Agents are vendors’ employees WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY

WOULDN’T you like to know that your selling agent is likely to be conscientious, efficient, professional, enthusiastic, tireless and committed? “After all, vendors are in fact employers,� Bellarine Property managing director Christian Bartley said. “And they employ an agent to look after the most significant financial transaction they are ever likely to undertake. Yet many vendors have nothing more to go on than an agent’s self-promoting hype and promises.� According to Mr Bartley, most employers insist on both verbal and written references when taking on someone new. “Probably the most significant employment situation any family can find themselves in is the employment of a nanny. “After all, you’re handing over the greatest emotional responsibility you are ever likely to undertake.� Mr Bartley said that nannies were among the most heavily referenced employees in the job market. “Disgruntled vendors report simple everyday problems like lack of courtesy in phoning to arrange appointments, lack of

Autumn market update for Torquay BY DEAN WEBSTER QUAY Real Estate’s Hank Moerenhout has released his Autumn market update for Torquay and is quietly confident of a good year ahead. “The Torquay market held up quite well during 2013,� Hank said. “The number of homes being sold was very similar to 2012, the median price during 2013 increased by a modest 1.2 per cent. “The most popular price segment for home sales in Torquay is between $500,000 and $600,000. “With record low interest rates we are experiencing an increase in demand from investors, who account for 31 per cent of our sales. “Owner occupiers account for 55 per cent of our sales and holiday home buyers, the remaining 14 per cent. “A large percentage of our buyers live locally – 45 per cent, while Melbourne buyers account for 41 per cent.� With the increased popularity of Self Managed Super Funds, Hank said that there had been an increased percentage of investment properties purchased using this structure. There is a renewed confidence in the local real estate market and with the continuing forecast of low interest rates, property should continue to remain high in people’s minds when it comes to their investment decisions. How do I prepare to move house? THE first step is getting organised. Begin by creating a checklist, which includes a clear timeline of tasks including preparation of packing supplies, sorting and packing your belongings, scheduling movers and notifying the relevant parties of your change of address prior to moving day. It will probably be easier if you allow a day or so before settlement for the move. If you’re moving from rented accommodation, you’ll need to allow time to clean and prepare the rental home for its final inspection, once it’s empty.

What about a moving company? If you’re feeling overwhelmed, it may be a good idea to hire a multi-purpose moving service, which packs, moves and stores your belongings for a single, flat fee. Alternatively, to save money, you may prefer to pack and relocate most of your belongings yourself. If necessary, rent a separate

storage facility or ask family and friends if you can store certain items with them. Then a moving company can come in and help with the heavy lifting. Any packing tips? Packing requires careful planning, so here are some tips you may want to keep in mind: pack all boxes to capacity, but do not overload them with heavy material; label them with a description of the room (or area) of your new home where you intend them to be unpacked; if you have to dismantle any furniture, place all the nuts and bolts in a plastic bag and tape them to the furniture; wrap glassware individually in towels or packing material; tape and seal all cleaning fluids; carry valuable items such as passports, jewellery and cash with you rather than leaving them with removalists; and, finally, sell or give to charity everything you no longer require.

Making an offer ONE of the frequent questions that estate agents receive is about making an offer to buy a property in a private sale. This is not surprising, with at least 75 per cent of homes in Victoria now sold through private sale. If you are intending to make an offer then there are a few things to keep in mind. Once you are genuinely interested in a property, it is always wise to first have a qualified professional undertake a building inspection. This will ensure that the property is, in fact, in good condition and help to provide peace of mind for you, the buyer. Once satisfied, you may choose to make an offer, via an estate agent, which the seller may or may not accept. They may want to wait to see what other offers are made, or may want different settlement terms. This may result in a negotiation, with the agent continuing to act as a go between. When negotiating, keep in mind the agent acts for the seller, not the buyer. A growing number of buyers use a buyer’s agent to assist with this negotiation process. As the negotiations continue, ensure your offer is in writing and must be accepted by a fixed date and time. You can also make it subject to obtaining finance, or the sale of an existing property. Offers must be in writing and in the form of a contract signed by you. If the seller accepts your offer and countersigns the contract before your offer expires, there is a binding contract. The contract sets out the terms of the sale, including the names of the buyer, seller and the estate agent, the title details, price, deposit, the balance owing and the date on which settlement will occur, at which time you can move into the property. With residential property, cooling-off rights apply for a period of three clear business days from the time you sign it. It’s important to note that this “cooling off� period generally does not apply when a property goes to auction. If you are unsure about the contents of anything you are asked to sign, obtain legal advice before signing any documents. It is important to follow the right steps. Once successful, you can move into your new home with a greater level of comfort, knowing that you have made the right moves to secure your new home.
