Torquay carpenter gets top marks on safety

Capital gain, luck or lore? WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY

LADY – or is it Lord? – Luck gets the praise or blame for many things in life, not the least of which in real estate is capital gain, or the lack thereof. However, Bellarine Property managing director Christian Bartley said that by examining several property buyers’ modus operandi, we can see luck has less to do with it and that buyers fall into two main categories. “At one extreme there are those who buy property simply because they ‘like’ it without researching its capital gain potential. “At the other extreme there are those who apply a strict set of criteria to minimise risk and maximise gain.” Mr Bartley said that the ultimate criterion used to measure potential capital growth has become somewhat of a cliché that can be summed up in one word - location. “But apart from obvious blue ribbon addresses that most people can’t afford, how do ordinary investors know whether they are buying in a location that will appreciate?” According to Mr Bartley, experienced investors usually look for proximity to services or potential services such as transport, schools and other amenities, as well as areas of employment.

“Investors should get to know how property supply/demand cycles work and look at the historical supply/demand cycle for their chosen area and how this pattern relates to housing cycles generally.” According to Mr Bartley, experienced investors predict the lows and buy when the market is low. Yet this is the very time when novice investors decide to sell their one and only property and invest somewhere else. Successful investors not only hold on to their property in the long-term, thereby maximising gain and income/cost ratio, they buy more properties whenever their accountant gives them the go-ahead. “Another investment indicator is rental vacancy rates,” Mr Bartley said. “Areas where vacancies are low are usually good areas for investment because rental income will be most secure. BY JAMES TAYLOR TORQUAY carpenter Stuart Hill has been rewarded for his safety smarts as part of a statewide challenge run by WorkSafe Victoria. Mr Hill is one of the weekly winners in the six-week Top Tradie Cup, which tests people on their safety and football knowledge through an app specifically designed for smartphones. He created a team in the competition for himself and his workmates at Surfview Builders, and has won a $400 Repco voucher. Mr Hill will use the voucher for “a couple of toolsets for the team”. He said Surfview Builders took its workplace safety responsibilities seriously, and there had been no workplace accidents since the company’s formation 12 years ago. “It’s so easy to get caught out if you do the wrong thing.” The Top Tradies Cup was launched by WorkSafe

Victoria on April 15 and was inspired by the high number of serious injuries on construction sites. There were more than 17,000 reported injury claims from the construction injury between 2008 and 2012, which cost almost $1 billion in treatment, wages and other expenses. This includes 668 claims in the Greater Geelong area costing $30,968,216, and 44 claims on the Surf Coast costing $1,992,615. WorkSafe chief executive officer Denise Cosgrove said the competition was designed to get tradies and others in the construction industry talking about safety. “Top Tradie Cup will help to create a culture of safety on site, and encourage workers to speak up when they see safety breaches occurring. “We know that creating a safety culture encourages behaviour change which will ultimately lead to fewer workers being injured on site.” The Top Tradie Cup closes on May 26. HOME owners and buyers frequently discuss the question of whether to renovate or simply move when their home is no longer meeting their needs. These are often difficult questions to weigh up, after all both require a considerable degree of effort, disruption and often cost. Importantly owners have to consider the risk of over capitalising because you won’t always recover the money spent renovating when you sell. A review of data provided by the Australian Bureau of Statistics shows that whilst Victorians have spent more in real terms than ever before on dwelling alternations and additions they are more likely to buy a new home than renovate. Over the last 30 years, the high point was in 1996 when 22 per cent of all the money spent on residential construction work was on renovations. It reached a low point of 13 per cent in 2010 before it commenced rising again. Over the past three years the real value of work done has risen 17 per cent to reach a share of 14.5 per cent last year. As this metric is the share of overall work, an important factor is the overall building activity. The fact is that Victorian builders have been very busy over the last three years, they have completed 24 per cent more homes than they had in the preceding three years. This provides Victorians with greater choice when considering the question of renovating or moving. Those making that choice will find that there is a ready supply – better than has been the case for a long time – of new homes which may be more attractive than renovating.
