Washer discharge water smells like rotten eggs It could be from bacteria build up

Question: The last few weeks, when I do a load of laundry, the water that is discharged smells like rotten eggs. I don’t think

the odor is coming up from the drain because that doesn’t smell. I have always cleaned the machine according to the recommendations, but when I do this now, it doesn’t help. Subsequent loads don’t trigger this smell, just the first load. Do I need a plumber or repairman?
Answer: You didn’t say whether you have a front loader or a top loader. If it is a front loader, I’d guess the smell might be coming from built-up bacteria around the sealing. You may have to clean it after the last load each time, so there is no buildup. We have a Bosch
front-loader on which we spent more than twice the cost of a top-loader, and have not been pleased with it. We do leave the door open when it isn’t in use to ensure that the interior, as well as the door boot seal, dries out each time. I think the biggest problem we are having with it,

Tips for New-Home Buyers on Selling Your Existing Home For most people, buying a new home is the thrill of a lifetime. And the urgency is act now should be great, especially given today’s low mortgage interest rates and competitive prices.

But what if you have to sell your current home first?
The price you set for your home is obviously the key factor in many buyers’ minds. But don’t forget that presentation is crucial. The potential buyer needs to be able to see themselves living in your home.
That’s the case for most families so here are some tips that will help you get your home sold and get you on the road to moving into your own new home of your dreams. First, select a real estate professional to help you with the process. Second, be realistic when setting a price. You may not be able to sell your home for what it could have sold for a few years back, but don’t be tempted to wait until prices have gone back again. It’s always better to trade up in a buyer’s market. For example, say your home value has dropped 10 percent from $300,000 to $270,000. A move-up home selling for $500,000 in the past has also dropped 10 percent in value, and now sells at $450,000. If you sold your home today for $270,000 and purchased the larger house for $450,000, the difference in price would be $180,000. But if you waited to recoup the 10 percent value on your home and sold it at $300,000, chances are that same move-up
Keep personal items like photographs to a minimum. Address any clutter and either donate items to charity, throw them out or organize them neatly. Organize all of your closet spaces and kitchen cabinets. Clean off kitchen countertops and pack up small knickknacks. Your house will appear neater and you’ll also get a head start on packing up for your own move. Remove furniture that blocks walkways or windows. Leave just enough furniture to showcase the room’s purpose. Rent a storage unit if you have to. A home that is too empty can appear lifeless, so if you’ve already packed your furniture, consider hiring a staging company that will rent you some for a short time period. Do a thorough cleaning of your home. Wash your windows inside and

out, wipe down baseboards and clear out cobwebs from ceiling corners and closets. Make any minor repairs. Even small touches count. Hang fresh towels in the bathrooms and kitchen. Set the dining room table, and buy fresh flowers for vases throughout the home. Turn on all your lights during the open house to highlight the home’s amenities. Finally, don’t forget the first impression: curb appeal. Make certain that your house number can be read from the street and remember to keep your sidewalks clear and your lawn mowed. Trim shrubs and trees and if possible, plant some flowers. Selling your home doesn’t have to be a headache. With a little preparation, your home will be sold before you know it and you’ll be settling in to your new home. however, is common to all front-loading washing machines. Periodically, my wife notices that some of her clothes are stained after washing. She runs the machine empty using Affresh washer cleaner. That seems to solve the problem until the next time. I’d still call a plumber to check the drain. It may not be the source of the odor, but you never know. Q: We have a two-story home with two air conditioners. They are Trane units replaced within the last five to 10 years. We started a yearly checkup program for the air-conditioning three years ago. The business comes in the spring and flushes out the system, and replaces one of the filters upstairs at a cost of about $49 per filter. I usually change out the filter downstairs almost monthly. If the Freon needs replacement, they do that. They are here about an hour. The yearly cost is $349 for checking the two. If a part needs replacement, they give us a 15-percent discount on the part. We are in our late 60s, and live in hot, humid Louisiana. Is this plan necessary, or should we do without the yearly checkup? A: Having spent three, four-day November weekends on business in New Orleans since 1997, I know how important airconditioning is to you folks, and that you make use of it much longer every year than we do here in Philadelphia. The fact that you need two units to keep your two-story house comfortable in the heat and humidity is proof of the need to keep them operating efficiently. Their workload is heavy and they will not last long without regular, proper maintenance. So
you need to have your units looked at by a professional annually. Here in the Middle Atlantic, where we make more use of what Philadelphians call “heaters” but everyone else knows as furnaces, we have lists of companies that compete to provide such services. I would suggest that you shop around for quality service at a reasonable price, because you are paying too much by any standard. I lived in a house with an ancient furnace, converted to oil from coal. I contracted with my oil provider to clean the furnace each year for $75. I popped into the basement once when it was being cleaned. The man was running a vacuum cleaner for noise, but actually was outside smoking. I got a new oil company, and cleaned the furnace myself. That’s not for you. Hire a professional, but at a competitive price.

Swimming pools produce more pleasure than profit for homeowners

Paul Folino created the swimming pool in his Coto de Caza backyard as a mini version of a ShangriLa he admired in Maui. The resort-style pool includes cascading rocks and waterfalls, a shallow lounging area, grotto, waterslide and spa. Folino, who figures he pumped about $250,000 into building the pool, didn’t care how much he’d recoup when he sold the home. “I never designed this thinking of the actual value of the property,” said Folino, a retired executive who lives in Los Ranchos Estates. “I put this in for the family’s pleasure ... even the dogs go down the slide.” In some areas, homebuyers expect to see swimming pools, and the more tricked out, the better, real estate agents say. For others, however, a backyard pool is a turnoff. It can represent liability, a danger for children, a drain on the family budget, and, sometimes, one extra expense: having to fill it in. Real estate agents say a pool keeps some shoppers from contemplating a house, even with the current supply of properties on the market. Other buyers can be satisfied with the pools kept up by homeowner associations and don’t see the need for a private pool at their houses, agents say. For many, pools are a personal preference rather than an expense that homeowners should expect to get back when the property is sold. “It’s not really an in-
vestment,” said Leland Hill, owner of Associate Appraisers of America in Seal Beach. “If people put in a simple pool, it’s probably going to cost them anywhere from $45,000 to $65,000, a small pool, and I’m not talking about an infinity pool or anything like that. Once it’s there, that’s great, but they’re probably only going to get a fraction of that back in the market.” Hill said his brother, a landscaping contractor, gets several requests a year to remove pools, charging $15,000 and up to yank them out of the ground and fill the space. Real estate appraisers say that whether the pool is a plus or pitfall when the home is resold depends on several variables, especially if the pool is too much of a personal statement, out of style or in need of repairs. Generally, said Ryan Lundquist, an appraiser in Sacramento, “Pools are a classic example of an over-improvement, because they cost more than the market is willing to pay for them.” Lundquist likened the depreciating value of a swimming pool to driving a luxury car off the lot. “People generally like pools, so it’s easy to assume they are big-ticket items,” he said. “Moreover, pools can cost quite a bit to install, so it’s understandable to think they will automatically increase value. On top of that, people have seen houses with pools sell for more.” Lundquist, however, said he would deduct value from a house that has no pool if comparable homes in the neighborhood have them.

tool for the 9,000-squarefoot home, set on two acres with a barn, stables and a riding arena. The house, built in 2004, is for sale at $5.99 million. “Most of the properties in the Estates have pools,”
said Evans of The Evans Group in Coto de Caza, standing in Folino’s backyard as two of the family’s dogs frolicked in the water on a hot day. “It’s just part of the ambiance. It’s an emotional thing. Can you imagine if it wasn’t here?” Real estate agent Andy Stavros of Teles Properties agreed that a pool is an expectation in some Orange County neighborhoods. He’s selling an 11,000-square-foot home in San Juan Capistrano’s Hunt Club community at just under $4 million; the residence includes a tennis court and a round infinity pool with a spa. “A pool at a high-luxury home is one of those features that comes with the wow-factor package,” he said.
Even a small pool – a socalled “spool” (too big for a spa and too small for a typical pool) – can be an impressive amenity, accommodating water features and special lighting. Generally, real estate agents and appraisers say, buyers will fork over more for a home’s additional square footage, upgrades, lot size or location. “You could have a nonpool home with a much better view and you’ll pay significantly more because of that view,” Kirkpatrick said. “Can the pool add a value in those homes? Yes, it can. To what amount? There's just too many variables.” Bottom line: Is a pool worth it? The consensus: Certainly — if you want one.

Two model homes in Evening Rose are open Thursday from 4 to 7 p.m. with an added twist — they will serve as galleries for two Tallahassee artists that evening. “It’s not your typical venue to show art, but it’s a great opportunity,” said artist Pam Talley, who will share the event with Pattie Maney. “Our styles are different and I was actually not sure how the two of them would go together, but it worked.” Once the paintings were up, “I was very pleasantly surprised at how well it came together,” Talley said. Open for the evening are a model called The Portland at 1683 Brush Hill Drive, and The Nantucket, located at 3465 Genevieve Park Drive. Sponsors for the open house are Capital City Bank, LeMoyne Center for the Visual Arts and PrimeSouth PropertiesFezler, Russell & Ferrie Inc. An in-town development that was begun in 2006, the 32-acre community is situated northwest of Mahan Drive’s intersection with Capital Circle Northeast. Like many other developments, Evening Rose has come through the real estate slump and seen sales return after about a threeyear drought. The development includes the Imagine School, an FSU Credit Union, Verizon store, The Egg Cafe & Eatery and other businesses within walking distance. Agent Mike Ferrie of PrimeSouth Properties says the activity level in Evening Rose has been good. “People are feeling more relieved now to
make purchases,” he said of the market in general. Evening Rose homes are typically three-bedroom, two-bath designs and are priced from $219,900 to $259,900, depending on the size of the lot chosen, Ferrie said. Besides recent sales of his own there, Ferrie has one house under construction right now. “I will probably sell that fairly quickly as well,” he added. For the artists, the open house event is one more opportunity not only to show their work, but to display it within the context of a home’s interior. “I love the idea of a pop-up gallery,” Maney

said. She noted that she has had more sales of her paintings lately and demand seems steady. She attributed that in part to
buyers who have new places to live and wall space to address. “It’s been a wonderful situation for us and I think
for everyone, with the builders coming back,” Maney said. Those who attend the open house will get a sense of how the paintings contribute to the homes’ décor. The display of art in homes “really does give people a nice idea of what they can do with them and how they can outfit it themselves,” she said. Gary and Julie Zins acquired the remaining 80 homesites in Evening Rose and started building single-family homes on Genevieve Park Drive last year. Gary has a background in multifamily development and directs the construction side of The Zins Company. Julie, a
real estate broker, oversees the sales effort. The Zins are continuing the traditional architectural themes that have characterized Evening Rose, modifying their houses with floor plans, interiors and square footage that are in line with today’s market. The Nantucket model has 1,500 square feet of heated and cooled space, plus 400 square feet of porches and a 528-squarefoot garage. The Portland has about 2,029 total square feet, consisting of 1,290 under air conditioning, a 255square-foot covered porch and an oversized garage of 484 square feet.

It’s that time of year again. A tropical storm will cause mischief somewhere and damage someone’s rental premises. The havoc will interrupt the tenant’s possession of the premises as well as the landlord’s income. Here are some important repair matters to keep in mind: Damaged and uninhabitable. If rental premises are damaged in a way that renders them uninhabitable, the tenant is not liable for rent for the period that the premises are uninhabitable. The owner is not obligated to pay for a hotel or move the tenant to another unit (unless the lease specifically says he should). Repairs should be completed as quickly as is reasonable. This is often difficult in a post-hurricane period, given the great demand on services. Documentation is key to show that you are making best efforts to get the premises repaired. Damaged but still habitable. If the premises are damaged but not destroyed, it is wise to work out some “credit” to the rent until repairs are done. How much of a credit depends on the facts of the particular situation. Alternatively, a wise landlord will have a clause in the lease that allows the landlord the right to terminate the tenancy in the event the premises are “damaged”. TD-0000238295

The tenant cannot refuse to pay rent. However, some compromise should be reached. If you served a three day notice while significant
repairs were ongoing, and then filed an eviction, it is very likely that a judge would consider the damage to be a “diminution” in value. That’s enough to mess up an otherwise good eviction case. When repairs are completed, you will be on solid footing to demand the full rent. Destruction of premises. If the rental premises are destroyed, the owner might wish to terminate the lease rather than do repairs. Unfortunately, the option to do this is limited. The Florida statute does not entitle the landlord to terminate the tenancy under these conditions. The tenant can do so, but not the landlord. The landlord can terminate the tenancy due to destruction only if the lease says he can. This language is usually found in a paragraph titled “Casualty” or “Maintenance”. If the lease does not contain language that permits the landlord to terminate the tenancy, yet repairs are out of the question, the owner may want to “invite” the tenant to terminate the tenancy. The landlord would suggest to the tenant that the tenant could give notice to vacate and be released from the lease. Data and documentation Sure, everyone knows to take photos of damage after the hurricane, but do you have photos of what the place looks like now? It is sometimes hard to fully appreciate an “after” picture without having a “before”. You should record and document the condition of the rental premises now, before the winds blow. Question: A few years ago, our mortgage lender approved a loan modification after we had fallen behind due to a job loss. Recently, we had another
problem and had to stop payments again. Now we are in foreclosure. Is there any hope to save our home? Answer: Yes. Statistically, around a half of the people who have received a loan modification will fall behind again. But the banks are still willing to work with owners and give them a second or
third shot at saving the family home. As with any loan modification, the deal must make sense for both sides. The modified payments, including property taxes and insurance, should be no more than 31 percent of your gross income. And you will need a good explanation for why you defaulted on the origi-

nal modification and why your situation is better now. You’ll want to approach the bank with all of your financial information in hand and immediately respond to its requests, even if it means faxing the same document multiple times. Don’t get frustrated or emotional about the de-

Also, because you were served with a foreclosure lawsuit, you’ll need to properly respond to that, so contact a lawyer about your legal rights. Defending the foreclosure while pursuing a loan modification will give you
the best chance to keep your home.

Park landscapers share their skill at growing nation’s top garden By Kathy Van Mullekom Daily Press – Newport News, Va.
NEWPORT NEWS, Va — . For 23 years, Busch Gardens in Williamsburg has been named “The Most Beautiful Park” by the National Amusement Park Historical Association. Maintaining that designation for the park’s 200 acres takes planning, coordination and expertise from landscapers like Sheila Cox, a Virginia certified horticulturist and member of the park’s landscaping team since 2002. She’s also one of the guides that now give the Landscape Life Tour, a 2hour behind-the-scenes look at how the park cares for its 150 flower beds and creates its many container gardens. During the tour, you visit the greenhouse where the park grows much of its own plant material and uses beneficial insects to naturally control pests. You also learn about the park’s green initiatives, such as rain barrels that collect water for reuse and how its certified habitat garden with native plants provides food, water, shelter and nesting for wildlife. Most importantly, a successful garden starts with good bones, according to Cox, a passionate gardener in her personal life, too. “For Busch Gardens, crape myrtle is among the trees that are used to provide structure to the park’s landscape design,” she says. Crape myrtle trees offer a variety of color options and in cooler months feature visually appealing, exfoliating bark. To add dimension to support many containers, the park also uses hedges like Winter Gem boxwood, which gives strong, green coloration from late spring through the late winter months. Secondly, focal points
define your yard’s theme. “For the park’s formal gardens in Italy, fan and needle palms were selected as the focal point, both for their look and for their hardiness,” she says. To blend in color and a tropical feel, the formal gardens in Italy also include green and blood bananas. The slight variation in leaf color in the blood bananas provides additional visual interest. In the France area of the park, Knockout roses were used to create a ‘French country’ style garden. Knockout roses work well as a feature element or as support in a mixed bed. Finally, color and form can be achieved without flowers. “From late spring into fall, croton varieties provide colorful, wide, waxy leaves in many Busch Gardens’ flower beds and containers,” she says. These sturdy tropical plants have a base of yellow with green, orange and burgundy accents within each leaf. Colors and shapes can vary to work in many landscape applications. Other tips from the pros include the following. Plan before you plant. It’s really easy to go to the store and fall in love with everything. However, look at your space and figure out what you need, as well as what you want for your yard. Take your time creating your dream garden. Plants will fill in, shade will replace sun. You will feel more successful if you concentrate your efforts a bit, maybe one area per season, rather than trying to do everything at once. Get ideas from lots of sources. A visit to places such as Busch Gardens, local parks and even neighborhood yards can give ideas that will work for you. It also helps to

see plants at their mature sizes and in color combinations before you buy them. Try to reduce turf in your space. People often spend a lot of time mowing and then spend money on water and fertilizer so they can spend more time mowing. Any time even a small amount of turf can be replaced with a mixed bed, the variety of plant material that replaces the

Place those plants with like water needs together to make the yard easier to maintain. Watering early in the day is usually better for disease prevention, if supplemental water is required.
