A guide to selling THE first thing you need to do when you decide to sell your house is to find the right agent. Your agent will discuss with you the benefits of different sales methods, the best way to advertise your property, and perhaps improvements to maximise your selling price. A well presented home says “welcome”. It doesn’t have to be a “show place” but it should appear a comfortable home in which to live. Your home will be one of many on the market at any time. You need to present your home in such a way to get the best price within a set time. Experience shows that vendors who make an extra effort on presentation usually achieve a quicker sale and sometimes, a higher price. Outside your home, first impressions do count. To start with, check the overall view of the yard, fences, driveway, windows, doors, roof and walls from the street. Have all minor repairs done. Sticking doors and windows, loose door-knobs, faulty plumbing, peeling paint etc. may affect your sale. Make sure gates open easily. Arrange outdoor furniture attractively to give a look of leisure. Tidy the flower-pots and have plants healthy and watered. Trim shrubs and mow lawns, including the footpath. Clean out sheds. Toys and garden tools should be stored. Clear the gutters, clean windows, screens, doors and awnings. Spread gravel on unsealed driveways and lay pine bark on unsightly surfaces. Sweep driveways and patios. Remove clothes from the line. Make sure a pool is sparkling clean. If you own a dog, take it for a walk during inspections.

The tropical decor of Hugo T. Armstrongâ&#x20AC;&#x2122;s house is wild yet homely and perfectly fuses and represents the three great loves of his life â&#x20AC;&#x201C; family, music and adventure. As the founder and proprietor of The Blues Train, a travelling mini music festival, and former director of the Queenscliff Music Festival, his house is overflowing with records and CDs, and a vintage jukebox packed with 45s â&#x20AC;&#x201C; along with historical Tahitian and nautical artefacts. Hugo shares the Point Lonsdale house with wife Desiree and their daughter Astrid, 5. It was built in 1959 by his intrepid and much-loved father, Eric, whose deep-rooted presence is felt throughout. Most of the furniture and art were his and his image and paintings line the walls. â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s all my dadâ&#x20AC;&#x2122;s stuff, he sailed around Tahiti trading coconut husks, and brought back a lot of what is still here now, most of it is from Tahiti â&#x20AC;&#x201C; I love it all,â&#x20AC;? Hugo said. â&#x20AC;&#x153;Most of the other stuff has come to me in one way or another, I donâ&#x20AC;&#x2122;t go looking for anything, people will just give me presents or it was here my whole life.â&#x20AC;? The house itself is set over three levels, and Hugoâ&#x20AC;&#x2122;s 1951 Holden 4852-15 â&#x20AC;&#x201C; commonly known as the FX â&#x20AC;&#x201C; takes pride of place out the front. The car is in excellent condition and matches the house in Hugoâ&#x20AC;&#x2122;s favourite light-green hue. Itâ&#x20AC;&#x2122;s not just for show, he drives it daily and â&#x20AC;&#x201C; just as he inherited the house â&#x20AC;&#x201C; he came into a love of cars through his father, who competed in the original Grand Prix at Albert Park. The house is also the headquarters for the
