I can easily gauge whether a column has struck a nerve by the number of emails waiting for me when I get

Five Things to Do Before Putting Your Home on the Market

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin. 2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine. 3. Get replacement estimates. Do you have big-ticket items that are worn out or will need to be replaced soon, such as your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin. 4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house. 5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments? ford and still be able to enjoy our retirement,” said Isabel Day Jones of West Chester. “We do not want a McMansion, nor do we necessarily want or need the amenities that come with these 55-plus communities, not to mention full staircases, lofts, double-car garages, and community rooms. “This used to be the time to ‘simplify’ our lives,” she added. Hannelore Repetto in Garnet Valley retired eight years ago from a 100-year-old house to a new two-bedroom/twobath, open-floor-plan “luxury” residence. Her complaint: “For an over-55 community, the builder made ‘aging in place’ kind of hard — three steps up from garage to house, two concrete steps from street to house, no railings, no grab bars in showers, a tub so big and deep that you need a stepstool to get in and out, regular windows that go up and down that you can’t reach to clean without a ladder, and in the houses with lofts, lights and smoke alarms 20 feet up in the air. “Why can’t builders be more thoughtful about these things?” she asked. When the industry started making a lot of noise about so-called universal-design issues like the ones Repetto described, a local over-55 builder told me he wasn’t doing any because he didn’t want buyers to think about getting old. It didn’t occur to him that was why people were buying these houses — odd, because most of these builders aren’t spring chickens. Sue Bruno of Mount Laurel asked the $64

million question: “Even if we could afford or want larger homes, where is the second income coming from to pay that huge mortgage? “Seniors shouldn’t be forced to start all over again,” Bruno said. “I always thought it would get easier as you aged and paid your dues along the way, but sadly, it’s not. “Even if you find a home you can afford, you have to pray that the taxes aren’t too high and calculate if you can afford them when you finally do collect Social Security,” she added. Builders “are out of touch with reality,” Anne Fraser said. “I am hopeful that this attitude will develop and spread quickly as we need more options sooner rather than later,” Fraser said. “If we are offered affordable and efficient living options, we free up affordable family housing for the generation that follows us.”

Modern sliding doors are smart design By Allen Norwood The Charlotte Observer

CHARLOTTE, N.C. — A sliding door — say, a door of planks hanging from exposed hardware — transforms a room. It’s so eye-catching, so unexpected, that it invites closer looks. It brings smiles. There are also practical reasons for choosing sliding doors. They can be larger — taller, wider and heavier — than hinged doors. They don’t require open floor space like swinging doors. But mostly, architects and designers love them for their looks.

A sliding door softens a formal room, said Charlotte-based designer Emily Bourgeois, who used sliding pantry doors in an award-winning kitchen she created for a Charlotte townhouse. The doors were painted a vivid blue and featured exposed hardware. Any door delivers a message about the space, she said. “So what’s it saying? Let’s all sit up straight? Or please feel free to put your feet on the table?” Architect Ken Pursley of Pursley Dixon Architecture says a large sliding door doesn’t just create an opening in a

wall — when opened, it removes the wall. And, like Bourgeois, he appreciates the look: “There is a charm to it. It ‘de-suburbanizes’ the

door.” For all those reasons and more, interest in sliding doors is growing. For interiors, architects and designers typi-

cally use custom sliding doors built by local craftsmen or, perhaps, vintage doors. Familiar door makers such as Marvin and JeldWen make quality exterior sliding doors, Pursley said. They’re a good choice, because the barn door style can be hard to seal tightly. Whatever the style, a sliding door needs to operate smoothly. It’s going to invite attention — and tempt people to give it a try. “It’s very important, if you’re going to use one of these doors, that you use good hardware,” Bourgeois said. HUD says the first family likely has a claim for discrimination, while the second does not. The bottom line? There is no clear cut rule. Your occupancy limits should be reasonable. They should be based on size of the unit (how many square feet?) and the number of sleeping areas (i.e., people can use a den for a bedroom). Lastly, your occupancy limit should refer to the number of people in the unit, not the number of children in the unit.

door hardware that’s widely available. At the upper end, the German company Hafele makes sliding door hardware that’s both sculptural and sophisticated. Bourgeois and Pursley prefer hardware from Crown Industrial, a California company. The familiar barn door look is especially popular. In that system, the door is hung by rollers from an exposed bar across the top of the door. The exposed hardware — like the hardware on Bourgeois’ award-winning doors — is an important part of the look. There might be a visible track at the bottom of a sliding door, or there might be a pin on the floor that fits into a slot on the bottom of the door. Sliding doors can define spaces in an open, urban setting and create separations. Need another bedroom? Visit The Sliding Door Co. online. Customers in New York are latching onto its designs. “They were using our product to create a nook or bedroom without all those permits and the construction dust,” said Ron Jacobs, president of the East Coast division. These sliding doors don’t hang; they roll in shallow tracks. There’s a special “slow shut system” that slows the door before it bangs into the frame. They can be installed with a screwdriver and glue gun. Cost depends on style and size, but a door 48 inches wide and 80 inches tall would be about $800. Lowe’s offers doors suitable for closets. They feature composite frames and tempered frosted glass. Prices start at about $300. A 72-inch-wide set with five glass panes is listed online for $399.


Timberlane area typifies suburban Tallahassee living Special to HomeFinder.com Weekly

Since the first big subdivision north of Interstate 10, Killearn Estates, opened decades ago, the northeast section of Tallahassee has steadily been filling in. One of those infill neighborhoods that often flies under the radar is the Timberlane Road area. While not an actual subdivision, it is a geographic area that defines to a large degree what makes Tallahassee special. While only two actual subdivisions, Trillium and Hawks Nest, are located off Timberlane, buyers out house hunting will find several side streets — such as Woodley Road, Deer Lane and Cypress Court — that offer that smalltown feel in a constantly growing, larger community. Residents of these enclaves become very comfortable and settled in this area. In Hawks Nest, a small two-street subdivision of 64 houses begun in the late 1980s, homes rarely come on the market. Two listings on Forest Lair are part of an openhouse event this afternoon that features residences in Timberlane’s wooded setting, but that are close to shopping, schools and work. The three-bedroom home at 656 Forest Lair in Hawks Nest is typical. It occupies a 1-acre lot and was built in 1988. Total space is 2,651 square feet, with an oversized living area, formal dining room and eat-in kitchen.

Timberlane’s appeal is evident in other ways. Over the last 25 years, more than 70 percent of the houses have stayed with the original owners. In fact, one of the few sales in the subdivision was to the daughter of one of the longtime residents. What is the attraction? Stately homes in a mature, forested setting with families of all shapes, ages, and sizes — including some singles. There is a small, unnamed stream that backs up to several of the neighborhoods, crosses Timberlane and I-10, and flows on to Lake Jackson. Large lots are common with a rolling topography that reminds many of the North Carolina mountains. With the recent addition of sidewalks along the street to Market Square and beyond, families frequently walk to dinner and shopping. It takes more than two hands to count the number of restaurants within that walk. Recently a new retail center opened, offering additional eating, shopping and services to such old-time favorites as Talbot’s, Baden Baden, Tony’s Barber Shop and Hopkins Eatery. The proximity to I-10 offers access to the airport and other parts of town with minimum delay. And of course, you are able to avoid a good portion of the traffic that builds up on Meridian and Thomasville roads during drive times. Putting it all together, don’t overlook the gems along Timberlane. You may end up being one of those residents who never wants to move.

Buy New, Get More Home for the Money During New Homes Month in April, the National Association of Home Builders (NAHB) is showing home buyers why they can afford a higher-priced home – if it’s new construction. Using data from the Census Bureau and Department of Housing and Urban Development’s 2011 American Housing Survey, NAHB found that buyers can purchase a more expensive newer home and achieve the same annual operating costs as an older, existing home. “Home buyers need to look beyond the initial sales price when considering whether to buy new construction or an existing home,” said NAHB Chairman Rick Judson, a home builder from Charlotte, N.C. “They will find that with the higher costs of operating an older home, they can often afford to spend more to buy a new home and still have annual operating costs that fit their budget.” That’s good news for Tallahassee-area home shoppers with the Tallahassee Builders Association’s Parade of Homes™ scheduled for the weekends of May 11-12 and May 18-19. The Parade has 29 new homes, including one in Wacissa and one in Crawfordville. NAHB’s study first looked at how utility, maintenance, property tax and insurance costs vary depending on the age of the structure. It found that homes built before 1960 have average maintenance costs of $564 a year, while a home built after 2008 averages $241. Similarly, operating costs average nearly 5 percent of the home’s value for pre-1960 structures, while they average less than 3 percent when the home was built later than 2008.

The study then compared the first year after tax cost of owning a home by the year the house was built, taking into account the purchase price, mortgage payments, annual operating costs and income tax savings. This data showed that a buyer can afford to pay 23 percent more for a new house than for one built before 1960 and still maintain the same amount of first year annual costs.

While mortgage payments will be greater with the higher purchase price of a newly-built home, the lower operating costs mean the home buyer will have annual costs that are about the same as if they’d bought a lesser-priced, older home with a smaller mortgage payment and higher operating expenses. Other benefits of new homes include open space floor plans, creative storage options and entertainment resources that cater to modern lifestyles, as well as the safety consideration that the structure was built and wired to modern codes and standards. “For a family working with a fixed annual budget, newconstruction homes offer outstanding comfort, convenience and overall cost savings,” said Judson. “Put that together with today’s near-record low interest rates and competitive prices, and the time has never been better to buy a new home.” Home buyers access can home buying and home building information and resources on NAHB’s website at www.nahb.org/ fo r c o n s u m e r s . Question: I am refinancing my mortgage and was told there were no out-of-pocket costs. Now as we approach the closing, the lender wants me to pay several hundred dollars. What’s the deal? – (several readers) Answer: When you get

a mortgage loan, you often have the option of adjusting the interest rate by either paying discount points for a lower rate or receiving money back in return for a higher rate. In a refi with no out-of-pocket costs, you actually are receiving a premium back from your lender in exchange for a slightly

higher interest rate. This premium is being used to offset your closing costs. Because some of these costs are based on your individual situation, you might have to bring a few hundred dollars to closing to balance everything out. Some of the fees being charged to you have to match what you were promised in the begin-

ning, such as the state transfer taxes and the bank’s origination charge. Other fees, such as the appraisal and title insurance, can’t increase by more than 10 percent. Finally, other charges, such as your land survey and homeowner’s insurance, can change without limitation to reflect their actual cost. You have to

be an educated consumer, even if your loan was advertised as no cost to you. You should talk with the closing company to see if you can get any credit for showing an old survey or submitting the title insurance policy that you got when you bought the home. As with any transaction, shop around

and negotiate prices with all the vendors.
