Al’s building tips WE CONTINUALLY find a number of purchasers are confused about how they move from their current home to their next home, when they are intending to build. The first step is to determine a budget of how much you intend to spend on your new home. To do this, you will firstly need to call in a local real estate agent to see what your current home is worth and for budget purposes, use the lower amount to be on the safe side. Following this, you will need to talk to your bank or mortgage broker to work out an upper limit on your new home. Once you have your figures in mind and you have worked out where you want to build, the fun begins in shopping for your new home design. Visit a display village and get an idea of the range of builders and home designs that are around; what meets your requirements, what layout are you looking for, what style are you thinking of? When you’re talking to the larger builders, they will generally give you a base price for a home. As a guide, I would suggest you add around $50,000 to this, in conjunction with the land price, to give you the total package price. This way, when you get to choosing

bench tops, taps, tiles and other finishes for your home, you will know that you can spend more and still be within your budget. Remember, this is just a guide, but there will be other charges and items to factor into your overall budget, so it’s good to be prepared. To get the ball rolling, come and see us at the Armstrong sales centre about securing the right size block for you and the home you are intending to build. If your money is invested in your current house, you can either redraw on your existing loan or use the collateral in your home to borrow for the deposit. At a community such as Armstrong or Estuary, following the payment of your deposit, it could be 12 months before the lot is ready to build on, so you have plenty of time to choose and purchase your home. ACCORDING to recent quarterly data collated by the Real Estate Institute of Victoria (REIV) the median house price in Torquay increased last quarter by 4.27 per cent to $610,000 with Old Torquay leading the way with a median of $622,000. AREA

Jan Juc median rose 1.9 per cent last quarter to $588,750, although it was 6.80 per cent down from June 2012 median of $632,000. Barwon Heads median prices jumped 11.03 per cent to $755,000 in the last quarter where as Ocean Grove dipped slightly by 1.08 per cent to a median of $460,000. Within the Borough of Queenscliffe, the median

prices dipped 7.94 per cent to $782,500 in June, still a significant increase from a year ago. Regarding units, prices have remained stable in both the City of Greater Geelong and the Surf Coast Shire at $310,000 and $432,500 respectively in June. The median unit price in the Borough of Queenscliffe, however, fell by 4.1 per cent to $467,500.

CHOOSING an agent to manage the sale of your property can be daunting. Will they tell me what my property is worth? Once you have a shortlist of agents, ask them to provide an appraisal of your property’s value. They may provide an estimate on the spot, but they should always follow-up with a written quote detailing the price and how it was calculated. What should I ask for from them? This will provide a good insight into how hard they work, how many buyers they can attract and what sort of prices they can achieve. What sort of questions should I ask? Bushfire disclosure impact THE Victorian Parliament amended the Sale of Land Act requiring vendors to advise if the land they are selling is in a bushfire-prone area. This was to give effect to a recommendation of the Royal Commission into the Black Saturday bushfires and came into effect on July 31. What this means is that vendors are now required to advise if the land they are selling is in a bushfire-prone area. If it is, it will appear in the vendor’s section 32 statement. This information is publicly available through the Department of Planning and Community Development. Owners and buyers alike can conduct an online search to ascertain the bushfire status of the property. The search would yield a property report that will advise if the land is designated bushfire-prone area. If the area is bushfire prone, the report will advise as such and detail the special construction requirements that apply. This requirement would mean that as a vendor, you may face additional conveyancing costs as your solicitor or conveyancer will need to locate this report and include it in the vendor’s section 32 statement. For buyers, this would mean that you are better informed and more prepared before you purchase a property in a bushfire-prone area. Given this information is already publicly available, it is unlikely to have a major impact on house prices. It is also unlikely to become a major bargaining point between a buyer and vendor. What this does do is provide greater transparency to assist the due diligence process that should be undertaken before any property purchase.
