To move or to renovate? What do you do when your house no longer meets your requirements: do you renovate or pack up and move? The answer to the renovate or move question, will be different for everyone as it depends on so many factors - for each homeowner it will be a personal choice. Some homeowners may have purchased a property with the intention of renovating and building on, while others may have bought a property that was perfect for them at the time, but now no longer meets the requirements of their growing family. Both options have their pros and cons, but there are a few steps that homeowners can follow to help them t a c k l e t h e r e n o v a t e - o r- m o v e question. When renovating, the first step would be to do research and determine the value of the house as well as the amount needed to complete the necessary renovations. This amount must include all costs involved in the renovation, such as materials and the cost of the builder. It is a good idea to add an additional 10% to that amount for any unsuspected overruns in cost. Once the final figure has been determined, homeowners can then compare other properties in that price bracket.

Homeowners may find a property within the same price range that meets all their requirements or perhaps one that has even more for example, an extra room, a larger garden or one situated in a better neighborhood. They may also find nothing that they like in that price range which would mean that staying where they are and renovating would be the better option. Either way, once they look at other comparable properties that are on the market, the decision will become a lot clearer. Another important aspect that homeowners should consider when renovating is over capitalizing and over pricing the home in comparison to properties throughout the rest of the neighborhood. If homes in a particular neighborhood are selling for N$600 000 and the homeowner spends N$200 000 on improvements, they may not be able to necessarily sell their home for N$800 000. Many homeowners won't recoup all the money that they spend on renovations when selling their home. However, the decision to renovate may not always be for the purpose of increasing the value of the home for resale, but rather to improve the

home for the current occupants. It's a decision that is not always determined by cost, but rather by emotion. When all is said and done, both options have their pros and cons, and both options can essentially give homeowners the home of their dreams When renovation is the better option: - You love the location of your home and the neighborhood - You can tolerate living in a construction site or moving out of the house for a while - You want to have complete creative control - You have a reliable building contractor When moving is the better option: - You want to change your location for example, in search of better schools or a shorter distance to the office - You can't face the disruption of a renovation - Renovations will cause your home to be overpriced for your area So when all is clarified and weighed up, it comes down to you - migration or innovation?

of Children Born Outside Wedlock

In 2006 the position of children born outside of marriage changed when the Children's Status Act was introduced. As a result of this Act children born outside of marriage are now treated equally to children born inside marriage. In terms of the Act a marriage means a marriage in terms of any law of Namibia and includes marriages recognised in terms of any tradition, custom or religion of Namibia. Marriages in terms of any other country which is recognised as a marriage by the laws of Namibia, is also included. The aims of the Act are to promote and protect the best interest of any child under the age of majority. All children are now protected against discrimination or disadvantage because his or her parents are or were not married at the time of his or her birth. A child born outside of wedlock now has the same rights as a child born while his or her parents were married. The Act creates certain presumptions that have to be disproved by a man if he does not agree therewith. A man is presumed to be the father of a child if he was married to the mother of that child at any period from the conception to the birth of the child. He is also presumed to be the father if he lived with the mother at the time of conception, but never married the mother. In cases where the man was not married to the mother, nor was he living with her at the time of

conception, but it could be proved that he had sexual intercourse with the mother at the time that the child could have been conceived, is also presumed to be the father of the child. In all of these circumstances, the man now has to prove that he is not the father of the child. If any party refuses to submit himself or herself or even the child in question, to scientific testing when paternity is questioned during legal proceeding, then it is presumed (until the contrary is proved) that such party's refusal is aimed at concealing the truth. The High Court of Namibia is the upper guardian of all children and has the power to order that a child be submitted to scientific testing if it is the opinion of the Court that this procedure is in the best interest of the child. Both parents of a child born outside of marriage have equal rights to become the custodian of that child. The parents must agree on one of them to being the primary custodian of the child. If the parents cannot agree to this, they can approach the Court to decide who the primary custodian should be. The noncustodian parent has the right of reasonable access to the child, unless the Court orders otherwise. This access cannot unreasonably denied or restricted. The circumstances of the particular case will determine whether the access is reasonable or not. A man who has raped a woman and the conception of a child resulted, has no right to custody, guardianship or

access, unless the Court orders otherwise. He also cannot inherit from such child in the event that the child died without a will (intestate). The bottom line now is that all children, whether born inside or outside of marriage, are now treated equally in the eyes of the law. This is a very enlightening change that the Legislature made to the common law as should be the case in a democratic society.

but what is the best choice! Gunite or Fibre Glass? When you buy a new house or are looking at building a pool there are several choices to be made before installing the pool . This month we will give you an insight on the variety of possibilities that you have. A small investment in the correct pool for your house will help ensure a far higher selling price for the same house as what would have been possible without a pool. A Fibre Glass Pool is a pre- manufactured pool in the Windhoek LIC Pool Fibre Glass factory. We use a process of applying a release agent to the mould. This is

Fibre Glass Pool at a private house followed by applying a mix of resin and tissue fibreglass. Once sufficiently cured various layer of fibreglass matt is applied to strengthen the shell. This is followed by installing stiffeners to make ensure the pool does not warp. After the pool has cured sufficiently it is removed from the mould and the inside is treated to give it the beautiful look you see when arriving at your house. A complete process is followed to transport and install the pool the correct way at your house. We have more than 22 different shapes of fibreglass pools and due to the fact that we have our own factory in Windhoek we can do small changes to the final product you will receive relatively quickly . A Gunite pool is for someone who wants to have his/ her own unique designed pool.

After the rough pool hole is finished we install a hand formed Y10 to Y16 steel (depending on size) structure in the ground. Upon completing the final shape and height of the pool we bring our machines onto the premises. We make a dry mixture of segment and sand and which is fed into the gunite machine. By way of very high air pressure this is shot onto the new pool walls and floor. A small bit of water is added to the mix before it is released from the pipe. Lamb Shanks in Foil

with White Wine

This is a wonderful recipe that works especially well for camping. Instead of using an oven, you can put the foil parcels into a Weber type braai or into a potjie pot over the coals. Rosemary 150g Cold butter Fresh thyme Salt & crushed black pepper 4 lamb shanks 12 Cloves garlic, peeled & roughly chopped 3 Large carrots 1 Onion chopped 2 Leeks sliced Olive oil White wine Tin foil Make a herb butter by mixing together butter, chopped rosemary, chopped thyme, salt & black pepper. Slip a small, sharp knife down the shank between the meat and the bone to make finger-sized pockets. Push the herb butter into the pockets. Rub the shanks with some of the butter on the outsides and season with salt & crushed black pepper. Tear off 4 arm length pieces of tin foil

and fold double. Divide the veg & garlic between the foil and top with a shank. Place a sprig of rosemary on each shank. Pull up the sides of the foil and pour a

Who’s afraid of Dracula? Not even Virginia Woolf - an apple a day keeps the doctor away, garlic just about any one! This time of the year we are all excited about planting colorful winter bulbs, but easily forget that garlic can also now be planted. Hadeco has a lovely variety, slightly purplish skin, very juicy and pungent. So rush to your local garden centre and buy a packet or two. Plant in April and harvest end of November.

Allium sativum, commonly known as garlic, is a species in the onion genus, Allium, close relatives being the onion, shallot, leek and chives. Dating back over 6000 years, garlic is native to Central Asia and through the centuries found its way right around the world. It was known to the ancient Egyptians, and has been used throughout its history for both culinary and medicinal purposes.

Very easy to grow. Prepare the area with enough compost and 150gr per square meter of Efekto’s Vitaboost organic fertilizer. Unlike other bulbs, garlic requires no follow up fertilizer during the growing season. Another bonus point is that garlic is not attacked by harmful insects or pests, on the contrary, they are excellent repellants and wonderful companion plants. Furthermore, the cloves can be planted close together which is ideal where space is limited or for pots. It is very seldom that white rot disease or pink root rot might be a problem. This could happen if compost was used that was not completely broken down or perhaps plant material contaminated with a fungal disease like brown spot or some form of mildew, was worked into the soil.

In many cultures worldwide it is virtually unthinkable not to use garlic for some purpose or other on a daily basis. During the Garlic Festival in California, USA, one can even buy a garlic perfume – pushing it a bit? Most of us, however, know at least of 101 ways to use it to mouth watering effect. STORAGE: When harvesting, loosen soil gently around stems and pull out. Remove excess soil and hang in a dry, warm place (this will prevent sprouting) until skins become papery. Crushed or peeled garlic does not keep well in a refrigerator, whether in oil or vinegar, and should preferably be used within a week. Untreated garlic kept in oil can support the growth of Clostridium botulinum which causes the deadly botulism illness.

Commercially available products are treated (hopefully) with acids and/or other chemicals to prevent this disease. Therefore, always try and use fresh, preparing just enough for what you have in mind. MEDICINAL: The most wonderful “prevention is better than cure” supplement in any diet. Garlic has antibacterial, antiviral and antifungal activities, which just about says it all. It is claimed that garlic helps to prevent heart disease, high cholesterol and high blood pressure and is also used in preventing certain types of cancer, including stomach and colon.
