MBIA President Welcome to this year’s edition of the MBIA Parade of Homes. The MBIA and our member builders are excited to host a live Parade for 2021. After a year off due to Covid, we hope you enjoy being able to tour homes in person again this year. As you may or may not be aware, 2021 has been extremely challenging for the building Industry. The pandemic has created supply chain issues that are unprecedented for modern home builders. Builders have experienced wild swings in lumber prices over the past 18 months. Material production and availability has been sporadic making it difficult to manage the construction process. If you notice that this year’s parade features fewer homes than usual, please consider the challenges that builders in Missoula have faced. A number of our member builders had intentions to participate in this years parade but were unable due to material availability and supply chain issues. For the builders that were willing and able to participate in this years Parade, I am sincerely grateful. The Parade of Homes is one my favorite events of the year, and with their participation this great Missoula tradition will continue. As you are touring homes on the Parade this year, I encourage you to take some extra time to talk with the builders about their homes and the challenges they have faced this year. I know the builders are proud of their entries this year, rightfully so! A special thank you goes out to our Parade of Homes Committee. This event is planned by a group of volunteers and is not possible without their support and creativity. Parade Guidelines & Courtesy As the host of the 2021 MBIA Parade of Homes, we would like to ensure that everyone enjoys the tour and gains new ideas for their current or future home. The following tips are offered to make the tour more enjoyable, while protecting each of our home’s aesthetics. ADMISSION Admittance is during official tour hours with a purchased ticket. The MBIA reserves the right to refuse admission to the tour to any person, or to require a person already admitted to leave.
NEIGHBORHOODS Please park, and walk in designated areas (pavement, sidewalks, designated routes).
CHILDREN Accompanied and wellbehaved children are welcome; please hold their hands.
BOOTIES Booties will be provided to you at the first home visited and are yours to keep. Booties must be worn over your socks each time you enter a home and removed as you leave to protect floors from dirt and oils. Shoes under booties are not allowed.
BATHROOMS Make a plan for bathroom stops between home visits. Portable toilets have been provided at all of the homes. Bathrooms in the homes are not for public use. PETS No pets are allowed in the homes, neighborhoods or parked cars.

About the home Scott originally purchased the property where The Hydrangea House and Jumbo View House were built in the fall of 2019. The original house on the property was in rough shape and unfortunately could not be salvaged. Scott removed the house and got started designing two single family homes for the 6,500 sq. ft. lot. The lot is zoned for multi-family but Scott loves to build thoughtfully designed single family homes. Scott worked closely with Tony Moretti with Square 1 Architecture for the design. Construction of the property began in early fall of 2020 and was completed in June of 2021. The houses complement each other nicely and make full use of the lot. The Hydrangea House is a 5 bed / 3 bath home with an incredible rooftop patio. The Jumbo View House is three stories so the views from the third story are beautiful. Both homes are comfortable, stylish and beautifully furnished with the work of local artists and craftspersons. Scott did all of the interior and exterior design including the furniture and artwork. The Hydrangea House gets its name from the numerous hydrangea trees and bushes planted on the property by his wife, Rachel, with Dirty Girl Landscaping. The Jumbo View House gets its name from the incredible mountain views it has to offer, especially from the third story.

One of Missoula’s premier home builders, Scott Smith, owner of Property Solutions, Inc., brought his passion for contracting to Missoula almost 18 years ago. His move to Montana from Little Rock, Arkansas was fueled by his passion for fly fishing, mountain biking, skiing and all things outdoors.
He started out his contracting career in Missoula doing maintenance for local property management companies and inspection repairs for realtors. He worked his way up the contracting ladder from there. As his business grew, he mainly focused on complicated remodels of older homes until he discovered his passion for new construction. He has now been an award winning new home builder since 2016 and is very passionate about thoughtful infill construction. He concentrates on neighborhoods within 1.5 miles of Missoula’s city center. Scott prides himself on the great relationships he has built with local banks, title companies, realtors, suppliers and his subcontractors and especially his clients and buyers. He is also lucky enough to be able to work with his wife, Rachel with Dirty Girl Landscaping. She does a large portion of the landscaping and all of the landscape and plant design on his projects. Scott has been voted one of Missoula’s top General Contractors in 2017, 2018, 2020 and 2021 by the readers of the Missoula Independent and the Missoulian. His 2019 Parade of Homes entry, The Modern Farmhouse and Garden Cottage, won the People’s Choice Award and also won an award for exterior design.

Scott does of all of his own interior and exterior design, including all furnishings, for Property Solutions and Vacation Homes of Missoula. He believes it is crucial that every contractor have an eye for design. Clients need to be able to depend on their Contractor to help make design decisions. He believes strongly in creating and building quality homes which suit and respect the surrounding neighborhood. Scott worked closely with Tony Moretti of Square 1 Architecture, a Missoula-based full service architectural firm. Tony has worked in Missoula for twenty years. He has completed hundreds of projects covering a wide range of styles. Scott used a lot of artwork and furniture from some of the most creative artists and craftspersons of Missoula. The landscaping and exterior space is also a very important piece of how well this property turned out. Rachel Lukomski, Scott’s better half, is a Missoula native with a longstanding and endless passion for flowers and gardening. Rachel meticulously adds the colorful gardens which are wild and full of texture. Her gardens are lush and bountiful with many species of trees and flowers that give the Hydrangea House and the Jumbo View House the added joy of a cozy outdoor oasis within one mile to Missoula’s city center.

About the home Scott originally purchased the property where The Hydrangea House and Jumbo View House were built in the fall of 2019. The original house on the property was in rough shape and unfortunately could not be salvaged. Scott removed the house and got started designing two single family homes for the 6,500 sq. ft. lot. The lot is zoned for multi-family but Scott loves to build thoughtfully designed single family homes. Scott worked closely with Tony Moretti with Square 1 Architecture for the design. Construction of the property began in early fall of 2020 and was completed in June of 2021. The houses complement each other nicely and make full use of the lot. The Hydrangea House is a 5 bed / 3 bath home with an incredible rooftop patio. The Jumbo View House is three stories so the views from the third story are beautiful. Both homes are comfortable, stylish and beautifully furnished with the work of local artists and craftspersons. Scott did all of the interior and exterior design including the furniture and artwork. The Hydrangea House gets its name from the numerous hydrangea trees and bushes planted on the property by his wife, Rachel, with Dirty Girl Landscaping. The Jumbo View House gets its name from the incredible mountain views it has to offer, especially from the third story.

Tips from Realtors for first-time homebuyers JORDAN HANSEN

For those looking to purchase a house for the first time, the process can be daunting and a little scary. Ink Realty, a mid-sized real estate firm in Missoula, works with many first-time home buyers. One of the biggest things, Ink realtors Mary Marry and Maggie Springer said, is finding a firm that fits what a prospective homeowner is looking for. Marry, who has been a realtor since 1994 and Springer, who got into the business two years ago, both said finding a realtor and a lender is critical for a prospective buyer. “I think it’s really great to meet up with a realtor,” Springer said. “They have so much inside knowledge that it would be so hard to navigate (the process) without.” They also suggested taking a first-time home buyer class, calling it “super beneficial.” Home buyer education courses are offered monthly for $35 by the nonprofit housing organization Homeword. Classes are nine hours and normally run over three consecutive evenings. Both realtors also mentioned there are a number of programs that can help first-time buyers. Grant money is also out there, they said, as well as other programs offered by lenders. “I can’t believe the number of people that aren’t aware of, I won’t call it free money, but the money to help people buy a house (who are) first-time buyers,” Marry said. In fact, Springer said she had one couple that brought $2,000 to the table and a lender was able to make it work for a down payment.

“Pretty amazing, (the lender) really made it happen for them and the couple was just blown away,” Springer said. “I feel like right now, it can be discouraging sometimes and you are definitely going to lose a few, but I feel like if you’re persistent ... I think you just have to dust your boots off and get back on the horse.” While getting into the process can take quite a bit of leg work, they said it is ultimately beneficial. Once you buy a house, Marry said, a person rarely goes back to renting. “You’re never going to go back to renting, throwing your money away and buying someone else’s property,” Marry said. While cash offers can be enticing and they said a prospective buyer can sometimes lose out numerous times, not everyone is selling to the highest bidder. A well thought-out letter after visiting a home can sometimes make a difference. Often, people will talk about how much they love the house. Realtors are very careful to not add anything about race, color, religion or anything along those lines to be in line with fair housing policies. “I just had a family win a bidding war where we were not the highest offer, by far, Springer said. “We got it for what we had written the offer for so she was really warmed by her letter and she wanted a family to be in there.” They also offered one final piece of advice — if family members ask to help pay for the wedding, ask them to give it for a house. “If you’re getting married, make sure that you have a little fund for a house,” Marry said. “You don’t need to buy your dream home right off the bat. You’re not going to be in it forever anyway, but you gotta buy something to start.” Added Springer: “Get your foot in the door.”

After a two-month, competitive search for a place to rent in Missoula, Casey Greene started to transition his hunt to a more desperate approach, fearing being separated from his children. At first, he thought his search would be a breeze — after all, he has a job in the tech industry — and he set his sights on finding a home to rent to accommodate his two children. He knew people have a hard time finding rentals in town, but the state of the market was even more tumultuous than he anticipated. The vacancy rate for apartment complexes of five units or

more in Missoula is only at .38%, “which is effectively a nonfunctioning market,” according to Matt Mellot of Sterling Commercial Real Estate Advisors. “I’ve never seen a market like this in my entire life,” Greene said. Greene, who’s lived in Missoula for nearly 20 years, moved out of his previous rental this spring after his daughter had to move in with him full-time. He shares joint custody of his son. He’s resorted to crashing with friends. His daughter is staying with family on the east coast as it’s taken longer than expected to find a place to live. He needs to find a place so she can start school at the end of August. Combing through Craigslist, he’s come across several scams

and listings that have been edited to inform “the 75 people that have applied for it or contacted” the property owner that it’s been rented. The most successful leads so far have come through his friends, but even then he has encountered price tags well above his budget, which worries him about the impacts high rental prices will have on the community. “You’re directly influencing the people that can live in this community and the people are the community,” Greene said. “(Landlords are) choosing what our community makeup is by the prices that they’re renting.” Aaron Gingerelli, the owner of Summit Property Management in Missoula, said that rising rents are almost always at the discretion of the property owner. “We try to take the best, reasonable and ethical considerations we can with our clients (the property owners) and try to convince them to not dramatically increase rents,” Gingerelli said. “We’ve had good success with bringing them to the ground when they want to see a big increase.” Rental hikes are quickly outpacing wages. Over the last year, the average rent price has gone up 16% in Missoula, according to Mellot. Wages in Missoula have only increased by 5% in the same time period, according to the American Community Survey conducted by the federal government. The median renter income in Missoula is $27,456, but the income needed to afford a median-priced two-bedroom apart-
ment in Missoula is $39,160, according to Andrea Davis, the executive director for the nonprofit housing organization Homeword. “Rising rents are driving people out to the Bitterroot and Frenchtown and surrounding areas,” Mellot said. The same is true for Greene, who extended his search outside of Missoula. He even considered moving to Helena as a lastditch effort to be reunited with his daughter, but that could jeopardize the amount of time he spends with his son. The root of Missoula’s rental crisis traces back to 2016 and 2017, when there weren’t enough housing units built to keep up with population growth. Local renters like Greene often have to make decisions sight unseen or risk losing the unit they’ve been approved for with a long line of eager applicants trailing them. “I have to jump on it just to get something and that’s just the way the market is. You don’t want to lose out on it,” Greene said. Fortunately for Greene, his search came to an end with time to spare before the start of the school year. He signed a lease for a three-bedroom house for $1,600 a month from a landlord in town “who is charging fair market price.” His daughter is moving back to Montana with two weeks to spare before she has to return to school. “(I) honestly can’t believe my luck,” he wrote in an email to the Missoulian.

Pandemic, influx of out-of-staters cause high demand for western Montana recreational properties ZOË BUCHLI

As home values skyrocket across the state, recreational and vacation properties in western Montana have followed the trend. Whether they be newly built homes, old cabins or empty plots of land, those properties are in high demand. Both out-of-staters and native Montanans are looking to snatch up second homes to escape from the hustle and bustle of city life. The pandemic caused a huge surge in demand for recreational properties, especially those lakeside, said Jeannette Carr-Smith of Clearwater Montana Properties. Carr-Smith, who has been with Clearwater Montana Properties for eight years and a licensed Realtor for 16, attributes the spike to families and individuals from out of state wanting to get away from mask mandates and crowded cities when COVID initially hit in the spring and summer of 2020. They opted to find more remote second homes — or, sometimes, to relocate altogether. As a result, the inventory of water properties has plunged. CarrSmith has also seen people trying to scoop up plots of empty land to park recreational vehicles. In western Montana’s “hottest” areas right now, namely Flathead and Missoula counties, Carr-Smith sometimes sees sellers tack $100,000 to $200,000 onto the appraised value just because they know they’ll find a buyer who will accept that price without negotiations. Montanans are in a pinch for finding decent properties in desirable locations at a reasonable price. “The spike in prices has really pushed Montanans into looking in other areas for vacation homes,” Carr-Smith said. Tracy Rossi of Glacier Sotheby’s International Realty has seen prices steadily increase over the past decade, but home values have surged and inventory has plummeted in the last nine months, she said. Rossi, who has been a licensed real estate agent since 2002, had 187 active listings in the last week of July 2018, 46 of which were in the $250,000 to $500,000 price range.

Fast forward to 2020, there were 107 listings with 15 the same price range. In the final week of July 2021, 63 listings were available on Glacier Sotheby’s website. Two were in the $250,000 to $500,000 price range, with 43 listed at over $1 million. “We’re seeing a big shift,” Rossi said. “I think it’s supply and demand. We’ve had a big influx of people coming into our valley.” Many buyers are coming to the table with cash offers — a sharp difference from the 2007-2008 price increase, when buyers were taking out loans to purchase, she added Rossi has heard from her out-of-state buyers that Montana offers great deals. Buyers from California are used to high prices and taxes with low acreage. “They’re doing relative comparisons to what they know,” Rossi said. “When they come here, they see everything they can get and they’re willing to pay more.” One of Rossi’s recent clients comes from the Bay Area in northern California. She’s looking to work remotely from western Montana in the summer (and possibly winter) so she can enjoy Glacier National Park and return to California in the off-seasons, Rossi said. Opportunities for Airbnb and vacation rentals by owner (more commonly known as VRBO) income is something both Carr-Smith and Rossi are frequently asked about from prospective buyers. “Three out of five people who contact me want to know how to get their property rented out when they aren’t using it and what their income could be on a property of their choice,” Carr-Smith said. While high prices of Missoula-area homes have left sellers with cash when they sell, that doesn’t necessarily mean they’ll have the means to turn around and purchase vacation homes, Rossi said. “I think it’s kind of unfortunate for the people from Montana who need a place or are wanting a vacation house,” Rossi said. Both Rossi and Carr-Smith recommend coming to the table on a vacation home having done your research and with your finances ready. If people are interested in buying a home on the water, CarrSmith emphasized they’re mostly likely to have luck looking outside of popular areas and scoping out properties in Mineral, Lincoln or Sanders counties.

The luxury housing market in Missoula of homes priced at $1 million and above has never been hotter, according to industry experts. “We’ve never seen the amount of buyers with capacity in that price range of $1 million and up,” said KC Hart, a Realtor with Keller Williams Western Montana. “It’s been amazing to watch.” Hart’s been in the industry for decades and he’s never seen the market like this, he said. Homes that would have listed for around $600,000 before the pandemic are now routinely getting listed for around $1 million, and getting multiple offers if they show well. Many high-end buyers would prefer to build a custom home, but builders are backed up, he said. “Builders are so busy that to build a quality home is a two-year process right now,” Hart said. “New construction is not an option.”

To get an idea of what roughly $1 million might get you in Missoula, a four-bedroom, three-bathroom home in the Big Flat area near Kelly Island is listed at $925,000. With 3,700 square feet of space, it features a formal dining room, vaulted ceilings, an office, a double car garage, a garden and views of the Missoula Valley and the Clark Fork River. A three-bedroom, four-bathroom home on the west shore of Flathead Lake is also listed for $1 million, but it likely will fetch much more than that if there are multiple interested buyers. Missoula, like almost everywhere in Montana, is facing a severe shortage of affordable housing with prices skyrocketing over the last few years. The price increases are fueled mainly by a lack of supply and increasing demand for homes in every price category. The luxury market is no different. Dawn Maddux of Engel & Völkers in Missoula had a total sales volume of $9.715 million in June alone. “I’ve never seen anything like it,” she said. “We’re busier than

we’ve ever been. Frankly, it’s exhausting.” At her company, the median sale price in June was $451,900. However, luxury home sales, which her company defines as priced $600,000 and above, surged 175% in June compared to May at 44 total sales. “We are seeing a lot of out-of-state buyers coming in,” Maddux said. “We’re also seeing a lot of in-state buyers that are looking to move locations or upgrade. That’s been very strong.” Many of those buyers have come from places in Montana where real estate prices are even higher. “Actually, we have a handful of buyers that have come over from Bozeman because it’s too busy over there,” she said. “There are more second-home owners, luxury second-home owners, moving to this side of the state.” On Flathead Lake, anything priced under $2 million is getting multiple offers, she said. Older homes are getting remodeled or buyers are scrapping the structure and starting over. “For sure, that’s the price range that is moving very quickly,” Maddux said. From July 26 in 2020 to the same date this year, the local Multiple Listing Service shows that there were 64 properties sold in Missoula County for $1 million or over. In just the city limits, 37 homes met the same criteria. “It’s active,” Maddux said. “In Whitefish or anything on Flathead Lake, at a million you’re fighting to find something. Not as much in Missoula. Even in the Bitterroot, even at a million, there will be competing offers.” Many people are moving around within the state of Montana, but even more people would like to do that but can’t, Maddux said. “We’ve had more than one seller pull their property off of the market because they look at what’s out there to buy and they don’t know where they would go,” she said. All the builders in the area are all booked out at least a year, which means homes that are already built get a lot more attention, she said. She’s also aware that some people would like to blame Realtors for creating the real estate market frenzy in Montana. “People blame us for people coming here,” she said. “They’re coming anyway.”
