The world of renovations extends from simple DIY projects and single room makeovers, to entire houses and even self builds. As the world of renovations meets the world of luxury homes, these Prime projects provide a fascinating insight into the pinnacle of property renovations.
The transformation of Ditton Ridge in Esher is a fine example. Set in a private estate in the heart of Esher, this once 4-bedroom detached
home, which offered plenty of promise and potential, is undergoing an extensive renovation. From conceptualisation through to construction, Copper Tree Homes are in the process of transforming Ditton Ridge into a Prime home which oozes opulence, with almost twice the accommodation, exacting standards, six bedrooms and a state-of-theart swimming pool. We spoke with the owners, Copper Tree Homes, to find out more about the project and their vision.

Ditton Ridge is a hidden gem on the Pelham’s Walk Estate, in the heart of Esher. Available for the first time in nearly 50 years, with little to no refurbishment in that time, Ditton Ridge came to the market in 2023 and was described as having “huge potential to renovate and modernise throughout, to create a lovely family home” by Curchods Partner, Matthew Knight.
Speaking of their first impressions of Ditton Lodge, the new owners explained “my heart skipped a beat when I first saw the house and I knew I could turn it into a sumptuous family home.” Fast forward a few months and their offer had been accepted and plenty of planning had taken place to realise this property’s potential. With a generous budget secured for the build, the sale completed in November 2023 and the hard work could begin.
“The neighbours have lived next door for 53 years. If that’s not an advert for a desirable location I don't know what is,” explains the new owners. The house sits atop a hill, with far-reaching views over the estate. It is cocooned by mature trees: including a Wellingtonia, otherwise known as a giant Redwood. This dramatic backdrop sets the tone for the project, which incorporates vast rear glazing to maximise the connection with the outdoors, and celebrates natural materials such as wood, marble and stone. The palette is neutral and harmonious, offering peace and tranquillity - a haven as much as a home.
Explaining the planning and preparation required for the project, Copper Tree Homes said, "An experienced surveyor is vital to the accuracy of any budget, which in this case is £900,000. The most challenging aspect of this build, which translates into the most expensive, is the natural setting as many of the trees on site have Tree Preservation Orders. This determines where and how building can be carried out and means that no spoil can be redistributed on site. At the same time, the setting is undoubtedly the most rewarding. A massive undercroft was discovered beneath the existing house, which forms the backdrop to a new lower ground floor where the spa and cinema will be housed. A generous, wraparound, cantilevered deck will connect the lower ground to the garden and provide exceptional entertaining/relaxation areas which take in the panoramic views."
"To rebuild or refurbish, that is the question. New builds are normally VAT exempt so financially that can make sense, but in this
case the latter was chosen due to ease of planning, reduced environmental impact and the fact that the existing structure was sound.
The build encompasses a complete rebuild/ renovation which turns a dated 2,600 sq ft house into a circa 5,000 sq ft modern masterpiece - complete with indoor stainless steel swimming pool, cinema and an enchanting garden building. The original building was granted planning in 1969 and in keeping with the period has timeless, uncluttered lines which lend themselves to extension. It is flooded with natural light, which will be enhanced by further glazing.

The property was acquired in November 2023 after a 10-month probate process. The delayed completion allowed for permitted development rights for a garden building to be achieved before keys changed hands and for building to start straight away while planning was sought for the main house. Planning was then achieved in just two months with the help of a planning consultant. The build of the main house is due to complete in October 2024.
The project is being completed by experienced builders who have worked with us many times before. This relationship allows for timescales to be predicable and the level of finish to be guaranteed. Renovation like this is not for the faint hearted but the rewards are immense. Beautiful houses give pleasure to families for years to come, so it’s important to envisage in detail how the property will be lived in. CGIs help to crystallise the vision when the site is still mud and rubble…"

If an idea makes it out of the sketch book, we move straight into Rhino, a 3 D modelling tool. Once the design is developed aesthetically, we then concentrate on the structural integrity of the piece and use our engineering experts to enhance the CAD model so it can be stress-tested prior to production.”

The Prime residential market has enjoyed a buoyant start to 2024. According to the latest Rightmove House Price Index, market activity in the largest homes, top-of the-ladder sector has seen the biggest growth nationally. The number of new sellers in this market is up 18% compared to last year and the number of agreed sales for large homes is up 20%. This sector has also seen the strongest start to the year for price growth since 2014.
It’s a similarly positive story for the Prime market in Surrey and South West London, with an activity-packed first quarter. At Curchods we have agreed the sales of several exceptional properties already in 2024 and we continue to lead the market. Having successfully agreed the sales of more properties above £1million in Surrey than any other estate agent in both 2022 and 2023, we began 2024 in the same vein –agreeing the sale of more of these properties in the first quarter than any other estate agent. Pure frustration! When I experienced the benefits of cold water therapy first hand, I wanted to make it part of my regular wellness routine, but I soon realised how inaccessible it
was. I bought endless bags of ice for my bath at home – which was a great way to get started, but not sustainable or convenient. I jumped in frozen horse water troughs, took hours out of my day travelling to a wild swimming spot in winter, and I needed something more convenient.

With downsizing having an ever-increasing influence on the property market in Surrey, Andrew shares his views on the subject of downsizing.
"For many downsizing can seem a daunting task, having lived in the same house for some 20, 30, 40 years. In fact, so daunting that lots of people put it off for too long. I fully understand this.
Many people never actually downsize, but for those who plan to, there are a few key points worth considering which will help make such a move a much more controlled and pleasant experience.
The number one consideration is always to retain the initiative. By that I mean make the move through choice as opposed to circumstance. So many people leave it longer than they should and find that health, wealth or simply being overpowered by maintenance and
upkeep, are often the drivers for a downsizing move and those often cause unnecessary strain and concern.
Three key factors that hold some people back from downsizing are; the sheer size of the task, having not moved for dozens of years, leaving their happy memories behind and what to do with all those possessions accumulated over the years?
The size of the task can be made much smaller with expert help and advice. Happy memories are never left behind. They go with you wherever you go. With regard to accumulated possessions, you can choose what you want to keep and the rest can be given to family members or friends, sold or repurposed. Common beneficiaries of downsizing moves are charity shops, who are keen for stock and of course raise much needed funds. So, a great deal of good comes from repurposing items no longer needed.
So, what is the recipe to make the best of a downsizing move?
1. Plan well in advance in order to retain the initiative to move when you want to and not when you are forced to through circumstance. Discuss your intentions with family and/or friends. Consulting really early (could be years before you want to move) with an expert estate agent will be of huge value to your transaction, whenever it happens. Your estate agent will assist you in both the planning and execution of your move. Over the years I have assisted in sourcing and negotiating onward purchases for my clients even when they were moving hundreds of miles away. It’s so important to have a consistent person to assist all the way through the transaction.
2. With your chosen estate agent, establish early the value and saleability of your property. This could even involve having some work done or maybe even carrying out a structural survey so that there are no nasty surprises after a buyer has agreed a price with you.
3. Establish what style and size of property you wish to move to. This might determine how many of your existing possessions will come with you. I had a client once who insisted on looking for a town house and everything she saw was too small. Eventually she revealed that she intended to take some very substantial pieces of furniture from her existing home when she moved. I sold her a beautiful, newly converted, ground floor apartment in a gorgeous Victorian building!
4. Decide where you want to move to and why. There are many factors to consider here and it is one of the most important decisions to be made. It might be that favourite holiday destination that you said you wanted to retire to, or a property closer to your family to have more contact with grandchildren? Or, you might wish to stay close to where you have lived for so many years, to keep in touch with your circle of friends? A friend who I helped downsize recently (after 43 years in the same house) moved 10 miles away, so that she was closer to her daughter and family
but still close enough to come back to see her large circle of friends. A week after she moved she said she wished she had done it long ago as she was free of the burden of a huge house and garden and was loving her new home, where she now happily resides with all her memories safely intact and the possessions she chose to take.
5. Decide when you want to move. Steps one to four will have created an “outline” of your move, so the next key question is when do you want to move? Considerations here could be the time of year, the distance you are moving or any extended travel plans in the offing.
6. Investment and tax planning. It is important to be sure what you buy will be a sound investment for the future. It may well be that you will be releasing a substantial sum of cash as a result of your move. If the latter is true then, well in advance of your move, it would be worth consulting with your accountant or wealth manager on the best solutions for tax planning and investment.
As I said above, downsizing is not for everyone and there are many people who feel compelled to downsize to release some cash but actually really do not want to leave their existing home. In such circumstances, it could be that a lifetime mortgage would work for them. In the past this was known as equity release for which there was previously negative press over many of the products sold. Things have moved on and there are now fully regulated products that are safe to use and appropriate for some. Expert advice should of course be sought.

Little Fish - Sushi in the sticks, is on a mission to bring exceptional sushi and pan-Asian cuisine to out of town food lovers across Surrey and South West London and beyond. A firm believer that the quality of food you eat plays a big part of the life you live, award winning, Michelin-trained chef Neil Witney started offering his delicious creations when COVID struck.
A photo on Instagram of a platter he made for wife Justine on Mother’s Day led to the creation of Bools Farm Food, Little Fish’s predecessor. A lot of hard work from this husband-and-wife duo ensued as word spread of the world-class chef, offering great food in the local area where they lived. It started as a whisper in the small market town of Farnham and the story grew.
After two years and countless 20-hour days in his makeshift kitchen, Chef Neil Witney has
partnered up with ‘other Neill’, and are making it their mission to bring freshly prepared, preorder only, exceptional sushi to doorsteps across Surrey.
We quizzed Chef Neil on their journey so far…
After cooking with my Mum as a young child, I quickly learnt that she was a good cook and always introduced us to different produce and food genres.
Give us an overview of your background as a chef?
Having trained in the UK and Champagne region of France, I spent a year working in France to then return to London and dive straight into Michelin star restaurants and boutique 5-star hotels. I then looked after a group of restaurants in London and a new opening in New York City. Following this I have spent some time consulting for an arm of the Dubai government developing food and beverage concepts for the region.
How did your journey lead you to sushi?
I used to work for Anoushka Hemple AKA Lady Weinberg at Blakes Hotel in South Kensington. There was a very eclectic menu of which sushi was a part. This is where I learned the basics and developed an interest.
Can you walk us through your process of creating a new sushi dish?
Looking at the seasons, current market trends, playing to our customer demographic and analysing our menu engineering.
How is Little Fish a cut above the rest?
We use the best ingredients we can get hold of and treat them correctly, often in quite a simple way to let the produce do the talking. We are certainly not a traditional sushi offering. We
like to experiment and have some fun with the menu. I like to call it “progressive sushi” we don’t take ourselves too seriously and always look to give our customers a premium experience. All the sushi is created to order and always fresh on the day. We try to make the food as close to the customers preferred collection time to keep it as fresh as possible.
In general, I like to create new dishes, looking for different ingredients or applying new techniques.
We have just put on a Hamachi & shiso leaf maki with yuzu aioli. Hamachi is an oily fish with a great buttery flavour, so quite rich, this paired with the sharp yuzu aioli and then softened with the floral shiso leaf make a great dish!
