Call expert to remove basement oil tank By Alan J. Heavens The Philadelphia Inquirer

Q: My husband and I are selling our home, and the buyer is requesting the removal of the oil tank in our basement. We switched to gas a few years ago. Do you have any advice for how we should go about having

the tank removed? The oil was siphoned out when we switched to gas, but I don’t know if it is 100 percent clean and dry. In other words, I don’t know if it would be a big mess if we call a scrap metal guy to come cut it up. A: The solution is much easier than if the tank were one of those buried

in the yard, because all sorts of environmental regulations kick in, and for good reason, since having fuel oil leaking into groundwater is very bad. In your case, you should contact the nearest company that deals in removing basement tanks. The company will ensure

that all the sludge is cleanly and safely removed before the tank is sliced up, and will carefully dispose of any remaining fuel and the tank as well. ting the cost. Q: Five years ago, my daughter and her husband purchased a house built in 1958. I think you can smell the mustiness the minute you open the front door, but the smell goes away the longer you’re there. Sometimes, though, I smell the odor in my daughter’s hair even when she’s at my house. The previous owners had dogs and stored hundreds of books in the basement. The carpet was old and dirty, and cleaning didn’t take the musty smell away. I think they run a dehumidifier in the basement year-round. This spring they replaced the carpet with wood floors everywhere in the house. It still has a musty odor, though not as pronounced. They claim never to notice any musty odor at all. Am I imagining this? If not, is there a remedy I might suggest to them to rid the house of this musty smell? A: You may be overly sensitive to this kind of odor, meaning that you would be more aware of it. I’m not saying that older houses once inhabited by dogs and a basement filled with books, as well as carpeting that defies cleaning, won’t have a musty odor. I’m just saying that there are people who are more sensitive than others to these things, and that sensitivity tends to increase as they age. Perhaps a visit to the allergist would be in order. Your sensitivity to these odors might be getting more acute and should be checked. Q: We have an entire wall in our family room made with what has been described to us as “old bricks.” Unfortunately, the bricks around the fireplace have darkened, from soot, I assume. Can you suggest the best way to clean them, other than

using some caustic chemical? We want to have a new mantel and bookcases built on that wall and don’t want to mar the new look with a dirty portion. A: I used straight white vinegar and a scrub brush on the inside of my fireplace and it lightened the bricks up considerably. I only had time to do it once, since the gas insert people arrived early. Repeated applications could solve the problem. You should give it a try, but make sure you wear gloves and a mask and open the windows, and cover everything else before you start. And, by the way, I apologize for missing your original email asking for advice, but I get tons every week. To the reader trying to remove black stains from patio bricks: Linda, from Simsbury, Conn., uses apple cider vinegar on patio bricks to remove black stains and green mold. She uses several gallons annually, and says it works beautifully. In addition, the vinegar does not damage the surrounding grass. Questions? Email Alan J. Material world For its textile collection this fall, Crate & Barrel is putting linen front and center, but not the old-fashioned kind, says Sandy Kortright, a senior buyer at the retailer. “For the fall collection, we hung our hat on linen that’s casual and soft. The idea is not to iron linen but keep it lovely, organic and casual, with a few soft wrinkles spread throughout,” she says. “The linen feels easy, welcoming and inviting to use.” (www.crateandbarrel.com ) Indian-inspired soft cotton prints are also in vogue. West Elm and Crate & Barrel are offering pin-tucked, hand-blocked and embroidered textiles for beds and lounges. There are thick, chunky knitted weaves on blankets, ottomans and rugs, but luxe wool and silk blankets as well. Designer James de Wulff is turning concrete into small tables; concrete and stone — either real or faux — are being incorporated into many pieces this fall, including tables,

lamps, and accessories such as vases and outdoor planters. . Rustic modern Several retailers are combining rustic elements — such as wood slabs, industrial metals and rougher textiles — with chrome, plastics or luxe fabrics for a style tagged “rustic modern.” These are versatile pieces that could sit well in a lot of living spaces. You’ll find pickled or washed grainy woods in furniture from Bernhardt and others, replacing some of the deeper ebony woods of past seasons. Crate and Barrel’s Jeremiah rocker is a chaletready chair with a woodsy fabric cover. The

Pattern and color A wide range of neutrals are strong colors for fall. Think deeper hues of graphite, chocolate and slate balanced by lighter tones of ash and stone — a mix of rock and woodland hues. There’s still a lot of punch in the palette, however. Citron and mustard work well with the neutrals. At the modern end of the spectrum, neons and deep pink provide counterpoint to muted naturals like vanilla and soft white. Saturated hues like oxblood, orange and ruby add heat and energy, and blues are big — sapphire, teal and navy play well with deeper tones as well as the whites and creams. Accent pieces like pillows and rugs are a good way to incorporate new color; look for examples in small furnishings, tabletop items, and towels and rugs at CB2, Target and other retailers. Jacquard, ikat, paisley, tile and hand-block motifs are all over bedding and throw pillows, as well as rugs.

In many homes, the “family room” is decorated with just one purpose: to withstand the impact of juice-spilling, game-playing, cookie-eating, crayon-wielding children. The result is often a room that’s long on durability but short on style. How can you create a kid-friendly space where adults will want to spend time? Three design experts — Brian Patrick Flynn of decordemon.com and Flynnside Out Productions; Betsy Burnham of Burnham Design; and Jon Call of Mr. Call Designs — offer some advice: “Design technology and textiles are catching up with our family-friend-

ly lifestyle,” says Burnham. Holly Hunt fabrics are treated with NanoTex, which resists spills and stains without changing the fabric’s texture. Indoor/outdoor rugs are another great option now that they’re being made with materials soft to the touch. Flynn suggests upholstering with removable slipcovers for easy cleaning. “Washed linen is great since it’s meant to look worn-in and super casual.” He’s also a fan of very dark denim: “Navy blue and charcoal are my go-to choices for denim slipcovers since they look

Don’t hide the fact that the room is being shared with kids, Flynn says. “Kids and pets are a huge part of our lives. Since we love them more than the sofas and chairs they sit on, why not make them as much as part of a room’s decoration as its furnishings?” Flynn says.

Lambert Offers Housing Outlook at Chamber Conference The Tallahassee Builders Association (TBA) is proud of its reciprocal membership relationship with the Greater Tallahassee Chamber of Commerce. TBA President Shane Lambert is one of three TBA members – along with Mike Roberts of Roberts Sand Company and Masoud Karimipour of Persica Homes – who serve on the Chamber Board of Directors. Last week, Lambert shared his thoughts on the Tallahassee-area housing market with delegates to the Chamber’s Annual Community Conference in Amelia Island. He was joined on the panel by assistant city manager Jay Townsend and commercial Realtor® Ed Murray of Talcor. Here are the highlights of Lambert’s presentation:

But kids doing homework or art projects need the brighter light that overhead fixtures provide. Make sure your family room has both. Burnham recommends a wall of built-in cabinets with doors, so kids’ clutter can be easily stashed, at hand but out of sight.

• The residential market is rebounding. Tallahassee is now one of 19 markets in Florida considered “improving” according to a national index. That means the area has seen growth in employment, house prices, and building permits for six consecutive months. Housing inventory varies dramatically by price range: of homes over $500,000, there is a 19-month supply; for homes priced from $250,000-$500,000, there is a 6-month supply (considered a “balanced: market); and for homes in the $250,000 price range – the sweet spot for builders right now – just a 4-month supply. • The Remodeling Market Remains Strong. The most frequent types of

remodeling are: Upgrades of a kitchen or bathroom; new windows or doors; whole-house renovations; and decks and roof replacements.

• An emerging market opportunity is “Aging-in-Place.” People want to stay in their existing homes, provided they are safe and accessible. Aging Baby Boomers represents a growing market for Seniors Housing. Currently, 25 TBA members hold the designation of Certified Aging in Place Specialist (CAPS) which means they are skilled in design solutions for aging-inplace and communicating with older adults.

The stunned crowd at Sotheby’s burst into a rare round of applause when a museum-quality Persian carpet sold for a recordsetting $33.76 million in June. “It was extraordinary and wonderful and the carpet deserved it,” said the auctioneer, Mary Jo Otsea, Sotheby’s senior consultant for rugs and carpets. The hand-knotted, 17th-century Clark Sickle-Leaf carpet, with a red ground and dark blue border, is “still dazzling to the eye,” she said. While few of us can fathom spending so much money on a showpiece, Oriental carpets, made in countries from Turkey to China, are available at various prices and have long been a popular part of home decor. “Older carpets look great with everything,” Otsea said. “They add great warmth by their color and design. Older carpets have a wonderful patina and character that you can’t capture in a new piece. Each one is different. You’re not going to

see the same thing when you go into everyone’s house.” Doris Athineos, the arts and antiques editor for Traditional Home magazine, said the sale of the Clark Sickle-Leaf carpet may inspire people to look at the carpets with a new eye, mindful that an eight-figure sum was just shelled out for one of the finest examples. “It gives them confidence to pull the trigger on something they may be eying, and confidence if they’ve inherited them from a great aunt or have them rolled up and stored. They might think, ‘Hey maybe I should put that out,’ ” Athineos said. Whether antiques or reproductions, the carpets work well in any kind of house or with any kind of decor, she said. “I can’t imagine where a beautiful antique carpet wouldn’t work,” Athineos said. “I have seen them in every kind of home from minimalist to maximalist, where there’s lot of decoration in the house. They add warmth to very pristine, minimalist spaces.” Try one in any room except the kitchen, Athineos

recommends, especially the space where people spend the most time, perhaps the media room. “That’s the kind of wear those carpets can take,” she said. “They’re meant to be walked on.” With so many styles of design — florals, geometrics, abstracts — Otsea recommends browsing through as many carpets as possible to find out what you like. A great carpet, she said, is the right combination of color, design, technique and tradition. “The more you look,

the more you realize what you like,” she said. “There’s a whole world of patterns to choose from and color palettes as well.” Athineos advised going to a reputable store, not one that’s constantly promoting a going-out-ofbusiness sale. Ask about the return policy, as some stores allow you to buy and try, and return it if it doesn’t work. “Sometimes you don’t know until it’s laid out, the way the light falls on the carpet,” she said. If you are shopping for a machine-made reproduction carpet, Athineos suggests bringing a damp, white cloth. Part the pile and rub the cloth against the carpet to make sure no color comes off; that bleeding is the sign of a cheap carpet, she said, that won’t last two years. “Reproductions can be great, but this is a carpet you do not want,” she said. Don’t get too hung up on a carpet’s size, Athineos said; buy what you love and find a way to work it into your home. Try the layered look, she suggests, with one carpet overlapping another.

“You should take the size equation out of it,” she said. “Persian carpets aren’t about an exact size to fit the room.” With 61,000 carpets to choose from at New York’s ABC Home & Carpet, the company’s vice chairman, Graham Head, advises people to buy pieces they feel emotionally attached to, much as they would a painting. “It’s got to speak to you, otherwise don’t bother,” he said.

Carpet buying is an art, not a science, he said, and shouldn’t be over-analyzed. “If it makes you smile and you come home at night and open the door with a little bounce in your step, and you’re happy to be home with the rug, then that’s a good buy,” he said. “If you’ve done it by some mathematical equation, it doesn’t have the same soul to it. It should be predictably unpredictable.”

Q: I own a condominium unit, but recently moved to a house and decided to rent the condo. The association is now saying it wants me to pay an extra $100 a month in maintenance fees and it’s taking away the great parking spot I had for years and giving me one

in the back. Can the board do this? A: No. As a condo unit owner, you are responsible to your association for the maintenance dues regardless of whether you are living in the unit, renting it out or letting it sit vacant. Just as you can’t request lower payments because the unit is vacant, your association can’t demand higher pay-

ments from you because you’re renting the unit. In some condos, you own your parking spot outright because it was deeded to you along with your unit. But in most condos, parking spots are considered “limited common elements,” meaning that while they are owned by the association, they are reserved for your use alone. While it’s possible

to amend your condo’s declaration to reclassify parking spots to a different status, your association can’t reassign parking spaces or decide that you can keep your good spot only while you’re occupying the unit. Your parking spot, balcony or even front door may technically be owned by your association, but you will probably be responsible

for their maintenance and upkeep because they’re limited to your use. As with any situation regarding a condo, it’s important to check the declaration and by-laws of your specific association to see what your rights and responsibilities are. In your case, I suggest you present the relevant rules to the board. If that
