He is an Urban Designer/Planner and Architect, who graduated Magna Cum Laude from University of California, Berkeley, USA. He has over twenty years professional experience of working for public and private sector on a range of project types including Vision Plans, Masterplans, Campus Plans, Mixed-use Developments, multi-unit Housing, Healthcare and Institutional projects in USA, China, Dubai, Abu Dhabi and India.

MANALI BERI PATIL, PARTNER | ARCHITECT/ FURNITURE DESIGNER Manali is an Architect with a specialization in Furniture Design from the prestigious National Institute of Design (NID), Ahmedabad and a Partner/ Co-Founder at Swapnil Patil + Partners. After finishing her Masters in Design from NID, Manali worked in New York on Interior and Furniture Design projects and later worked as Studio Head for a prestigious firm in Abu Dhabi.

KUNAL SHAH | ASSOCIATE ARCHITECT Kunal is a proud Associate- Architect at SPAP who has been at the firm for over six years. He is a go to person to clients whether for the office work or on-site construction management. Starting as an Entry Level Architect, he has quickly climbed the ladder to become the firm’s first Associate.

To bring in an international perspective with local sensibilities, SPAP has formed a strategic consortium with Van Meter Williams Pollack (VMWP) with offices in India and USA. SPAP has thrice won HUDCO National Award in year 2013, 2015 and 2016 for “Most Innovative Township Design in India”, a rare honor bestowed on architects/masterplanners by a government organization.

Vishal Joined SPAP as a Senior Architect in the middle of unprecedented pandemic situation. His handling of the situation and adopting to the SPAP culture has been commendable.Prior to joining SPAP, he worked for several Firms in Mumbai working primarily on Housing and Institutional projects.

PRATHA GUPTA | ARCHITECT Pratha started her stint as an Intern and trained herself to understand the rigors of the profession at SPAP for a year. Post her graduation, she returned to her work home to join us as a graduate Architect.

Our studio is a highly collaborative environment in which our clients and sub consultants become active participants. VIRTUAL REALITY (VR) Virtual Reality (VR) is already beginning to change real estate markets worldwide and is disrupting the real estate industry worldwide. Property Developers are using it to effectively market their projects, with customers responding positively to the opportunity to stand inside an apartment even before it’s built. At SPAP, we have created a fully equipped ‘SPAP Virtual Reality Lab’ which allows our clients to walk inside their building at full scale. The lifelike experience easily allows the clients to make their decisions related to the design and material selection without spending lakhs of rupees on mock-ups.

BUILDING INFORMATION MODELLING (BIM) Building Information Modelling (BIM) is changing the way in which we design our buildings and execute them on site. SPAP makes extensive use of BIM and the systems oriented tools which enable us to develop design and communicate effectively clashes and accurate cost early in the building design process. With our BIM capability, we are able to prepare entire ‘Construction Documentation’ and ‘Bill of Quantities’ which can be used to get accurate pricing by the contractors during the tendering stage before breaking the ground on site. This process has proved effective in avoiding any cost escalation and surprises during the construction phase.

BUILD MODELS Study of form and massing to understand its impact on appearance of a building is critical part of our design process. Our ‘SPAP Modelmaking Workshop’ is equipped with tools and techniques to build physical models. We create models for various scales and at various stage to understand the impact of our design. For instance, an enlarged model of a façade allows us to study the details, complexities and cost impact, a terrain models helps us determine the best way to reduce land infrastructure costs for the clients to understand overall impact on the skyline of the project. BHARATI SUPERSPECIALTY HOSPITAL, DHANKWADI

Commissioning a new and advanced extension of the long-standing Bharati Vidyapeeth teaching hospital is a step of great consequence towards advancing the healthcare facilities in Pune.The design of the new building aims to establish a fresh identity of the Bharati Hospital, both for its users and the city. The glazed building facade on the front which appears to slide out from one edge is significant in creating a brand new aesthetic for the campus. Awarded the “Best preschool of the Year’’ for its premium infrastructure, Dnyanshanti K-12 School is the most recent addition to the D.Y. Patil education campus at Akurdi. The school building is designed to incorporate, both traditional and contemporary learning tools to create a conducive environment for the new age learners.

DYP ELEMENTARY SCHOOL, AKURDI- PUNE Located in the sprawling modern suburb of Pune, home to many tech companies and business parks, IASYS office headquarters stands out in the lot for its distinct identity.

IASYS CORPORATE OFFICE, HINJEWADI Shantiniketan School, founded 15 years ago is committed to facilitating excellence by providing a conducive learning environment. FEATURED TOWNSHIP PROJECTS A 220 acre integrated township will include 8000 residential units, an academic campus of school and college, a towncenter and a commercial/ employment oriented district. The Master Plan intends to create a compact, transit-oriented, mixeduse community organized around a grid of streets & blocks and a framework of parks and open spaces. A pedestrian scale block and street pattern is recommended for the township.

350 ACRE AGRICULTURAL COMMUNITY, BHOR

Masterplanned as one of the India’s first fully planned agricultural community, the national award winning 350 acre Urban Harvest project will primarily be developed to provide organic farming plots with cabins/cottages, soil beds, dedicated compost and tool storage areas and informal sitting areas. The agricultural community will also consist complimentary areas such as animal farms, horseback trail and Yoga/wellness center. Aptly titled as “The Boulevard” this 112 acre project on the outskirts of Pune is conceived as a mixed use township with an overall program of 7,500 residential units ranging in type from affordable to luxury segment, a towncenter with commercial and retail space and amenity space totalling 17 acres which will include a school, hospital, hotels and a sport medicine/ wellness center.

Under the Smart City Pro-bono initiative, SPAP designed the Pune City Urban Gallery, which is among the first of its kind to be developed under the PPP model. The project is meant to tell the story of Pune’s development through both permanent and changing exhibitions, including a 2000 sq. ft. model of the City of Pune.The gallery will be accessed through the People’s Street, in which a series of interactive exhibits will tell the story of Pune. Masterplanning for “Second Home Community’’ is envisioned to offer an alternative approach to contemporary methods of real estate developments. The design proposes traditional settlement patterns, typically laid concentric to a large neighborhood center.Awarded with National HUDCO Award in 2016, the 38-acre master plan for “second home development” is located on the outskirts of Wada in Thane.

38 ACRE COMMUNITY MASTERPLAN, WADA, THANE Teak County is a 320 acres second home scheme with an agricultural focus. The master plan is developed based on the natural topography with a minimum cut & fill. Variety of plots ranging from 200 sq.m. to 1/2 acres with typologies like bungalows, cabins, cottages, & row houses are planned. The critical part of the master plan is a town center with 6 mixed use apartment buildings, a lake front promenade with restaurants & cafes. The public amenities include community hall, & primary school.

Located on a hill top around the RGSC Cricket club, Allura Village is masterplanned keeping in mind the public realm of parks, pathways streets and civic buildings in a manner reminiscent of the world’s most beloved seaside towns. The 410 Acre Masterplan proposal for University of Pune consists of a Framework plan which takes into consideration the future growth of the campus. Series of strategies deal with accomodating this growth and yet retaining the green cover for the campus. The Campus Masterplan emphasizes on enhancing the connectivity, walkability and flexibility to accomodate the future uses.

Envision Pune is a project that looks at one of the many possibilities of how Pune can grow. Much of city’s urbanization is organic without a vision for long term. This study tries to address fundamental questions such as protection of environment and natural resources, metro line to effectively interconnect the city and where and how should future growth of Pune occur within the expanded municipal limits of Pune.

The “potential 800 acre CBD site” is located at the center of the city. The mixed-use district will feature high-rise commercial buildings, cultural institutes, museums, a performance venue for “Pune Festival along the banks of Mula Mutha Confluence, a central square, and open spaces, along with a comprehensive street network and a light rail system which will connect the new CBD to the Pune Station.

Pune Cantonment is approximately 3000 Acre land that was located outside the old Pune city at the inception of British rule. Currently due to the urbanization over last 60 years, the cantonment has come into the middle of Pune Municipal limits. The vision is to make cantonment as a smart town by developing the land to meet the needs of housing for Army staff, affordable housing and private sector development to raise the capital. The redevelopment vision plan for Pune station looks at the possibility redeveloping stations on a PPP model.Located on a 36 acre site, the current Pune station is envisioned as a massive redevelopment plan of a mixed use nature with 24x7 operations. It can be the “grand central station of western Maharashtra” which can be developed along the lines of world class airports and stations needed to promote high speed rail travel.

A Seaside Destination for Sports Enthusiasts The design for Royal Goldfield Cricket Pavilion draws its inspiration from County Cricket Clubs in England. The neo-traditional building with sloping roofs, deeper verandahs and thick masonry walls evokes a very strong colonial feel.

The building is composed of three distinctly articulated parts. The North and South wing consists of 24 guest rooms with verandahs overlooking full 70 yard cricket ground. Nested between these two wings is the three story “Central Block” which houses the guest lounge, exercise room, locker rooms, cafeteria, sports bar, fine dining and a conference facility. Central block has two distinct elements featuring a clock tower and observatory as an identity elements. The landscaped roundabout in front becomes a strong entry element which leads to the drop-off facility at the entry porch. The school building is designed to incorporate, both traditional and contemporary learning tools to create a conducive environment for the new age learners. It accommodates classrooms, computer labs, science, art and music rooms, along with a cafeteria, and other administrative and support spaces for around 1200 students. This six storey building occupies a triangular footprint on the site, with one edge parallel to the main street. The entrance of the school addresses the circular approach road at the periphery of the playground, a facility that Dnyanshanti shares with other schools on the campus. The windows on the front facade are taken in at an angle from the wall, cutting the direct sunlight and providing protection from frequent rains without employing large overhangs.

The building creates an internal courtyard which features playstations and activity areas along with a colourful wall mural, corresponding to the building height. The corridor, where all classrooms open, runs around the enclosed courtyard. The metal staircase in the entrance foyer is the focal point, exhibiting the contemporary character of the design. It is also achieved by introducing the four colours, associated with different types of spaces, adding a distinct character to the spaces, further simplifying the wayfinding strategy.

DESCRIPTION

Shantiniketan School, founded 15 years ago is committed to facilitating excellence by providing a conducive learning environment. The new Shantiniketan Sr. Secondary School is the most recent addition to the school campus. The four-storey, longitudinal structure sits right behind the existing secondary school building, making it the new face of the Shantiniketan School. The west facade of the building falls on the rear side of the school campus, facing the basketball court and the playground. All classrooms enjoy the stunning views and soak the daylight through the windows. Considering the immutable orientation of the structure with all fenestrations on the west, the building facade was designed with a double skin. Terracotta panels and sun shade louvres create the second layer of the envelope, preventing the building from harsh sun and rain.

With a strict spatial program and orientation, this four storey Sr. secondary school building is added to the existing campus of Shantiniketan.

The ceiling cut-out above the entrance lobby opens up the space by creating a double-height volume and enhancing the visual connection of spaces on two separate floors. The classrooms along the corridor, retrofitted with ergonomic furniture, enjoy natural light from the west facade, which on the exterior is treated with sun-shading devices. The spaces are finished minimally in a neutral color palette of white, black, with warm wood and beige as the soft accent colours. The black metal railings, together with glass and wooden finishes characterize modern aesthetics and provide the space with a unique appearance.

The knowledge centre is designed to maximise the opportunity for interaction and collaboration among students and faculties for cohesive research. The result is an aggregation of multifarious formal learning spaces, including theatre-style classrooms, incubation centres, fabrication lab, library, TV studio and informal collaboration spaces in courtyards, corridors and the double-height skylit areas that facilitate communication and exchange of ideas. Each corridor is painted in a different colour, giving the space its unique identity. The learning environment of this campus, fully equipped with tools and resources, is enhanced by a heightened sensorial experience with light, shadows, colours and textures at play.

A diverse range of collaboration spaces form the spatial program of the DYP International University, which includes theater-style classrooms, incubation centers, fabrication lab, library, TV studio, faculty offices, students common and cafeteria. A Hospital as per MCI for Bharti Vidyapeeth’s Flagship Campus DESCRIPTION

DYP Architecture College is a redevelopment proposal of existing college building and aims to enhance the learning environment to students with international standards of educational infrastructure. The 6 storey 140,000 sq.ft brick clad building consists of a Entrance lobby, Student Commons, Admission Offices, Computer Lab, CLassrooms and Administration Offices. The new Annex is connected to existing school building and faces the playground on west side. The careful positioning of new Annex to west of existing building creates a new face and identity to the DYP Campus. The new Building facade is a collage of a double skin in the form of Terracotta Panels and Sunshade Battons which protect the building from solar gain on western side. The double skin allows for the building to cut the solar heat gain and provide extra protection from harsh rainfall in the region. The solar shades in the form of battons insulate the external walls from heat and protect the walls from moisture and dampness which is typical in the region.

Commissioning a new and advanced extension of the long-standing Bharati Vidyapeeth teaching hospital is a step of great consequence towards advancing the healthcare facilities in Pune. The design of the new building aims to establish a fresh identity of the Bharati Hospital, both for its users and the city. The glazed building facade on the front which appears to slide out from one edge is significant in creating a brand new aesthetic for the campus. Services on the inside are planned for the convenience of patients, and ease of operation for the hospital staff; the patient rooms and nurse stations are designed in close proximity, significantly reducing the time and effort in attending a patient. The new extension connects with the old building through a glass bridge, without disturbing the operations of the pre-existing facility. Teaching Hospital at Dhankawadi, this oncology hospital is a standalone structure with separate operations and management. Built on a very compact footprint of only 1500 sq ft, the hospital accommodates radiation oncology bunkers, radiation therapy, PET CT room, tumor board room, chemotherapy rooms, OPDs and other support spaces. For the future requirements within the limited footprint, the structure is designed for 15-storey vertical expansion. The guidelines of Evidence Based Design (EBD) are employed for developing a healing environment for patients and an efficient workspace for the healthcare staff. The commission demanded a sustainable and resourceefficient building, attune with the company’s brand identity. It is achieved by incorporating solar chimneys for passive cooling. The requirements of the program brief are accommodated in a finger-shaped building footprint. The plan consisting of 3 fingers (wings) facing north are interrupted by two solar chimneys alternatively.The southern facade is treated in a flamboyant zigzag pattern created by striking shades of orange. The library houses a stepped seating for the readers, along with formal desks and chairs. The lecture halls are designed with a theater style seating whereas the classrooms are reconfigurable. Located on a hill top around the RGSC Cricket club, Allura Village is masterplanned keeping in mind the public realm of parks, pathways streets and civic buildings in a manner reminiscent of the world’s most beloved seaside towns. It is a Traditional Neighborhood Development (TND) whose architectural vision has its roots in the style of Bahamas / Hawaiian and local Konkan architecture with wide overhangs, open verandahs and sloping roofs, a character which is relevant to coastal context of Dapoli.

The simple volumes of whitewashed masonry and stucco typical of the style possess an uncomplicated, organic beauty. Buildings are grouped into small compounds and unified by perimeter walls, which are higher and more formal. DESCRIPTION Under the Smart City Pro-bono initiative, SPAP designed the Pune City Urban Gallery, which is among the first of its kind to be developed under the PPP model. The project is meant to tell the story of Pune’s development through both permanent and changing exhibitions, including a 2000 sq. ft. model of the City of Pune.

The gallery will be accessed through the People’s Street, in which a series of interactive exhibits will tell the story of Pune. Skills University, centered on an elliptical urban plaza will complement the Gallery. The 40,000 sq. ft. program will consist of a permanent gallery exhibiting a scale model of Pune, multiple planning exhibits for past and future urban planning initiatives, separate exhibition space for hire, cafeteria, visitor center with souvenir shop and a mission control room to monitor ICT through situation/war room. How a city could develop over next 25 years DESCRIPTION

Envision Pune is a project that looks at one of the many possibilities of how an important city such as Pune can grow. Pune is expected to grow from its current 50 lakh population to about 90 lakhs in a span of 15 years as per recent study. Much of Pune’s growth and urbanization is organic without any proper planning and vision for long term. This study tries to address fundamental questions such as protection of environment and natural resources, metro line to effectively interconnect the city and where and how should future growth of Pune occur within the expanded municipal limits of Pune. The “Envision Pune” Masterplan looks at 15,000 acre opportunity sites which will include a ring roads, riverfront development, a downtown/CBD, a new Smart townships centered on transit stations, redevelopment of public lands such as Railway stations and Cantonment areas as a land monetization mechanism for revenue generation. These opportunity sites are expected to house a resident population of about 10 lakhs with roughly 2 lakhs jobs, 1200 acres or parks and open spaces.

Located within the Badlapur Municipal Limits, the client’s vision was to create a authentic mixed use walkable community with variety of housing types and choices, neighborhood level retail, Hospital and Primary/Secondary School with a shared playground which will be attached to adjoining cricket field with indoor facility to serve the neighbourhood. Developed as a series of interconnected blocks in a courtyard configuration, the masterplan consists of twelve mid-rise towers grouped around a central open space which will become a town center. An auditorium with theatre style seating will form the prominent landmark along the town center. The relatively simpler circulation strategy with perimeter access allows for easier movement around the neighborhoods. DESCRIPTION The project primarily consists of variety of housing such as row houses, courtyard homes, villa plots and apartments with ground-floor retail and a 150 bed super specialty hospital. The pedestrian-friendly design includes ground-floor retail center that seeks to create a Towncenter with a “high street” lifestyle and retail destination as the centerpiece of the community. Divided into a series of compact and fine grained blocks, the network of streets and open spaces tries to recreate the character of traditional neighborhoods. The master plan provides detailed Architectural Development Regulations and Design Guidelines to ensure that the resulting development becomes a benchmark for new community development in Belgaum. Sankalp Central Park at Mysore is a 7 acre of site masterplanned in two parts, housing and a Town Center. The ten story Housing has three type of units ranging from one, two and three bedroom apartments. The ground floor units have podium level entries which allows people to enjoy community space seperated from parking. Well designed podiums and pan-handle park promotes usage of public spaces for interaction.

The Neighborhood Center will form a regional draw for Mysore and will attract people from all around. Located at an important crossroad across the railway track, six story building will be an icon and identifiable landmark which will fulfill the needs of the residents living nearby.

Khadki Cantonment is approximately 2500 Acre land that was located outside the old Pune city at its inception by British in the erstwhile British ruled India. Currently due to the urbanization over last 60 years, the cantonment has come into the middle of Pune City Municipal limits. Ironically it hosts only a population of about 90,000 people at a density of about less than 1 person/acre. In contrast the Pune’s density stands at approximately 65-70 persons/acre Taking cue from Base Realignment and developing of defense land towards public housing from US and Phillipines, the idea behind this vision is to explore the possiblity of envisioning public land such as Defence to be developed to its fullest potential and provide housing both for Army staff as well as people of “under-privileged class under housing for all by 2022 scheme”. The important premise behind this idea is to use the existing assets in the form of public lands and use the same towards developing the housing opportunities for public sector as well as private sector. The vision looks at developing half of the existing land to meet the needs of housing for Army staff, one fourth towards affordable housing and remaining one fourth towards private sector development to raise the capital and monetize the existing assets.

The redevelopment vision plan for Pune station looks at the possibility of what stations could look like against the backdrop of High speed rail environment that the Indian Railways is pursuing rigorously.Located on a 36 acre site, the current Pune station is envisioned as a massive redevelopment plan of a mixed use nature with 24x7 operations. It can be the “grand central station of western Maharashtra” which can be developed along the lines of world class airports and stations needed to promote high speed rail travel.

DESCRIPTION

The envisioned Concept plan for Pune Railway station will consist of a lower concourse to house the train platforms and upper concourse to house local transit system. On the ground floor level will be the street entrance to station with concession stands, retail shops, and restaurants. Above the ground floor, a building will be dedicated to house the offices of railways for western division. Remaining project will be developed into commercial buildings which will have leasable office space, a meeting/convention halls with a five star hotel tower to generate the revenue and self finance the project. There would also be a residential component to the redevelopment plan to provide housing to railways staff.
