a new homeowner favorite for countertops

W

hether you’re starting from scratch or remodeling your kitchen, countertops are integral to the overall look and feel of the room you’ll use for family dinners and entertaining. Countertops can be a pricey splurge and a piece of the room that requires a lot of upkeep. Or, they can be less expensive and nearly maintenance-free. While laminate and granite used to be the tried and trusted options, there’s more on the rack to look at now. Elizabeth Round, marketing manager for Village Home Stores in Geneseo, Illinois, said quartz is the most sought-after countertop material. “We do a lot of engineered quartz. Quartz is man-made stone. Once it’s in, it’s no-maintenance, and it’s very difficult to do anything to harm it,” she said. Cost-wise, quartz is coming down in price, making it comparable to granite. And what does it look like?

“Some people don’t like all of the movement in granite. If you want a solid grey or solid white, you have that option. It has a more uniform look,” said Amy Bowe, salesperson at Granite Xact, LeClaire. While it’s very durable, it’s not totally indestructible. “It’s not porous, so you don’t have to seal it. You can’t put anything hot on it, though, because it can leave a burn mark. It has plastic in it,” said Jackie Rumler, salesperson at Aceno Kitchen and Bath Design, Bettendorf. Granite remains the most popular at Granite Xact, with a color called “Sierra” appealing to many homeowners. “It’s grey and beige, with a little bit of red streaking through it. A lot of movement. It’s not busy, but it’s a little patterned,” she said. For a warm, cottage-style kitchen look, butcher block is an option that’s ideal for food prep.

Soapstone is another choice that’s popular among chefs. “It’s a darker color, usually grey and green. You see it a lot on the West Coast. It has to be oiled because it dries out. Here, you’d have to oil it about once a month. A lot of bakers like it because it’s good to roll dough on,” Rumler said. Concrete countertops are worth consideration, and designers say they provide a grainy, high-end look. “The concrete used is very smooth, and limitless as far as what color you want. A lot of people picture grey. But, you can do any color match you want to do. Many assume it looks industrial, but it can look contemporary or modern,” said Round, who said Village Home Store has found a local manufacturer for the product. Steel and tempered glass are other options that haven’t really trended to the Midwest yet. 

illow is a great tool to use when looking to buy a home. It has the same pictures and feature descriptions as the Multiple Listing Service (MLS) as well as information on schools, neighborhoods, and comparable sales in the area. One of Zillow’s other features is the Zestimate®. Have you checked what your Zestimate® is on Zillow for your house? Most people have. Does it seem high? Too low? How do you think Zillow comes up with that value? The Zestimate® home value is Zillow’s estimated market value for an individual home and is calculated for about 100 million homes nationwide. It is a starting point in determining a home’s value and is not an official appraisal. The Zestimate® is automatically computed daily based on millions of public and

user-submitted data points. I am here to tell you that you cannot rely on the Zestimate® for the true market value of your home in the State of Montana. Montana is a non-disclosure state, so final sales prices, are not publicly shared. The only way you can find out the true value of your property would be to pay for an appraisal, or hire a real estate professional to complete a market analysis. Realtors are the only people with access to the final sales prices of homes listed on the MLS. The confidentiality provisions do not apply to compilations from the certificates, to summaries, analyses, and evaluations based upon the compilations, or to sales data used by the department to value residential property in a property taxpayer’s market model area after the property taxpayer signs a written or electronic confidentiality agreement. In short, don’t rely on the Zestimate for your current market value. Do yourself a favor and call your real estate professional to analyze that for you. 
