 23% of Indian millennials currently staying with their parents will move out of their family homes in next 2-5 years, the report says.

‘affoRdable’ is the new & hot PRefix to luxuRy
oving away from ‘niche’ and ‘uber luxury’ ‘exotic’, ‘ultra’ prefixes, 2016 has shown the design world the focus on ‘AFFORdABLE LUxURY’. While it has been there for a while, never before has ‘Value for money’ been as significant in the ‘High end Premium’ market as now. First of all, an affordable luxury segment is a premium segment which is in the financial reach of a much larger buyer base than just HNI’s and ultra HNI segment. This is for buyers with aspirations for luxury but at a budget which is not overly out of reach. The whole idea is to create distinct luxury flavour and experience without pricing the project or product out of reach. For instance, developers focus on spacious apartments (luxury involves larger spaces), providing exclusive features, use of imported branded products like flooring, fittings, kitchens etc. With affordability being added to luxury would mean the products must deliver, should be decent aesthetically, from trusted brands yet not the extrapremium that pinches the pockets.

016 has been the year for the renewed attention on WOMEn EnTREPREnEURS across the world. On one side while India is struggling with the rising crimes against women, at the same time, we are seeing the rise of women in business. Women entrepreneurs are the undertapped force that can rekindle economic expansion. 2016 has seen development in terms of women empowerment, networking, awards and most importantly due recognition of their contribution. Websites like HerStory, Feminista, Sheroes, Womensweb etc received much attention & acclaim. Architecture & Design industry was not left out either.
SURFACES REPORTER was the first to start & support women-led initiatives in Architecture & Design. WAde (Women Architects & designers) india was launched in New Delhi in May 2016. Good news is, ever since all major architecture and design events have covered women designers & related topics across India. While we lost one of the most celebrated Architects of the world Zaha Hadid, she remains an Icon & inspiration for architects across the globe. The once often ignored women entrepreneurs are taking centre stage today. Yet there is a lot more to be done. It is said that what is good for women is also good for nation. 2016 saw the focus and starting of the initiatives. 2017 and the coming years will see actual development in this arena.

The count of Hnis in india is said to get tripled by 2017. We see the coming up of both established and start-ups in the affordable space. The shift from metros to smaller cities and vice versa is predicted in the space of start-up entrepreneurship. It is to be noted that Real Estate, Architecture & Interior Design and Building Material segments are yet to see some great start-ups that uses technology enabled solutions for easing the issues. We are hoping that 2017 should see the coming up of smart solution providers and not just marketplaces for ecommerce & selling. Top companies from these segments must come up to identify areas that need disruption, invest in start-ups and incubate to reach out to solution. T
hough not new to the world, Co-working spaces made a sudden big entry with the rise of start-up culture in India. 2016 saw the blooming of these initiatives into full fledged companies. Same is with other shared spaces driven by the likes of OYO, Airbnb etc, basically based on the concept of sharing a part or total living space.
A survey done by Regus in 2016 confirmed that India has opened up to the culture of Shared Spaces for Co-working and Co-living. Its customer base includes google, Toshiba and glaxoSmithKline. Shared spaces were born out of necessity and as a result of start-ups looking for disruptive ideas. Start-ups couldn't afford plush office spaces while it was not always favourable to use cafes for brain storming, and meetings with investors & clients. Though it started in this way, later, it caught the attention of organized companies. Companies waste a lot of money & time in locating, buying/ renting & renovating an office space in a new location. Maintenance adds to the cost. Getting into a shared office space with required office infrastructure serves as a quick fix, fortunately, eliminating much of the administrative hassles as well. january 2017 SURFACES REPORTER 8
SURFACES REPORTER was quick to notice the shift. On 15 October 2016, we had organised an event in Delhi to discuss the "Evolution of Shared & Collaborative Spaces." It was more to understand how Architects & Designers should prepare for the Gen-Y spaces and to spread the message to the community all over India. The article is covered in Surfaces Reporter November issue. Shortly after the event, towards end of October 2016, news about ecommerce major Snapdeal rationalizing its offices and moving into co-working hubs instead of operating from leased offices caught the attention of nation in a big way. It is said that the effort was meant to trim costs. The company has vacated its office with 200-seat capacity in Mumbai’s Malad suburb and picked up a 90-seat office in a co-working hub in Andheri. 'In addition to flexible working hours, these centres foster an innovation-inspiring atmosphere, bringing together groups of like-minded people under one roof. Today, the co-working sector is on the cusp of an explosion, catering to a variety of industries along the way. And some, like Nasscom's 10,000 Startups' Warehouses, function much like an incubation facility as well, mentoring entrepreneurs and hosting programs on a regular basis,' a study concludes. Looking at all these, this is also another design opportunity since co-working and living spaces require their own special set of design requirements where spaces are not just boring offices spaces but can offer several complimenting and important features or security, convenience, needs at affordable prices. We foresee mushrooming of more shared spaces at various levels. We also foresee builders getting into this arena for catering to growing demands in corporate shared spaces.
