The process of buying a house can be extremely complicated. You experience a lot of different emotions during the process. We are in the final stages of this procedure of what we thought would be straightforward, but were we surprised to find out that this is actually not true. When things are not going smooth, with either a delay at the bank, or between you and the agent, or worst of all between you and the seller – then what was supposed to be an exciting and pleasant experience, end up in frustration and disappointment. I can relate to any home buyer that went through this. From getting a pre-approval, negotiating the deal, competing against counter offers, signing the contract, negotiating the state of the house, coming to an agreement to do renovations, the process of warrantees and transfer…. I can go on and on. The process is a long and sometimes difficult one, but also one that can bring with it a lot of excitement and joy if you find your dream home and can afford it. At the end of the day it is what it is, and we are getting more excited to visualize the final product once we can start with renovating some parts of the house. There are so many reasons why a house is such a big deal. Some use it as their own measure of success and some feel it defines their status. For others, it’s a place of love, warmth and safety, and a place where wonderful memories are being created every single minute – an absolute hub of warm, fuzzy feelings! That is when a house becomes a home. For me, I know this is what our charming new home will be like. A place of sanctuary for the kids, a big garden, tree house and a sand pit to play in. A place we can call home. Good luck to all home buyers out there. For once, I’m in your shoes. Have fun with this issue as the cold hit us one more time.

How much you should spend on a home For most people, a house is the biggest purchase they will make in their lives, one they will pay off for years, even decades, to come. But spending too much on a house could leave you with little money for other goals in life, such as retirement, college funds and vacation.

If you're planning to remain in a place for a longer period of time, buying a house is usually the way to go (however, this equation

Research school districts, crime statistics, impending construction or anything that could decrease or increase the value of a home. What is Estate Planning about? So often people die and their dependants are left behind with the mess of trying to sort it all out. This causes great distress and frustration that often leaves the dependants feeling helpless and despondent. All of this can be avoided by a little estate planning. A person's estate consists of assets and liabilities. When a person formulates a plan, whether it is elementary or comprehensive, he is doing estate planning. Normally an estate plan is drafted in order to protect estate assets in such a manner that the estate owner and his or her dependants, during his or her lifetime and after his or her death, will reap the maximum benefit from the return earned on the assets. During his or her lifetime the estate owner personally implement and controls his or her estate. After death personal control is obviously no longer possible and therefore the estate owner must resolve to special measures during his or her lifespan to protect his or her

assets in the long run. At the death of an estate owner, the estate administration process takes it's course, irrespective of whether estate planning was carried out or not. If an estate owner dies without leaving a Will (intestate), then an executor must first be appointed by the Master of the High Court, after receiving and evaluating nominees. This process takes time as the Master of the High Court does not treat this appointment lightly. Only after the executor has been appointed can the deceased estate then be administered in terms of the common law. The manner in which to avoid these delays is to have a Will. The Will is the most effective tool to determine what should happen to assets after the death of the estate owner. An executor is appointed in the Will, which speeds up the administration process considerably. The Will will deal with special bequeaths to people that would not have inherited under the common law, such as charities, living

partners to whom the deceased was not married, long term employees that rendered exceptional service to the deceased, and the like. A Will can also make provision for the care of minor children. This can for example be done by creating a testamentary trust to provide for the living expenses, Schooling, education and starting of business for the minors. The key to a good Will is to keep it as simple as possible. The idea should not be to rule from the grave, but rather to give guidance to the beneficiaries to make good and sound decisions that can cater for the maintenance, support and prosperity of the beneficiaries. In conclusion a Will provides peace of mind to the living that their loved ones will be as well looked after as their estate will allow. Speak to a professional to help you draw up a Will and thereafter review it every year to make sure it is up to date with your estate.

Whole-wheat Bread I love winter because you get to eat copious amounts of soup. Of course, soup is just not soup if it isn't enjoyed with a huge slice of bread spread thickly with butter. This is my VERY secret wholewheat bread recipe- enjoy!

Mix together in a large bowl · 3 cups Nutty wheat flour · 3 cups white bread flour · 1 small pkt yeast · 1 Tbs salt · ½ cup sugar · ½ cup sunflower seeds · ½ cup sesame seeds · ½ cup linseeds

Make a well in the center of the dry ingredients. Add ½ cup oil Take 1l luke warm water and add slowly to the mix while stirring continuously. You should end up with a sticky mix- it will not take the whole 1l water.

Yes! July is slowly leading us towards the end of winter into the joy and freshness of spring, which makes it necessary to start pruning shrubs, fruit trees and roses.

PRUNE WITH A SHARP TOOL Sharp clean cuts are essential, ragged cuts are subject to infection. Don’t be penny wise and pound foolish, invest in a good pair of secateurs and keep them sharpened. Before pruning, sterilize the blades by dipping them in boiling water with a few drops of bleach added.

The exact opposite is true – by cutting the weakest growth the most, it is stimulated to grow more vigorously to catch up with the other half. REMEMBER TO ... • Strip all roses and fruit trees of leafs after pruning and spray with lime sulphur to kill any fungus spores and mites that might have overwintered. Seal wounds with Steriseal to prevent any bacterial infection. • Apply first fertilizer beginning of August – Efekto’s 8:1:5 or 3:1:5 (SR). • Soil should now be organically well enriched after top dressing of compost applied at the end of summer in order for fertilizer to be optimally taken up as the metabolism picks up.
