Activated charcoal proves its value in absorbing odors By Alan J. Heavens The Philadelphia Inquirer
I don’t know what I’d do without Joe Ponessa, the Rutgers professor emeritus who time after time, for as long as I have been writing this column, has stepped in to bail me out of my ignorance. This time, it’s about
cat urine, a problem that a reader asked about a few weeks back. Cat urine is an especially difficult contaminant to deal with, especially if it’s a long-term problem, he says. While Ponessa is not sure anything would fully eliminate odors from long-term staining, there are a couple of easy
This is a treated charcoal with legendary ability to absorb chemicals and odors, functioning like a chemical magnet. This would be spread on the affected areas and renewed every couple of days. He would try this for a week or two. Activated charcoal is used in fishtank filtration systems, as well as in air
things he suggests trying before resorting to some kind of coating. A commercial pet stain and odor-removal product would be a first choice. Another worthwhile alternative would be to cover the stained areas with activated charcoal, available at pet stores and perhaps pharmacies.

Single Family Home Investments E. Ann Cleare, SRES, CHMS, SFR, GREEN Capital Property Consultants
Tired of getting low interest rates on your money in the bank or money market accounts? Never know what your stock is worth from week to week? Have you considered buying a single-family home as rental property for an investment? Recently John Tuccillo, chief economist for Florida REALTORS®, came to a Tallahassee Board of REALTORS® meeting to report on 2012 real estate statistics for single-family homes in Florida. With new lending practices and policies, many renters cannot buy; and with all of the foreclosures and short sales, many people are renting, rather than buying, due to the damage to their credit. Because Florida is a Judicial Foreclosure State, Tuccillo predicts that foreclosures could continue for up to ten years. Some of the tax benefits of owning rental property are the many deductible rental expenses that can offset the rental income on your federal income tax forms. For a list of these deductibles and advantages of owning rental properties, see your professional Certified Public Accountant for more information. If you decide that a single family home might be a good investment for you, a REALTOR® will take care of all the details for you: from finding that perfect rental home, to recommending a professional property management company, or finding lawn care if needed. These are just a few of the services that a REALTOR® can offer you. They make it easy for you. Today’s interest rates are at an historical low, and home prices, while still low, are beginning to rise. Now is the time to buy single-family homes as an investment. purifiers. It is prescribed for and fed to some poisoning patients because of its ability to adsorb certain types of poison from the stomach. “I’m not sure how effective this would be, but it’s cheap and easy enough to do,” he says. By the way, “the ultimate resource for products to deal with severe stains and odors is a mortuary supply company,” Ponessa adds. As always, thanks. Question: I have a black slate-top end table that I have had for more than 25 years. Last year, my granddaughter-in-law placed a large pumpkin on the table. We did not realize that it was leaking until it was too late. I have tried to remove the spots from the slate but have not had much luck. I have tried white vinegar, toothpaste and furniture wax. Do you have any other suggestions on how to get rid of these unsightly spots? Answer: What I saw online, at eHow, is this: Combine half a cup of vinegar, half a cup of lemon juice and half a cup of baking soda in a bowl. This should form a paste. If necessary, add a little water or more baking soda to make a thick paste. Apply paste to the stains, lay a damp cloth over it and leave it for up to 20 minutes. Scrub. Q: We dug out dirt next to our foundation and spread tar on the wall. We covered with tar paper and filled back the dirt. We still get seepage after a big rain. We read that sodium bentonite can be used, but don’t know where to obtain it. Do you have any suggestions? A: Sodium bentonite, actually western sodium bentonite clay, is used as a pond sealer. They say it
is environmentally safe, but I don’t know anything else about it. It is applied with hand tools, the manufacturer says. It comes in 50pound bags. Check online for a supplier, typing in “pond sealant.” Q: In my bathroom I have a sink, toilet and bathtub. When I flush the toilet or after running the water from the sink, it makes this plunk, plunk noise about five to eight times. The bathroom tub does not make this noise, neither does the kitchen sink nor the sink in the basement. I tried plunging the sink, but that did not help. What are your thoughts on this matter? Is it a big problem, and is there a solution? A: Proper drainage requires constant and unimpeded air flow. When the drain is partially blocked — hair and soap I’ve noticed — that plunking sound occurs. If all the drains are connected to the sink, and the sink is partially clogged, it may clunk. You may want to start with that.

Couple puts Faberge collection on display By Ramit Plushnick-Masti Associated Press
It began 10 years ago while on a quest for French chandeliers. Instead, Dorothy McFerrin bought what she believed to be an Easter egg created by the famed Russian artisan Peter Carl Faberge.
“I thought, ‘Oh my God, I have no light fixtures, but I have this Easter egg,’ ” Dorothy McFerrin of Houston said, laughing when she recalled purchasing that first egg. Quickly, though, she learned she had been duped. She had spent thousands of dollars on an egg covered in real gems

and gold that was not the work of the Russian czar’s personal jeweler. That mistake sparked what has become nothing short of an obsession. Today, McFerrin and her husband, Artie McFerrin, own one of the largest private collections of authentic Faberge items in the United States.
Included in that collection, now nearly all of which is on display at the Houston Museum of Natural Science, is one egg gifted by the Russian czar to his wife, and two others considered by experts to be among the “big ones” because they were made for the Nobel family of later prize fame and the

A high-ranking legislative priority for FHBA is to increase enforcement, penalties, and fines against unlicensed contracting. There appears to be a consensus among lawmakers, law-enforcement officials, and allied organizations within the construction industry to see meaningful change in curbing or eliminating unlicensed contracting, which costs builders and consumers dearly. Finally, from the state perspective, the Legislature appears ready to fund the third and final phase of a septic tank study that will allow builders and consumers to continue to use efficient, low-cost systems that help keep housing-related expenses affordable. On the federal scene, NAHB is applauding a major step forward to spur job and economic growth and keep the housing recovery on track through bi-partisan legislation sponsored by Reps. Gary Miller (R-California) and Carolyn McCarthy (D-New York) that would help provide home builders access to credit for viable home building projects. The Home Construction Lending Regulatory Improvement Act of 2013 (House Resolution 1255) represents a substantial step forward in the effort to restore the flow of credit to the housing industry and is identical to legislation championed by Rep. Miller in the last session of Congress. The measure would address specific regulatory obstacles to the credit needs of the nation’s home builders and buyers. Kelch family, affluent merchants from Moscow. “It is interesting. It’s a good investment — the prices have just risen over the years, especially as the Russians have gotten interested,” McFerrin said, explaining the interest she and her husband have in collecting Faberge pieces. “A lot of it has gone back to Russia and will never be seen again.” The tradition and creation of Faberge’s ornate Easter eggs began in 1885, when the Czar Alexander III gifted one to his wife, apparently to commemorate the 20th anniversary of their engagement. He was so delighted by the egg and its cleverness — inside was a little bejeweled “surprise” — that he ordered one every year, a tradition continued by his son Nicholas II until 1916. Each egg took more than a year to create, and often the czar was intimately involved, whispering ideas to the artists as they worked in secrecy on the piece. Of the 52 eggs Faberge made for the Romanov family, 42 have survived, according to the website of Faberge, a modern fashion house that makes creations under the name of the 19th century artist. Dozens of other eggs were made for other affluent families — though only the czar’s wife could have the color mauve in a creation — and the McFerrins own between 40 and 50 of those. “There was certainly a culture of luxury at the court and a general indifference to the vast differences to the way the royal family lived and the vast majority of the people in the country lived,” said Joan Neuberger, an expert on modern Russian cultural history at the University of Texas in Austin. “Nicholas II was

particularly averse to engaging with the social and economic realities of the country that he governed and at the time enjoyed ... giving lavish gifts to his wife.” By 1916, Russia was in the throes of World War I and the anger that would lead to the first Russian Revolution, which would erupt just months later, was already brewing. In 1918, after the second revolution that brought the Bolsheviks to power, Czar Nicholas II, his wife, their five children, their servants and their dog would be executed at the orders of Bolshevik leader Vladimir Lenin. Faberge, and his Easter eggs, was viewed as a symbol of the disparities between the country’s small affluent class and the more than 85 percent who were landless servants. The Bolsheviks, as part of their revolution, seized Faberge’s shop and the family fled to Paris, leaving all his creations and tools behind. Over the years, the collection — now worth tens of millions of dollars — has spread out across the globe. Some have never been found. The focus of most collectors are the so-called Imperial eggs the Czars had made as Easter gifts.
Market warming up at the coast By Jason Naumann Special to HomeFinder.com Weekly
The coastal real estate market has seen a positive and swift upswing over the past four months. As the spring season approaches, it is encouraging to see the inquiries and offers coming in, and new construction deals that are coming through our firm’s Coastal Sales Division. SummerCamp Beach, a development of the St. Joe Company, has five new homes now under construction and three more in the design phase. There have been closings on two Gulf front homesites in the past six months on the east side of SummerCamp alone. What is most encouraging is that all of this activity is from buyers seeking second homes purchases. Of course, it doesn’t hurt to have a locale that continues to have great appeal with consumers. “Everyone who comes by to visit us falls in love with the area. They can’t believe how close it is to Tallahassee, but yet it seems a world away. That is what makes our coastline so special,” said SummerCamp Beach agent Shannon Watson. The buyers are not as speculative as we saw five years ago. Rather, they recognize the value, the unique supply of land, and are taking advantage of 3.5-percent interest rates. This uptick in activity is not isolated simply to the forgotten coast or our company. The Naumann Group Real Estate is also associated with The Emerald Coast Board of Realtors and transacts busi-
ness in many of the St. Joe Communities along Highway 30-A. The travel industry has noticed the Gulf Coast’s appeal, too. St. Joe recently announced that its WaterColor Inn & Resort has received a Four-Star rating from Forbes Travel Guide. WaterColor is one of only 18 hotels in Florida to earn this honor. WaterColor offers accommodations at both the 60-room Inn and at wellappointed residences and charming cottages. The resort has award-winning dining at Fish Out of Water, a full-service spa, Kids Camp, golf, tennis,
biking, kayaking and fishing. “We’re delighted to receive this recognition," said Patrick Murphy, St. Joe’s vice president of operations. “The Forbes standard for a Four-Star Resort encompasses everything WaterColor Inn & Resort strives to provide each guest. Our resort operations continue to grow and these accolades are a testament to the service we provide as we launch our 30A Vacation Rentals program.” For visitors who enjoy life on our coast and who might like to become permanent residents, cur-
rent market indicators reflect a noticeable improvement in the market. The short sale and foreclosure inventories have been almost exhausted, and the construction activity is better than we’ve seen along the Emerald Coast in the past six years. If you were ever considering purchasing a second home or a coastal property, now is truly a great time to consider making the move.

Serving the Industries Serving You CREDIT REPORTS AND “DISMISSALS”
TD-0000224160
Gulf Coast beach homes drawing buyers, inquiries
by Harry Anthony Heist, Attorney at Law In the “Public Records” section of your typical credit report, you will see things like evictions, foreclosures, suits for money and bankruptcy filings. Most application processing companies obtain and compile this data to allow the landlord to make a more informed decision on whether or not they will rent to the applicant. Often you will see that an eviction was filed on the applicant, and the disposition was “Voluntary Dismissal” or “Dismissed”. Does this mean that the tenant was not evicted or that everything was amicably resolved? Don’t be so sure. The “Dismissal” Not all tenants who have evictions filed against them are actually “evicted” by the Sheriff. A number of things can happen. The tenant may vacate the premises voluntarily shortly after the eviction is filed. The tenant may pay all the money owed, and the landlord requests that the eviction be stopped. The tenant may enter into a Stipulation with the landlord, under which payment arrangements are made, and the tenant successfully stays and pays pursuant to the settlement terms. In all these scenarios, the eviction filing will show up in the public record and will be in this public record for many years. Eventually, the eviction matter is “dismissed” and is recorded as such. There are two main ways an eviction is dismissed. It will either be by the landlord’s attorney filing a “Voluntary Dismissal”, or the court entering a “Dismissal for Failure to Prosecute”. In both cases, the public record will show the case as being dismissed, BUT it does not always mean that things were worked out or that the tenant paid the rent. Usually, it is quite the opposite and simply means the tenant vacated and the eviction was not processed further. The Voluntary Dismissal When a tenant vacates, the attorney may file a “Voluntary Dismissal”. This means that the case is no longer being prosecuted, as no further action is necessary on the file. The landlord got what they wanted, which is possession of the premises. In the situation where a Stipulation is entered into by the parties, the Stipulation may provide that the case will be voluntarily dismissed upon the tenant making the payments as planned. Unfortunately, the landlord, when looking at a “Voluntary Dismissal”, usually has no way of knowing why the case was dismissed. Without further information, the best assumption a landlord can make is that the eviction was filed and that the tenant vacated.
Many evictions are filed as Two-Count Complaints. Under the first count the landlord is asking for possession, and under the second count the landlord is suing for money damages. In order to get a judgment for money damages in Count Two, the tenant will have had to be served personally with the eviction action or will have filed an answer to the complaint. Often, neither of these two contingencies occur, and at the end of the eviction or some time after the eviction is over, the attorney will file the Voluntary Dismissal with the court to close the case out. There may even have been a Final Judgment for Eviction somewhere in the public records, but the final action showing up may be that “Voluntary Dismissal as to Count Two” The Dismissal for Failure to Prosecute If an eviction is filed, the tenant vacates and the attorney takes no further action, the Clerk of Court’s office will eventually send out a notice to the attorney and the tenant stating that the case will soon be dismissed by the court on its own, if the attorney for the landlord or the tenant does not pursue the case any further. This could be six months after the case has been filed, or even more than a year. The attorney will either then file a Voluntary Dismissal closing out the case or do nothing, and the Court will go ahead and dismiss the case. If a Two-Count complaint has been filed and no personal service has been effected on the tenant, the Court will know that the case is probably not going to proceed any further and will want the case dismissed. This dismissal by the court happens to tens of thousands of cases each year. The Court does not want to keep files unnecessarily open and will purge them from their active case system. When the landlord looks at the public record results, it will show as a “Dismissal”. What should the landlord do when the record shows “Dismissed”? There is a high probability that the applicant had an eviction filed against him or her by a prior landlord and just vacated. It is imperative that if any eviction filing shows up on the public record, the landlord looks into the matter deeply to find out exactly what happened during the eviction. Did the tenant pay and stay? Did the tenant vacate? Did the tenant get fully evicted? These are all questions that can be answered by looking at the Court file further and contacting the prior landlord. Most counties are now online on the internet, and a lot of information will be available to the landlord by simply going to the website of the Clerk of Court where the tenant had the eviction filing and examining the docket. Microgreens are easy to grow
Tiny, tasty seedlings pack big nutrition By Susan Smith-Durisek Lexington Herald-Leader
LEXINGTON, Ky — . On the growth continuum between seeds and mature plants, microgreens lie somewhere on the “newly arrived” side, between sprouts and baby vegetables. These teensiest of seedlings, with delicate translucent stems that bear a hint of true leaf forms, can pack a surprisingly powerful and nutrientrich flavor punch. They’re also a quick and easy way to garden, because microgreens may be grown from seed during any season. Just plant them in flats by a sunny window; in a little more than two weeks, they’re ready. Their cheery colors and concentrated taste make then an eye-catching garnish and tangy topping for salads and soups. Purple basil, crimson beet and creamy white stemmed pak choi are yummy delights that have been discovered by chefs at better restaurants, and sourced from local producers to meet specific menu needs. In Woodford County, Ky., chef Ouita Michel of Midway’s Holly Hill Inn serves microgreens as an edible garnish, as a base for various dishes and in salads. Her tomato dumpling, a phyllo-encrusted heirloom tomato stuffed with Capriole goat cheese and pistou, is served with cayenne gastrique and microgreens. “They have great flavor and a great look on the plate,” Michel says of spicy greens such as mustard and radish, and those of pungent herbs such as basil, fennel and cilantro and other microveggies. “If something needs a spark and a splash of vibrancy, I typically go for the microgreens.” Commercial growers David Wagoner and Arwen Donahue of Three Springs Farm (Threespringsfarmky.com) near Carlisle, Ky., supply the

restaurant with a variety of greens year-round. Many vegetables and herbs work well as microgreens, including amaranth, mustard, kale, carrot, sweet peas, basil, cilantro and parsley. These little seedlings are highly perishable once harvested, but if grown at home, they are simple to snip and enjoy fresh at a moment's notice. Using Eric Franks and Jasmine Richardson’s reference book "Microgreens: A Guide to Growing Nutrient-Packed Greens" (Gibbs Smith, $24.99), I gave tried growing microgreens this month, with great success. Here is a step-by-step guide:

» You'll need a seed-starting tray, with a fitted transparent cover, and some planting medium, both of which can be found easily at big-box stores and garden centers this time of year. Clean, sterile supplies will help avoid introducing contaminants and diseases that can infect fragile seedlings. I bought three Jiffy Seed Starter kits, complete with trays of 50 peat pots, a plastic base tray and a clear dome; each tray measures about 16 by 10 inches, and about 2 { inches deep. A 10quart bag of Burpee’s organic seed starting mix made from coir, or coconut husk fiber, was enough to fill all three trays. My total expense was about
$20. » Decide which types of seed to grow. My favorites are beets, because the stems are a bright red and they have an earthy taste; cilantro and basil, because of the surprisingly intense flavor of the microgreens; and pak choi, or Chinese cabbage, for the heartshaped cotyledon leaves. Do not use seeds that have been treated with pesticides or other chemicals. I chose an assortment of mostly organic varieties at local garden shops, which added up to about $15. Wagoner suggests using Johnny’s Selected Seeds, which has a gardener-friendly catalog at Johnnyseeds.com. » Fill the trays with the starter mix, then lightly tamp it down and level it off. Sprinkle seeds close together atop the planting mix, depending on how densely you want your microgreens to grow. Ignore the packet directions for plant spacing because your plants will get nowhere near fully mature. » Cover the seeds with a single layer of paper towel to aid in moisture retention for germinating seeds, then water the starter mix and seeds through the paper until damp but welldrained. Cover the tray with the plastic dome lid, and place it in a sunny, warm window. In a few days, you'll see the greens begin to peek out. Meanwhile, keep the soil and paper towels damp. » Once the sprouts are about an inch tall, gently remove the paper towels and lids, being careful the seedlings do not stick to the paper. Keep watering, but sprinkle the water gently so you don’t knock over the microgreens. » The first true leaves will emerge a few days after an initial pair of seed leaves. That means it’s time to harvest your micro crop. Gather them just before you want to use them by snipping off the stems close to the soil. If you thin out the seedlings to only one or two per peat pot and let them grow longer, you’ll have transplants for your outdoor garden once the weather warms up.
Should buyer kick in extra money? By Gary M. Singer Fort Lauderdale Sun Sentinel
Question: We are trying to buy a home and found one listed at $324,000. The appraisal came back at $300,000, but the seller wants $310,000. So we’d have to come up with the $10,000 at closing. Does it make sense to kick in the extra cash? — Andrew Answer: An appraisal will indicate the best estimate that the appraiser can come up with as to the market value of the house in question. Different appraisers can look at similar data and come to different conclusions. While an appraisal is a good indication of the market value of the property, it’s not the definitive answer of the actual price that it will sell for, or the actual value of the property to any particular individual. For example, a modern art painting that may be worth $1 million to an aficionado might not be worth the price of its frame to me. So the answer to your question comes down to this: Do you love the home, can you afford the $10,000, and do you plan to stay there for five years or more? If so, then it’s probably a good investment. That’s a relatively small amount of money if this is your dream home. But if you’re only lukewarm about this property or you plan to live there for only a few years, then it may not make sense to buy it. What’s important is that you buy something you really like — and not just settle because you’re sick of looking. Gary M.
