New technology helps transform a dated oceanfront condo Times change and so do our lifestyle trends. Stroll through any number of older oceanfront condominiums and you’re immediately aware of how our living arrangements have dramatically changed over the years. Older units have kitchens tucked away at the back, closed off from the main living area and out of view of the ocean. Bedrooms and baths are often dark and tightly configured and less convenient for today’s entertaining needs and family living, where the heart of the home is the kitchen and open living areas are a must. Fortunately, changes in lifestyles have also demanded advancements in technology. Remodeling a condominium previously meant
the baths and kitchen had to remain within the original footprint. So even if the rooms were specified with modern décor, decorative plumbing and new appliances, the rooms’ location remained the same. Thanks to new plumbing technology, this is no longer true! Plumbing can now be relocated almost anywhere within the condo without jeopardizing the units above or below it. A beautiful example is how Croom Construction recently remodeled – and transformed – an older oceanfront condominium in John’s Island. Dave Lyons, Vice President said, “In less than seven months, not only did we move the kitchen to the front of the condo so it seamlessly opens to the dining and living room area, we also reconfigured this 2BR/2BA unit to a 3-bedroom, 3-bath home.”
The transformation is stunning. The entire open living space now has sweeping views of the ocean. New impact-rated doors and windows provide a marked improvement in sound quality and hurricane protection. Coffered, tongue-and-groove ceilings and light oak, wide-plank floors give the living space a comfortable cottage feel. A solid piece of Quartzite atop the kitchen island is a focal point and is also stain-resistant, which is ideal for this high-traffic area. A spacious master bedroom and bath offer continued ocean views. The other two bedrooms and baths are beautifully appointed and now provide much-needed privacy. Prior to remodeling, entrance to the second bedroom was through the bath, which also served as the powder room. From small, dark and dated to open, bright and perfect for today’s coastal living, the newly remodeled condominium has totally transformed our client’s beachfront living.

Plan Ahead! The official start of storm season is June 1st and it continues through November 30th. Whitehall Professional Property Management began notifying clients in March and our storm preparation processes are now underway. For our seasonal clients, we began closing their homes and installing hurricane panels and shutters in late May. This also included storing outdoor furniture, removing patio fans, weathervanes, and exterior lights that may cause damage in high winds. For our year-round clients, storm protection measures are initiated when the forecast by the National Weather Service states that Indian River County (IRC) is in the projected path of a hurricane. Preparation begins five days prior to the storm’s projected arrival date. Beginning early also allows our staff time to secure their own home and evacuate their family to safety. In addition to protecting your home during a storm, we will also provide thorough post-storm communications and inspections of your property. We work closely with the IRC Sheriff’s Department and Vero Beach Police Department to ensure our staff has immediate access to your home after a storm. Planning ahead is necessary!
