housing was what was found at Laurel Hill Cemetery, especially at those marble mausoleums. Undaunted, I wrote about every innovation. Key to the initial stages of this phenomenon was the idea of downsizing —
that is, getting rid of what you don’t need and moving to something smaller and easier to care for. As active-adult housing evolved over the next several years, however, it seemed to get larger,

acquiring a McMansion quality. Builders argued that aging adults wanted enough room to keep all their stuff and have offices, workshops and craft rooms, as well as places for holiday dinners and separate bedrooms for their many grandchildren. Claire Gawinowicz of Oreland, Pa., has never bought that argument. “I am a typical, middle-aged boomer, and I have lots of friends and relatives in my same age group,” she writes. “I talk to them a lot about the empty nest and where the heck are we going to move to now that we have freedom.” What Gawinowicz says she and those she knows want is what active-adult-housing builders were promising back in the mid-to-late 1990s: A one- or two-story house with two or three bedrooms and a tiny yard, with no lawn mowing or snow shoveling; the ability to walk to shops, cafes and entertainment; hiking and walking trails, and easy access to public transportation. “Do you know how incredibly hard this is to find?” Gawinowicz asks. “There are millions of boomers out there looking for this, and the builders just keep building McMansions.” I think what happened is that builders assumed that boomers were a homogeneous group, and that all of us were wealthy. Reinforced by the demographers, they attributed a number of traits to us – the most misleading being that we had a huge pile of disposable income and were willing to spend all of it
for the tendency toward “instant gratification” that has marked our generation. I attended housing meetings across the country and heard this said time after time. The boomers were not the only ones being labeled. Generation X had trouble getting off the sofa; Gen Y was something else altogether. It’s easy to pigeonhole and stereotype. Humans have been doing it since the dawn of time. Plus, all real estate is local, and what we want here is not what goes over big in Dodge City, or Boca Raton, or L.A. — especially L.A. The reality, too, is that after several years of economic downturn, the majority of us aren’t worth as much as we were a decade ago. Housing prices are coming back, but not by leaps and bounds. Boomer homeowners are finally able to sell their houses and move on down, but the prices they are getting have forced a reduction in expectations. I think this is the new reality Gawinowicz and her friends are talking about. And it’s what builders would be wise to accommodate.

SEATTLE — Put a skillet on your stove as you prepare to make a stirfry, and an interactive chef on the big screen in your kitchen tells you a wok would probably work better. Take a sketch of something you’ve been drawing on your tablet, and swipe it over to a large digital screen that doubles as your work surface. Then get that sketch to appear on a huge wall screen so that you and a co-worker halfway around the world can work on the sketch simultaneously.
Those are some of the scenarios Microsoft says could happen in the next five to 10 years — and has brought to life now in its new Envisioning Center, which opened this month. For nearly 20 years, Microsoft has had the Microsoft Home (also referred to as “Home of the Future”) in a building on its Redmond, Wash., campus. In that facility, Microsoft replicates a home outfitted with technologies that it thinks will be in use five to 10 years in the future. Since 2002, Microsoft’s Office division has had a similar futuristic workplace that includes

productivity technologies. Now Microsoft has combined the two to form the Envisioning Center, a completely revamped home and office of the
future, complete with a “third place” area meant to represent such spaces as retail stores and restaurants. It’s like a concept car, said Jonathan Cluts, Mi-
crosoft’s director of strategic prototyping. Not every single thing will come to be in five or 10 years, but “we’re going to show you a future that we believe in, that we are investing in.” Microsoft won’t disclose the square footage of the Envisioning Center, but it sits in the space formerly occupied by the old home and office, located on the second floor of the company’s Executive Briefing Center. Technologies from Microsoft’s Online division and Server and Tools business are evident in everything from search results to relevant information that pop up in various contexts. Okaloosa and Walton counties have been recognized as one of the fastest growing regions in the country. The U.S. Census Bureau on Thursday released a list of the 10 fastest-growing metropolitan statistical areas. The CrestviewFort Walton Beach-Destin MSA, which takes in all of Okaloosa and Walton counties, ranked third. Larry Sassano, interim president of Florida’s Great Northwest, said the ranking will be a great way to market the area as one that is vibrant and growing. “That’s impressive,” Sassano said. “If you show that you have the third fastest-growing MSA in the country, that’s going to say something about the potential for growth for companies. Companies want to grow from a larger pool of potential employees. “I think this is a good marketing tool for the region,” Sassano added. “Even though it’s really isolating it to two counties, it’s two counties in Northwest Florida. Anytime you can promote even one county, the
other counties will have a positive impact as well.” The Crestview-Fort Walton Beach-Destin MSA had a population of 239,021 in July 2011. That grew to 247,665 by July 2012 for an increase of 3.6 percent. Only the Midland, Texas, and Clarksville, Tenn.-Ky., MSAs had higher growth rates, at 4.6 percent and 3.7 percent, respectively. Sassano said one of the biggest factors companies consider when they are deciding where to operate or expand is the availability of a strong workforce. A growing population helps with that. “The larger the population, the more opportunities employers have to select qualified employees,” Sassano said. Economist David Goetsch said part of the growth in Okaloosa and Walton counties during that time was because of the a new battalion to the Army 7th Special Forces Group (Airborne) and the continuing migration of retirees. “Nobody’s growing very much because of the economy,” Goetsch said. “It’s good news for us, but we’re kind of one of the fastest growing in a very slow-growing economy.”

For years, I have advised lenders, buyers and real estate agents on pricing and selling homes in Tallahassee and the surrounding areas. Aside from any real estate knowledge that I have gained over 25 years, I am offering an objective opinion. When you have interest in a property or have close ties to the buyers or sellers, it is impossible to be objective. This year, I get to take some of my own medicine, as I am listing my personal home for sale. Fortunately, my REALTOR® friends are very honest; they don’t hold back and will keep me on track with my listing. For pricing and staging, I relied on feedback from several agents, as I had them tour the home before it hit the MLS (Multiple Listing Service). The feedback I received reminded me how I cannot be objective about my own home. I was told to remove family photos, lay pine straw, trim the hedges, remove furniture, and even paint some walls. I had done some of that already, but not enough and I was not prepared for the time involved. Unfortunately, I also took the photos of my home at night on an overcast day. Big mistake. Once the photos hit the MLS, they are filtered out to public search sites such as Realtor.com and Zillow. So even if you take new photos to replace poor ones, the old ones may linger on the Internet for weeks. If you are getting your home ready for the busy spring and summer seasons, detach yourself from your home, and rely on your REALTOR® and your REALTOR®’s team. Even if I did not take my own advice, you should if you want to be a winner in this market. List with a REALTOR®, get professional photos, stage your home, and do the necessary landscaping and repairs before putting the sign out. THE BOTTOM LINE LEON COUNTY, FL As of 3/6/2013

Visiting this spring’s decor previews often felt like exploring an art gallery. There was an artistic vibe to everything from dinnerware to drapery, art photographs to textiles. Manufacturers are now able to reproduce artwork with impressive detail and precision. Originals that may have been painted or inked retain evidence of brush and pen. Computer-generated designs have greater depth of color and pattern than in the past. And photo prints are even more striking. Zara Home has a bouquet of lovely throw pillows for spring with vintage prints or botanical ones reminiscent of paintings by the Masters. “Mariposa” features a flock of Edouard Traviesesque exotic butterflies on a white background; “Lula” evokes a Renoir still life; “Spring” has a sweet cottage floral; “Lannion,” ”Hawaiana” and “Hojas’” tropical motifs have a retro vibe. Question: I am in the middle of a short sale. Our lender approved it, but only if I contribute $75,000, paid back over 20 years. That’s unacceptable, and I want to decline it and try again. How will this affect me? – Matthew
Answer: I can certainly understand why you don’t want to drag out this process with payments for the next 20 years. But you can’t make the decision until you have all the information. You will need to look at your contract with your real estate agent. Many of these agreements state

that if your agent finds you a willing buyer, and you choose not to close, you still need to pay the agent a commission. You also will need to check the sales agreement that you signed with your buyer and see what your obligations are. Remember, your buyer has spent time and money, and you might be
contractually responsible to reimburse him or her – or even be forced to go forward with the closing. I hope that when you signed your contracts with the agent and buyer, you specified that you did not have to close if the terms of the short sale were not acceptable to you. That’s something I recommend all sellers
include. Finally, you need to think about what the consequences will be with the lender. For example, if you have been sued for foreclosure and are facing the possibility of a $300,000 deficiency judgment, $75,000 might not be such a bad deal. I would check again with your lender to see if
it will renegotiate how much you owe.
