Rent Protection & Legal Eviction Cover While you take every precaution to rent to only reliable tenants, their circumstances can sometimes change outside their control. When this happens, it’s important to ensure you still receive the rental income to cover your mortgage or outgoings. Key benefits of our Rent Protection & Legal Eviction cover include: • • • • • • • •
Cover for the total monthly rent, no matter how many tenants are on the tenancy agreement. 100% of the monthly rent paid for up to a maximum of six months from the date of the first arrears. Legal expenses up to £50,000 for an eviction. Anti Money Laundering As estate agents, we are compelled by law to follow strict procedures to establish the identity of our customers. Money Laundering is a common way to hide money obtained by, and used for, illegal purposes such as terrorism, people trafficking, drug dealing and other International crimes. So, when you become a customer with Curchods, by law, we have to check out your identity and usually your source of finance. We endeavour to keep the process to the very minimum by using a simple electronic checking system which allows us to comply with the law, without inconveniencing you. This works for the majority of our customers. However, in some circumstances we may have to involve you should the electronic check not be adequate. In such cases, typically all we will need from you is a copy of your passport and a current utility bill or council tax bill. For properties in excess of £2m, we do not use electronic checks.
COMPANY OWNERSHIP If you buy, sell, let or rent in the name of a company, here is the information we are legally obliged to establish: • The ownerships and shareholding structure for those with more than a 25% shareholding. • ID documentation for those directors and beneficial company owners. • Company registration number and registered address. If the company is an overseas company we may require some additional details.
LETTINGS If you are letting or renting a property where the monthly rent exceeds 10,000 euros, we will need to run a Money Laundering check.
SOURCE OF FUNDS In certain cases, we may also require you to provide evidence of your source of funds when buying a property in the UK.
MULTIPLE MONEY LAUNDERING REQUESTS It is likely you will be asked for the same information from your conveyancing solicitor and any lender, if you are raising funds to purchase a UK property. We fully understand this can be tiresome. We can accept authenticated documentation from your solicitor to save you having to repeat the exercise if this would suit you better. This would be subject to your solicitor not being part of your transaction other than dealing with your conveyancing.
HOW YOU CAN HELP AVOID ANY DELAYS RELATED TO AML LEGAL REQUIREMENTS If you work with us swiftly to provide the information we require to satisfy the Anti Money Laundering (AML) regulations, we can keep any delays to the very minimum. We are simply having to comply with the law and until we have the necessary information to hand, we are unable to proceed with issuing the paperwork confirming an agreed sale or purchase (or rental/letting should it qualify).
