The studio was originally built as a feed store, adjacent to Robert’s Store, in the late 1920s, on the corner of Highway 99 and Rural Avenue. The country store and feed store were moved to their current resting place, a mile down Rural Avenue, in the early 1960s, to make way for I-5. The country store is now the Turner’s home, next door to the studio. This project converted an old ailing detached outbuilding into Turners Photographic’s showroom, photo studio and offices. Adaptations and A-1 Builders saw this project as a great opportunity to build on the historic character and meet modern needs. Clearly the greenest aspect of this project was the saving, upgrading and re-purposing of an older building.

As building designer, Dan wanted to learn firsthand how to implement today’s most innovative building strategies to create a net zero energy and water home. The primary goal was to have a sustainable home for this family, but equally important was to identify the successes, failures, difficulties and pitfalls when designing, permitting and constructing deep green buildings. Beyond the goals, this house has proved to be successful at demonstrating a number of pathways towards living buildings.

These homes were designed by Greg Robinson Architect, AIA and built by Cascade Joinery to meet Evergreen Sustainable Development Standards (ESDS). Features include super-efficient building envelope, Hardie Plank siding, Energy Star appliances, LED lighting, WaterSense labeled fixtures, and possibly Itek Energy solar panels to be installed by Ecotech. Landscaping designed by Molly Maguire Landscape Architecture includes native plants, existing mature trees, storage sheds, fenced garbage enclosure, and water permeable gravel walkways and parking.

This required a major remodel that included a deep energy retrofit, updating the layout, remodeling the interior and creating beautiful landscape. Chuckanut Builders, the general contractor, used a collaborative design process to ensure all of the owner’s goals were met. The annual saving from the deep energy retrofit and solar production credit, along with a federal tax credit, Community Energy Challenge incentive and Puget Sound Energy rebate make the simple payback period about 17 years.

The Sennett’s goal was to design a mosaic of Low Impact Development solutions for on-site stormwater management and rainwater re-use that added to the aesthetic value of the house and landscape. Projects include removing nearly 1500 sq ft of lawn and replaced it with native garden beds and berms around the backyard of the property. Not only is this area low maintenance and beautiful, it reduces phosophous runoff as well. There is one main infiltration trench that captures nearly 50 percent of the house roof area, and helps remove phosphorus from more than 1,000 square feet of lawn area. The rainwater harvesting tanks catch rainwater from 50 percent of the roof area on the house.

•Reduces pollution •Protects from flooding •Improves drainage •Provides wildlife habitat •Eliminates need for irrigation •Watershed friendly The Hayes’ enjoy a large lot overlooking Lake Whatcom. To make the most of their land, they created large gardens to produce fresh, organic food. Despite their efforts, much of the garden area was wet making gardening difficult. In order to reduce their environmental impact, Jan Hayes worked with the City of Bellingham to plan a large 500 square foot raingarden, capturing 91% of onsite stormwater and reducing phosphorous and other pollutants in Lake Whatcom. This raingarden was coupled with xeriscapelandscaping and gardening in ways that reduce or eliminate the need for supplemental water from irrigation. The Hayes enjoy the aesthetics of their raingarden and the native habitat for local flora and fauna.

After working in Seattle building net zero energy homes, Ted Clifton wanted to build one for himself and his family. By sharing in the cost of the land with friends, they were able to make their dream affordable. By utilizing smart design and construction, this house was built for $420,000 including everything from design to final inspection. Already a net producer of power, they have a credit on their power bill. Thanks to electric cars they have a very tiny gas bill. Once their water cisterns are in place, they are hoping to be net zero on electricty and water!
