Warralily welcomes funding for family hub

LAST week’s funding announcement by Planning Minister Matthew Guy and South Barwon MP Andrew Katos for community facilities in the Armstrong Creek East Precinct was warmly welcomed by the people at Warralily whose houses will border the facilities. Warralily community development officer Kylie Pollock said the announcement of $7.7 million in government funding for the community hub on Burvilles Road at Warralily is further confirmation that residents will enjoy the best of urban living in a perfect coastal location. “Warralily’s ideally planned community infrastructure has been a major drawcard for residents and it is great to see these plans coming to fruition so early in the estates development,” Ms Pollock said. “These community facilities are part of a broader proposed neighbourhood shopping centre that will be located adjacent to

sports and school facilities to maximise convenience for families combining shopping and after school activities with the school run.” This neighbourhood shopping centre will become the key entry point to the estate with access via Barwon Heads Road and the future Burvilles Road extension. OVER the last few weeks, I have focused on site costs and this week, I wanted to touch on the final cost for you to be aware of – your fire rating. How susceptible is your land and home going to be to fire? In some areas, the risk and rating can be low so there is no need for additional building costs to be added to your home. But in some cases, the fire rating can be quite high and your building costs could rise as a result of this. The best place to start getting this type of information is from your local council or the DSE website and make sure you discuss it with your builder or your land agent. It’s not possible to build a fire proof house, but there are a number of ways to make a house safer in an area that is prone to fire. External cladding, flooring and clearing are

the most important factors in making your house fire resistant. You may want to also consider installing external shutters on windows, making changes to cladding, gutter guards or retrofitting low quality glazing. Other additional building items could also include fireproof timbers and mesh fly screens. If you are not building a brand new home and want to renovate your existing property to better withstand a fire, this is also possible. Have a chat to your builder about what your options are, as there are a number of new and innovative installations to fire proof your home. Make sure you scope this out when considering where you want to buy your land and with your builder, once you determine your home design.

Fairway to Heaven nominated BY DEAN WEBSTER ONE of 13th Beach’s most successful residential properties has been nominated for a prestigious award in the 2013 BDAV Building Design Awards. THOSE considering investing in any form of property will continually see a couple of terms used to discuss the investment’s performance, namely capital growth, investment return and gross rental yield. Capital growth – The term capital growth is often used in real estate to describe the increase in the price or value of a property. For instance the median price of a three bedroom house in Brunswick in the March quarter of this year was $701,000 and 12 months ago it was $675,000. Therefore the capital growth is the difference between the two – $701,000 divided by the earlier figure, $675,000, which equates to 3.9 per cent over a year. Capital growth is also known as capital appreciation. Investment return – From a real estate perspective the term investment return is very similar to the capital growth figure. It is the percentage of change in value of the investment over a given period of time. Gross rental yield – Gross rental yield is a term that is frequently used to compare the investment return on a property investment. To calculate the amount you divide the yearly rental income by the purchase price of the home. For instance the yearly rental income on a three bedroom house in Brunswick is $28,600 and the median house price is $751,000 resulting in a gross rental yield of 3.8 per cent.
