Now that we’re at least on the same calendar page as spring, it’s time to tackle a reader’s question about removing pine sap from her car. Thanks to all for your suggestions. Trish Davidson says that she makes Christmas wreaths and rubs her

hands with olive oil to remove the sap. Lindsey Nair of Roanoke, Va., says any kind of vegetable oil, as well as peanut butter, would work. Let the oil soak into the sap spots overnight to loosen them. Susan Grantham of Tallahassee uses rubbing alcohol, putting some on a soft cloth and rubbing

gently. If there’s some haze, the sap is still there, she says, so you might go over the area with a little car wax. It works on windshields and glass, too. Road tar? Try lighter fluid. Arline Ritz solved a similar problem with Bluemagic Road Tar & Bug Gel ($5 at Pep Boys).

The product claims to safely remove road tar, tree sap and bird droppings without damage to car and truck finishes, including clear coats, plastic and fiberglass. Dick Amrhine in Fredericksburg, Va., says lemon oil would probably work. It is sold under the name Goo Gone. Question: A small

Queen Anne chair began to put out an odor that is offensive and quite brings to mind the smell you notice when entering an antiques shop. After researching on the Internet, we sealed the chair in a plastic bag with lava rocks inside for two weeks. It did not help. Later, it was placed indirectly in the sunlight for several weeks, and it made a slight improvement. It has been reupholstered over the original fabric and padding. Please let me know if I can save this sentimental chair or will it have to be disposed of? We have had it in our possession for 20 years without any odor.

WASHINGTON — Home prices rose in January after three months of declines as a tight supply of properties likely supported prices despite slower sales. Real estate data provider CoreLogic said Tuesday that prices rose 0.9 percent in January after dipping 0.1 percent in December. Over the past 12 months, home prices have risen 12 percent, the year-over-year biggest gain in more than eight years. Such outsize price gains might not continue much longer, however. Paul Diggle, an economist at Capital Economics, notes that January’s price gains reflect conditions several months ago, when buyers first made offers. The supply of available homes was smaller than it is now, and it helped lift prices. The sales were completed in January. Since then, more homes have come on the

market while sales have slowed. That trend has modestly boosted the supply of homes and “points to a slowdown in price gains later this year,� Diggle said. CoreLogic’s price figures aren’t adjusted for seasonal patterns, such as winter weather, which can depress sales. Snowstorms and low temperatures contributed to a sharp drop in sales of existing homes in January.

About this time of year, Lee Neiman walks outside to his backyard every morning and impatiently counts the days. It’s not until late March or early April that the backyard paradise at his Pittsburgh home usually returns to life. The cascading waterfall starts running again and the pond catching it thaws. The fish that went dormant during the winter swim back into view. “I’m looking forward to that first cup of coffee by the pond,� said Neiman, a doctor practicing internal medicine. ponds, Backyard which range from the simple to the elaborate, can become a passion for many gardeners. And technological improvements over the past 15 years have made it easier and more economical than ever to build one. “The pumps today are much more energy-efficient and last a lot longer,� said Randy Stewart, division manager for Pond liner.com, a Shawnee, Okla.- based company that has been selling such supplies since 1998. “As for the filtration systems, some can clean with minimal maintenance.� Neiman was introduced to backyard ponds about 15 years ago when several of his friends had them. Three years ago, he hired someone to expand the original pond. It now stands 6 feet wide and 12 feet long, and has 16 fish — koi, goldfish and one catfish. The larger pond is more practical and beneficial for fish and plants, Neiman said. Plus, it looks nicer. Many people who build backyard ponds end up

build the hole, you’re in good shape.� Before you dig, design the pond, taking into consideration the surrounding trees and vegetation, he said. Be sure to follow any homeowner’s association or other regulations for the property. Once the hole is dug, Dorrance said, line it with a quality, thick liner. Investing a little more will be worth it to avoid holes or tears. Algae buildup is usually the biggest problem pond owners face, he said. The solution is a water pump and an ultraviolet clarifier, a small device that exposes algae to UV light and kills it. They can run anywhere from $100 to nearly $2,000.

Congress Addresses Flood Insurance Rate Increases • Return the “substantial improvement thresholdâ€? that triggers a higher flood insurance rate to the historic 50 percent level of a structure’s fair market value, which would preserve signif icant remodeling activity.

The National Association of Home Builders (NAHB) last week commended the U.S. House of Representatives for passing flood insurance legislation that will benefit home buyers and home owners and provide a boost to home building and remodeling, while providing certainty and financial stability to the National Flood Insurance Program (NFIP). “By providing predictable p re m i u m i n c re a s e s, t h e Homeowner Flood Insurance Affordability Act (H.R. 3370) will prevent home values from dropping and make the NFIP stronger and more effective for years to come,� said NAHB Chairman Kevin Kelly, a Delaware-based home builder and developer. Travel in any direction from Tallahassee and the opportunities in residential real estate expand greatly if you’re a prospective home purchaser. Leon’s neighboring counties — Gadsden, Jefferson and Wakulla — and their various communities each add numerous alternatives ranging from a waterfront retreat on the Gulf Coast or a stately house in a historic neighborhood, to a country home on 10 acres, yet only a short drive from Tallahassee. Realtor Steve Walker, who was born and raised in Jefferson County, is fond of saying that if he can get a visitor to eat lunch in Monticello, he can get them to buy a residence. Many buyers, especially those from central and southern Florida, get their first taste of the community from traveling through and many like what they see. He sold a 73-acre tract recently to a couple from Sarasota looking for a place in a country setting where they could do some farming and enjoy a slower pace. “We have moved several properties. Most of them are coming here and are buying acreage,” Walker said of his buyers. Parcels of 25, 50 or even 100 acres are selling better than smaller sites of 5 acres. Typical of the homes with space is a four-bedroom place on 10 acres at 1031 Rainey Run. It totals 3,100 square feet, with kitchen, gourmet screened porch and space for an office or study. Realtor Bonnie Fowler says the convenience of eastern Jefferson County to destinations in Talla-

plenty. Smith recommends that buyers consider their preferences in deciding where to begin looking, adding, “It’s a wide range in the types of residential opportunities that are available.”

hassee is one attraction. Buyers can find their tranquil spot in the country and still be minutes from work. “It’s a breeze,” she added. Also on the rebound is Monticello. Walker says the downtown storefronts are leasing up and the shops are thriving. “With our foot traffic on Saturdays, you can hardly find a parking space,” he said. Quincy native Sandy Higdon, a Realtor with Coldwell Banker Hartung & Noblin Inc., says among her hometown’s charms are its residents. “They are the most wonderful, gracious people in the world, but they have been hit hard by the economy,” she said. Re-

covery is in progress. “I see it. I see things improving.” Among her buyers are individuals who still have ties to Tallahassee, but who decided they would extend their home search if it meant they might get more house for their money, Higdon said. As home prices rise, especially in the Tallahassee area, there are more buyers willing to investigate the market in nearby communities. Like Quincy, the town of Havana also has its historic charm. Older homes there are popular with buyers who enjoy owning a piece of the town’s past and working to preserve it.

Patsy Harrell, owner of Harrell Realty Inc., in Havana, anticipates a busy season ahead. “In the spring it always picks up,” she says. “The housing market is people moving over here to get away from the hustle and bustle” of Tallahassee. In contrast, they can find refuge in Reston, a single-family neighborhood in the rolling hills along County Road 270, at the Lake Frances community, or find something near the water at Lake Tallavana. Other waterfront options abound in Wakulla County, which is continuing to see residential development in general as more people discover the area. Mary Bookmiller, broker-owner of Mar-Lu Properties Inc., bought her first place in Wakulla County in 1991. Much has changed since then. “It has grown quite a bit commercially,” she said. The family-oriented atmosphere adds to Wakulla’s appeal. “Wakulla is still a great place to move to because it’s a place where people want to raise their kids,” Bookmiller said. Question: I was renting an unfurnished bedroom to a tenant who put in her own furniture. Several years ago, she moved back in with her family and left her furniture with the intention of eventually returning. I have been

charging her a small fee for this furniture storage. Recently, we agreed to allow a friend of hers to move into the room and pay rent. The first tenant has not paid the storage fee since then. Am I entitled to receive that? — Jacquelin Answer: The agreement you made will con-

trol this situation, so you need to carefully review your written lease. If you do not have a written lease, or your lease is silent on this issue, you normally can’t charge two rents for the same space. Because you were renting the room to the first tenant for storage of the furniture and

now you are renting the same room to her friend with the furniture still in place, you would not be able to receive separate fees. But if the first tenant is using additional storage space elsewhere in the home, she would still owe you for that. If the first tenant refused to pay for this addi-

tional storage, then you could have all her furniture removed through the normal eviction process. But that could be counterproductive. You would be depriving the second tenant of the use of the furniture, so she might leave and you would have no rental income. I suggest clarifying the

Donny and Debbie Osmond introduce home furnishings line Collection offers over 500 products By Patricia Sheridan Pittsburgh Post-Gazette

LAS VEGAS — To celebrate his 50th anniversary in show business, Donny Osmond decided to go home — to your home, actually, with a line of decorative accessories and furniture. He and his wife, Debbie, launched the Donny Osmond Home Collection during the winter Las Vegas Home Furnishing Market recently. They didn’t tiptoe into the market with a few offerings, either. The collection spans more than 500 products in multiple categoincluding case ries, goods, upholstery, bedding, preserved botanicals, wall art, lighting, rugs and even home fragrance and doorknobs. “It’s something we have been talking about for many years,” says the performer. The couple, who are parents to five grown children and have six grandchildren, wanted something they could do together well into their golden years. The philosophy behind the line is family centric, comfortable and transitional. The tagline for the collection is “Making Home and Family Number One” — something the Osmonds have tried to do in their own lives. “The way Debbie decorated was like a breath of fresh air,” Donny Osmond said. “My goal has always been to create a ‘haven’ for Donny and our children, focused on a casual

and comfortable lifestyle,” she says. “It’s a home. You’ve got to be able to live in it. We want our kids to bring their friends. The party is always at our house!” Both said their family wore out couches about every three years. “It’s not a showpiece. It’s a place to live,” he says. The Osmonds’ personal taste leans toward casual and contemporary, which is reflected in many of their products. “I rely on textured neutrals to create warmth, and accent colors to keep it fun and fresh,” Debbie Osmond says. Her husband encouraged her to share this style with the world. “Our collection offers a great assortment of products that are not challenging and have ease of use for your home design,” she says. The couple enlisted the help of 12 manufacturers, including A&B Home for the occasional furniture and decorative items, Anji Mountain for the natural fiber area rugs, KAS for area rugs, Bougainvillea for the preserved botanicals, Ellison First Asia for the bedding, and Lamp Works for the lighting. They have even introduced a line of stylish fans. “It’s fun. The ideas come from us, but obviously we listen to what’s trending and the licensees,” Debbie Osmond says. The collection is now a huge part of their lives, and although he has no intention of leaving show business for the furniture industry, his wife says the

He says he really took to the home furnishings industry because it is always changing, evolving and challenging your creativity. “Debbie has been studying interior design her whole life,” he adds. “What makes it fun is when you have a neutral palette, then you can introduce new colors and trends with accent pieces and lighting,” she says. “People are changing their homes a lot nowadays, painting their way moving things and around.” With that in mind, the Osmonds have kept the collection at a moderate price point. “I would say it will be reasonable, and most families can afford it,” she says.
