The question on everyone’s lips as we enter Autumn however is ‘what does the future hold for the property market?’ The underlying narrative of higher mortgage rates, interest rates and cost of living has proven to be the primary influence in the property market this year. Yet, despite all of this negativity, the truth is that for many the need to move still exists and, for some,
these financial influences are encouraging a move. Whilst having certainly felt the effects of the uncertainty, the property market is still active and is proving to be far more stable than has been suggested.
Whilst stock across the Prime market and private estates remains low compared to a couple of years ago, there is still demand for prime properties in the area from local, international and London based buyers. This imbalance is supporting greater price stability here in Surrey and South West London than is being experienced elsewhere in the country. When it comes to food, there are no two words more synonymous with indulgence and excellence than ‘Michelin star’. Earlier this year, the Michelin Guide announced their list of restaurants worthy of the accolade in 2023. In total 187 eateries across the UK have been awarded at least one Michelin star, with 21 new restaurants awarded the coveted culinary honour this year.
As the temperature drops and the days grow shorter, restaurants across the United Kingdom prepare to unveil their seasonal menus. For many a food fanatic this time of year is a time to indulge and, for those in Surrey and south west London, there’s plenty of culinary excellence to be found on the doorstep.
Surrey boasts four Michelin star restaurants, with one new restaurant scooping the award in 2023, The Tudor Pass in Egham. An intimate, gastronomic restaurant with just seven tables, tucked away in the five-star Tudor estate of Great Fosters, near Windsor. Beyond the borders of Surrey, three restaurants in West Sussex boast Michelin stars, with Ben Wilkinson at The Pass in Horsham also a new entry in 2023. Meanwhile, Hampshire boasts 14 Michelin star restaurants and there are a staggering 74 in Greater London.
In this article we uncover the Michelin star gastronomic gems right here on our doorstep, including; The Tudor Pass in Egham, Ben Wilkinson at The Pass in Horsham, Sorrel in Dorking, Latymer in Bagshot, The Clock House in Ripley, Dysart in Petersham and Woven by Adam Smith a little further afield in Ascot.
Set in the charming Tudor building of fivestar hotel, Great Fosters, The Tudor Pass is an intimate, gastronomic restaurant with only seven tables! The reimagining of an icon, The Tudor Pass is a new chapter in the storied history of this special restaurant, named so to celebrate the unique interactive service style diners can expect – without the noise of an open kitchen – where Executive Head Chef Alex Payne and the team finish your dishes at the table.
The Tudor Pass is a new entry onto the list of Michelin Star awarded restaurants this year, with the restaurant open for less than a year before scooping the prestigious accolade. We spoke with Alex to find out more about The Tudor Pass and what makes menu and experience worthy of a Michelin Star, and certainly a visit!
“Gaining the Michelin Star here at The Tudor Pass within six months of opening was fantastic and something myself and the team were elated about. We worked extremely hard to achieve it and I was delighted that all of our hard work got the recognition it deserved.
I didn’t grow up interested in food or wanting to be a chef, it was a career I fell into. I failed college (through no fault but my own) and whilst pot washing in a local golf club I got asked to work full time in the
kitchen. As soon as I started working in the kitchen, I knew it was the career for me. It was competitive, fast paced and I loved it. Being very ambitious at a young age I moved to London to work at The Savoy. After a couple of years, I moved out of London and went into Michelin Star restaurants, which is where I fell in love with fine dining.
Our uniqueness here at The Tudor Pass is from the interaction between our chefs and guests, as the chefs serve and present every dish at the table. There is also a hint of playfulness in the menu and there could be interesting flavours or food that you might not have ever tried.
You can expect to have classic flavours using modern techniques and luxurious ingredients with a hint of fun! There will also be a play on Deja-Vu.”
Reopened in 2022, The Pass is an intimate 28-cover restaurant led by Head Chef Ben Wilkinson. Ben is previously known for his work at The Cottage in the Wood, a Michelin starred restaurant in the Lake District. Overlooking the kitchen, guests have the opportunity to truly experience the craft, with thoughtfully curated tasting menus coming to life before their eyes, featuring seasonal, British produce as the highlight of the plate.
Having previously brought a Michelin star to the restaurant in the Lake District, Chef Ben Wilkinson has repeated the feat this year, having only taken over at South Lodge Hotel’s flagship restaurant in 2022. We asked Ben what it was like to have secured a star once again, this time at The Pass.
Awarded its Michelin Star in 2021 following the appointment of Head Chef Steve Smith, Pennyhill Park’s Latymer, offering the flavour of refinement, has retained its star for a third year running. Renowned for his modern British cooking, founded on using the finest seasonal ingredients available to drive flavour and texture, Smith is widely regarded as one of the most inventive and talented chefs of his generation. Smith has held a Michelin Star for the last twenty years and five AA Rosettes.
“Since joining The Pass last year, we’ve been delivering a Michelin starred dining experience to all of our guests, so we are delighted to have been awarded with such a prestigious achievement which the team and I can all shout about.”
Having worked in some of Europe’s best kitchens, Chef Steve Drake opened Sorrel in 2017 and was awarded a Michelin Star the following year, together with the AA Restaurant of the Year Award. Steve is no stranger to culinary accolades, having first rose to prominence when he won the Roux Scholarship – widely considered the most prestigious, and technically challenging, competition in the UK. Sorrel has also been shortlisted for GQ Restaurant of the Year, longlisted for the World Restaurant Awards and recently received its fourth AA Rosette recognising it as ‘among the top restaurants in the UK, where the cooking demands national recognition’.
The Clock House Restaurant is housed in a beautiful Georgian building in the centre of Ripley High Street. Managing Director, Serina Drake has created a stylish, contemporary, luxurious space. The 30-seater dining room, along with a private room seating 10 guests, offer a relaxed dining experience. Head Chef, Luke Spier, who has previously worked for Gordon Ramsay and Simon Rogan, brings his own unique style of cooking which he describes as ‘Modern British’ but with a love and influence of Nordic methods of preserving, using amazing seasonal ingredients and simple techniques.
Located opposite the Petersham Gate of Richmond Park, Michelin Star restaurant The Dysart is a world class culinary delight worth discovering. A family owned and run restaurant in an Arts and Crafts building with large windows and rustic tables. Managing Director, Barny Taylor and Head Chef, Kenneth Culhane, have worked together for a decade alongside a highly passionate, ambitious, skilled team of chefs and front of house staff, to create an exquisite Michelin Star fine dining experience.
Woven by Adam Smith offers diners an unforgettable culinary experience in a stunning space overlooking 240 acres of picturesque Berkshire parkland. Adam’s menu offers a tapestry of familiar flavours reimagined in unexpected ways, combining the classics with modern touches and layers of personal experience. The finest produce from Britain’s famed larder acts as inspiration for the seasonally changing menus and two floor-to-ceiling wine cellars hold a unique curation of bottles. Just six months after opening, Woven by Adam Smith was awarded its first Michelin star.

We’ve enlisted the expertise of RHS Garden Wisley and the Royal Horticultural Society’s Chief Horticulturist, Guy Barter, to bring you the best advice for maintaining and making the most of your garden this Autumn and Winter.
Plant new trees, shrubs and fruit bushes while the soil remains warm and not too wet – with luck they will grow some roots before deep winter to help them ride out dry periods with less watering next spring.
Add new water butts where space allows and clean gutters – we have had a wet summer but may not be so lucky next year.
Finish planting bulbs, leaving tulips to last as they prefer later planting. No bulb gives its best if planted after November, but fair results can be obtained until March.
Clear away spent vegetation to the compost bins and make an enclosure in which to collect leaves for leafmould, an invaluable and free peat substitute.
Finish pruning evergreen hedges now that the bird nesting season is over. They will regrow to a nice mossy finish before winter stops growth. Leave any with berries however until late winter, pyracantha and holly for example, to feed birds.
Mulch borders to prevent overwintering weeds with bark, woodchip or very well-rotted compost.
The time for lawn seeding has passed but unless the soil is soggy turf can be laid all winter and be usable by next summer.
Nest and bat boxes can be put up ready for spring, and existing used ones cleaned. Hedgehogs will be ready for hibernation soon so gardeners thinking of installing a hibernation box had better hurry!
After deep frosts last winter and many plant losses, protect survivors and replacements by bringing them indoors or wrapping in hessian and straw, roofed with reused bubble wrap.
Until the soil becomes too wet, lift and divide congested perennials. Just retain the vigorous young portions on the edge of the clump, planting fist size sections, composting the rest.

However, the central London residential property market has stabilised, with average property prices holding steady which has continued to rebalance in a calm, measured way. Despite the challenges in the wider economy, there are positive signs for the central London market. Demand is increasing, fuelled by City workers, as the ‘return to the office’ trend has continued. Demand from overseas buyers continues, in particular Americans taking advantage of the strength of the US dollar and an easing in prices. Even with rising interest rates and underlying inflation putting pressure on household finances, there is a growing feeling that both are close to their peak, if not there already.
The apartment market, which had been hit hard during Covid-19 as a result of the ‘search for space’ amongst buyers, is starting to show more activity again. Demand is being driven by the resumption of office life, as well as investors. With values still 13% below their 2015 peak, buyers see an opportunity in this market.
The gap between buyer and seller expectations on price looks to have widened. Realistic pricing will be crucial to maintain momentum and activity for the rest of this year, particularly as supply and demand dynamics shift. This exciting new sport, a cross between tennis and squash, has captured the hearts of Surrey’s sporting enthusiasts, sports clubs and homeowners alike. As Surrey sports clubs slowly adopt the new sport, home installations of Padel courts are set to become the latest luxury amenity for high-net-worth homeowners.
Padel, which originated in Mexico but gained immense popularity in Europe, is now taking Surrey by storm. This fast-paced, addictive sport is played on an enclosed court with glass walls, about a third of the size of a tennis court. Typically played in doubles, the sport combines elements of tennis and squash, making it easy
to learn for beginners while still offering a challenge for seasoned players.
Whilst the United Kingdom is slow to adopt the new sport, compared to our European neighbours, more and more Padel courts are popping up across the country. Here in Surrey, several clubs already boast Padel courts. Two of those clubs are sponsored by Curchods, Oxshott Village Sports Club and Esher Lawn Tennis Club. Oxshott Village Sports Club has recently opened two state-of-the-art Padel courts with plans to open a further two courts in the future. Meanwhile, Esher Lawn Tennis Club opened their two floodlit all-weather Padel courts in 2021. So far 11 sports clubs across Surrey have adopted Padel, with more planning to put a new Padel court pride of place soon.

Yes, in the same way that properties possess tennis courts in the garden/estate. A Padel Court is smaller than a tennis court and has an artificial grass (astro) playing surface, which plays well even in damp or wet conditions.
Yes, especially if you are planning on installing lighting. One potential issue with Padel, from a planning perspective is the noise. It makes a very different noise to playing tennis as the racket is solid (not strung) so there is a much louder ’thud’ from the bat.

What's the difference between installing a tennis court and Padel court at my property?
The footprint of a tennis court is twice as big as a Padel court. The process of constructing the base is very similar, other than needing a significant concrete ring beam around the perimeter of the Padel court, to which we secure the steel and glass structure. A Padel court weighs around 5 tonne so it needs to be secured into concrete and not into tarmac.
With Padel having gained international popularity, these courts could soon become the latest luxury amenity for prime properties.
You certainly can and we have helped many of our clients achieve this. There is however a misconception that there is very little groundwork required to achieve this, but as stated above, we require a concrete beam to secure the Padel court structure to. We do however use the existing tennis court surface, and puncture / perforate it to increase its porosity and simply lay a new layer of tarmac over the top to be flush with the concrete beam.
There are two very distinct elements to consider; the court structure and the groundworks. The court structure is £35,000 installed, including lights, and around £33,500 without lights. The groundworks however have many variables and is difficult to estimate. The elements that escalate the costs include poor access to the site, a lot of ground clearance, the need to take all the spoil off site and the increase of materials in certain ground types. We suggest that a budget cost for a fully installed court should be in the region of £70,000.
