This is our eleventh annual event to recognise the very best in building standards and to reward those individuals and teams who have gone that bit further than just complying with the minimum standards.

AWARD CATEGORY 1: Home Extensions and Alterations The new building works to this property included a two storey side extension, which housed a first floor bedroom and ground floor living room. The design for the extension was a mirror image of the main building making it very difficult to distinguish between new and old.
72 Mayals Road, Mayals APPLICANT: Mr & Mrs R Day CONTRACTORS: Complete Build Wales
Due to the location of the property and as there are a number of very large trees in close proximity of the dwelling, a local engineer was required to design the foundations. The existing pine end of the dwelling was removed and stone work cleaned and stored until it could then be re-used in the new extension.
This single storey rear extension includes a utility room, kitchen and sitting area. The existing lean-to extension had to be removed along with an existing retaining wall in the garden. At the start of the project the builder had to overcome difficulties with the ground conditions and high water table, the existing water course and drainage caused the site to become a very wet and difficult place to work. A lot of patience and hard work were rewarded with the excellent end product. To add extra light and height to the new extension the roof was to be vaulted, this caused its own issues as the new roof was to be pitched over a 10m span. A large glue-lam beam was used to stop roof spread. The extension was then finished off with a contemporary kitchen and granite work tops and bi-fold doors to make the most of the outside space.

AWARD CATEGORY 1 Home Extensions and Alterations This property was once a small bungalow which had been unsympathetically altered over many years with revisions to the layout and roof. The refurbishment scheme is made up of extensions and new gable windows, as well as full refurbishment and renovation of the original building. The whole aspect of the property was altered with the back of the house becoming a large atrium style landing and hallway. The work has been completed in such a way that the front fits in well with styles in the Gower whilst giving a more contemporary style to the rear and internal space. A structural engineer provided a solution to the roof and rear wall design which involves a great deal of steel and glass. Use of timber and joinery has been made to enhance the project and cover the structural steel.
Coombe Cottage, Port Eynon APPLICANT: Mr R Roger CONTRACTORS: Gower Coast Construction
This Gower cottage had been altered over many years with revisions to the layout, roof and windows. The refurbishment scheme aimed to restore more traditional features of the cottage whilst increasing floor areas and room sizes. Extensions and new windows, as well as full refurbishment and renovation of the original building has gone a great way to achieving this. The work has been completed in such a way that the result fits in well with styles in the Gower whilst giving a contemporary style to the rear and internal space.
Lilac Cottage, Penmaen APPLICANT: Mr Jeremy Kingham ARCHITECT: Ian Campbell CONTRACTORS: Paul Thomas & Son
Use of timber and joinery has been made to enhance the project and detailing of stonework has ensured a good match between the old and new parts of the house. Emphasis on detail and a willingness to refurbish all of the old building has ensured the new house has been carried out to a high standard. The character of this old Gower cottage has been restored.

The owners have taken great pride in every aspect of the development. All building works were overseen by the owner. Great attention has been given to detail and quality of the finishes and is furnished to an exceptional standard.

Woodlands Avenue is a unique development that offers 24 individual plots for purchase and allows the potential purchaser an opportunity to put their own stamp and design into the plot.

The owner faced many challenges, including the topography of the site, resulting in structural engineers solution requirements for foundations, retaining walls etc. The detail and willingness to overcome construction obstacles have ensured a high standard property.

AWARD CATEGORY 3 New Housing 2-10 Units Glanbran Close is an exclusive development of seven detached, three bedroom bungalows with integral garages. This unique development is Secured by Design and offers the opportunity to create bespoke accommodation to suit individual requirements.

Two of the bungalows have been designed to suit the needs of wheelchair users. The development of the site proved to be very challenging due to the topography and resulted in the use of several different types of foundation.
Anton Developments working in conjunction with Dewi Evans Architects designed and built this excellent building adopting traditional building methods creating a landmark building in keeping with the features of the surrounding buildings. The solid robust feel to Anton Court was carried through to the internal design with features such as high internal headroom, high performance ‘secured by design’ doorsets and both upper floors constructed of 200mm thick hollow core reinforced concrete planks. The whole construction followed the design requirements of Robust Details.

AWARD CATEGORY 3 New Housing 2-10 Units This phase of the development of Cwmgelli Drive is an ongoing project with currently 10 properties completed to date. As the site sloped down from the first and second phase it became more difficult to develop due to the sloping nature of the existing ground levels, varying ground conditions, water courses and environment.

The site has a mix of high specification 2,3,4,5 and 6 bedroom properties, with current building regulations met and surpassed with work continuing at a high pace to meet demand, with a large emphasis on health and safety and meeting energy performance criteria.

Communication regarding site conditions, restraints, materials and importantly disabled access was a main priority.

The properties were of timber frame construction which allowed all targets and factors to be met and the homes were completed to a high standard with a tremendous willingness to discuss and resolve any building control issues as and when they arose. The site was run superbly and a credit to the contractor and client.
The Development comprises two residential buildings Strand Mews (12 apartments) and Strand Court (64 apartments) situated on top of a 3 storey naturally ventilated car park utilising smoke shafts and providing 121 car parking spaces shared between the residents and the new commercial high street premises. Designed by Holder Mathias Architects and Built by Midas, these buildings have a concrete frame and Met Sec internal partitioning with Strand Court incorporating a fire fighting lift shaft. The facades combine brickwork and curtain walling with a spacious balcony for every apartment providing enviable views over Swansea. Close liaison with Building Control officers utilising a positive problem solving approach was invaluable, Urban Village, The Strand going beyond helping to overcome many challenges of how the various building structures and materials APPLICANT: Coastal Housing Group Ltd interface in order to meet requirements but also in ARCHITECT: Holder Mathias Architects assisting to develop a robust fire strategy to cater CONTRACTORS: Midas Construction Ltd for a variety of scenarios.

AWARD CATEGORY 5 Best Community/Health Care Building Cefn Coed Hospital – Intermediate Care for Elderly Persons with Dementia Interserve Health Wales were appointed by ABMU Local Health Board to design and construct Phase 2 of the Reshaping Mental Health Services Swansea Scheme. Interserve worked collaboratively with Clinical representatives to improve, through innovation, the model of Care that the board required for the elderly mentally ill within their own community. Swansea Building Control was selected as a composite part of the project team. The innovative design concept by Boyes Rees Architects revolved around application of a Wandering Loop.

This design layout dictated the plan of three 20 bed elliptical ward buildings linked with a shared core. Building Control played a prominent role in the design and construction quality process. Elements of the facility was the design of a Snoezelen room – a high technology calm room which relaxes patients through modern mediums of sensory light, noise and visual applications.
Abertawe Bro Morgannwg University (ABMU) Health Board required the development of a new, fit for purpose building to provide suitable accommodation to allow co-location of the two Community Mental Health Teams (CMHT). The proposals support greater clinical and management efficiencies and enables the Health Board and its partner organisations to maximise economies of scale, improve governance, and improve staff support. As part of the development a dental facility and podiatry clinic share the new building. All publicly accessed areas are located on the ground floor to aid those people with disabilities and help in way finding. Parking is included within a short distance from the building, with disabled spaces positioned directly next to the entrance. The results of the user group study have directly dictated the layout of the building which has been Ty Einon – Adult Mental Health organised into two clear areas for the dental and Facility clinical departments. Each department has their own entrance for patients due to the separate manner in APPLICANT: ABM University NHS Trust which each clinic would function. The first floor forms private offices, staff facilities and ARCHITECT: Stride Treglown Davies CONTRACTORS: Kier Construction seminar rooms.

AWARD CATEGORY 5 Best Community/Health Care Building Ty Garngoch – Integrated Day Centre APPLICANT: ABM University NHS Trust ARCHITECT: EPT Partnership CONTRACTORS: Carillion Construction
Ty Garngoch is a recently completed mental health day unit for older people. The development is part of the 'Reshaping Mental Health Services in Swansea' programme and is intended to provide twenty first century facilities for patients, visitors and staff throughout the County.
The facility is an integrated community mental health team base for older adults, with outpatient, memory clinic and day hospital facilities, as well as providing a new base for the local branch of the Alzheimer's Society. The design provides a pleasant homely environment for all parties. The large day room with its high vaulted ceiling and sliding folding walls provides an ideal space with flexible use for various activities to take place. The day room opens onto a partially covered south terrace with a seating area at the front of the building. The east and west wings overlook the landscaped courtyard garden with a therapeutic wandering pathway and patio area for the patients. Other facilities include consulting rooms, therapy and treatment rooms, offices and a cafĂŠ/reception area. A unique fire management and operational strategy plan was developed by EPT Partnership in conjunction with Swansea Building Control and ABMU Health Board, to overcome the specific operational needs of the end users.

AWARD CATEGORY 6 Best Education Building Cefn Hengoed School – Extensions and Remodel APPLICANT: City and County of Swansea ARCHITECT: Stride Treglown Davies CONTRACTORS: Carillion Construction
The works involved:The stripping back of Block A and the adjacent two storey annex to their original concrete frame. Extending both buildings to provide an additional 1040sq m of new floor space to provide teaching
facilities in line with the requirements of Building Bulletin 98. Over-cladding the new and existing frames in a new, highly insulated, thermally efficient and air tight envelope to provide a striking landmark building visible from the surrounding area Remodelling the internal spaces in their entirety to meet the needs of the Community School as a 21st Century learning environment. Rationalisation and re-design of the immediate external spaces to : • Prioritise pedestrian access over vehicles on the approach to the building • Recognise the existing pedestrian desire lines and access points to and from the site and provide opportunities to control and manage them appropriately. • Improve the proximity and availability of accessible parking. • Address the hazardous level changes in the rear playground area (currently used as an overflow car park) to make the environment suitable for use as a playground. • Improve security • Create useful external areas that enhance the social spaces beyond the building line. A new raised plaza area was built that extends the existing dining hall and new café breakout zone into a shared outdoor space.
This new facility comprises a seven storey reinforced concrete framed building with rain screen and curtain walling. It features a distinctive full-height glazing atrium which cuts a path through the tower of structure, linking the University with the adjacent Singleton Hospital. The Tower includes high quality incubator offices and meeting spaces, in-patient facilities which form part of the clinical research areas and a fifth floor open terrace with a café and views over Swansea bay. The Centre for NanoHealth includes laboratory facilities, a high tech clean room and nano probe and ebeam machines. The high sensitive equipment housed in the facility, as well as its diverse uses, impacted the construction from the design stage onward, with a varied group of end users wanting to ensure their requirements were incorporated into the design and delivered in the final building.

AWARD CATEGORY 7 Best Small Commercial up to £5million 51-52 High Street – Bambu Beach Bar APPLICANT/CONTRACTORS: Mr B Nunes ARCHITECT: ADI Design Drawing on beach and Tikki themes as inspiration, the owners have developed an un-occupied grade 2 listed building into a totally refurbished bar venue – Bambu. The plan was to utilise as much of the original building as possible in a manner that mirrored the overall vision. This, combined with a drive and determination to establish a truly unique venue, were the driving factors of all developments. On the ground floor, the initial gut-out of the building revealed a number of original features such as ornate designs, vaulted ceilings and archways that were incorporated into the design as well as the reintroduction of features such as herring bone flooring to retain the buildings original character. Unique and innovative features such as green oak, bamboo, and reclaimed materials have been used throughout the building. The upper area has been developed into two bespoke soundproofed Karaoke booths, re-developed toilets
with unique features, smaller cellar and the introduction of an upper floor bar. Externally, the flat rooftop has had the skylight and air-conditioning removed, been reinforced with steel joists and had a bespoke fire escape made to size and fitted. This has all contributed to the development of an external decked terraced area with bespoke, sunken seats, heaters and feather-edged surround.
This hotel had been extended and altered over many years with revisions to form bedrooms & internal swimming pool. The refurbishment scheme aimed to restore more traditional features of the hotel whilst increasing dining floor areas and bedroom sizes. A comprehensive refurbishment and renovation of the original building has achieved this. The work has completely updated the hotel and revised the entrance lobby and dining area giving a contemporary style to the internal space. ‘Signature’ and ‘boutique’ style bedrooms have been created as well as major upgrades to public areas. Updating of bathrooms and redecoration, linked to upgrading of structural details, has been carried out to a high standard.

The proprietors Brennan Street and Andrew John have worked closely with Coastal Housing, consultants Ridge & Partners and contractor Beacons Business Interiors, to design and provide a unique dining experience in the heart of Swansea. The finished product is a mix of classic and modern industrial styles that pay homage to Swansea’s industrial past.

AWARD CATEGORY 8 Best Large Commercial over £5million Urban Village, High Street – Office Fit-Out APPLICANT: Coastal Housing Group ARCHITECT: W Griffiths Architects CONTRACTORS: Beacon Business Interiors
As part of the mixed use commercial, retail and residential development known as The Urban Village, the High Street building provides a total of 8 ground floor retail units (totalling 570m2 approx), with three floors of commercial office space above totalling 2,950m2 approx. 10 post war construction properties of poor condition were demolished to make way for the new development. The steel frame building has been designed with sustainability in mind, both the offices and retail units have achieved a BREEAM rating of Very Good, and the top floor of the offices has been designed for easy conversion to residential use should future needs change.

AWARD CATEGORY 9 Best Sustainable Project Cefn Coed Hospital – Intermediate Care for Elderly Persons with Dementia APPLICANT: ABM University NHS Trust ARCHITECT: Boyes Rees Architects CONTRACTORS: Interserve Construction Ltd The close collaboration of all parties involved with this project has resulted in a highly sustainable, energy efficient scheme. The building in use is a homely environment complemented by extensive high quality artwork. This passively designed facility enhances natural ventilation and light penetration without the need for energy intensive ventilation or cooling.
This resulted in a highly sustainable, energy efficient scheme, which maximises natural day lighting. Powered by a CHP centralised plant Energy Centre for improved efficiency it also harnesses modern water management systems. Responsible sourcing of products and labour for this project is evidenced in the statistics of 40% of sub-contract orders placed were based within 20 miles of site and overall 85% of orders were within 50 miles.

A high level of investment was made to create a ‘zero vibration’ substructure for the facility. In addition, the building envelope had to be constructed to seamlessly accommodate installation of the specialist equipment (including MRI and CT scanners) with services at the ready, including delivering chilled water from the plant room as part of the ILS2. Technologies incorporated into the building include natural ventilation, rainwater recycling and a sophisticated building management system that monitors and controls lighting, heating and ventilations throughout the facility.

Environmental sustainability was a fundamental consideration throughout the development with the building achieving a design stage BREEAM 'Excellent' rating with a score of 72%. Some of the key sustainable design features include a highly insulated envelope constructed from renewable materials with Green Guide A or A+ ratings, energy efficient heating, lighting and power systems, water saving measures and recycling provisions. Ty Garngoch was also one of the first developments in the UK to install highly sustainable GRP windows. These windows have high thermal properties, high durability, require zero maintenance and are 100% recyclable. The GRP windows are also one of the first glazing systems to achieve a BREEAM A rating in the Green Guide to Specification.

AWARD CATEGORY 10 Best Technical Innovation Project Cefn Coed Hospital – Intermediate Care for Elderly Persons with Dementia
The innovative design concept revolved around the application of a Wandering Loop. The patient’s walk along the wandering loop, or participate in activities off the loop and the importance of the calming experience of nature along the walk, provide the central force behind the building form. The courtyards provide a safe space for therapy, strengthening the healing capacity of the internal spaces. The construction team planned in detail the engineering and construction methodology for such geometrically involved designs.

The scheme, undertaken by Leadbitter is part of a four-year framework run by the University Estates & Facilities Management Directorate. The second phase of the Institute of Life Science is designed to house research facilities at the forefront of life science disciplines, a new Clinical Research Facility; an Imaging Suite; and the Centre for Health Information, Research and Evaluation as well as the Centre for NanoHealth. The tower includes high-quality incubator offices and meeting spaces, in-patient facilities which form part of the clinical research areas and a fifth floor open terrace with a café and views over Swansea bay.
