Your bond is the best place to save

We are always being urged to save more, and with the recent tax break, where better to save than your home bond? However homeowners are lucky in that they always have the option of saving by using any spare cash to reduce the capital portion of their home loan – and achieving really worthwhile payoffs for doing so. By reducing the capital portion of your home loan, you will also reduce the interest you must pay every month and the overall repayment period – in other words, you will invoke the power of compound interest in your favor. For example, on a N$1m bond if you pay N$200 extra a month it will cut 14 months off the 20-year repayment period and save you N$99,867.54 worth of interest – not a bad return on the N$45,200 you will have 'invested'.

If you can manage to pay an additional N$400 a month, which reduces 26 months off 20-year payment, and generates a saving to around N$183, 827.63, as opposed to the N$85,600 you will have invested, and you can speed things up even more – and increase your returns - by making lumpsum additional payments into your bond account whenever you get extra money such as an annual or performance bonus, an inheritance or a gift. Some people even use their earnings from a part-time job to pay their bond off faster and save more interest. A paid-off home is one of the best preparations you can make because it will enable you to live rent or bond-free in an asset that is increasing in value at a time when inflation is likely to be eroding the value and buying power of whatever income you have.

Divorce and family law mediationa few questions and answers - Part 2 • What is the duration of mediation and the costs involved? The duration will be determined by the issues and the parties generally 3 to 6 sessions are necessary. Each session usually lasts approximately two hours. As you stay in full control of the process this substantially reduces the time spent in litigation. Responsibility for payment of fees may be shared by the parties in any way they deem appropriate and is payable before each session. • Is litigation no longer an option? Mediation is not a substitute to legal advice as mediators neither advise nor represent any person partaking in mediation. Although mediators can provide legal information they have a neutral facilitative role and do not advise you in the same way that a legal practitioner will. Should mediation be unsuccessful you can proceed or continue with litigation. As mediation is completely voluntarily the parties remain in full control of the result despite the process being handled by the mediator. Through the involvement of a mediator legal practitioners can be assisted to come up with various practical options for settlement still retaining his/her role as litigating counsel. A mediator can also help the parties to understand the risks involved in litigation which might outweigh the benefits of a facilitated settlement. Mediation can also ensure that the

parties stay in control of the process, in that if it appears that the procedure is unnecessarily being protracted, you can always dictate whether negotiations should be entered into and on what terms. As you are supported to resolve your own disputes there can be a frequent movement between the mediation and litigation pathway at all stages of mediation. • What if your partner is too unreasonable and there is too much hostility? As action calls for reaction angry behaviour justifies people in resisting or engaging in hard bargaining. Mediation has as its purpose the creation of a process through which you and your partner will be encouraged to be more reasonable and less hostile. • ”Why waste further time if you can't agree on anything and your partner does not respond to anything. ” Your partner might be hostile but not necessarily unwilling to engage into reasonable conversation. The mediator will call the “other side” and try to encourage mediation. If your partner agrees, will you? • “What benefit can a mediator have if you already have an experienced legal practitioner who settled many cases before” While legal practitioners are often able to settle their cases settlement is more probable when an independent mediator conducts the negotiations. This allows the legal practitioner to remain the legal counsel and allow the mediator to

concentrate on a new way of communicating to achieving a settlement. Furthermore if you do not want you to settle you don't have to. Nobody is required to do so, but mediation may allow you to get what you want at a lower financial and emotional cost and in less time. Mediation never forces a settlement, but is likely to open up choices which did not exist before. • “What if your case is too complex for mediation” Mediation works extremely well in complex cases because each issue can be negotiated separately or as part of a whole package. If it cannot be settled, the case may be simplified and trial costs curtailed as there will be less issues to argue in court. • “Why waste time and money on mediation which is a non-binding process if you need a final call to end the dispute. For numerous reasons it is obvious that not all mediations will result in final resolution. Before agreement, parties have a right to change their minds, to try an option out, or make sure the final result will be balanced and fair. When mediation results in agreement, a document is prepared which is forwarded to the respective legal counsel who will draft the final and binding settlement. You cannot lose anything by entering in the process because you control the process. Even if the matter is not settled in its entirety mediation always result in a measure of improvement of the manner in which you and your partner manage your dispute.

SECTIONAL TITLE SCHEME With property prices increasing every year, many first-time home buyers are opting to buy sectional titles, or town houses, as they are commonly known. A sectional title is a system in which sections of buildings are individually owned. The sectional title plan is registered at the Deeds Office for each Sectional Title Development Scheme. It shows all the individual sections as well as the common property, such as the storeroom, lifts, stairs, passages, driveways, etc. Every Sectional Title Scheme has a body corporate. All owners of sections are members of the body corporate. The purpose of the body corporate is to administer the scheme and to manage the common property. The body corporate takes decisions at two levels, at meetings of owners, normally once a year at the Annual General Meeting or meetings of trustees. All members of a body corporate elect trustees to conduct the day-to-day business of running the Sectional Title Scheme. Often the trustees employ a managing agent to assist them. The trustees are obliged to manage the scheme in accordance with the provision of the Sectional Titles Act, as well as the Scheme’s rules and in accordance with any restrictions imposed on them or any instructions given by the owners at any general meeting. The trustees hold meetings on a regular basis and make decisions by majority vote. Owners of sectional titles are required to make monthly contributions, called levies, to the running costs of the Scheme. The costs include: • Security costs • Refuse removal • Cleaners wages • Management fees • Administrative costs such as bank charges and audit fees • Repairs and maintenance • Provisions for future improvement to the common property • Rates and taxes and other service charges payable to local authority • Insurance for the buildings and common property. When buying a sectional title, one should keep in mind that to make renovations to the outside of your section, you must first submit a request to the trustees in writing, accompanied by relevant plans or sketches. Before you commence to build onto your section, please bear in mind that there

It is actually quite simple : thread count means ' the number of threads woven together in a square inch' ie a 200 thread count indicates that 100 threads lengthwise (warp) and 100 threads widthwise (weft) the higher the thread count, the softer and silkier and more expensive the cotton fabric. How can you as a customer really be sure as to what you see is what you get ? This is a good point!
