Replace ionization smoke alarms, home group says By Alan J. Heavens The Philadelphia Inquirer

The American Society of Home Inspectors contacted me with its concerns regarding ionization smoke detection. According to the National Fire Protection Association, ionization alarms have a small amount of radioactive ma-

terial between two electrically charged plates that ionizes the air and causes current to flow between the plates. When smoke enters a chamber, it disrupts the flow of ions, reducing the current. That activates the alarm. Though such alarms respond best to “flaming fires,” the group says, photoelectric smoke

detection is more responsive to fires that begin with smoldering. Photoelectric-type alarms aim a light source into a sensing chamber. Smoke enters the chamber, reflecting light onto the sensor, triggering the alarm. A fire-protection association study found that ionization alarms pro-

duced far more nuisance alarms than photoelectric alarms, making it more likely people will disable them. As the association and Underwriters Laboratories study alarm performance to determine whether the standards should be changed, the home inspectors’ group is advocating replacement

Skip Walker, the homeinspection group’s point person, said that in one UL study, “ionization alarms failed to trigger at all in 91 percent of tests for smoldering fires in synthetic materials such as mattress foam and nylon carpet.” Although the fire-protection association recommends both varieties and supports use of the dual alarms now available, a Consumer Product Safety Commission study found that combination models produced twice as many nuisance alarms as those with only one sensor. The home-inspectors

group cited a Texas A&M University risk analysis that found that in smoldering-ignition fires, the probability of fatality because of alarm failure was 55.8 percent for ionization versus 4.06 percent for photoelectric. In flaming-ignition fires, it was 19.8 percent for ionization, versus 4.06 percent for photoelectric. Regardless of which type you use, make sure your alarms work.

Question: I paid my 15year mortgage for eight years before I suffered a hardship and had to stop making payments. I am trying to get a loan modification and want to know what happens to the equity in my home. And is the modification done on the original loan amount or just the remaining balance of the loan? – Valeria Answer: When your lender looks to modify your loan, it considers your budget to get a payment that is affordable for you to make. Lenders estimate that a person can devote 31 percent of their household income toward principal, interest, taxes and insurance. You do keep your equity. The loan modification amount will be based on what you still owe on the loan, plus interest and penalties for the time you did not pay. To get the payment to an affordable amount,

your bank will first look to lower your interest rate and will adjust the remaining term of your loan only if it is necessary to spread the payments over a longer time.

‘Tree house’ remodeling adds more livable space Design allows natural light in

I thought, ‘Let’s turn this room in to the main feature of the

house. This is where we are going to be spending most of our time.’” So for another remodel, Latner turned to Aaron Neubert, the Silver Lake architect who designed the first addition. For Neubert, the question this time around wasn’t so much how to build around a tree but how to preserve the mid-century spirit of

the original cedar postand-beam house and give Latner the modern kitchen, bathroom and closet that he wanted. Neubert said he wanted to respect the details of architect Val Powelson’s 1950s design without mimicking it. “For me, it was about taking his cues, speaking to what was originally

Kip Carpenter Delivers on a Woman’s Dream Kitchen This is the third of six articles about the winning remodelers and projects in the Tallahassee Builders Association’s 2013 Remodelers Showcase Awards.

Showcase Awards. His winning entry in the Best Kitchen $35,000$75,000 is featured today to salute his professionalism and give consumers ideas for their next kitchen remodeling project. Kip quickly gives credit to a “Woman with a Dream” as the driving force of this job. His client asked if he could raise the ceiling in her kitchen to eight feet like the rest of the house. She also wanted to expand the cramped galley kitchen, and add an island in the middle of the kitchen, with a gas cook-top and hood above, so the kitchen could serve her family of five. The kitchen ceiling was only seven feet because the second floor plumbing pipes, wiring and lights for the kitchen, were under the two-inch by ten-inch solid wood floor joists, all of which were hidden by the lowered drywall ceiling.

Removing and replacing a double exterior door with a single door, adding an aluminum window with a low-e glass vinyl window, relocating the refrigerator and dishwasher, adding lighting, a wall oven, under-cabinet lights and a bar refrigerator were the simple parts of this project, according to Kip.

Latner, who likes to entertain, said it’s a vast improvement over his old, cramped double-galley cooking space. “The kitchen is where I spend all my time,” he said. “It was important to me to take my kitchen to the next level.” Neubert built a new master suite on top of the kitchen. Because the foundation from Neubert’s earlier addition was extensive, the second story went up without the expensive underpinning of the foundation that’s usually required. In the new living room, Neubert took out the old kitchen, fireplace and bar and installed Douglas fir cabinets along one wall. That helped to open up the room to the outdoors and make it more welcoming. Latner resurfaced the living room floor with bluestone granite and extended the stone to an enlarged living area outside. The granite complements the concrete floor in the kitchen and fits the original period architecture. In another nod to the era, Neubert and Latner kept the 1957 glass louver windows, which practically make time stand still.

With the help of his parents, who are art collectors, Latner furnished the living room with classic mid-century pieces: Richard Neutra sofas found through the auction house Wright, a coffee table by father-son collaborators Kelvin and Philip LaVerne and a George Nakashima buffet. Back outside, Neubert added an outdoor dining area as well as built-in seating around a fire pit. On the upper level, where the sycamore tree finally escapes the house, Neubert created a deck with lounge seating by another fire pit, an outdoor TV and an alfresco shower. When an arborist checked the health of the sycamore tree, she recommended taking out four pittosporum trees on the hillside. The change was dramatic, allowing more natural light to filter into the house. Now you can see the architecture more easily and the trees merging with one another. The entire process took more than two years, but Latner is not complaining. Perched on a steep hillside beneath Runyon Canyon, the renovated house now resembles a modern cabin from the winding street below. “It’s like living in the forest,” Latner said. “I’m five minutes from Hollywood. But once I drive up this hill, I feel at home because I’m in nature.”

Carpenter’s Construction did many of the traditional things to create a beautiful new kitchen and went the extra mile by raising the ceiling to fulfill the client’s ultimate dream.

The biggest obstacle was moving the plumbing drain pipes up into the floor joists. To do so, Kip built temporary support walls on each end of the joists. Next he cut each joist the minimum amount necessary to raise the drain pipes, maintaining proper slope for drainage, just enough so none were below the bottom of each joist. He moved the pipes the minimum amount to accommodate the smaller engineered beams, which he installed, on both sides, at the top

the walls, and in the middle by two Permacast columns. Inside one column, from the ceiling above, is the gas line while the opposite column houses the island electrical. By working with a professional remodeler like Kip, the client achieved her dream kitchen.

Many legal issues arise after there is damage or destruction of occupied premises. All situations should be dealt with on a case by case basis and you should get your attorney involved immediately. Often your compassionate accommodation of a tenant will result in greater problems and liability to you and the property owner if not done properly. RELEASING TENANTS FROM THE LEASE: It is imperative when releasing a tenant from a lease that a proper release form is used which deals with the security deposit, prepaid rents, damages to the premises, date of vacating and abandoned property. We recommend the CANCELLATION OF LEASE, AGREEMENT AND MUTUAL RELEASE. TERMINATING THE TENANCY: If your lease agreement has a clause which states that the lease may be terminated at the landlord’s option upon the damage or destruction of the premises, you are probably safe to give a Seven Day Notice of Termination to the tenant. If the lease fails to have a clause allowing such termination, we advise that you call your attorney immediately to see what options you may have. Check your lease carefully. Most leases only give the landlord the option to terminate the tenancy if the premises are “destroyed”. This is a major problem as more often a property is not “destroyed” but is “damaged” to the point where you want the tenant to vacate. Review and have your lease revised immediately. TD-0000238299

TRANSFERRING A TENANT: It is not advisable to transfer a tenant to another unit unless a Resident Transfer Addendum is signed by all parties. Failure to use such addendum can result in you having two units occupied by

SECURITY DEPOSIT AND ADVANCE RENT: Once a tenant has vacated the premises, you have 30 days to make the claim upon the security deposit. If you are not making any claim, you have 15 days to refund the entire security deposit and last month’s rent if applicable. If you are refunding the security deposit or prepaid rents in an emergency fashion, it is imperative that you use the proper form. Call your attorney immediately. MOLD AND MILDEW: There is an incredible increase in mold and mildew situations due to water intrusion and power outages. Over the next year, this will worsen as properties have suffered severe water intrusion and attorneys will be capitalizing on mold litigation. If you have a proper Mold Addendum, you will be able to terminate the tenancy if there is mold or mildew present.
