How to Choose an Accountant By Sally Peterson

Putting First Things First

Basic Considerations

Organization / Readiness

You, your questions, your needs, your confidence, and finally, some wise investigation of the preparers in your location Begin by jotting down past experiences of tax, audit, and other accounting services. For example, what were previous billing charges, the time span for the actual preparation, and the clarity of communication with your tax preparer. If you like your experience with your previous accountant, stay with him /her. If rates went up and communications were unclear, you may need a change. We recommend asking friends who are professionals who they use and why, checking websites for CPAs, tax preparers, and accountants. By asking questions over the phone or with a free consultation interview, you may determine who is a good fit.

Small accounting firms often have business specialties to offer clients better service. For example, a firm that has background in the construction industry will know the necessary tax forms and process them with expediency. Some accounting firms are full service, meaning they offer a variety of bookkeeping services and advise clients on financial matters. Additionally, some tax preparers may not have the certification, training, and professional credits that qualify them to do complex returns. That situation necessitates a Certified Public Accountant, CPA, who is licensed, passed peer-review (required every 3 years), is current with CPE requirement for continuing education, and importantly understands the new Tax Law. A CPA knows how the 2019 Tax Law affects an individual’s or business’s return. He or she can note specific situations for 2019 returns and advise accordingly.

The accounting firm you use, needs to use the best, highly functional upto-date software, in the industry. At the same time be able to guide all ages of varying experience clients to the quickest and understandable process to get those taxes and/or audits done in a timely fashion. Many accountants use e-scanning, secure portals for transmitting all documents securely as opposed to unsecured email. Firms need to have insurance and assurance that documents are encrypted quickly with maximum security. Some clients, however, still prefer walk in with their paper copies, visit and ask questions in person. Availability may be a great quality… but does it cost more or not? Does the office have secure e-storage of their own billing and accounting and hard copy records in case of power outages? Does the firm or office exhibit readiness for all functions you need.

Are there a variety of payment options and is the billing process clear without surprises?

Personnel and Philosophy This brings us back to you. We conclude that the tax preparer, accountant, or CPA needs to be professional and respectful. What does that mean to you? To us being a business professional means physically, mentally, emotionally healthy and competent to carryout business with quality of service and product. Clear communications about your business operations and you as an owner will be important for understanding the tax process and what information is required. You may have additional questions about financial planning, strategies to make prudent decisions. Imperative qualities of an accounting professional gives evidence of ethics and integrity, experience and competency, understanding and availability, and affordability.

“Ears” to Hearing Aids!

If you think of hearing aids as small, fine-tuned, ear-fitted instruments that make sounds easier to understand, you’ve got a little bit of the idea. There’s much more, however, to these tiny but powerful devices, so let’s take a look at six facts you might not have known about today’s exciting hearing technology.

• Invisibility

• Directionality

• Translation Ability

More people wear hearing aids than you may realize, thanks to the discreetness of selected styles. Some fit so deeply in the ear canal you wouldn’t even notice them in a face-to-face conversation.

When you want to focus on the conversation in front of you — not all the noise and background gabbing behind you — that’s exactly what the built-in directional microphones help you do.

• Connectivity

• Rechargeability

Imagine being able to stream your phone calls, TV audio, music, and more directly to your hearing aids. With innovative hearing technology, Bluetooth, and smartphone compatibility, it’s a reality.

Need help fine-tuning your device? With a compatible smartphone and applicable app, some models allow for remote adjustments by your provider — no in-person appointment required.

Busting through language barriers is now even easier with one model of hearing aid that — in tandem with an applicable smartphone app — lets you converse with people speaking other languages. As you can see, today’s hearing aids aren’t your great-grandparents’ devices of yesteryear. From chats around the dinner table to favorite TV shows to important discussions at work, you don’t have to miss out on the sounds that matter. Consider test-driving new technology to see just how far hearing aids have come!

Some devices come as rechargeable technology or can be retrofitted for rechargeability, giving you all-day sound with a simple overnight charge. Bye-bye, disposable batteries; hello, convenience.

How to Choose Granite Countertops

Granite countertops along with other stone is becoming popular for those in the market for a new home. Adding granite countertops to your existing home also instantly increases its value while changing the look of your kitchen and bathrooms. One of the things real estate agents frequently cite as a major selling point for homes is a kitchen that features the durability of granite counters and other distinctive stone focal points including windowsills or hearths. Granite, marble and quartz have quickly risen to become one of the most popular surfaces used for kitchen countertops today. If you’re in the market for new countertops, you should definitely consider granite, marble or quartz.

Here are some things to keep in mind.

Educate Yourself All granite is not created equal. While granite around the world is produced naturally from the same geologic processes, resulting in a variety of colors interspersed with crystals or veins, there is a wide variation in the material itself. Choosing your granite from pictures in a catalog or from small samples could result in disappointment. Samples cannot alway correctly depict the colors or movement in a slab. Visit a showroom to see the stone in person. Seeing the selection up close can inform you of the wide variety of granite available and how they vary in color and movement.

Finding Your Style While picking the right stone can be a matter of personal choice, there are some basic rules to follow. Just like with paint colors, lighter stone colors can make a small room look bigger and more open. Likewise, dark colored stone can make a small room feel smaller. Things to take into consideration are lighting; both natural from windows and artificial from interior lights and how it might affect the look of your stone. Room style and size can also play a part in stone selection. You should look for a color that pairs well with your cabinet materials, wall color and flooring. The color of your stone is important

because depending on where it comes from, granite can range in color from warm, cool and neutral colors and tones within the granite slabs. There is also tremendous variation in the veining and crystal composition of each slab. You will want to think about what edge you want, and if you like the surface polished, honed or leathered. Certain building companies and contractors may offer the experience of a decorator to assist you in choosing what you want. Be mindful with your selection and educate yourself about the wide variety of granites, stones and other products on the market. Whatever your choice, know that you can add beauty, practicality, value and your personal style to your home for years to come with granite.

How to Choose an Urgent Care Facility When you experience an injury, joint pain or other health issues, an urgent care facility may be the right choice for your care. No appointment is needed, so you can be seen by a specialist without needing to go to an emergency room. Not only would you be seen faster, but you may also save money by choosing the right urgent care facility for you.

Here are some factors to consider when selecting an urgent care facility for your needs: • Different urgent care facilities now specialize in areas of interest such as: eye, orthopedic, and general medical needs. Becoming familiar with facilities in your area, and what they offer, will help save you time when situations arise.

• You will need to know what level of care they provide as some urgent medical issues may be best treated in an emergency room. • Check the facilities hours of operation. Some urgent care facilities have extended hours in the evenings and on weekends. • Urgent care facilities are often less expensive. Knowing which insurances they accept is helpful. If you do not have

insurance, some facilities may offer payment arrangement plans. While these facilities can’t solve all of you medical needs, they are an excellent option when you are unable to see your primary care physician for unexpected health issues. Keep in mind that life threatening medical conditions and concerns are best served in an emergency department.

How to Choose a Real Estate Agent Finding a reliable, reputable real estate agent is essential when you are considering buying or selling a home. These professionals can guide you through complicated negotiations and contracts to secure you the best deal you can get. They’ll also be able to inform you of the precise steps you need to take just before buying or selling. It goes without saying that you shouldn’t make any property decision under the advisement of an agent you don’t trust. So, do your homework and pick an agent you can have faith will get the job done right.

Real Estate Agent vs. Realtor A real estate agent may or may not be a realtor, but every realtor is required to be a licensed real estate agent. To become a realtor, a real estate agent has to join the National Association of Realtors (NAR). This

allows him or her to attend industry meetings, get NAR newsletters, and access software and educational tools. Realtors adhere to a strict code of ethics and have solid knowledge of the real estate business. These professionals have been trained well, which means they will provide you with the best service.

prospective real estate professional, focus on your comfort level while interacting with them. Do you get the feeling they are genuinely concerned about your needs? Do they know the current housing market? Can they negotiate a contract? It is important that you feel comfortable with the agent.

Where to Start Looking

Communication and Planning

Recommendations are one of the best ways to find a qualified real estate agent or realtor. Ask people in your social network for referrals. You might also contact local brokers or search the NAR directory online. Always work with credible, responsible agents. Otherwise you are wasting your time.

Your agent should be an effective communicator. If you are selling your home, your agent should develop an effective marketing plan, explain it to you, and respond to any questions or concerns you have. The marketing plan will probably involve placing advertisements and conducting open houses to invite the public for home viewings. If you are purchasing a home, the agent should listen to your guidelines

Comfort Level At the initial consultation with a

and price ranges. Above all, your real estate agent needs to provide updates on progress.

More Resources To get a better idea about the process of buying and selling a home, conduct some research on your own. There are also a lot of good resources on the Internet, such as www.Realtor. com, which is associated with NAR and which contains free, useful information. You may find housing statistics, market forecasts and tips, but nothing beats the power of networking. You need to find people with similar interests who will help you in your endeavor. Upon successfully buying or selling your home, keep your real estate agent’s contact information on hand. You may want to refer other people to him or her. You may also need their services again someday.

How to Choose a Fencing Company Adding a fence to your property is one of the best home-improvement investments you can make. It’s benefits are three-fold: a fence creates security and privacy outlining your property; it can make your home more attractive; and, if you ever consider selling, it can add value to your home. If you’re thinking about building a fence at your home, start by getting in touch with a quality fencing specialist. Here’s what you should look for:

Experience The first thing you should do when talking with a potential fence installer is ask about their background. While the length of time they have been in business is certainly a factor, so is the breadth of their experience in the industry. In other words, you want to make sure their background matches the job you have in mind. Another related factor is how well the fencing company knows your local market. Most cities have strict regulations that govern the materials, dimensions and locations of where fences are allowed to be installed. A good

fencing contractor will have done plenty of jobs in your area and will be familiar with the restrictions and permitting process for your city, if one is required. Local knowledge can also lead to a better result in the end. The specific soil and climate in many locations can impact what types of fencing work best and how they need to be installed. The depth of posts, for example, can be an important factor in areas where the soil “moves” a lot with the seasons.

Insurance Like with any contractor who will be working on your property, it’s important to ask what type of insurance coverage the fencing company carries. Typical homeowner’s insurance policies don’t cover injuries that occur to contractors working on your home. The fencing company should carry their own liability policy to protect you from any accidents that might happen while constructing the fence on your property.

Quality of Work The most important thing to consider is the quality of work you can expect to get. You can judge some of this on your own by looking for examples of their work in your area — particularly fences that are several years old so you can see how they hold up after receiving a lot of wear and weathering. Ask the company for testimonials and the addresses of some fences that you can see and check out in person. Seeing their work with your own eyes will tell you a lot about what you can expect from them on your own property. Also make sure you ask about what kind of warranty coverage their fences come with. Some companies that make the materials, such as vinyl fences, will cover those materials for a lifetime if they are installed correctly. And the people who install your fence should be able to provide a guarantee of their work for a certain period of time, too.

Repairs Finally, make sure you understand

the process for undertaking any repairs that might be required on your fence. If you’ve already got an older fence in place, you should be able to get a quote for repairing it or replacing a portion of it, depending on your budget. And if you’re having a new fence installed, get a clear understanding of how any repairs or adjustments will be handled going forward. It’s not uncommon for gates to need a little adjustment, for example, as they settle and are exposed to the elements in the coming months, and good fencing companies will do those little repairs for free if they’re needed for a certain period of time. In the end, you should choose a fencing company that makes you feel comfortable as a homeowner. The best ones will have lots of positive recommendations and good-looking examples of their work all over town. Shop around for the company that has the best reputation in your area and provides top-notch customer service. Every time you enjoy the privacy and beauty of your new fence, you’ll be glad you did.

Visit Your Local Farmers Market The rise of organic and healthy foods in grocery stores and restaurants is difficult to ignore. Less a trend than a cultural shift back to basics in food, this movement extends beyond chain supermarkets and dining out to the increasing popularity of farmers’ markets. If you’re looking for the perfect place to buy fruits, vegetables, jams, baked goods and locally produced eggs and meat, your best bet is the farmers’ market. Farmers’ markets have been around for decades, usually open on weekends depending upon the season and serving a rural population. But that has changed. Modern farmers’ markets are open several times a week, most are open Saturdays, and markets are frequently popping up in urban areas. This makes them the ideal places to spend a leisurely weekend afternoon, checking out the goods and enjoying live entertainment that may be onsite. Here are some of the biggest benefits of shopping at a farmer’s market.

Neighbors

which fruits are best for cooking. They

Prices

There are a whole host of reasons why people enjoy shopping at these markets. First, you are supporting your neighbors and the environment. After tasting berries picked that morning by the grower himself, it is unlikely you will prefer two-week old berries from a big-box supermarket, where they likely have been treated with some kind of preservatives. Those berries have traveled very far, using fossil fuels to make their journey.

might even give you a family recipe or

Fresh

cheese?

Once you become a regular at a farmers’ market, you will start to understand which days and times are best to shop. You might even come home with fantastic deals. Farmers’ markets are often cheaper than big box supermarkets. Many growers are simply looking for a good sale. They also like to see repeat customers. Once they get to know you, the growers will be able to give you insight on what products they will offer in the future. They may even give you a price break on produce. These markets can be an educational experience for the whole family. Your children can talk to farmers and start to understand how food is grown. Everyone knows that nutrition is important. We should all be eating more fruits and vegetables. Sometimes, we go to a supermarket out of habit or convenience. Then we purchase the same produce each week. Try something new. Spend some time at your local farmers’ market. You won’t regret it.

Farmers’ markets will often have produce you can’t find in chain stores because some vegetables will not “ship well.” You will find a larger selection of peppers, corn, potatoes and tomatoes. The growers may even have tasty tips for you to try at home. Local vendors also have knowledge about cooking ideas, recipes and suggestions. They understand what flavor you should expect from a vegetable or the heat level for a specific type of peppers. They can recommend

let you sample produce you have never eaten before.

Artisan Goods In addition to fruits and vegetables, some vendors offer honey, herbs, baked goods, hand-made pasta, farm-fresh eggs, milk, cheese, meats and canned products. Where else can you try fresh breads with locally produced goat Besides fresh foods, markets frequently host florists, local authors and artists and artisans. The latter are skilled craftspeople who make highly customized goods often composed of organic or natural ingredients or elements. Some examples include candles, soaps, sauces as well as decorative pieces and handmade utensils and handy tools

How to Choose the Most Effective CBD Product Questions about CBD abound: “How much should I take? Is CBD safe with my other prescription drugs? How come CBD doesn’t seem to work for me?” Approach the purchase of CBD and cannabis with a healthy mix of curiosity and caution. Start by finding a trustworthy and knowledgeable place to make your purchase. It is the most important thing a person curious about CBD and medical cannabis can do. The

science is just not there yet to make as many definitive and miraculous claims as we commonly hear. Not all CBD products are created equally, or worse yet, some may even be unsafe. Do not leave the healthcare of you, or your loved ones, in the hands of fancy labels and packaging. For example, Dancing Goat Gardens has based their business model on information and professional education first and foremost. Its entire staff has been certified in cannabis caregiving.

They have partnered with The Hope Center to host frequent classes free and open to the public to learn together about CBD and much more. Every patient is offered free consultations. Such an approach takes into consideration every individual’s ailments, experience and needs. This way, a plan can be made that is cautious, safe and individualized. Recently, a person entered Dancing Goat Gardens struggling with crippling anxiety and interocular eye pressure. Instead of simply selling another CBD

product, the staff immediately contacted their expert medical doctor to ask about the contravening evidence that CBD may be effective in reducing anxiety, but it may also exacerbate the effects of interocular eye pressure. The answers to such nuanced and complex questions are definitely not available on a label or understood by most vendors. More important than the products we buy is our understanding of them.

How to Choose Cremation Services

Cremation services are becoming more popular these days because of high funeral costs. They can be a cost-effective alternative to traditional burials. Still, making the decision between a traditional burial and cremation requires many factors beyond simply the cost. First and foremost are the wishes of your loved one. So if they’ve opted for cremation, or if they have no preference, cremation may be the most costeffective way to achieve both. Making decisions in advance about cremation services can take the burden off loved ones during a painful time. Otherwise, they will need to make tough choices while stressed and grieving. With cremation, the family

doesn’t have to purchase an expensive casket. Loved ones may spend more money than they can afford in an effort to respect the memory of the deceased. But a cremation service is an affordable way to respectfully memorialize a friend or family member. The service can be a peaceful time to grieve and remember. A funeral home may have a partnership or connection with a cremation center. They may have additional services, such as grief counseling or assistance with necessary paperwork. After the cremation, you will receive an urn. You can choose to bury the urn, keep it in your home or place it in a memorial building. When searching for a cremation

center, check with your family or friends for referrals. If you cannot get an appropriate referral, you might be able to join a cremation society. For a small fee, you will receive up-to-date information about your options and the process. Membership may also help you obtain a lower-cost on cremation services. These societies will provide assistance with many details connected to the service and disposition of remains. The Internet Cremation Society and the Cremation Society of North America are sources of information about cremation societies. Once you have narrowed your choices, consider how you feel about the staff of the

cremation center. You should feel comfortable asking questions. The employees should be knowledgeable, competent and pleasant. They should give you all of the details about price breakdowns, and their process of making ashes for the urn. By doing a little research and choosing wisely, you can make the process a little easier for loved ones during a difficult time. Discuss with your loved ones and family members their preference for when they pass. Talk with them and explain your own so that there will not be any misunderstandings or secondguessing after the fact. While it is not the most pleasant topic in the world, it will help ease some of the stress.

How to Choose an Architect If you ask most people about architects, what immediately comes to mind are famous names such as Frank Lloyd Wright or Frank Gerhy, well-known homes, museums and major urban projects like airports, skyscrapers and stadiums. But even the smallest new construction projects can be improved when a talented architect trains his skills and vision on a helping you create the perfect home or office. Architecture is an intriguing, multi-disciplinary profession. Accomplished architects bring a combination of construction techniques, technology and an artistic flair to their projects. The finest architects create beautiful, functional buildings. If you’re interested in creating that custom home or office tailored to your unique needs or desires, hiring a seasoned, creative architect can likely improve upon your vision. Have a Plan You probably already have an idea of what you want your project to look like. Even if you’re not an artist, roughly sketch your ideas to show the architect to help them get started bringing your vision to life. An architect will also need to know the use, layout and style of the building you have in mind. They will create blueprints and information for the project management from the details you give them. When constructing your plan, always consider the budget, the structure’s location and the time and space requirements. Architects often have

specialties. For example, one architect might excel at creating doctor’s offices while another can build an addition to your home. Know what you’re looking for when seeking an architect. Maintain Your Options List the names of several candidates you collect from referrals, research and local advertisements. Keep your options open during this process. Referrals are a fantastic way to understand an architect’s process. Look around your region to find structures you like. Take photos of the aspects of buildings and structures you like to see if they can be incorporated. Check to see which architect managed the project and add that professional to the list. If you want to conduct research online, go to websites such as www.aia.org and www. servicemagic.com. Both sites match architects and clients based on various factors, including budget and location.

Choosing Local Architects Make a list of the local architects in your area. Do they specialize in the type of structure you’re looking to build? Do they have any recommendations or referrals you can read? A local architect will be beneficial because they are familiar with the area and the city’s building permit and other processes that out of the area professionals may not be aware of. Ask local architects for a list of some of their work and schedule a time when you can tour the completed works. This will not only give you an up-close inspection of their work, but it may also give you the opportunity to speak to their clients to see how pleased they were with the work. Interviews Plan to spend at least one hour interviewing each prospective architect. Meeting them is vital to understanding how they work. Ask questions concerning their design philosophy and approach to creating a building. Each person you meet should have a clear idea of your budget and expectations.

Payment Methods Architects have different payment options, such as hourly rates, flat amounts or fixed fees. The most common method is a percentage of building costs. The expenses will vary according to the size of your project. Any architect who is paid based on a percentage is getting more money for expensive projects. Be certain you agree on how you manage cost overruns and project delays. It is your responsibility to contain the costs of the project. Be sure there is clear communication between you and your prospective architect. Final Decision Quality architects will take notes and ask questions during the interview. He or she will welcome your input during the entire process. Ultimately, you should choose the architect who makes you most comfortable. Great architects are respectful, accommodating and practical. They show the appropriate amount of concern for the client, project and budget.

How to Choose the Right Mortgage Lender Obtaining a mortgage is serious, sometimes lifetime responsibility. That’s why choosing a mortgage lender is nothing to rush into. Before you make this important decision, you’ll want to engage in some research.

Personal Referrals Ask your friends and family about their experience with mortgage lenders. They may be comfortable recommending the same professionals they used for their home loans. Word-of-mouth is often the best way to identify quality professionals in your area. Once you have a list of possibilities, verify backgrounds so you are confident in their ability to help you.

What About Pre-qualification? Pre-qualifying gives you an idea of how large a loan you’ll likely qualify for. It’s based on consumer-supplied data, and can usually be done very quickly. Pre-approval, on the other hand, involves supplying the lender with all the necessary documentation to perform a credit check on your background and

current credit rating. This step gives you an advantage when looking at properties, as it lets the seller know your offer is serious in a competitive market.

Basic knowledge about the financing process will help you make a sound assessment about a mortgage lender’s skills and abilities.

Ensure it’s a Good Fit

Purchaser’s Rights

You’ll learn a great deal in your initial meetings with a mortgage lender. Lenders with excellent customer service skills can make things go smoothly. But if your lender is only concerned with his or her bottom line or making extra money on selling loan products, use caution. Good mortgage professionals are knowledgeable about available loan products. They are willing to spend as much time as possible to explain them to you. They take pride in guiding you through what could be a confusing process. The right mortgage lender will always keep your best interests and financial priorities in mind. Do some advance research on available loan options prior to meeting a mortgage professional. It will help you determine whether he or she is truly concerned about your needs.

The mountain of forms, declarations and even financial terminology can be daunting to inexperienced homebuyers. It is always smart to exercise care during the home-buying process. Understand what you are signing and any obligations you are assuming. A signature is a permanent commitment. Some buyers may have a very short time to back out. Otherwise, they are liable for what is in the document. Even if you back out during that short period, you will likely forfeit deposits because you broke the deal. You might also owe an additional amount based on the total of the initial mortgage payment. These extra costs can be avoided if you take time to understand exactly what agreements you are signing. If a lender is rushing you through paperwork and pressuring you to sign

any forms, they are not doing their job properly. Your best interests will likely be neglected.

Communication The best mortgage lenders will focus on understanding your long-range financial goals. They will ask you how long you intend to remain in this new home. Your answers will help them find a mortgage product that will best suit your needs. It is a red flag if a lender fails to ask you this type of question.

Local Lenders Seeking out a mortgage lender in your community is often the best option. Interest rates vary on a daily basis. A local lender will understand the rapid changes happening in your community’s housing market, and how these changes may affect you. Local lenders can also monitor your loan application closely, and will be more accessible to answer any questions you may have.

How to Choose the Right Dentist

Few elements of our personal health say more about us than the quality of our teeth. We’re taught from a very young age that caring for our teeth will save us a lifetime of pain and costly procedures — and that’s very true. So choosing a dental professional you can trust, along with scheduling regular care and cleaning can result in just that — a lifetime of beautiful, healthy teeth. If you don’t already have a regular dentist, choosing the right dental health professional is essential to helping you maintain your health and appearance in addition to helping you avoid nasty dental problems down the road. No one wants to have a root canal redone because of shoddy work. Find a dentist who makes you feel comfortable and explains every procedure in an understandable way, and you’ll be in good hands. Finding a dentist near your home or workplace will help you make your appointments on time. When searching for a dentist, make sure the office hours work for your schedule. So how should you start your search?

Ask Around First, ask your social network for recommendations. Friends, family and colleagues can be a great resource. Searching on the Internet for dental offices in your area will also help. Professionals often have their own websites, which include the backgrounds of those working there. The website may also tell you about how they handle procedures and appointments, as well as specialized services they offer. Your local newspaper will likely have advertisements from local dentists. Oftentimes you can find specials and discounts.

Interview Dentists Once you have gathered a list, begin calling each prospective dentist. You can talk to a receptionist or other staff person if the dentist is unavailable. Check to make sure the dentist earned

the necessary degree from a reputable school and is current on all licensing and continuing educational requirements. Ideally, he will be familiar with the latest dental technologies and trends. Ask if the dental office provides emergency services. If you break a tooth or need to have a root canal done right away, you will want to use your chosen dentist. You don’t want to have to search for a dentist when you are in pain. Lead time for appointments is another consideration. Some offices might be able to see you right away, while others may have a three-week wait time. Your prospective dentist should accept

your dental insurance. If don’t have dental insurance, inquire about payment plans. The office should give you an estimate before performing any work.

A basic oral health history should be taken by the dentist or staff. They should tell you about future treatment and help you feel comfortable during your visit. How to Choose Biosolids/ Compost

What’s the risk? To equal the exposure of 1-200mg tablet of ibuprofen: It would take a gardener 77,266 years of swalling 100mg/day of biosilids. “Exceptional Quality” biosolids used in landscapes and home gardens improve the physical and chemical characteristics of soil. Biosolids are filled with nutrients and organic matter, the very thing that unhealthy soils need. The organic matter helps build the soil’s structure, which helps hold water (or drain water), reduces erosion, and provides an ideal environment for plants. Soil microorganisms get really happy, and go to town breaking down the organic matter and releasing nutrients for the plants.

Biosolids products available from Garden City Compost for gardening and landscaping meet the U.S. EPA’s “Exceptional Quality” Class A Requirements. This means that 100% of pathogens are killed, and metal concentrations are extremely low (typical of other soil products). Extensive monitoring and testing are used to ensure that Garden City Compost’s product meet this standard.

How to Choose Composite Decking

Adding a deck to your home has a twofold impact: It both increases the value of your home while providing a relaxing space for outdoor social activity with friends and family. Decks have traditionally been built out of wood, a material that is inexpensive but has a major downside: it’s prone to rotting and requires pricey and laborintensive maintenance through the years. Fortunately, homeowners are increasingly choosing more modern options to build their deck with manmade materials that offer longevity and durability at an affordable cost. One of these options, composite decking, includes a range of products that are designed to offer less maintenance than wood, which can make a big difference to their cost over time. They’re often made from recycled wood particles and a plastic material that binds the wood together. Here are some things to consider when choosing composite decking.

Budget One of the first things to weigh is how much you plan to spend on the project. Just like any construction materials, composite decking is available in a range of price points with different looks and installation requirements. At the more affordable end of the spectrum are decking products with a limited palette of colors and a simpler, more repetitive grain pattern on their surface. They’ll typically be attached with screws through the face of the board. With a larger budget, you’ll have more choices of colors and textures available. You also could consider decking that attaches from the bottom using special hardware. The hidden hardware gives your deck a cleaner, more perfect look, but it’s usually more expensive.

Appearance If you’re wanting a deck that looks like it’s made from natural wood, pay close attention to the color, finish and texture of the material you’re choosing. In general, cheaper composite decking materials look smoother and more plastic in appearance. They may be completely uniform in color with a shiny sheen, something that makes it look very

obviously like a man-made material. The best composite decking looks more like wood, which means every piece is unique. They’ll have subtle differences in shades, textures and grains along with special finishing at the factory to remove the plastic sheen.

Surface If you live in an area that gets a lot of rainfall, it’s important that the surface doesn’t get very slippery when wet. Some composite decking, especially the versions with a very smooth surface, can be prone to getting slippery after rain. Again, samples of the material will help you feel just how slick the surface will get when it’s not dry.

Additions Since any deck project involves a lot more than the decking material alone, consider the cost of any extra materials that will be required to complete your project. There are two areas to look at carefully: fasteners and trim. For exposed screws or nails, you want to make sure you use a product that is specifically designed for outdoor use. Using the wrong screws on the face of the decking can result in ugly rust spots or a shorter life of your deck as they break down in the weather. You also may want to consider different kinds of hidden fasteners to keep the hardware from being visible. This gives your deck a clean look but can add considerable cost to the project. Finally, the railing and trim pieces need to coordinate with your deck. Pricing the entire project, including stairs, rails and caps, will give you a truer picture of what to expect in terms of construction costs.

Local codes The last thing you need to know is whether all the materials and your overall deck design meet your local building codes. Talk with the building officials in your city to see what permits and inspections may be required for your project. Many municipalities regulate the footing depth, materials and location of your deck, including setback distances from utilities or property lines.

Your Deck. It’s Where You Want To Be and It Should Be Everything You Imagined.

How to Choose a Financial Advisor Choosing a professional to help you invest for your future is right up there with the top decisions you’ll make in life. Read through the following to help determine if you’re choosing the right person to help you achieve your goals.

Let’s talk about you first: Is the financial advisor interested in you?

Does the financial advisor ask about you and your goals – and listen to your answers? Does he or she use a lot of industry jargon? Good financial advisors want their clients to be educated investors, so they explain topics, ask questions and listen so they can better create a tailored financial strategy.

Will the financial advisor be available for you? Is he or she available when it’s convenient for you, whether that’s weekdays, evenings or weekends? Will you be able to view your information online? How often will you be able to talk with the financial advisor? Decide if the answers work with your schedule.

Will you, not the financial advisor, decide your involvement?

Some investors like to be very hands-on; others like to turn over the decision making to professionals. Be sure the financial advisor you’re considering supports the way you’d like to work together.

Will the financial advisor work with your attorney or tax professional? The answer is important, especially if you’re a business owner or creating a strategy for your estate. And even if you don’t need to work with other professionals now, you may in the future.

Let’s talk about the financial advisor:

What certifications does the financial advisor have?

At a minimum, a financial advisor must meet the requirements to sell securities. You can easily verify this by using the financial industry’s BrokerCheck at www.FINRA.org.

What is the financial advisor’s investment style?

What investments and services are offered?

Find out if the financial advisor favors one style of investing or a particular type of investment. Certain styles and investments may be well-suited for some investors but inappropriate for others. If you believe the financial advisor has a one-size-fits-all approach, you may want to look elsewhere.

Some financial advisors provide comprehensive financial strategies for retirement, education, estate and insurance considerations. Other financial advisors only focus on investment advice. Make sure your financial advisor can handle your needs now and in the future.

How does the financial advisor measure success?

How is the financial advisor paid?

The answer will help you learn what the financial advisor values. Ask yourself if what he or she values aligns with your values as an investor. You probably want the answer to include “helping investors reach their goals.”

The financial advisor should be able to speak clearly and honestly about fees. Is he or she paid a commission based on each transaction? Or is the financial advisor paid a percentage based on your account’s balance? If you don’t understand his or her fees, keep asking until you do. Choosing the right financial advisor is the first step in working toward your financial goals. Get the important questions answered so you can feel comfortable choosing.

Is the financial advisor’s firm experienced with deep resources? Prior to your meeting, you can do your own research online. And then during your meeting, you can dig deeper to get your questions answered.

How to Choose a Dispensary

No matter how experienced you are with medical marijuana, choosing a dispensary poses a challenge. You want to ensure getting high-quality medical marijuana while also receiving caring service from budtenders. So, how do you go about choosing the best marijuana dispensary for medical cannabis?

Quality of Product All dispensaries grow and produce their own products in Montana. This means that the quality of cannabis products can differ quite a bit between locations, so it is important to understand what you’ll be getting ahead of time. Make sure you are comfortable

that the dispensary you choose has clean safe products.

Location Location can be a critical factor in choosing your dispensary. A good location can keep from interfering with your daily schedule. Is there adequate parking and is the dispensary close to your daily route to work?

Knowledge of Staff Unless you’re a seasoned cannabis connoisseur, chances are you’ll have a few questions about the products on the dispensary shelf. If the staff is knowledgeable, they should be able to

guide you through the selection process by offering sound advice and accurate product information. If the staff seems disinterested in your questions or resorts to vague answers, you may have better luck shopping around. Call ahead to ask a few questions and gauge your comfort level based on their response.

Selection There are many different cannabis products to choose from. Some dispensaries feature items that others don’t. If there’s a specific product you’re interested in (or if you prefer a wide variety as opposed to just a few), take a day and travel around. You will be

surprised at the variations between stores.

Atmosphere Purchasing cannabis should never make you feel uncomfortable. Make sure your dispensary visit is enjoyable by finding one with a welcoming atmosphere. Do you prefer a small shop with a close, friendly staff or a larger, spa-like location with a lounge area and a selection of freshly-brewed coffees? Whatever you prefer, there is a dispensary to suit your taste.

How to Choose a Property Management Company As a real estate investor one of your main concerns is property management. With multiple properties, upkeep, landscaping, maintenance and keeping renters happy are paramount to increasing the value of the property and your investment. You don’t have to go it alone, though. A property management company can provide a multitude of valuable services that can make your life as a property investor easier. Here’s what you should look for in a property management company.

Services A property management company can assist with documenting the condition of your properties, coordinating lease agreements, managing cleanup and preparation for renters, creating financial reports, making inspections and dealing with repairs and maintenance.

The best property management companies can even assist you in finding good tenants. Depending on your contract, the manager could advertise, accept applications and then select the tenant on their own. They could also collect the applications and let you choose the one who is best qualified for the lease. A major advantage of working with a property management firm is that they usually work with high quality contractors who can do repairs at attractive rates. Home repair professionals might work for discounted rates if they know they will be getting steady work from a company that manages multiple properties. The services offered can also be tailored to fit your needs as a landlord. You can negotiate with the property management company for specific services, depending on how hands-on you want to be with your investment.

Prices

Experience

Management companies usually charge a percentage of the monthly rent as their fee. This percentage can vary dramatically from location to location and even between different companies in the same city. These differences come from market conditions, state laws that make property management more or less complicated, or the level of services performed. When researching management companies, be certain you know their background. You must also understand what work they will or won’t do for the monthly fee. Inquire about additional charges that may not be covered in their monthly rent percentage. Get a copy of their contract and understand all the details. Consult an attorney if necessary.

State laws and local regulations vary dramatically across the nation, so you’ll need to find a property manager with plenty of experience in your local market. Eviction laws are just one example of where experience and knowledge matter most. The rules and procedures for eviction must be followed precisely. Hire a company that knows exactly what to do to evict a tenant in your locale, and you should also ask what fees will be involved if you have to go through that legal process as a landlord. Evictions aren’t common, but it pays to have a property management company that has experience to handle any issue — no matter how complex or unpleasant — that might arise from leasing your property. A skilled property management company will give you the best benefit of all: the ability to sleep peacefully every night.

How to Choose a Painting Contractor

Few improvement projects can update and refresh your home more than a fresh coat of paint inside or out. A new color or coat of your existing paint can yield multiple, immediate benefits — a newer look, more protection and added value. A great paint job can provide all of these transformations. Likewise, a poor job can end up damaging your home at added expense — not to mention the disappointment. So if it’s time for a fresh coat of paint on your home, shop around and make sure you’re working with a reputable painting company. Here a few things to keep in mind as you vet potential painters.

Previous Work When looking for a painting contractor, one of the first things to

consider is their previous work. It will give you a good indication of the quality you can expect. For exterior paint jobs, ask the contractor for a list of buildings he has painted in the past. You can easily inspect his work yourself by visiting the location. A quality paint job should last for several years without showing signs of deterioration. Samples of interior work can be more difficult to review. Paint contractors may offer photos of their previous jobs, but it is usually better to ask your friends and family who painted the interiors of their homes. When you see work you like, try to get contact information for the contractor. You may also get references from realtors or builders in your area, since they have relationships with contractors.

LLC

Design Help The best painting contractors will help you avoid the costly mistake of choosing wrong colors for your home. A shade that is too light, dark or just “off ” can ruin an otherwise good paint job. True professionals will be patient with you. They will put several options on the wall so you can decide the best color and sheen. They will develop good relationships with you and an interior designer, if you’ve hired one. Some painters are as good at design as they are at applying the paint, so it helps to find one with these extra skills as you plan your project.

Details Consider all the details before signing a contract.

You should have all the specifications in writing. This contract should include deadlines, along with specifying costs and materials to be used. When you have narrowed your choices down to one or two contractors, ask plenty of questions. Inquire about what kind of insurance policy they carry, who will be doing the work at your home and what kind of preparations need to be made. If they are working on the interior of your home, you will likely need to move or protect your furniture before they arrive for the job. After these questions have been answered satisfactorily, you can be confident you’ve chosen the right painting contractor. Then you can relax while your home gets an updated, fresh new look.

How to Sell Your Home Fast Everyone with a home on the market wants their property to sell fast and for the highest price possible. That doesn’t always happen due to timing, market fluctuations and the condition and attractiveness of your home. However, there are some time-tested steps you can take that will make it much easier to see a “sold” sign in your front yard quickly.

Pricing The most important step is to price your home correctly at the outset, and a good real estate agent can help you with that. Price it too low and you’ll leave money on the table. Price it too high, though, and your home will take longer to sell — or won’t sell at all — because savvy buyers won’t take it seriously. To hit the pricing bull’s eye, you’ve got to know what is comparable in your market. A good agent will be able to pull data about recent comps, typically from the last six months, for sales of homes that are similar to yours. The closer your price is to homes that are actually selling, the more likely you are to get a quick sale.

Staging Staging your home is sometimes thought of as an elaborate process that involves redecorating and renting beautiful furniture to make your interior look its best, but it doesn’t always have to be that intense. In its simplest terms, staging is about presenting your home in the most appealing way possible. The goal is to get buyers to imagine putting their own things in your home, so basic steps like clearing out clutter and removing your personal photos can help their imagination go to work.

Photography For most buyers, the first impression

of your house won’t be made in person. It will be made through photos of your home they see online or in print ads. That’s why it’s critical to have good, quality photographs of your home. In some markets, especially for highend houses, that might mean having a professional photographer shoot images of your home when it’s staged at its best. For most homes, though, a good, thoughtful Realtor or their assistant could do the job. The key is to find someone who knows enough about both photography and real estate to show your property in its best light, inside and out. The more clear, well-lit pictures that show off the beauty and features of your home, the more buyers are likely to take the next step and schedule a showing.

help get the word out about your home. Let your friends, family and neighbors know that your home is on the market. You can share photos with your Facebook friends and do personal networking to help raise awareness about your home’s strong points that potential buyers might enjoy. You never know where the buyer might

top shape cosmetically. This doesn’t necessarily mean you have to spend a lot of money. A little paint and elbow grease can go a long way toward sprucing up most homes. You’ll want to make sure the gardens, flower beds and other landscaping are neat, clean and free of weeds. You should also make a checklist of simple

come from, so spread the word far and wide.

handyman tasks to complete, like replacing burned-out light bulbs, making sure doors and hinges shut properly and don’t squeak, and removing stains from your carpet. Your Realtor will be able to help you figure out what needs to be done. They should have the experience and insight to see your home through the eyes of potential buyers, letting you know any steps you can take to improve your chances of a quick sale. In the end, selling a house quickly takes a lot of work and some specialized knowledge. But it’s made much easier when you find the right Realtor and take some initiative to find your buyer as fast as possible.

The Realtor Picking the right Realtor is absolutely key to selling your house quickly. Not only should you feel good about them personally — knowing you can communicate well with them, trust them and feel good about them listing your home — but you should find an agent who will work their hardest to market and sell your home quickly. Ask them about their background, how many similar homes to yours they have sold in recent years and what sets them apart as a Realtor. You should also look for examples of the agent’s listings and make sure they’ll quickly add your home to the MLS with good photos and descriptions of your property.

Spread the Word While your real estate agent will take the lead in selling your house, there are also some steps you can do personally to

Open House It’s a good idea to schedule some open houses to let potential buyers and local real estate agents tour your home. You should make your house look its best, obviously, but also take steps to make your house seem comfortable, cozy and homey when people arrive. Make sure the house smells good, perhaps by baking some fresh cookies or treats for visitors who walk in.

Fix it Up Finally, you’ve got to pay attention to details to make sure your home is in tip-

How to Choose a Credit Union Credit unions are cooperatives in the truest sense of the word. They have existed for more than 100 years, springing from the idea that serving a group of unserved or underserved people as a group could prove economically feasible and offer an alternative to traditional banks. Today, they rank among the best micro-finance organizations available to large swaths of the population. Unlike big banks, which are owned by shareholders or conglomerates, credit unions are typically nonprofit operations owned by their members. Credit unions charge fewer and lower fees than forprofit banks. And any dividends go to the members instead of shareholders. In short, credit unions are a good deal. They usually offer better interest rates on savings accounts and competitive rates on various loans. You might get

a fantastic rate on a student loan, mortgage, auto loan or credit card. And, like bigger banks, the federal government ensures credit union deposits up to $250,000. The first step in selecting a credit union is to research those in your community and their membership requirements. Some credit unions are available to employees of specific companies, groups of public service or school employees. But some offer eligibility to anyone willing to follow their membership requirements. A simple internet search is an excellent starting point. Develop a list of credit unions in your area. Then narrow your possibilities by researching eligibility, services offered and fees charged by each credit union. Verify the current interest rates on their accounts. If you can’t find the

rates online, call and ask them for the percentages Find out if there are any fees associated with the accounts you want to open. As with traditional savings and loan banks, you might be required to pay a fee if you fall below a minimum balance. Check about other requirements. You might need to use your debit card a certain amount of times each month. If you are in the market for a specific loan, research to see if the loan is issued by the credit union. Once you have found several credit unions offering that type of loan, compare interest rates and specials to see who has the best deal. Of course, convenience is something to keep in mind. Check for availability of online services, weekday and weekend hours, where branches and ATMs are located.

You should also understand any fees associated with ATM or debit card usage. If you use ATMs frequently, those charges can add up fast. Some credit unions belong to a nation network of credit unions for shared services. It might mean more access to ATMs and other services in case you move or go on vacation. If you have children attending college in other cities, this can be useful. Once you have completed your research, make a list of the advantages and disadvantages of each credit union. You can easily compare them. Upon choosing your credit union, visit the branch so you can understand all of the services. Learn more about the benefits of membership.
