Bricks will deteriorate until moisture is stopped By Alan J. Heavens The Philadelphia Inquirer

Question: Some bricks on the front of my home are deteriorating; I have no idea if it is an animal causing it or what. Have you ever seen this or heard of this occurring before? Any remedy or repair you could recommend?

Answer: Brick is porous, and the older it gets, the more likely it is to deteriorate because of stresses created by weather. Your wall is in contact with soil. When it rains, or when snow melts, water in the soil saturates the brick with which it is in contact. The freeze-thaw cycle

accelerates deterioration, called spalling. Water penetrates the brick, and the surface flakes and pops off, creating that chewed-off look. Some say you can repair a spalled brick, but I believe the solution is to replace it. You’ll also need to address the cause: moist soil coming in contact with the brick.

Perhaps removing the soil and replacing it with a couple layers of roofing topped with paper crushed stone, so that any moisture flows away from the foundation, will do the trick. Q: I have a 13-year-old gas/forced hot air system with an Aprilaire humidifier. I have not turned the humidifier on for several

The spring season is nearly upon us, and as the cold, dreary days of winter make way for the warmer days ahead, many residents will make the decision to put their homes up for sale. With the increase in home values that we saw last year, it’s predicted that we’ll have more people trying to sell homes this year than we have had in the last few years. That means sellers in 2014 will have more homes to compete against for buyers. Getting your home in tip-top condition before you put it on the market is a crucial step this year to stand out from the competition and get your home sold quickly and at the best price possible. Here are a few suggestions that can help get you there. First impressions are big, so let’s start with improving the curb appeal of your home. Keep the grass mowed and bushes

and trees properly trimmed. Clear out yard debris, including overgrown plants and vegetation. This would also include cleaning off the roof, patios and decks. Spruce the yard up with some new landscaping. Keep the landscaping design simple in case prospective buyers have their own future landscaping ideas. iscommunication is one of the biggest reasons for all of the dreadful stories we hear about the construction process. Having a suitable bid package that includes plans and comprehensive specifications will help pre- Mark Worley vent those Building Basics miscommunications — these documents get everyone on the same sheet of music by listing what is required and expected of them. Residential contractors are more often than not contacted by owners with incomplete bid packages, which results in owners wondering why some firms refused to bid on their project or why there are inconsistent prices from responding contractors. Today, we will list the visual aids (plans) required by a builder in order calculate an articulate quote. The plan portion of the bid packages should include the following; » Owner and property information — You should include legal names of ownership, legal description of the property, contact information and the preferred contact person designated to answer questions. The property information should also include any development restrictions and whether the parcel is located within a flood zone, alone with soil borings to determine if there is a need for an engineered foundation. Last include the water source (well or city), sewage disposal (sewer or septic) and if the electrical connections will be overhead

or underground. » The layout — Your site plan should include the topography of the lot with any protected trees. Showing the topography of a lot is very important in that it can greatly affect the foundation cost, stormwater control, utility connections and final landscaping. Also be aware that landscape plans are required by some subdivisions and may be needed. » Foundation plan — This information defines concrete dimensions, walls, footings, pads, posts, beams, bearing walls, and any stepped foundation information, along with any retaining wall info. A typical wall section for the home is also usually included on this page (if not, it is elsewhere in your plan set, as space allows). If your plan features a poured concrete slab rather than a crawlspace, the foundation page will show footers and details for the slab, and include plumbing locations. » Exterior elevations — These drawings show what the house will look like. In addition to the front exterior, your drawings should include the rear and sides as well. These drawings provide notes on exterior materials and finishes. Specific attention is given to cornice details, brick and stone accents, or other finish items that make your home distinctive. » Floor plans — This information shows exterior and interior wall framing, and gives sizes of windows and doors. Room sizes are indicated and any beams, posts and structural bearing points are noted. The floor plans include an electrical legend, showing light and outlet placement. Floor plans should also indicate cross-

section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations for the kitchen, bathrooms and any related built-ins should be included. » Building sections — The building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Detailed drawn sections are provided to show the most useful information where there are elements that need clarification. These are very useful for trade contractors. » Roof plan — Roof framing or truss directions are shown, with slope directions. Any structural members are sized and called out if applicable. Also helpful is the location of gutters and downspouts, and any roof venting required for your home. » General notes and details — These sheets include structural and insulation specifications and standard details. If you have anything special that is “out of the box,” this is a good location to document it along with a reference to the specification documents. The preparation of a detailed bid package with a good set of plans will save you much time later and greatly improve you building experience. Inside your house, be sure to de-clutter and clean rooms before listing your place. A home that is dirty and cluttered is a sure turn-off for buyers. Go through your home and take inventory of the things you need and don’t need, and then get rid of the items you don’t need or put them in storage. Remove excess family photos from walls. Clean out storage areas and closets. Get rid of some of your furniture if it hides the spaciousness of the rooms. The idea of de-cluttering is that you

Because you are not sure if this will be a short sale, you should play it safe and find an experienced agent, unrelated to

If a buyer can’t get insurance on a home due to the home’s poor condition, then it means they can’t get a mortgage because having insurance is a requirement for obtaining a mortgage. This is especially true

for homes that are 25 years or older. In order to insure a property this age, most insurance companies will require a clean four-point inspection report that reveals no issues. The four-point inspection checks the heating/cooling, roof, plumbing, and electrical systems, so it would be especially worthwhile to fix anything wrong with these components of your house. Letting buyers know that you have already inspected your property and made needed repairs will help attract more buyers because they know they are less likely to run into issues between contract and closing. Since buyers prefer a smooth home-buying experience, this will be a selling point and will most likely result in you selling your home quicker and for more money.
