Smart strategies for first-time buyers Young people are daily being urged to become homeowners and get onto the “property ladder” but it also needs to be said that most first-time buyers will probably have to take a much closer look at smaller homes, cheaper commutes and properties in need of renovation if they are to realize this goal. A smaller freehold home or a townhouse also means lower property taxes, maintenance costs, insurance premiums and electricity
and water bills - and being able to enjoy a better lifestyle at the same time as becoming a homeowner. While affordability is of course the major concern of all those entering the market for the first time, there is often quite a serious disconnect between this concern and the size of home they would like to buy. However, rather than becoming discouraged, they need to understand that bigger isn't necessarily better these days, and not only when considering the purchase price or monthly bond repayments. Young buyers should also not rush into a purchase. Research shows that the average first-time buyer looks at between 10 and 20 homes before buying, but it can really pay to be patient and view many more than that, and especially homes that have been listed for more than 90 days, because that is typically when anxious sellers start to reduce their asking prices. For most first-time buyers, proximity to their workplace is the second major item on their list of preferences, as a result of rising fuel and transport costs and frustration at increasing traffic congestion. The trouble with this, though, is that homes close to office nodes often cost more precisely because of the added value of reduced
transportation costs and commuting times. However, smart buyers are finding that they can enjoy the best of both worlds (lower home prices and less costly and stressful commutes) if they pick areas that offer reliable and relatively low-cost public transport to work. In addition, first-time buyers might want to rethink their preference for homes in sparkling, “move-in” condition and take a closer look at the fixer-upper option. In the past, this was a common choice for young people who wanted to break into the property market, and it is often still a good way to reconcile affordability concerns and location preferences – that is, to buy cheaply in a good area. Even homes that need a basic facelift - paint, new carpeting, modern light fittings and some landscaping - can come with big savings, especially if the owners are keen sellers. And homes that require bigger upgrades – such as rewiring, replumbing and reroofing - will usually cost even less, although buyers do need to proceed with great caution here and get a professional assessment of the work to be done and the probable cost before making any offer to purchase.

Family Law Mediation - a fairly legal approach “Mediation can be a transformative experience that may actually improve the interaction and lives of the family members instead of just putting a settlement Band- Aid on family dysfunction. Baruch, Busch and Folger (“The Promise of Mediation”) Traditional litigation through the court system continues to be the best, most effective and most efficient means for resolving family law disputes for some persons. However, for those who have concerns about whether a traditional approach is the right choice for them, mediation offers a different way through which a variety of family law issues may be resolved outside the court system. Mediation
facilitates communication between the parties. The mediator will set the agenda of each meeting; but e/she will not impose terms of settlement or make any decisions for the parties. Mediators don't take sides with any party or decide who is “right” or “wrong”. The function of a mediator is to assist parties to identify the actual problems to be solved, deal with emotional issues that may stand in the
legally privileged, meaning that it cannot be used in evidence in court without the parties' joint consent. Furthermore, all communications aimed at settling property and financial matters are treated as “without prejudice” which gives it a similar privilege. This is to help both parties to feel free to explore possible settlement arrangements without fear that what they might say could be used against them if they should end up in court. Mediation takes place on the basis that each party agrees not to call mediators as witnesses at any time or under any circumstances, nor to seek access to any mediation notes for any court purpose, which means in effect that the protection of legal privilege applies to the mediators as well.

The Mediator will prepare a Mediation Summary – a document which will incorporate all of the settlement terms agreed upon between the parties during mediation. Consequently no binding agreement is signed in the mediation and each party will have the opportunity at the conclusion of mediation to review the proposals formulated and to take advice on it. Before agreement the parties have a right to change their minds, try an option out, or to make sure the final result will be balanced and fair. If the parties are in agreement the proposed terms as set out in the mediation summary can ordinarily be converted into a binding agreement within a reasonable short time after mediation.
If after consulting independent advisors either of the parties should have any queries about the proposed terms of the settlement agreement, mediators, if required would meet with them again to try to resolve any issues. If during the course of mediation, both parties wish to enter into a temporary interim) agreement on some limited aspect, without prejudice to any later final settlement, then this temporary (interim) aspect may be agreed in the mediation and will be binding on both parties. At the conclusion of mediation, mediators will ordinarily provide a summary of any settlement proposals and of any issues that may still be outstanding. This is intended to faci l i t at e eac h par ty ge tt i n g independent legal advice and does not create or record any binding agreement. The mediation method is voluntary and either of the parties or the mediator being of the opinion that mediation is not appropriate or that no further progress can be made
mediation can be terminated at any time. Experience has shown that all mediations result in a measure of improvement in the way people manage their dispute. Obviously not all mediations will result in a final resolution of the dispute for numerous reasons. Mediation is however experienced as a quicker and more cost effective means of resolving disputes than litigation or taking no action at all. Working together, legal practitioners who deal with family law matters and mediators can therefore form an effective team to encourage clients to escape the cycle of revenge and retaliation, end their relationship and get on with their lives, and to control difficult personalities and hostile behaviour. Some cases are not appropriate for mediation, but it is difficult to identify these in advance, as human beings differ, and some cases that appear to be beyond resolution are actually only difficult to settle. Even questionable cases such as cases involving spousal abuse,
alcoholism and threats of violence, amongst other, could nonetheless be referred to mediation for evaluation as nothing can be lost by bringing the parties together. People going through any family law dispute experience so many emotions. They can be hurt, angry, afraid, betrayed or hopeless. They may be stubborn and their aim can range from pie in the sky “I deserve everything' or “I will give up everything to get out of this. Often the emotion and unfinished business is actually the obstacle barring the way to a settlement. Face to face contact through mediation can provide an opportunity to be heard, clear up misunderstandings set the record straight. There will always be trade offs in the imperfect world of relationships. However will it not be far better to have regrets over the good aspects of a former marriage/relationship having been able to work past accumulated resentments than to have regrets because of the necessity to ratchet up hostility to get out in the first place?

The pool in the rainy season Your water is changing constantly. Wind, dirt, rain, cosmetics, leafs and last but not lest the sun will affect the water. It is a common thing for many people that your swimming pools condition is changing rapidly after a nice load of rain. It can even go green or brown of just milky. Many different problems can occur to the pool water when rain (including dirt) is directly or indirect entering you swimming pool. Continuous filtration and disinfection remove contaminants which keep the water enjoyable, but this is not water balance. I typically define a pool that is “balanced” by having proper levels
then, balanced water is that which is neither over or under saturated. Water which is under saturated will attempt to saturate itself by dissolving everything in contact with it in order to build up its content. Water which is over saturated will attempt to throw off some of its content by precipitating minerals out of solution in the form of scale. How do we know when our water is over or under saturated? I was starting to wonder if you'd ever ask. After any good rain (one that's measurable), I would recommend testing the following items…

Prevention: You can't prevent water coming into your pool but have a careful look at al the other thing that comes in together with the rain. Like leafs, mud, sand they al cause extra algae growth and therefore a lower water quality and to solve it will set you back on higher cost. If you use specialized products like Bioguard the water quality is better and the products are more effective and last longer.

This is a wonderful recipe that works especially well for camping. Instead of using an oven, you can put the foil parcels into a Weber type braai or into a potjie pot over the coals. Rosemary 150g Cold butter Fresh thyme Salt & crushed black pepper 4 lamb shanks 12 Cloves garlic, peeled & roughly chopped 3 Large carrots 1 Onion chopped 2 Leeks sliced Olive oil White wine Tin foil Make a herb butter by mixing together butter, chopped rosemary, chopped thyme, salt & black pepper. Slip a small, sharp knife down the shank between the meat and the bone to make finger-sized pockets. Push the herb butter into the pockets. Rub the shanks with some of the butter on the outsides and season with salt & crushed black pepper. Tear off 4 arm length pieces of tin foil
and fold double. Divide the veg & garlic between the foil and top with a shank. Place a sprig of rosemary on each shank. Pull up the sides of the foil and pour a

“Glam Guru” jou tuin Nie meer tevrede met die algehele beeld van jou tuin nie, te besig, te bont, geen balans? As dit soos ‘n ou geliefde kledingstuk ‘n saak van onverleentheid raak om dit te dra, is dit hoog tyd vir verandering. Ons is geneig om net plante by te voeg as ons ‘n “oop kolletjie” het, so raak ‘n tuin maklik oorvol wat dit moeilik maak om swamverwante plae te beheer en dikwels word plantluise eers opgemerk as dit al ver gevorder is. Fokus word versteur deur byvoorbeeld plante wat te hoog raak voor die te plant wat laer bly. Kleure wat stry het nie die terapeutiese, kalmerende effek van kleure wat harmonieer en mekaar kom-plimenteer nie. Plante is nie altyd goedkoop nie en dis makliker gesê as gedaan om net eenvoudig alles uit te haal en oor te doen, wees d u s realisties en verwyder of
verskuif plante wat verkeerd geplant is na ‘n posisie waar hulle beter gaan vertoon. Deur soms net weer ordentlik terug te knip kan ‘n heel nuwe identiteit verleen word. Gryp die skaap- of snoeisker en speel ‘n bietjie haarkapper! Dis in elk geval tyd om eenjariges te vervang en dus is die geleentheid daar om jou kleurskema te harmonieer. Hulle is almal koue- hittebestand en kan in skadu en son groei. Skep ‘n sagte effek met Vlinderbossies (Gaura) of Margeret Roberts Laventel. Kikker ‘n dooie hoek op met ‘n aksentplant soos dekriet of Fucrea, albei is gehard en verg min aandag. Skadu areas hoef nie ‘n kopseer te wees nie. Gebruik plante met interessante loof, soos Josefskleed, waarvan Ferreira’s Kwekery nou ‘n ongelooflike nuwe reeks beskikbaar het s a a m m e t laergroeiende varings. Klein tuintjies kan maklik oorvol lyk, mini-maliseer en skep fokus met trapklippe wat na ‘n tuinbankie lei, of in ‘n sirkel om ‘n voelbad, met grondbedekkers, g r a s s i e s o f verskillende kleure klip. Tuinsentrums het dikwels gebreekte potte wat teen ‘n baie billike bedrag gekoop kan word en met groot effek in jou tuin gebruik kan word - klippe wat uit tuimel, effens versink met ‘n tuinornament soos ‘n dwergie of skilpad wat uitloer.
