GOING GREENER

The goal for one Parade of Homes builder is a house that uses virtually no outside electric power, and it all starts with the construction method. Rock Solid Design & Construction Inc. makes use of the insulated concrete form building process, which creates a thermal envelope that is more energy efficient. See the story, PAGE 7.

Readers offer solutions to household issues By Alan J. Heavens The Philadelphia Inquirer

I get the impression that there are a lot of untrustworthy cats in this country from the number of remedies submitted to me on combating urine odors. Here’s a step-by-step from reader Ed Zoller in Jacksonville:

Shane Lambert, CIP TBA President

If the area is carpeted, remove the carpet and padding. Clean the area by scrubbing with a stiff bristle brush and a solution heavy with Pine-Sol or Lysol. Don’t use ammonia-based cleaners; ammonia will intensify the odor and might even attract the cat for a return.

If the surface is wood, underlayment, oriented strand board, plywood, or even concrete, be sure to dry the area as quickly as possible. Use a Shopvac or old towels. Continue to dry the area with fans for at least a day or two after you scrub. When it is absolutely dry, paint the area with

Kilz or a similar product. Use a generous coat or two, and let it dry thoroughly. Replace your padding and carpet. “By the way, remember that a black light used in the dark can show you where urine is located on carpet or other surfaces,” Zoller says. “This can help you nar-

row your search so you know where to remove carpet and treat. “You might also want to research all the reasons cats do not use their litter box.” Otherwise, “you may solve the odor and stain problem only to have to replace the carpet and retreat all over again.” Q: I only just discovered your column, so I hope you haven’t covered this problem. Dishwasher detergent leaves glassware with a cloudiness that worsens each time it is washed. How do you avoid or correct this, besides discarding and replacing with new? After-rinses only provide spot-free drying. The cloudiness persists. When asked, detergent makers only equivocate and waffle. A: Should we tell him, ladies and gentlemen? The majority of the votes on the issue that we handled a few months ago was for Cascade Complete, although my spouse, who is much more attuned to the problem, says that the Cascade Platinum I bought by accident recently does an even better job than Cascade Complete. Q: We have hard water. We have not gotten a water softener because I have sensitive skin that gets red blotches when using softened water at other homes. Our home is 35 years old, and I’ve noticed that the water pressure is not as good as it used to be. Can this be caused by some kind of buildup in the pipes due to the hard water, or can there be another explanation? A: It could be the hard water. Limescale deposits not only fur up and tend to block the water pipes, especially in heating systems, they also have an adverse effect on

appliances and the hot water heater. Are there alternatives to water softeners to ease the buildup? I’d talk with a plumbing contractor to see what your situation is, and then do some research. Another Jacksonville reader, Linda Bishop, weighs in on a topic we’ve covered recently — keeping showers clean. “Another element that affects the level of ‘clean’ is the chlorine in the water combined with the fat used in most soaps and shower washes,” she says. “When I installed a chlorine filter on my shower in November 2012, I began to notice a huge improvement in the grout cleanliness. I installed the filter for the benefit of my hair and body, but am enjoying other benefits such as a shower that stays cleaner longer.” Keep your household hints and your questions coming. The way I see it, no one has a monopoly on the right answer.

Couple buys, restores ancestors’ old home Detroit Free Press

DETROIT — They only knew about this oncestately Detroit residence – brick with bay windows and the spacious side yard – from family folklore. They did not know Detroit in its heyday. But now Christopher Lee and Amy Feigley-Lee find themselves at home and heart-bound to a Detroit house once owned by Lee’s great-grandfather in the Roaring ’20s, but was lost at the onset of the Great Depression. And it all began with a photo. Shot in 1926, the family heirloom depicts Lee’s great-grandparents, Daniel and Patrice Foley, hosting a family gathering in honor of the Catholic priestly ordination of the Rev. Dominic Ignatius Aloysius Foley in 1926. The photo also depicts Lee’s great-great grandparents, William and Johanna Foley. The clan is assembled in a spacious foyer in front of a distinctive stairway. “That was the only photo we had of the inside of the house,” Lee says. “When I came in and looked at the staircase, I knew this was the house.” What was lost is now found and reborn as the couple's home, where Feigley-Lee and Lee, both art instructors and artists, will welcome their first child in the coming weeks, a daughter with a name yet-to-be announced. Lee, 32, bought the house for $8,100 in a county tax foreclosure sale in 2007. The house had been empty for at least five years. He tracked the house for years while he was in graduate school at Cranbrook Academy of Art, after getting the address from his great uncle. His great uncle Bill Foley, now 83, jokes that he was

conceived in the home’s master bedroom circa 1928. Lee learned that his great-grandfather Daniel Foley was a 1920s-era wheeler dealer, a stock market and real estate investor, and a horse track regular. Daniel and Patrice Foley were raising 10 out of their 11 children at the house, including Chris’s maternal grandmother, Eileen, when Daniel’s investments evaporated with the onset of the Great Depression. They lost the house and Patrice, an accomplished pianist, went to work in an office job by day and played the piano

for pay at night. The house is in a neighborhood just off Woodward, between the

historic Boston-Edison district and Highland Park. Chris says it has been bypassed in civic-

sponsored renewal plans. Lee and Feigley-Lee are among the stream of artists and entrepreneurs flowing into Detroit in recent years, motivated by eye-popping cheap property prices and eager to participate in Detroit’s renewal and creative class. They’re not all just settling down in Midtown and downtown; but in other pockets throughout the city. Feigley-Lee, 33, a sculptor and instructor at Oakland University, grew up in Milford, Mich., and only visited the city for some major events. She enrolled in a graduate school program at Cranbrook Academy of Art,

and lived in Ferndale until she met Lee. He also was a Cranbrook student and now is a photographer and OU instructor. He grew up in Detroit's Rosedale Park, Huntington Woods, and in China, where his father was raised. When Lee moved into the Detroit house in 2008, so did she. “I wouldn’t have done it on my own,” FeigleyLee says. But Lee’s enthusiasm and confidence helped sell her. “I was up for the challenge.” “It was pretty normal to feel I’m over my head. I have had this feeling See ANCESTOR » 6G

WHAT DOES YOUR AD SAY? by Cathy L. Lucrezi, Attorney at Law

Advertisements, billboards, and brochures are your invitation to the public. Their purpose, of course, is to draw new tenants to you. But, how well do those ads communicate your commitment to fair housing?

HUD’s guidelines call for human models used in housing advertisements to reflect the racial composition of the region served. The safest bet? Avoid having any humans in the ads. Many rental publications have inhouse attorneys to review your ads for compliance. If you are uncertain, always check with an attorney.

Parade of Homes

Jane Conn, CLG, CRS, e-PRO, GREEN, GRI ES Green & Company, LLC Summit Group Commercial Properties, LLC May is a wonderful and full month. May Day to Memorial Day, we have lots of occasions to celebrate and to enjoy. One of the nicest is the opening of the Tallahassee Builders Association’s 2013 Parade of Homes on Mother’s Day weekend. This year there are 29 homes entered, scattered from Crawfordville to Wacissa to Golden Eagle, and just about everywhere in between. Prices range from $159,000 to $1,200,000. From location to price, there is a home in this Parade to meet just about anyone’s needs. The builders are also competing for awards. There will be an award in each of six price categories, and a Best of Show award. Last year’s Best of Show winner was built by Barton Construction, which has a home entered again this year. Each home that is entered in the Parade also has a “best feature” ribbon—look for these as you walk through the homes. Florida Green Building Coalition is sponsoring a “Highest Scoring Green Home” award in two size categories. counts on their dogs, Suzy and Yin, to be lookouts. To stave off further blight, Phillips would mow the lawn of vacant houses just to keep up appearances and says that helped the Lees “decide and take a chance on it.” Their families were supportive and pitched in regularly. “I was very happy to hear about it. I was a bit apprehensive, though. But fools rush in,” jokes Lee’s stepfather, Bob Herman, a self-professed handyman who is business manager at Gesu Catholic Parish in Detroit. Lee turned to Herman, who is married to Lee’s mother Cathy Lee, for some reconstruction help. “The progress they’ve made is amazing. The upstairs bedroom shows what the potential for the rest of the house is,” Herman says. “But it will take some time to reclaim its former glory.” While they’ve relished the hands-on process of renovation, the Lees know why others might be deterred. “The homes are so big and they tend to require a lot of work,” says Lee. It costs nearly $600 a month for heat and electricity during the winter months, which the couple has spread out across the year. “It’s taken us five years to get this far,”

Feigley-Lee says. Plus an additional $50,000 out-ofpocket beyond the loan they received. Lee’s Cranbrook master’s thesis included a display of photographs he shot at the house during its renovation. They included photos of the 5year-old contents of the refrigerator and the geometric beauty of the old fuse box, as well as documenting the home’s decay. His project, he wrote, was “a critique of the tendency to use decay as an overly romanticized form of decoration, a trend that ignores the socio-economic issues underlying the subject matter.” While the house now shows the couple’s artistic eye for color, proportion and design, Lee says “it’s been less of trying to fit into artistic visions, and more just trying to make it a house.” “Lofty ideas become less important when you wanted windows not to leak, and a roof that didn’t leak,” he says. They’ve gotten this far in home renovations, in part, by hosting a “work party” where friends and family pitch in with painting the first floor, for example, for FeigleyLee’s home-cooking and the camaraderie. “Surprisingly, people enjoy coming to work,” Feigley-Lee says. “We get a lot done.”

Net-zero home produces its own power By Dave Hodges HomeFinder.com Weekly Editor

The goal for one Parade of Homes builder is a house that uses virtually no outside electric power, and it all starts with the construction method. Rock Solid Design & Construction Inc.’s Parade of Homes entry, a net-zero house at 7599 Bradfordville Road, occupies a 14-acre site. The company used insulated concrete form construction for the walls, which get their start with interlocking polystyrene blocks not unlike giant Lego pieces, according to the company. The blocks are stacked, then reinforced with vertical and horizontal rebar, and finally filled with concrete to create a wall that Rock Solid says is not only highly energy efficient, but durable. The finished house can resist termite attacks, 200+ mile-per-hour wind gusts from hurricanes and carries a 4-hour fire rating. “Our customers generally see a 50-60 percent reduction in heating and cooling costs because of the high insulation value in the wall system, coupled with the sprayfoam insulation we apply to the roof deck of all of our homes,” said Rock Solid’s Samantha Kilbourn. For the Bradfordville Road home, which is Parade entry No. 28, Rock Solid also incorporated solar panels on the garage roof and geothermal heating and cooling, further reducing the home’s demand for electricity from the power grid. The builder expects the house will actually produce more power than it consumes each month. “We took another step with some great clients

Rock Solid’s Entry No. 28 is a multi-level house with 18,940 square feet under its roof. It has five bedrooms, 4.5 baths and is priced at $1,017,443.

The pine flooring in Rock Solid’s net-zero house on Bradfordville Road was made from trees that were cut down when the homesite was cleared.

here with adding the geothermal and the solar,” said Tim Tucker, president of Rock Solid. A program of the Tallahassee Builders Association, the Parade of Homes continues today from noon to 6 p.m. and again May 18-19. There’s a total of 29 homes open to the public and builders ready to discuss their

work, their homes’ features and the latest building technology. Rock Solid’s Entry No. 28 is a multi-level house with 18,940 square feet under roof. It has five bedrooms, 4.5 baths, and is priced at $1,017,443. Included is a rain collection system that catches runoff and stores it for irrigation. The house also

has recovered materials — the pine boards in the flooring were from the trees cut down on the site, and the kitchen cabinets were made from other trees on the property. Rock Solid also used its ICF building method in its entry No. 22, a custom house at 9400 Faraway Farm Rd. That

house is 4,763 square feet and has the same thermal properties in terms of wall and ceiling insulation. It is priced at $560,654. This year, homes on the Parade range in price from $175,000 up to $1.2 million. The goal for all is to showcase not only the design elements that comprise the home, but the various features, finishes and innovations — everything from electronic systems to outdoor kitchens and the latest building materials. The Parade of Homes is also a fundraiser for America’s Second Har-

vest of the Big Bend, which is hoping to have extra support for hunger relief this summer. The TBA’s goal is to collect voluntary donations from Parade visitors to provide 20,000 meals during the critical summer period. Those visiting any of the homes can make a cash donation or make out a check to America’s Second Harvest of the Big Bend. Free copies of the TBA’s Parade of Homes program with maps and directions to the entries are available this week at area Publix supermarkets.

Giant plant sculptures on display in Atlanta By Howard Pousner The Atlanta Journal-Constitution

ATLANTA — “Imaginary Worlds: Plants Larger Than Life” has opened at the Atlanta Botanical Garden, featuring 19 sculptures festooned with 118,000 living plants. Days before the exhibition opened, excited guests moved about the 30-acre garden trying to discover each of the fanciful creations. No one seemed deterred from the task when facing the unfinished, headless giant cobra or by the workers standing atop the dreamy noggin of the 25-foot-tall Earth Goddess, preparing for a crane to hoist her final sections into place. A gaggle of Red Hat Society ladies whipped out tiny digital cameras and cellphones to click images of a shaggy ogre who looked like an escapee from “Shrek.” Down the sidewalk, schoolkids jumped for joy as they came upon a pair of dancing fish that spouted water while spinning circles in Howell Fountain. “Whoa!” they shouted, as if they’d uncovered the world’s largest Chia Pets. “Awesome!” Mary Pat Matheson smiled sunnily. The garden’s

president and CEO for nearly a decade has cultivated the idea of the city’s Midtown green spot as an “outdoor museum,” a prime setting for exhibitions and other cultural programming. She seeded that notion with a 2004 show of Dale Chihuly glass sculptures that attracted 425,000 visitors in eight months, beginning a string of strong-drawing, warmweather exhibits amid the pristine plantings. And last winter, a season when the garden used to ease into a hibernation interrupted by few visitors, it drew 168,000 in its second year of the holiday light show “Garden Lights, Holiday Nights.” So Matheson was on it when tipped by a Canadian colleague a couple of years ago that International Mosaiculture of Montreal, a nonprofit group that has staged sprawling competitions around the world in this curious art and science, was interested in creating exhibitions scaled for smaller sites such as the Atlanta Botanical Garden. “I said, ‘I want first dibs, I want to be the first to do this exhibition,’ ” Matheson recalled. “We’ve never done a summer exhibit that’s

Lindsey Blackmon, left, and Trey Fletcher keep the ogre’s beard in trim outside the entrance to Day Hall of the Atlanta Botanical Garden exhibit “Imaginary Worlds.” MCT

plant-centric, so this is particularly exciting to us, to show how you can take art and sculpture and enhance it with plantings.” Thus, the Midtown attraction beside Piedmont Park will host the first major mosaiculture show in the U.S. Even though few in these parts know what mosaiculture is exactly. And even though Matheson and her development staff had to raise

$2 million, easily the garden’s biggest exhibit budget to date. But then everything about “Imaginary Worlds: Plants Larger Than Life” is big. The sculptures were transported by 15 refrigerated trucks during a 20-hour drive from Montreal to Atlanta. Earth Goddess alone commanded four tractor-trailers. Also along for the ride, in addition to the makings of the cobras

and ogre, were sections for six rabbits, two butterflies, a unicorn, a dog and a trio of rotund berries on skinny legs that look like they might be kin to those singing California raisins. Each is made up of carefully pruned annuals planted into soil-andsphagnum moss-filled netting that blankets the steel forms. Different types of plants are juxtaposed to create texture and patterns that define

the look of each creation. For instance, Earth Goddess consists of more than 40,000 plants, including potato vine, sedum, fan flower, lantana, Joseph’s coat and petunias. Built-in irrigation systems are hidden inside it and other large pieces, keeping them watered daily. Smaller ones simply have to be sprayed with a hose. The roots of modern mosaiculture extend to 16th-century Europe, where wealthy landowners commissioned elaborate three-dimensional gardens or “embroidery beds.” The art later evolved into more sculptural and three-dimensional forms. The term mosaiculture was first employed in France in the 1860s. Matheson said strong word of mouth will determine the show’s success, pointing out that Montreal Botanical Garden drew 700,000 in 2000 for the first mosaiculture competition on the power of such buzz. Even if “Imaginary Worlds” scores an overwhelming success, it won’t be extended. By the end of the six-month run in October, the annuals will be getting played out.

Unmarried homeowners should get written agreements By Gary M. Singer Fort Lauderdale Sun Sentinel

Question: My exfiancee bought a home, and over time I took over payments and was given half ownership. The property now is “underwater,” and she wants to do a short sale. The loan is in her name only, but the deed is in both of

our names. What are the ramifications of a short sale for me? – Jim Answer: Because you are not on the loan, this shouldn’t be an issue. You still have all of the obligations to your buyer as far as disclosure and fair dealing, but the short sale should have no effect on your credit score.

10 » SUNDAY, MAY 12, 2013 » TALLAHASSEE DEMOCRAT

You may be required to submit some information and sign paperwork from the lender. Carefully review anything that you sign to ensure you are listed as a nonborrower. For owners who were married, the rights and responsibilities are dealt with during the divorce. When the owners aren’t

married, there is no such process for resolving problems in case they decide to split. I work with a lot of people who are dealing with jointly owned property with an ex. It can be difficult to sort out. My advice: When buying property with another person, it’s very important that you have

a written real estate agreement prepared in advance that addresses the operation of the property during good times and the disposition of the property in case the relationship falls apart. This simple agreement will save you from arguments about who pays what and lawsuits about what happens to

the property just in case things don't work out.
