Dear Housefinder Reader, As we put this edition together and was working on the cover page story of SUNGATE development, I could not help to think about Namibia and the future... With a sophisticated infrastructure and a well developed economy, Namibia offers a wealth of business and property investment opportunities. Advice for investor buyers There are essentially two types of investors. There are those that are looking for a safe haven for their savings and a steady but growing income on their investment. And then there are those who are looking to make as much profit as possible in the shortest possible time. The first category of investors are true investors while the second are more speculators. A third category are those who want a bit of both, but may end up achieving very little of either if they are not careful. Investor buyers are in for the long haul. They are usually those who are putting in a reasonable deposit - often only enough for the investment to just break even at the beginning, with increasing profits being predicted as rentals increase year by year. Typical of this type of investor would be the first time small investor with limited funds who buys a single flat and puts in a tenant to pay the majority of his costs. This type of property investment is an excellent way of accumulating a regular income and a nice little nest egg. This type of investor tends to take very little risk in his choice of property because he has limited funds to invest and requires an income to live off in the future. The first property is the most difficult to buy, it gets easier as one accumulates more properties and can use one to help finance the next. In contrast, the "spec" buyer is likely to be cash flush and to be less adverse to taking more of a risk. He is more likely to buy off-plan before a development has even been rezoned, in order to get the biggest profit when the resell. He is prepared to put down a 10% deposit and to wait sometimes for two or three years before transfer needs to be taken in the hope that prices will have risen substantially in that time. This type of investment can be very profitable but
does run the risk that if the market turns that he will be left holding properties that require monthly cash input. The "investor" buyer tends to be very conservative and often loses out on the best returns because he is concerned about the "Quality" of the product that he is buying and does not realise that he • should pay more attention to the difference between the rental that he will receive and the monthly costs that he has. For this reason this type of buyer is often much better off buying middle of the road properties in middle of the road areas that are let to middle of the road tenants. The risks in buying this type of property are minimal and vacancies tend to be few and far between. Typical of this type of property would be one and two bedroom flats in acceptable flatland areas built during the 1970's. Many of this type of buyer make the mistake of buying too upmarket into a price range and type of property that has already reached its rental peak and where high rental requirements mean that he is at far greater risk of not finding a tenant, having greater negative differentials between income and expenses and is at a greater risk should bond interest rates rise in the future. The "Spec" type of buyer runs a serious risk of buying too many properties with a 10% deposit only to find that if the market changes that they are left being responsible for a wide gap between income and expenses. This buyer needs to off-load his spec properties as soon as he can, but there can be a tenancy for him to hang on for too long in the hope of getting a bonus price for his property. "Quick in and quick out" should be the motto of this group of investors. Spec buyers should look carefully at a number
of factors before buying: • Is the developer stable enough to carry the project through - is the development going to be built? How long will it be before I have to take transfer and can I resell the property before this? • Is my deposit safe? Never pay a deposit over to a developer directly, but always pay it into his attorney's trust account for safe keeping • Do I get interest on my money while it is with the attorney? • Is it a good buy? In other words, are the projected rentals and expenses achievable? • Will there be a demand for resales? As first sales do not usually attract transfer or bond costs they are easy to buy, but it must be remembered that buyers of resale properties need to pay these costs and these can be substantial. Potential buyers have the option of buying a new unit in the same development which may well include these costs and this may be an attraction to them. Having said this, most developments have their prices increased by the developer on a regular basis as new phases are sold. This would mean that you have a built-in price adjustment as a result. • Am I buying the best unit? Not all units at the same price have the same value. A loft for instance would be more attractive than a plain two bedroomed unit. But a loft overlooking a game park would be more valuable than the same loft looking on the back of another unit. Be aware of your surroundings and avoid negative aspects such as proximity to workers rooms, swimming pools, dustbin areas, heavy traffic units (next to the gate for instant) that may not be apparent when buying but will be less attractive (and therefore less valuable) to potential buyers.

Q and A Part 1 Family law and Divorce mediation • How does divorce and family mediation work? Divorce, child custody and other family law matters involve some of the most complex and personal situations any person can encounter in a lifetime. When a marriage or relationship starts to fall apart you and partner will have concerns ranging from dividing property and debt to custody and maintenance obligations. Mediation is a voluntary, confidential and practical way to resolve these problems with the assistance of an independent third party. In divorce litigation both you and your partner will be laden with additional financial burdens and children can become the innocent victims of their parent's hostility which can seriously deplete or wipe out a couple's savings which can be much better utilized for their children's or their own costs. Through divorce mediation you and your partner will experience a safe environment to create an agreement package where you are assisted by an independent mediator to make the vital decisions required offering several alternatives to consider. • When is the best time to start mediation? The sooner the better in an unresolved conflict situation, communication often break down, tempers flare up and there are a lot of misunderstandings that complicate the situation even more.
What are the benefits? 1. Mediation takes less time so you can move on with your life; 2. It is less expensive and leads to more acceptable results than court rulings; 3. Better results as you remain in control of the decisions that affect your life; 4. It is less emotionally stressful than going to court 5. It benefits your children and other people involved in that it reduces conflict; 6. It reduces public disclosure of financial and personal matters. When people stop talking to each other they rely on their legal practitioners, family or friends to rely messages. Anyone who has played the “telephone” game as a child knows that inevitable the last person in the row does not really know what the first person said when the message is passed on by people in the middle. In mediation you can start talking about what needs to be decided or what you may think you can talk about. You might be surprised about you ARE able to do. If you can make decisions together in mediation you control what happen to you in the situation. • Must both parties agree to mediation? Yes. Mediation can only work when both parties agree to participate. Never believe that your partner will not be amenable to mediation. Many an
opportunity is lost because a person thinks the other person will not mediate. Aside from the mediator, you or your partner may also request “collateral” third parties to be present in mediation to assist in facilitating a resolution. The mediator can also meet with each party individually, if the both agree to mediation. The mediator however at all times remains neutral. As mediation is completely voluntary any party can withdraw from mediation at any time and for any reason. • Is a mediator a marriage counselor or therapist? A mediator does not fulfill the role of either a marriage counselor or therapist. Mediators neither encourage divorce nor encourage people to continue their relationship. The primary purpose of mediation is to encourage couples to reach mutually acceptable decisions. This in itself can have therapeutic benefit for the mediating parties. It can be empowering and transformative and can move disputing parties towards a novel way of communicating to take ownership of the outcome. This article is about tips to change the use of your pool more and get more out of it. Cold water: Most people don't use their pool because the water is always too cold. Pea & Bacon Soup This is the quickest and easiest soup recipe I have. Perfect for a dinner on a cold evening. 1kg Frozen green peas 1 Large onion chopped 3 Cloves garlic finely chopped 250g Bacon chopped Salt White pepper Place the green peas in a pot and just cover with water. Boil the green peas until soft. In a separate pot, fry the bacon, onion & garlic in a little olive oil. When the peas are soft, puree them in the water you cooked them in. Add the pea puree to the cooked bacon mix and stir through. You may need to add a little extra water if the soup is too thick. Season with salt & white pepper.

Shake them winter blues! It’s July and lazy bones will be caught with their pants down, there’s lots to be done in the garden to ensure a healthy entrance into spring and summer.
ROSES – time to snip, snip Correct pruning, as well as removing old, dead and damaged wood, allows the plant to direct its energies into producing healthy new canes from the bud union. Pruning is also important in warmer climates as it induces the plant into a kind of dormancy, which is something that cold weather plants automatically receive in the winter. Remember, pruning is an annual process of renewal and you cannot go wrong. Roses are very tough plants and can withstand all kinds of neglect and abuse, therefore just go ahead and start to experiment. BASIC GUIDELINES • Plan your pruning from the ground up, the stuff at the top is last year’s history- get down on your knees (sit down if it’s more comfortable) and look at the bud union and the canes that come from it. • Slanted to the outside, 1cm above the bud union is the correct cut. • If it is in the way, cut it out,

especially any canes that cross directly over the center, or any that seriously crowd each other. When in doubt, cut it out – roses are tough cookies! If it isn’t big enough to seal – at least pencil thick (new growth on anything smaller will be match stick size) - it doesn’t belong there. Seal all cuts with Efekto’s Steriseal to prevent bacteria and fungi spores entering the wound or borer beetles laying their eggs. Leave no leaves – strip! Spray with Efekto’s Lime Sulphure to get rid of all over wintering mites and fungi spores. Clean up after yourself. Canes, leaves, stems and anything else you generated, should be gathered up in a bag and thrown away – all last year’s problems are lurking in these, waiting for new blooms.
FINISHING TOUCHES Replenish organic matter in the soil by adding acid compost. Also use the following Efekto products: • Work in bone meal or super phosphate to stimulate new hair roots for optimal uptake of nutrients. • Apply the prescribed dosage of Insecticide Granules Plus – a systemic insecticide to prevent aphids on early blooms. • The first 60gr per plant application of 8:1:5 for strong stems and healthy blooms.
Roses are greedy feeders and this should be repeated at monthly intervals between end July to end of April. • Keep new healthy foliage mildew and black spot free by spraying with a recommended fungicide every 14 days, alternating between products to prevent resistance built-up. • Apply a layer of mulch to keep feet cool and minimize evaporation. SOME MORE • Aerate lawns and apply a generous layer of old kraal manure. • Prune deciduous fruit trees and spray with lime sulphur. • All fruit trees: first application of Efekto’s 3:1:5 • Palms and other foliage plants: Efekto’s 7:1:3 • Prepare new vegetable beds with compost, Efekto’s Vitaboost Organic Pellets and 2:3:2 LAST, BUT NOT LEAST – DON’T SKIMP ON COMPOST!
